Set in a quiet neighborhood and framed by mature trees, this residence presented a unique opportunity: to thoughtfully evolve a custom mid-century modern home into a space that supports the everyday rhythms of a growing family. With a deep respect for the home’s original architecture, Klopf Architecture reimagined the house to better meet the needs of its owners—introducing functional improvements while preserving the spirit and character of its mid-century roots. The clients approached Klopf Architecture with a clear vision: refresh their home while seamlessly integrating new programmatic elements. Key goals included clarifying and enhancing the entry sequence; connecting the detached garage to the main house with a practical yet architecturally intentional intervention; adding functional spaces such as a mudroom and laundry room; expanding and remodeling the primary suite’s bathroom and closet; and creating a more engaging outdoor space that capitalized on the site’s impressive views, featuring a fire pit and outdoor kitchen. In this case we offered valuable advice of how to spend the amount they were comfortable with to transform the space the most changes possible. We kept the island and buffet base cabinets stained, but painted the perimeter and buffet uppers to brighten the space. New counters, lighting, a, backsplash, lighting, and hardware were also very impactful. But, the biggest change was removing uppers and creating a whole floating shelf wall with tile behind and sconce lighting. All of this was done with Landmark Remodeling

Our clients embarked on a renovation journey to transform their cherished countryside cottage, focusing on revamping the kitchen and basement. Despite modernizing the space, we preserved its original rural allure. Notably, our kitchen cabinet layout accomplishment stands out as our clients initially doubted the feasibility of accommodating both an island and a dining table within this area. By integrating a banquette into the island, we eliminated the need for circulation space on one side of the dining table, granting our clients an additional 42 inches of room. Another distinctive feature in this country-style kitchen is the walk-in corner pantry equipped with automatic lighting, offering great convenience to those who frequently access dry goods, canned items, and essential ingredients. In summary, this project not only met but exceeded our clients' expectations, ensuring years of enjoyment with their family.

Initially reminiscent of a film set from the 1980s, this penthouse in Brickell was a maze of red marble, dropped ceilings, and dark, choppy rooms that blocked the stunning views. Partway through the planning process, the neighboring apartment became available, allowing two units to merge into a sprawling, light-filled home. This designer client relationship is one based on friendship. Senior Designer Cori Dyer and client have an indescribable partnership and unmentioned understanding when it comes to decorating this home. A vintage charmer with a modern flair, filled with collectables and uncommon goods that make this space a unique and spectacular. Cori Dyer: I first met Sally when our boys became friends at Chaminade in 2007. Since then, we have stayed close and become great friends. Several years back she asked for my help giving her ideas on ways to spruce things up a bit and work with her on a major remodel. A little intimidating as Sally has a beautiful home and is an avid collector of vintage finds.... way before the trend of blending old and new was popular. She has an eye for unique ways to use vintage pieces and incorporating those into some of the most interesting and compelling displays. What has made this design relationship work is simply one of respect. I know when to give her that push outside of her comfort zone and incorporate her collections with selections that work with what she has, but that offer a new spin on putting it all together. From that initial "spruce up" has come a makeover in her Living Room and currently one completed in her Family Room. Although there are signs of my design throughout her home, the detail and selection of the collections and vintage finds are all Sally!! I truly think that is how Design should be. Blending old and new, and a Designer listening to what makes the client happy. Client: It was fun to be in style for a year or two, but it’s back to being the quirky lady. I started collecting in my teens and enjoy the hunt for new finds of all types. Cori helped me to enjoy my collections in a new and modern way! As always I had too many things. With her designer eye she taught me to blend the old and the new and to use different materials. The best part was going shopping with one of my best friends, who just happens to be a designer!! She is definitely the ying to my much needed yang.

The residence – an ensemble of structures designed in a modern ranch vernacular – is effortlessly unified through layered, interconnected outdoor gathering spaces and regional materials that elaborates upon the experience of moving between structures, heightening and renewing one’s sense of place. Upon entering the courtyard, one is immediately aware of seamless and unfolding relationships between architecture and landscape through a sophisticated, regional palette of natural stone, water, and plants. Set upon architectural focal points, two perpendicular sandstone paths descend into the space and converge upon a monolithic, hand-carved granite fountain. The design of the fountain is purposefully quiet, both in its detailing and operation. The feature includes a recessed interior, allowing water to become still before it reaches the surface, with lightly cleft sides, allowing the water to delicately bounce as it descends into the geometric lower granite basin. The landscape architect’s selection of various stone material extends the tones of the home’s granite walls and contextual surroundings into the garden, but also be detailed in a manner that balances rural and modern qualities. The majority of the paving is constructed of rectilinear gray sandstone with a natural finish and snapped edges, laid in a staggered running bond organization. Throughout the garden, thoughtful attention was also given to the configuration and layout of terraces, pathways, and steps. In doing so, this ensured that the edges of the terrace and its interface to other elements were designed so that no “leftover” stone paver pieces would be found. Within the central courtyard, split-faced stone stairs descend into a rectilinear plinth of lawn, punctuated by a carved granite fire pit. Leveraging the property’s existing topographic relief, a shallow infinity-edge dipping pool abstracts the transparent and cavity-like pools found throughout the Rocky Mountains. The design purposefully achieves the illusion of a larger water feature with the distant pond and offers a refreshing recreational element. Containing the infinity edge, a designed granite escarpment emerges from the meadow, juxtaposing the geometric water feature and providing informal seating ledges. The site’s prior use required the landscape architect to incorporate a highly technical and complex sub-surface structural system. The initial geotechnical report identified the building envelopes rested on 12 feet of man-placed fill. Assuming a 1 percent settlement, the team faced concerns that the terraces would settle up to 12 inches. In response, a grid of structural micro-piles provides the necessary foundation for the construction of terraces immediately outside of the architecture, under the water features and site walls. The solution enabled the crisp detailing and design resolution of the architectural structures to seamlessly connect with the horizontal stone terraces.

Recessed eyeball lighting with warm white LED bulbs were used to light the separate counter space areas. The recessed lighting over the island was partly prewired so they could be aligned evenly with the island counter space. The vaulted ceiling presented an added challenge to centering the recessed lighting.
