Crispin Sartwell Located on a lake outside of Milwaukee, the Vessel House is the culmination of an intense 5 year collaboration with our client and multiple local craftsmen focused on the creation of a modern analogue to the Usonian Home. As with most residential work, this home is a direct reflection of it’s owner, a highly educated art collector with a passion for music, fine furniture, and architecture. His interest in authenticity drove the material selections such as masonry, copper, and white oak, as well as the need for traditional methods of construction. The initial diagram of the house involved a collection of embedded walls that emerge from the site and create spaces between them, which are covered with a series of floating rooves. The windows provide natural light on three sides of the house as a band of clerestories, transforming to a floor to ceiling ribbon of glass on the lakeside. The Vessel House functions as a gallery for the owner’s art, motorcycles, Tiffany lamps, and vintage musical instruments – offering spaces to exhibit, store, and listen. These gallery nodes overlap with the typical house program of kitchen, dining, living, and bedroom, creating dynamic zones of transition and rooms that serve dual purposes allowing guests to relax in a museum setting. Through it’s materiality, connection to nature, and open planning, the Vessel House continues many of the Usonian principles Wright advocated for. We recently had the pleasure of completing a remarkable backyard makeover that presented us with some exciting challenges and opportunities for creativity. Our clients wanted to revamp their backyard, focusing on enhancing functionality and creating a low-maintenance, beautiful outdoor space. One of the main objectives was to expand the usable patio area without the need to tear out and pour new concrete. To achieve this, we carefully considered the existing patio curves, respecting their unique shape and making the entire area look intentionally designed. Additionally, drainage was a crucial concern. We took the initiative to install proper drainage solutions to prevent water pooling and ensure the longevity of the space. Our client, an MMA enthusiast, had a specific request to elevate his training experience. To accommodate this, we designed a raised platform with putting-green turf, providing the ideal spot for his Body Opponent bag while maintaining a clean and mud-free training area. For the plant-loving homeowner, we incorporated beautiful Austin limestone chopped block raised beds with a central irrigation system. This resulted in aesthetically pleasing and low-maintenance raised planters, adding vibrant greenery and a touch of nature to the backyard. We utilized the pallet of paver bricks they already had on hand to create practical hardscape walking pads, connecting different areas of the backyard while seamlessly blending with the design. Despite the challenges, we successfully turned their backyard into a fully functional and inviting outdoor retreat. The space now embraces their passions, meets their desires, and offers a tranquil escape for relaxation and enjoyment.

The bathroom was redone with a new ceramic tile surround, and new tub, all with complete new hardware. {Featured Story} Spring, 2015 – This condo was purchased from the estate of the new owner’s parents and refurbished with trendy new touches. There were no close comparables in the Farmington neighborhood with within walking distance to the urban downtown area, so the approach for selling was to create an entirely new set of comparables when the new owner was found. On the market for just days, the renovation, marketing and finishing touches made this a highly sought after, and quick to sell property at top dollar, establishing a new trend in the neighborhood. {Our Process for this Featured Property}: Assessed the initial investment condo, offered suggestions for rehab and renovation. Assisted with Color Theory through color selection and process (no beige in this condo!). Helped select floor and counter materials, tile selection and features in the kitchen and bath. Final staging of the property was done with antiques and housewares, and created a cozy and lived in feel. As a final touch, a party was thrown when the property was completed to invite in friends and family, as well as an open house with freshly baking chocolate chip cookies to make the prospective buyers feel right at home! {Outcome} This property sold in days as a cash sale, at a higher price than anything in the neighborhood – and closed quickly. Both the seller and buyer were thrilled with this transaction!

