This client had just moved into a property in York and having pulled back the old carpet revealed a lovely old period Victorian tiled floor she didn’t know existed when she bought the house! I went over at the beginning of this year to survey the floor and could see that fortunately, no glue or carpet grips had been used to secure the carpet; additionally the floor was in good physical condition considering its age with no cracks or loose tiles. The tiles were however very dusty and dirty with ingrained dirt and so had probably been covered with carpet for a very long time. The hallway was quite dark I’m afraid with little natural light so apologies for the photographs. With old houses like this you never know what you are going to find so whilst I was there surveying the floor, I took some moisture readings with a damp meter on the floors and walls. The readings came back low so no sign of damp which was a relief to the owner. We agreed a price for the work, and I arranged to come back the following week. I must admit I do like York, its steeped in history and famous for its Cathedral and Viking museum. The houses in the city have loads of character and period features like this floor are quite common. I deep cleaned the floor with a strong 1:3 dilution of Tile Doctor Pro-Clean worked in with a black scrubbing pad fitted to a rotary machine. Initially the solution was left to soak into the tile before being agitated by the machine. The soil was then rinsed off with minimal water and then extracted with a wet vacuum. I followed this up with an Acid Wash using Tile Doctor Acid Gel to further clean up the tiles and help inhibit any potential efflorescent salt issues which are common in floors of this age due to the absence of the damp proof membrane. The floor was given a further rinse and extraction and allowed to dry out fully overnight. I needed the floor to be dry for the next day so it could be sealed. I came back the next day and started by taking more damp readings which showed similar readings to the day before. Given the low readings I was able to move straight onto sealing which was done using four coats of Tile Doctor Seal and Go. This product works really well on old Victorian Tiles like these and being water based it doesn’t leave a smell as it dries. Once the final coat of sealer had dried there was a significant improvement in the appearance of the floor which was much appreciated by client who was very happy with the end result. For aftercare I recommended the use of Tile Doctor Neutral Tile Cleaner to maintain the floor, it has a nice fresh smell and can be used regularly due to its pH neutral nature which won’t prematurely erode the sealer like stronger bleach based cleaners. ELIMINATING ECHOS IN A LUXURY POOL HOUSE Innovative & Unobtrusive Acoustic Treatments Engaged By WSDG-Brasil BELO HORIZONTE, BRASIL: How do you keep your pool house from reverberating like a gymnasium? For the owners of a luxurious villa set amidst of one of Brasil’s most breathtaking landscapes, the views and the pastoral silence were priceless. A wide expanse of windows surrounding the infinite lap pool draw attention to the spectacular mountains and gardens framing this opulent weekend residence. Intrusive echoes of laughter and music were unacceptable. The critical acoustical designs devised by WSDG Brasil for the villa’s home theater and other living spaces were inspired by the firms’ professional recording studio expertise. Inhibiting sound from invading or escaping sensitive listening areas is a WSDG specialty. The enclosed pool and spa area, however presented uniquely troubling waters. Especially challenging was the requirement that the acoustical treatments unobtrusively compliment the sumptuous custom finishes. In addition to the 46’ long, 10’ wide lap pool, the 2100 sq. ft structure includes a gym, Jacuzzi and wet bar, bounded by three walls of double height windows. A movable glass sealing system was installed to maintain interior warmth during the cool, mountain region evenings. Prognosis? Warm, but noisy. Here, professional recording studio design techniques provided solutions. Each window, including an expansive skylight grid comprised of 24 individual 7’x5’motorized Italian glass panels, was fitted with two layers of Clearsorber™ Foil special micro-perforated transparent foil with 1” of air space separating the layers. Mounting the foil layers 2” below the glass skylight insured optimal sound absorption. Developed in Germany, these innovative translucent plastic sheets absorb medium and high frequency reverberation to resolve sonic reflection issues. “We have hung panels of this material in front of glass windows in recording studios,” explains WSDG Brasil, GM Renato Cipriano. “They have proved very effective in helping us ‘tune’ rooms without obstructing views. Now they are proving equally helpful in this residential application.” The foil’s full transparency insures unimpeded views and eliminates traditional pool house reverberation. Happily, the product also serves as a UV ray filtering system. Cipriano reports that special attention was also devoted to the pool house floor which is situated over a large machine room. “A number of generators, pumps and air conditioning units live beneath the pool,” he says. “Thanks to our acoustic treatments, they hum away doing their jobs without making their presence known to the guests.” Morro do Chapeau was designed by celebrated Brasilian architect Eduarda Correa. As is often the case in years past and for