Many other aspects and details on this incredible list we made included an all new kitchen layout, converting a bedroom into a master closet, adding new half-bath, completely rebuilding the master bath, and adding stone, tile and custom built cabinetry. Our design plans included many fixtures and details that we specified and required professional installation and careful handling. Innovative helped us make reasonable decisions. Their skilled staff took us through a design process that made sense. There were many questions and all were answered with sincere conversation and positive – innovation – on how we could achieve our goals. Though landlocked, the home lives like waterfront—offering openness, privacy, and expansive sunset views. Placing the pool in the front yard, within the 25-foot setback, redefines the entry experience. It captures the western light and sets a relaxed, resort-like tone from the very first step inside the gate. Paired with a rear-loaded garage, accessed discreetly via the side setback, the layout transforms the site’s limitations into its greatest assets. Architecture and landscape take center stage, while the full buildable envelope is maximized without compromise. A natural rise of eight feet from front to back—rare in Sarasota—was embraced as an opportunity. Site walls function as both retaining structures and architectural elements, elevating the pool terrace and entry by over four feet to align with the main interior floor level. The result is a fluid connection between indoors and out: kitchen, dining, and living spaces unfold onto the terrace, blurring boundaries and enhancing everyday rituals as well as social gatherings. Architecturally, the home is coastal contemporary: open yet composed, airy yet grounded. Clarity in the massing tells a story of the inhabitants from the first glance, while the interior planning offers spatial generosity and ease. The interiors echo this sensibility with a palette that is soft, natural, and tactile—serene without being neutral. The landscape design provides a lush tropical frame, softening edges and reinforcing privacy through layered plantings rather than enclosure. Ultimately, Sunset Place is not defined by any single gesture, but by the way the home reflects its owners. Their gracious, family-centered nature informed every layer of design—resulting in a space that feels deeply personal, tailored for connection and ease, and perfectly suited for gathering, unwinding, and watching the sun slip behind the trees from the comfort of home.

Once we met and they dipped their toes into the process, we were off to the races. The existing bathroom in this beautiful historical 1920’s home, had not been updated since the 70’/80’s as evidenced by the blue carpeting, mirrored walls and dropped ceilings. In addition, there was very little storage, and some health setbacks had made the bathroom difficult to maneuver with its tub shower. Once we demoed, we discovered everything we expected to find in a home that had not been updated for many years. We got to work bringing all the electrical and plumbing up to code, and it was just as dusty and dirty as the homeowner’s anticipated! Once the space was demoed, we got to work building our new plan. We eliminated the existing tub and created a large walk-in curb-less shower. An existing closet was eliminated and in its place, we planned a custom built in with spots for linens, jewelry and general storage. Because of the small space, we had to be very creative with the shower footprint, so we clipped one of the walls for more clearance behind the sink. The bathroom features a beautiful custom mosaic floor tile as well as tiled walls throughout the space. This required lots of coordination between the carpenter and tile setter to make sure that the framing and tile design were all properly aligned. We worked around an existing radiator and a unique original leaded window that was architecturally significant to the façade of the home. We had a lot of extra depth behind the original toilet location, so we built the wall out a bit, moved the toilet forward and then created some extra storage space behind the commode. We settled on mirrored mullioned doors to bounce lots of light around the smaller space. We also went back and forth on deciding between a single and double vanity, and in the end decided the single vanity allowed for more counter space, more storage below and for the design to breath a bit in the smaller space. I’m so happy with this decision! To build on the luxurious feel of the space, we added a heated towel bar and heated flooring. One of the concerns the homeowners had was having a comfortable floor to walk on. They realized that carpet was not a very practical solution but liked the comfort it had provided. Heated floors are the perfect solution. The room is decidedly traditional from its intricate mosaic marble floor to the calacutta marble clad walls. Elegant gold chandelier style fixtures, marble countertops and Morris & Co. beaded wallpaper provide an opulent feel to the space. The gray monochromatic pallet keeps it feeling fresh and up-to-date. The beautiful leaded glass window is an important architectural feature at the front of the