After an assessment of the existing conditions, it was determined that the kitchen, while serving its purpose in the 1940s, was completely out of character and in the wrong location for a modern family's needs. So the architects relocated and created an entirely new kitchen, and family and dining spaces. As indicative of homes in the ’40s and '50s, the master bedroom and bathroom were very small and not meeting current needs. Therefore we repurposed one bedroom into the master bath and dressing area and reorganized and enlarged the master bedroom area. The original second-floor plan was very small and confining. We captured some attic space and were able to create two bedrooms with ensuite bathrooms and a central common room for the children. By a sensitive assessment of the client’s needs and while maintaining the charm of the home, we were able to completely renovate and enlarge the house while keeping it in context with the beautiful neighborhood. This outdoor room is well-appointed with comfortable seating arrangements that include modern sofas and armchairs, offering a relaxing environment for residents and guests. The area is protected from the sun by a large ceiling fan, ensuring comfort even on warmer days. Mounted on the wall is a flat-screen television, indicating that this space is designed for entertainment as well as relaxation. Accents like potted plants add a touch of greenery and enhance the outdoor feel. The flooring is tiled with large stone slabs, contributing to the cool and airy atmosphere. Through the open patio, one can see the luxurious outdoor amenities, including a swimming pool with a spa and a stone water feature, and an outdoor kitchen under a pergola, further back in the yard. The property is surrounded by a metal fence that provides an unobstructed view of the desert landscape and the clear blue sky, offering a seamless connection between the indoor-outdoor living spaces. This setup exemplifies an upscale desert lifestyle, prioritizing comfort, aesthetics, and the integration of natural surroundings.

This previously unnoticed half-bath/laundry room is now a stunner thanks to the Renovisions team. The overall idea was to create enough storage and organization for this busy household yet be beautifully distinctive for guests who use this space. This plan included a stackable washer and dryer center with shelf, clothes rod and pull-down drying rack which was a creative space saving solution to maximize use of the laundry closet. Renovisions re-used the existing entry door and built-out a pocket which not only makes the space feel larger and less cluttered but is easier to enter and exit. When the Renovision was completed and turned over to our client, she was absolutely thrilled with the results as indicated by her comment below. Gorgeous light blue/grey marble basket weave floor tile is a perfect match for the dark blue/grey painted finish of the furniture piece vanity with slotted shelf for towels and accessories. The sconce light fixtures in chrome finish adds a little sparkle to this clean and classy look. Beautiful marble-look quartz countertops tie in nicely and played a part in transforming this ordinary powder room into a high-functioning, beautiful part of the home that is comfortable, livable and well appointed.

This minimalist, modular-friendly design indicates “artists live here”. It provides for seeing all the way through the house to The View from the entry door. The 2017 Tubbs Fire erased the previous dwelling and all of its contents, all of the artists’ work. The paving and patio infrastructure needed to be preserved for practical and permitting reasons. Two boxes conceptually make up the plan: one public box, wrapped in a custom formed copper, for the kitchen + dining + living rooms, and one private box containing two bedrooms and two baths. The public box is a tube connecting the South side entry with The View to the North. These two boxes pull apart to create an entry, a gallery, a screen porch, and circulation. At the seams between the boxes and highlighted cuts into the shells, are birch wood skins and recesses forming skylights, a stair, a screen wall, and the living room wrap that give relief to the otherwise mostly all-white palette. The house is a quiet place without being sterile—embracing the owners’ own graphic black and white and highly colorful art. It reveals changing conditions in a place with benign weather most of the year. Our goal was to create a simple update that gave the homeowners a more comfortable feel of the space and a convenient way to work together in this new stage of their lives. Keeping the simplicity of the design was important, but it also needed to reflect 21st-century amenities. With this in mind, they chose a 36" SS Wolf Pro Gas Cooktop 18K Burner w/LED Indicators (CG365P/S) because they prefer to cook gas, loved the 5-burner setup and the knob location in the lower right corner of the unit. They were extremely excited about the DD36-SS ventilation with the concealed controls located in the drawer, as it works perfectly with the clean lines of the kitchen. One of the couple's favorite amenity in the kitchen is the Wolf WGCO100S Countertop oven. The recessed appliance garage was re-built with a stainless door specifically to house this unit. Felt pads have been applied to the feet to ensure our clients can pull the oven in and out for everyday use. They hate to admit it, but this may be their favorite appliance in the kitchen as they are now just cooking every day for two!