whatever reason many homeowners covered their decorative Victorian hallway tiles in a variety of products from carpet to laminate flooring. These days the trend has reversed and quite rightly many homeowners now realise the value a tiled floor can bring to a property and look to us to have it restored. Our client had purchased a property in Norfolk seaport of Kings Lynn and, on lifting the dirty old carpet and decaying underlay in the hallway, discovered a beautiful tiled entrance hall. It was obvious that a previous owner had decided to lay carpet over the tiles as an easy way of hiding the result of careless renovation and decorating which had resulted in a thick coating of plaster, paint, carpet tape glue and various other contaminants which had become firmly stuck to the surface. There were also two small rectangular black and brown tiles missing behind the front door which had been damaged during the removal of some old lead pipes. This was clearly a job which would need somewhat more than a scrubbing brush and a bottle of Flash! Our first job was to remove as much of the solid contaminants as possible by hand with floor scrapers and a steamer which softened the more stubborn lumps. We then applied Tile Doctor Remove & Go which is a powerful alkaline stripper to the whole area, left it to dwell on the surface for twenty minutes and then scrubbed it in using a rotary machine fitted with a black scrubbing pad. The resulting slurry was then power rinsed and extracted away using our Ninja machine which is a high-power industrial vacuum. Any remaining patches where the carpet tape had been stuck down were spot treated using Tile Doctor Nanotech HBU which made short work of the hardened glue. The result was a clean floor, but the surface still felt slightly rough and pitted, a problem which we resolved using the rotary machine fitted with a 200-grit diamond burnishing pad followed by a 400-grit pad with a little 400 grit honing powder which left the surface smooth, silky and ready for the application of a sealer. Finally, we acid washed the whole area using Tile Doctor Acid Gel, a slow release product which would neutralise any remaining chemicals, improve new sealer adhesion and inhibit the future production of any efflorescence salts. We had used a fair amount of water during the cleaning process, so we left the floor to dry off thoroughly overnight with assistance from our commercial dehumidifier. On our return the following day, we discussed the sealer options with the client and recommended using microporous Tile Doctor Colour Grow which is an impregnating sealer that seeps into the pores of the stone protecting it from within. It will provide an excellent fluid resistant seal whilst enhancing the natural colours in the stone, additionally it’s fully breathable thereby enabling any moisture trapped under the floor to rise through the floor and evaporate. This is important on old floors like this where no damp-proof membrane was installed. The sealer was applied with a paint pad in tow coats and allowed to dry for an hour before buffing the floor with a hog’s hair pad to give a rich natural-look sheen finish. The Victorian tiles responded well to the treatments which were completed in two consecutive days. My client was extremely pleased with the results and left the following comment: “My floor was in poor condition after being buried under carpet as well as many, many years of paint and muck. I enjoyed the time they spent at my home and wouldn’t hesitate to use (or recommend) the Tile Doctor service in the future.” Nick White Norfolk Tile Doctor

THE PROCESS Step 1 - Structural Assessment and Welding Coordination. Before any surface preparation begins, Windy City Painters inspects every picket and rail connection for structural integrity. Loose or cracked iron must be welded before coating. Paint applied over a compromised joint will fail within one season as movement continues to break the bond. On this project, two pickets were tack-welded by a coordinating welder before prep started. Step 2 - Wire Wheel Grinding and Needle Gun Descaling. All rusted sections were ground to bare or near-bare metal using wire wheel attachments and needle gun descaling tools. This step removes loose scale, flaking previous coatings, and surface contamination that would prevent primer adhesion. Skipping mechanical prep is the single most common reason iron fence paint fails prematurely on Chicago properties. Step 3 - Ospho Rust Converter Application. Ospho was brushed into all pitted and converted areas and allowed to cure fully. The phosphoric acid chemistry converts iron oxide into iron phosphate, arresting active rust and creating a surface that accepts primer more effectively than bare metal alone. Corroseal is an equivalent alternative used on projects with heavier pitting. Step 4 - DTM Primer and Finish Coat Application. Sherwin-Williams DTM rust-inhibitive primer was applied across all prepared surfaces. Two topcoats of Rust-Oleum DTM in satin black followed after full primer cure. DTM finish coats add a second corrosion-inhibiting layer and provide the UV and weather resistance needed for Chicago exterior iron work. CHICAGO-SPECIFIC CHALLENGES Chicago iron fencing faces conditions that accelerate corrosion faster than most US markets. Lake humidity keeps metal surface moisture elevated through much of the year. Road salt splash from winter maintenance reaches fencing along parkways and sidewalk edges, introducing chlorides that aggressively attack iron.
