For this project we were hired to design the residential interiors and common spaces of this new development in Williamsburg, Brooklyn. This project consists of two small sister buildings located on the same lot; both buildings together have 25,000 s.f of residential space which is divided into 13 large condos. The apartment interiors were given a loft-like feel with an industrial edge by keeping exposed concrete ceilings, wide plank oak flooring, and large open living/kitchen spaces. All hardware, plumbing fixtures and cabinetry are black adding a dramatic accent to the otherwise mostly white spaces; the spaces still feel light and airy due to their ceiling heights and large expansive windows. All of the apartments have some outdoor space, large terraces on the second floor units, balconies on the middle floors and roof decks at the penthouse level. In the lobby we accentuated the overall industrial theme of the building by keeping raw concrete floors; tiling the walls in a concrete-like large vertical tile, cladding the mailroom in Shou Sugi Ban, Japanese charred wood, and using a large blackened steel chandelier to accent the space.

Stylish brewery owners with airline miles that match George Clooney’s decided to hire Regan Baker Design to transform their beloved Duboce Park second home into an organic modern oasis reflecting their modern aesthetic and sustainable, green conscience lifestyle. From hops to floors, we worked extensively with our design savvy clients to provide a new footprint for their kitchen, dining and living room area, redesigned three bathrooms, reconfigured and designed the master suite, and replaced an existing spiral staircase with a new modern, steel staircase. We collaborated with an architect to expedite the permit process, as well as hired a structural engineer to help with the new loads from removing the stairs and load bearing walls in the kitchen and Master bedroom. We also used LED light fixtures, FSC certified cabinetry and low VOC paint finishes.
Regan Baker Design was responsible for the overall schematics, design development, construction documentation, construction administration, as well as the selection and procurement of all fixtures, cabinets, equipment, furniture, and accessories.

A canvas-like linen was used as a headboard in the guest bedroom. It has a leather trim and is hung with oversized iron nails. And a spiffy hanging plant about the faux headboard completes the look.

Open Kitchen plan, equipped with an island, 48" range and large ref/freezer. The island has room for seating, as well as a small prep sink, to allow for ease and flexibility of food prep. A white palette provides a light feel, and allows the brass hardware and medium-toned wood floor to accentuate the look.

Striking two story foyer with wrought iron railings, high open beam ceiling, engineered wood flooring and Venetian plastered walls. Note the pre-set elevator shaft area where the vase is standing. Want to add an elevator later -- no problem! Development and interior design by Vernon Construction. Construction management and supervision by Millar and Associates Construction. CBI Development Group was recognized for Raincliffe, a community of 125 townhomes, in the historic town of Sykesville. The vision of the project was to create a group of new homes which preserved and extended the unique character of the historic district. Each townhome in Raincliffe was designed to be unique by varying the exterior façade, the color and type of building materials and the detailing on each home. The community was designed with ample open space and landscaping to enhance the overall beauty of the site as well as encourage social interaction among neighbors. Homeowners can enjoy a large multipurpose field, a tot lot, a gazebo and benches, along with a trail along an existing spring-fed pond in the center of the community. A massive landscaping plan included multiple trees and shrubbery on each private lot as well street trees between the curb and sidewalks, reforestation areas and environmental protection areas.