house. In the summertime, the homeowners love having the window open for fresh air and ventilation. We love it too! The curb-less shower features a small fold down bench that can be used if needed and folded up when not. The shower also features a custom niche for storing shampoo and other hair products. The linear drain is built into the tilework and is barely visible. A frameless glass door that swings both in and out completes the luxurious feel. The existing two story residence was built in 1937 and has a footprint of approximately 2,850 sq. ft. While much of the plan at both levels remained in its original “formal” layout with spacious rooms, the home did not meet the current day needs for this modern family. The lack of an “informal” family-room, no space to accommodate overnight guests, only a small powder room tucked under the main stair at the ground floor, and barely enough room for one car in the garage, not to mention the lack of storage space were the problems to solve. After investigating numerous options the decision was made to introduce a new two story addition with maid’s quarters, a new laundry room, and a three car garage with plenty of additional storage space at the first floor, and a two bedroom guest suite with a kitchenette and living quarters at the second floor. Together with a small addition, this move delivered over 600 sq. ft in the main structure for a new family room with game tables and a full bathroom for guests which also serves as a cabana for the pool area. The design of the additions, including the introduction of new fenestration to capitalize on daylight and views was sensitive to the original architecture and unanimously approved by the Historic Preservation Board of West Palm Beach.

The Setup: After purchasing this home, the homeowners faced a unique opportunity to reimagine their kitchen and nearby spaces. Water damage from a burst pipe had left much of the home’s interior in need of repair, and while the existing kitchen was functional and in relatively good shape, it didn’t align with the family’s vision for their new home. The layout included a peninsula that wasn’t ideal, and there were some druthers with the nearby pantry. Since the space needed to be rebuilt anyway, the homeowners saw this as a chance to create a kitchen that was both highly functional for their four young children and timeless in its design. The project also included a refresh of the adjacent message center and dining room — spaces that play key roles in the family’s daily life. The goal was to create a cohesive flow between these areas, balancing modern functionality with the craftsman-inspired character of the rest of the home. Design Objectives: - Replace the outdated peninsula with a large island to maximize counter space and create new seating options. - Open up the space visually by removing soffits and rethinking the cabinetry layout. Incorporate concealed refrigeration and freezer units to provide significant storage for the family while maintaining a streamlined aesthetic. - Integrate black cabinetry into the design without making the space feel harsh or heavy. - Ensure the lighting plan balances functional task lighting with ambient accent lighting. - Avoid visual clutter in the cabinetry design while still giving a nod to the craftsman aesthetic. - Incorporate a slab backsplash as a key design feature. Design Challenges: - The outdated peninsula left dead space in the kitchen and lacked sufficient seating for the family. - The cooktop wall was cramped, with small cabinets flanking the hood, limited storage, and soffits that made the space feel closed-in. - The family needed significant refrigeration space (two refrigerators and a freezer) but wanted to avoid a cluttered look with visible stainless steel appliances. - Adding black cabinetry risked making the space feel too dark or heavy. - The original lighting plan was insufficient, particularly over the dining table where a decorative fixture proved too dim. - The family wanted shaker-style drawer fronts to match the home’s arts-and-crafts design but worried that too much shaker cabinetry might look overly busy. - Prioritizing a slab backsplash in the wish list priority planning. The Renewed Space Design Solutions: - A functional island: The peninsula was replaced with a large island that provides continuous countertop space for prepping and serving. The island also features seating for four people, creating a central hub for informal meals and activities. - Streamlined cooktop wall: The soffits were removed, and the upper cabinets on the cooktop wall were eliminated to create a more open, streamlined design. A custom oversized hood became the focal point of the wall, with the blower unit offset inside it to align with the cooktop while maintaining exterior visual symmetry. - Concealed refrigeration: Two column refrigerators and one freezer were integrated into the cabinetry, concealing them behind wood paneling that blends seamlessly with the overall design. - Warm black cabinetry: The black cabinetry was crafted from hickory with a visible grain, softening its appearance and adding warmth. The grain detail gives the cabinetry a rich, textured look that avoids feeling stark or