Mike and Anne of Barrington Hills desperately needed to update and renovate both their kid’s hall bath and guest bath, and in their 1980’s home each project presented a different set of unique challenges to overcome. When they set out to identify the right remodeling company to partner with, it was important to find a company that could help them to visualize design solutions for the bath renovations. When they came across Advance Design Studio’s website, they were immediately drawn to the solution-oriented remodeling process and the family friendly company. They say they chose Advance Design because of the integrated approach of “Common Sense Remodeling”, making the design, project management and construction all happen in one place. When they met with Project Designer Michelle Lecinski, they knew they chose the right company. “Michelle’s excellent work on the initial designs made it easy to proceed with Advance Design Studio,” Mike said. Like most homeowners anticipating a big renovation project, they had some healthy fears; with two bathrooms being remodeled at the same time they worried about timeframes and staying within budget. With the help of Michelle, and the “Common Sense” guidelines, they were confident that Advance Design would stay true, orchestrating all the moving parts to stay within both the estimated timeline and budget. The guest bath offered the biggest design challenge. A dormer obstruction made the already cramped shower awkward to access. Mike and Anne also wanted the shower size to be expanded, making it more accommodating. Working with Advance’s construction expert DJ Yurik, Michelle relocated the shower concealing the original dormer and creating a larger, more comfortable and aesthetically pleasing guest shower. The unsightly and not at all user-friendly closet was removed and replaced with elegant White Maple Dura Supreme cabinetry with much improved function featuring dual tall linen cabinets, a special makeup area and two sinks, providing a dual vanity which was extremely important for better guest use. The Fossil Brown quartz countertop is in pleasing contrast to the white cabinetry, and coordinates nicely with the mocha porcelain tile gracing the shower for an accent. The decorative glazed turquoise tile backsplash, tile border, and bottle niche adds a taste of marine green to the room, while marble-looking porcelain tile makes guests feel they are staying in a 5-star hotel. Polished nickel Kohler plumbing fixtures were chosen to add a touch of sophistication. This renovated guest bath is comfortable and elegant, and Anne and Mike’s house guests may never want to leave! “The end result was updated and restyled bathrooms that the client will enjoy and increase the value of their home,” Designer Michelle said. The children’s hall bath had its own set of challenges. The current placement of the sink was not conducive to the best use of the existing space, nor did it allow for any visual interest, something Advance’s designers always work to achieve even within the tight confines of a small bath. Advance removed the linen closet and used the gain in wall space to create a dramatic focal point on the vanity wall. They also took additional space that wasn’t being used for new Storm Gray Dura Supreme tall built-in linen cabinets, creating functional storage space that the former bath lacked. A customized glass splash panel was created for the bath, and the high ceilings with skylights were accented with a custom-made track lighting fixture featuring industrial pipe and cage materials. Authentic cement encaustic tile was used wall to wall surrounding the vanity to create a dramatic and interesting back drop for the new elegant and stately furniture-like double sink wall. Hand-made encaustic tile originated in Western Europe beginning in the 1850’s and reminded Mike and Anne of tile they had seen and loved from their travels overseas. Today, encaustic tile has made a re-appearance in today’s modern bath design with its wide array of appealing patterns and artistic use of color. Oil rubbed bronze Kohler fixtures echo the black accents in the beautiful tile pattern and reflect the matte black of the unique lighting detail. Easy to maintain Blanca Arabescato Quartz countertops add practicality and natural beauty and compliments the warm wood porcelain tile floors. This handsome bath has generated praise from friends and family even before it’s complete unveiling as photos of the space leaked out on social media! It’s not only completely functional to use, but especially pretty to look at. “Advance Design Studio did a terrific job for us. We really appreciated how easy it was to work with them on a complex project of the complete remodeling of two bathrooms. They very capably handled all the details from design, to project management, to construction. The owners hired our real estate business to assist them with the sale of this property. The clients were concerned about getting the right price for their home, so they contacted LB LounsBury Group to begin interior and minor exterior renovations to the property in order to increase its value. When LB LounsBury Group arrived at the Highfield location, the interior had lathe and plaster throughout, knob-tube wiring and old mechanical systems. The flooring was of original hardwood, the back deck was rotting and the front porch and walkway were deteriorating. After removal of all outdated materials and features, walls were reframed and new electrical systems were added. The original heating method for this property was the use of outdated radiators. We then installed new completely new HVAC system throughout the entire home. We added new sub-flooring, hardwood flooring, baseboard and trim. New glass railings were installed to the staircase and to the front of the house, and we built a new deck in the rear of the property. To give it a fresher look, we poured a new walkway and front steps to the house and completed minor landscaping of the front yard. This project was completed in 45 days, from initial meeting to offer date. Upon completion, the property increased in value by 35%.

A tea pot, being a vessel, is defined by the space it contains, it is not the tea pot that is important, but the space. Crispin Sartwell Located on a lake outside of Milwaukee, the Vessel House is the culmination of an intense 5 year collaboration with our client and multiple local craftsmen focused on the creation of a modern analogue to the Usonian Home. As with most residential work, this home is a direct reflection of it’s owner, a highly educated art collector with a passion for music, fine furniture, and architecture. His interest in authenticity drove the material selections such as masonry, copper, and white oak, as well as the need for traditional methods of construction. The initial diagram of the house involved a collection of embedded walls that emerge from the site and create spaces between them, which are covered with a series of floating rooves. The windows provide natural light on three sides of the house as a band of clerestories, transforming to a floor to ceiling ribbon of glass on the lakeside. The Vessel House functions as a gallery for the owner’s art, motorcycles, Tiffany lamps, and vintage musical instruments – offering spaces to exhibit, store, and listen. These gallery nodes overlap with the typical house program of kitchen, dining, living, and bedroom, creating dynamic zones of transition and rooms that serve dual purposes allowing guests to relax in a museum setting. Through it’s materiality, connection to nature, and open planning, the Vessel House continues many of the Usonian principles Wright advocated for. This designer client relationship is one based on friendship. Senior Designer Cori Dyer and client have an indescribable partnership and unmentioned understanding when it comes to decorating this home. A vintage charmer with a modern flair, filled with collectables and uncommon goods that make this space a unique and spectacular. Cori Dyer: I first met Sally when our boys became friends at Chaminade in 2007. Since then, we have stayed close and become great friends. Several years back she asked for my help giving her ideas on ways to spruce things up a bit and work with her on a major remodel. A little intimidating as Sally has a beautiful home and is an avid collector of vintage finds.... way before the trend of blending old and new was popular. She has an eye for unique ways to use vintage pieces and incorporating those into some of the most interesting and compelling displays. What has made this design relationship work is simply one of respect. I know when to give her that push outside of her comfort zone and incorporate her collections with selections that work with what she has, but that offer a new spin on putting it all together. From that initial "spruce up" has come a makeover in her Living Room and currently one completed in her Family Room. Although there are signs of my design throughout her home, the detail and selection of the collections and vintage finds are all Sally!! I truly think that is how Design should be. Blending old and new, and a Designer listening to what makes the client happy. Client: It was fun to be in style for a year or two, but it’s back to being the quirky lady. I started collecting in my teens and enjoy the hunt for new finds of all types. Cori helped me to enjoy my collections in a new and modern way! As always I had too many things. With her designer eye she taught me to blend the old and the new and to use different materials. The best part was going shopping with one of my best friends, who just happens to be a designer!! She is definitely the ying to my much needed yang.