Located in the Houston Heights, the Waverly Residence is a modern home on an established street of two story homes boasting front porch typologies. The family’s desire for privacy resulted in a porch that rotates to internalize most of its function while still addressing the street. For this active family, yard activity and it’s visibility from within the home emerged as a priority for approaching the building’s relationship to the lot. Justifying the building mass to the Northern half of the site reinforces the scale of the design to the surrounding buildings and creates a large southern yard dedicated to play and brisket (is a Texas house a house without a barbeque?). The ground floor is clad in metal panel and a wood rainscreen that peels away from the structure to become both a fence and an entry threshold, blending the registration between the yard's privacy enclosure and the building skin. Variable width fiber-cement siding clads the second floor as a nod to the neighborhood vernacular. The pool and outdoor kitchen sit at the center of the yard, forming an island that divides the open play from private vehicular access at the alley. Shifted volumes delineate private space from the open public areas. The second floor extends over the public entryway to create a covered procession with cascading steps into the southern yard that traverses the length of the living spaces. The public program expands beyond the building enclosure to encompass the yard and living spaces. A horizontal shift in the ground floor volume produces both a private courtyard away from the lively public spaces and exterior delineation between private vehicular access and public entry. Within the open, ground floor plan, a change in elevation indicates the boundary between private and public space. Custom millwork provides ample storage for the young family. Playful patterns of enclosed storage with contrasting display boxes creates a cohesive millwork language throughout the home.

This home had a kitchen that wasn’t meeting the family’s needs, nor did it fit with the coastal Mediterranean theme throughout the rest of the house. The goals for this remodel were to create more storage space and add natural light. The biggest item on the wish list was a larger kitchen island that could fit a family of four. They also wished for the backyard to transform from an unsightly mess that the clients rarely used to a beautiful oasis with function and style. One design challenge was incorporating the client’s desire for a white kitchen with the warm tones of the travertine flooring. The rich walnut tone in the island cabinetry helped to tie in the tile flooring. This added contrast, warmth, and cohesiveness to the overall design and complemented the transitional coastal theme in the adjacent spaces. Rooms alight with sunshine, sheathed in soft, watery hues are indicative of coastal decorating. A few essential style elements will conjure the coastal look with its casual beach attitude and renewing seaside energy, even if the shoreline is only in your mind's eye. By adding two new windows, all-white cabinets, and light quartzite countertops, the kitchen is now open and bright. Brass accents on the hood, cabinet hardware and pendant lighting added warmth to the design. Blue accent rugs and chairs complete the vision, complementing the subtle grey ceramic backsplash and coastal blues in the living and dining rooms. Finally, the added sliding doors lead to the best part of the home: the dreamy outdoor oasis! Every day is a vacation in this Mediterranean-style backyard paradise. The outdoor living space emphasizes the natural beauty of the surrounding area while offering all of the advantages and comfort of indoor amenities. The swimming pool received a significant makeover that turned this backyard space into one that the whole family will enjoy. JRP changed out the stones and tiles, bringing a new life to it. The overall look of the backyard went from hazardous to harmonious. After finishing the pool, a custom gazebo was built for the perfect spot to relax day or night. It’s an entertainer’s dream to have a gorgeous pool and an outdoor kitchen. This kitchen includes stainless-steel appliances, a custom beverage fridge, and a wood-burning fireplace.