overpowering. - Additional lighting: In the dining area, recessed can lights were added during an additional installation phase to supplement the gorgeous decorative fixture’s dim output. The new lighting plan creates a layered effect, combining functional task lighting with softer ambient lighting. - Simplified cabinetry details: Slab drawer fronts were used on the upper drawers, while five-piece shaker fronts (with slightly less prominent rail and stile pieces) were reserved for the middle and lower drawers. This approach simplified the overall look while maintaining the craftsman-inspired aesthetic. - Slab backsplash priority: The slab backsplash was prioritized by making thoughtful adjustments elsewhere, like opting not to extend cabinetry to the ceiling, which also helped visually prioritize the gorgeous slab backsplash. This decision also enhanced the kitchen’s furniture-like feel, aligning with the home’s craftsman character. - This kitchen perfectly balances practicality with timeless style. By addressing the family’s functional needs — ample seating, smart storage, and effective lighting — while incorporating thoughtful design elements like warm black cabinetry and a striking slab backsplash, Alicia created a space that works beautifully for a busy household. The result is a cohesive, inviting kitchen that honors the home’s craftsman roots and will serve the family well for years to come.

The original idea was to update the tile floor and the tub. That’s it. A further discussion of wants and needs revealed intentions for an eventual larger shower and an improved vanity storage. It made sense to map out the possibilities and design our update with potential next steps in mind. The process was exciting, ultimately leading to the decision to do a full primary bath remodel. Design Objectives: -Maintain existing locations for all major bathroom functions -Make the shower larger and more open -Use luxurious materials throughout -Improve vanity storage and define accessories for specific items -Incorporate luxury shower fixtures -Include the latest technology Design Challenges -Enlarging the shower in a typical rectangular shape would block the view and light from the alcove windows behind the tub -Logical placement of the built-in shower caddy and all shower components in accordance with how and where they were to be used -Keeping the long, back wall free from any shower modules to maintain the decorative tile design -Combining the owner’s existing smart home system with a comprehensive shower system -Planning cabinetry for hidden storage and use for various small appliances and make-up -Integrating expensive shower wall tile with less expensive wall tile for aesthetic and budget purposes -Incorporating special design features to balance the highly decorative shower tile Design solutions: -A clipped corner was planned for the shower bench seat – this allowed for a larger glass wall. The glass wall at the angled bench also brought more natural light into the shower -Thoughtful shower space design prevented the crowding of features – the shower caddy and handheld shower head were placed on the full-height wall by the shower bench, the regular shower head and body sprays remained on the opposite wall, and the rain head was placed in the center of the shower -A multi-port DTV system was installed, providing control of all shower components, including chromotherapy and music inside and outside the shower -The lavish water-jet stone and glass decorative tile was paired with a less-expensive glass tile found in the mosaic -Pull-out grooming organizers and electrical docking stations were incorporated into the cabinetry Additional storage was created in the lower corner cabinet The homeowners are thrilled with their new primary bathroom. This is a lovely old home that experienced major renovations last year. We were very fortunate to be requested by the owners to update their landscaping upon completion of the renovations. The project relied heavily on collaboration with the owners who made the key decisions in choosing the plants that I suggested and deciding upon concepts. We decided to re-create the formal garden by using informal plants. We also decided that the flower color should be white throughout the formal garden. We spent time deciding upon color preferences, plants they like (such as lilac), and the "look" of the plants. We wanted them to fit the architecture of the house. The goal was to come up with interesting and unusual plants that provided lots of year round color and did not require lots of maintenance. The landscape will require periodic maintenance to monitor the plants and keep everything looking good. We used lots of Native plants where appropriate and re-used many of the plants on site. For example, we removed the cranesbill geranium from the old formal garden but discarded the dead and dying boxwood. We used the cranesbill geranium in beds against the back of the house. The plants will form a low carpet that flowers and reduces weed growth. We moved a very large pink flowering crape myrtle that was blocking the view to a corner of the house where it brackets the corner with another large pink crape myrtle on the other side of the corner.

