The term “industrial” evokes images of large factories with lots of machinery and moving parts. These cavernous, old brick buildings, built with steel and concrete are being rehabilitated into very desirable living spaces all over the country. Old manufacturing spaces have unique architectural elements that are often reclaimed and repurposed into what is now open residential living space. Exposed ductwork, concrete beams and columns, even the metal frame windows are considered desirable design elements that give a nod to the past. This unique loft space is a perfect example of the rustic industrial style. The exposed beams, brick walls, and visible ductwork speak to the building’s past. Add a modern kitchen in complementing materials and you have created casual sophistication in a grand space. This home is in Noe Valley, a highly desirable and growing neighborhood of San Francisco. As young highly-educated families move into the area, we are remodeling and adding on to the aging homes found there. This project remodeled the entire existing two story house and added a third level, capturing the incredible views toward downtown. The design features integral color stucco, zinc roofing, an International Orange staircase, eco-teak cabinets and concrete counters. A flowing sequence of spaces were choreographed from the entry through to the family room.

Previously renovated with a two-story addition in the 80’s, the home’s square footage had been increased, but the current homeowners struggled to integrate the old with the new. An oversized fireplace and awkward jogged walls added to the challenges on the main floor, along with dated finishes. While on the second floor, a poorly configured layout was not functional for this expanding family. From the front entrance, we can see the fireplace was removed between the living room and dining rooms, creating greater sight lines and allowing for more traditional archways between rooms. At the back of the home, we created a new mudroom area, and updated the kitchen with custom two-tone millwork, countertops and finishes. These main floor changes work together to create a home more reflective of the homeowners’ tastes. On the second floor, the master suite was relocated and now features a beautiful custom ensuite, walk-in closet and convenient adjacency to the new laundry room. Gordon King Photography