Jules Moore’s reimagined Pueblo-style home in Santa Fe brings in light from the surrounding desert and features eclectic décor from her travels around the world. The New Zealand-native immediately loved where the house was situated – perched on a canyon’s edge – when she initially saw the home. The house required a lot of work: it had been uninhabited for 10 years, and its small windows did little to brighten the space and emphasize the natural landscape. Marvin’s Ultimate collection offered the level of customization Moore needed for her exact vision of the home. Moore also installed the Marvin Skycove in the home’s primary suite. The Skycove created the perfect space for Moore to enjoy watching the sunset and a cozy space for her French bulldog Sake to indulge in generous sunlight. “Marvin was the only team that presented to me different options that were going to work for this home,” said Moore. “I wanted the picture windows, but I needed the classic element to match the colonial wood. Set in a quiet neighborhood and framed by mature trees, this residence presented a unique opportunity: to thoughtfully evolve a custom mid-century modern home into a space that supports the everyday rhythms of a growing family. With a deep respect for the home’s original architecture, Klopf Architecture reimagined the house to better meet the needs of its owners—introducing functional improvements while preserving the spirit and character of its mid-century roots. The clients approached Klopf Architecture with a clear vision: refresh their home while seamlessly integrating new programmatic elements. Key goals included clarifying and enhancing the entry sequence; connecting the detached garage to the main house with a practical yet architecturally intentional intervention; adding functional spaces such as a mudroom and laundry room; expanding and remodeling the primary suite’s bathroom and closet; and creating a more engaging outdoor space that capitalized on the site’s impressive views, featuring a fire pit and outdoor kitchen. As a couple with distinct yet complementary perspectives—one focused on modern functionality and technology, and the other dedicated to preserving the home’s architectural integrity—their collaboration with Klopf Architecture resulted in a solution that harmonized both ideals. Their shared commitment to improving the livability of their home led to a design dialogue rooted in balance. This dynamic partnership shaped the direction of the renovation, ensuring that every decision honored the spirit of the original home while aligning with the practical needs of their growing family. Designing within the constraints of the sloped site posed one of the project’s central challenges. The detached garage sat at a higher elevation than the main house, requiring a solution that ensured architectural and geometric compatibility between the two structures. Rather than create a purely utilitarian link, Klopf Architecture introduced an intentional connection that contributes to the overall architectural language. A notable pinch point in the plan—where differing geometries converged—was treated as a hinge point, turning a potentially awkward juncture into an architectural feature. This area now functions as both a transition and a moment of design interest that unifies the overall plan. The design also addressed the underutilized outdoor area, which was located in a shadowed portion of the site with geometrical limitations. A new connection to the rear deck was created in this same area, making the outdoor space more useful and inviting. Klopf Architecture introduced carefully positioned openings and spatial improvements that forged a strong visual and functional connection between indoor and outdoor spaces. The outdoor area now reads as a deliberate extension of the home, embracing natural light and emphasizing the dramatic views. Working through multiple design iterations, Klopf Architecture crafted a solution that preserved the architectural language of the original home while supporting the functional needs of modern life. The garage-to-house connection became more than a passage—it evolved into an architectural moment of transition. A new mudroom and laundry space enhanced convenience without compromising the clean lines of the design. The primary suite was expanded to create a private, serene retreat. The reimagined backyard, complete with fire pit and kitchen, now plays a vital role in the family’s daily routine and social life. Outcomes and Lasting Impact The result is a home that balances heritage with contemporary design, technical precision with design sensibility. The redesign not only met the clients’ initial goals but also exceeded expectations in its ability to seamlessly blend past and present, function and beauty, making the outdoor kitchen a favorite gathering place.