The Setup: After purchasing this home, the homeowners faced a unique opportunity to reimagine their kitchen and nearby spaces. Water damage from a burst pipe had left much of the home’s interior in need of repair, and while the existing kitchen was functional and in relatively good shape, it didn’t align with the family’s vision for their new home. The layout included a peninsula that wasn’t ideal, and there were some druthers with the nearby pantry. Since the space needed to be rebuilt anyway, the homeowners saw this as a chance to create a kitchen that was both highly functional for their four young children and timeless in its design. The project also included a refresh of the adjacent message center and dining room — spaces that play key roles in the family’s daily life. The goal was to create a cohesive flow between these areas, balancing modern functionality with the craftsman-inspired character of the rest of the home. Design Objectives: - Replace the outdated peninsula with a large island to maximize counter space and create new seating options. - Open up the space visually by removing soffits and rethinking the cabinetry layout. Incorporate concealed refrigeration and freezer units to provide significant storage for the family while maintaining a streamlined aesthetic. - Integrate black cabinetry into the design without making the space feel harsh or heavy. - Ensure the lighting plan balances functional task lighting with ambient accent lighting. - Avoid visual clutter in the cabinetry design while still giving a nod to the craftsman aesthetic. - Incorporate a slab backsplash as a key design feature. Design Challenges: - The outdated peninsula left dead space in the kitchen and lacked sufficient seating for the family. - The cooktop wall was cramped, with small cabinets flanking the hood, limited storage, and soffits that made the space feel closed-in. - The family needed significant refrigeration space (two refrigerators and a freezer) but wanted to avoid a cluttered look with visible stainless steel appliances. - Adding black cabinetry risked making the space feel too dark or heavy. - The original lighting plan was insufficient, particularly over the dining table where a decorative fixture proved too dim. - The family wanted shaker-style drawer fronts to match the home’s arts-and-crafts design but worried that too much shaker cabinetry might look overly busy. - Prioritizing a slab backsplash in the wish list priority planning. The Renewed Space Design Solutions: - A functional island: The peninsula was replaced with a large island that provides continuous countertop space for prepping and serving. The island also features seating for four people, creating a central hub for informal meals and activities. - Streamlined cooktop wall: The soffits were removed, and the upper cabinets on the cooktop wall were eliminated to create a more open, streamlined design. A custom oversized hood became the focal point of the wall, with the blower unit offset inside it to align with the cooktop while maintaining exterior visual symmetry. - Concealed refrigeration: Two column refrigerators and one freezer were integrated into the cabinetry, concealing them behind wood paneling that blends seamlessly with the overall design. - Warm black cabinetry: The black cabinetry was crafted from hickory with a visible grain, softening its appearance and adding warmth. The grain detail gives the cabinetry a rich, textured look that avoids feeling stark or overpowering. - Additional lighting: In the dining area, recessed can lights were added during an additional installation phase to supplement the gorgeous decorative fixture’s dim output. The new lighting plan creates a layered effect, combining functional task lighting with softer ambient lighting. - Simplified cabinetry details: Slab drawer fronts were used on the upper drawers, while five-piece shaker fronts (with slightly less prominent rail and stile pieces) were reserved for the middle and lower drawers. This approach simplified the overall look while maintaining the craftsman-inspired aesthetic. - Slab backsplash priority: The slab backsplash was prioritized by making thoughtful adjustments elsewhere, like opting not to extend cabinetry to the ceiling, which also helped visually prioritize the gorgeous slab backsplash. This decision also enhanced the kitchen’s furniture-like feel, aligning with the home’s craftsman character. - This kitchen perfectly balances practicality with timeless style. By addressing the family’s functional needs — ample seating, smart storage, and effective lighting — while incorporating thoughtful design elements like warm black cabinetry and a striking slab backsplash, Alicia created a space that works beautifully for a busy household.
