{Featured Story} Spring, 2015 – This condo was purchased from the estate of the new owner’s parents and refurbished with trendy new touches. There were no close comparables in the Farmington neighborhood with within walking distance to the urban downtown area, so the approach for selling was to create an entirely new set of comparables when the new owner was found. On the market for just days, the renovation, marketing and finishing touches made this a highly sought after, and quick to sell property at top dollar, establishing a new trend in the neighborhood.
{Our Process for this Featured Property}: Assessed the initial investment condo, offered suggestions for rehab and renovation. Assisted with Color Theory through color selection and process (no beige in this condo!). Helped select floor and counter materials, tile selection and features in the kitchen and bath. Final staging of the property was done with antiques and housewares, and created a cozy and lived in feel. As a final touch, a party was thrown when the property was completed to invite in friends and family, as well as an open house with freshly baking chocolate chip cookies to make the prospective buyers feel right at home!
{Outcome} This property sold in days as a cash sale, at a higher price than anything in the neighborhood – and closed quickly. Both the seller and buyer were thrilled with this transaction!

The detached garage sat at a higher elevation than the main house, requiring a solution that ensured architectural and geometric compatibility between the two structures. Rather than create a purely utilitarian link, Klopf Architecture introduced an intentional connection that contributes to the overall architectural language. A notable pinch point in the plan—where differing geometries converged—was treated as a hinge point, turning a potentially awkward juncture into an architectural feature. This area now functions as both a transition and a moment of design interest that unifies the overall plan.
The design also addressed the underutilized outdoor area, which was located in a shadowed portion of the site with geometrical limitations. A new connection to the rear deck was created in this same area, making the outdoor space more useful and inviting. Klopf Architecture introduced carefully positioned openings and spatial improvements that forged a strong visual and functional connection between indoor and outdoor spaces. The outdoor area now reads as a deliberate extension of the home, embracing natural light and emphasizing the dramatic views.
Working through multiple design iterations, Klopf Architecture crafted a solution that preserved the architectural language of the original home while supporting the functional needs of modern life. The garage-to-house connection became more than a passage—it evolved into an architectural moment of transition. Remodel or Refresh??? We get that question all the time in our initial home consult. They want the space updated, but don't want to spend the money that a true gut and remodel costs. In this case we offered valuable advice of how to spend the amount they were comfortable with to transform the space the most changes possible. We kept the island and buffet base cabinets stained, but painted the perimeter and buffet uppers to brighten the space. New counters, lighting, a, backsplash, lighting, and hardware were also very impactful. But, the biggest change was removing uppers and creating a whole floating shelf wall with tile behind and sconce lighting. All of this was done with Landmark Remodeling

Our clients embarked on a renovation journey to transform their cherished countryside cottage, focusing on revamping the kitchen and basement. Despite modernizing the space, we preserved its original rural allure. Notably, our kitchen cabinet layout accomplishment stands out as our clients initially doubted the feasibility of accommodating both an island and a dining table within this area. By integrating a banquette into the island, we eliminated the need for circulation space on one side of the dining table, granting our clients an additional 42 inches of room.
Another distinctive feature in this country-style kitchen is the walk-in corner pantry equipped with automatic lighting, offering great convenience to those who frequently access dry goods, canned items, and essential ingredients. In summary, this project not only met but exceeded our clients' expectations, ensuring years of enjoyment with their family.

Initially reminiscent of a film set from the 1980s, this penthouse in Brickell was a maze of red marble, dropped ceilings, and dark, choppy rooms that blocked the stunning views. Despite its flaws, the space boasted incredible city and bay vistas, paired with hidden 12-foot ceilings that promised untapped potential. Partway through the planning process, the neighboring apartment became available, allowing two units to merge into a sprawling, light-filled home.
The transformation focused on opening the space to create a sense of flow and connection to the breathtaking views. By reconfiguring the old, formal layout, we crafted a contemporary, expansive living area suited for a modern family. Gone were the outdated features, replaced with airy, connected rooms that celebrate the spectacular light and panoramic scenery.

This designer client relationship is one based on friendship. Senior Designer Cori Dyer and client have an indescribable partnership and unmentioned understanding when it comes to decorating this home. A vintage charmer with a modern flair, filled with collectables and uncommon goods that make this space a unique and spectacular.

I first met Sally when our boys became friends at Chaminade in 2007.
Since then, we have stayed close and become great friends.
Several years back she asked for my help giving her ideas on ways to spruce things up a bit and work with her on a major remodel.
A little intimidating as Sally has a beautiful home and is an avid collector of vintage finds.... way before the trend of blending old and new was popular.
She has an eye for unique ways to use vintage pieces and incorporating those into some of the most interesting and compelling displays. What has made this design relationship work is simply one of respect. I know when to give her that push outside of her comfort zone and incorporate her collections with selections that work with what she has, but that offer a new spin on putting it all together.
From that initial "spruce up" has come a makeover in her Living Room and currently one completed in her Family Room.
Although there are signs of my design throughout her home, the detail and selection of the collections and vintage finds are all Sally!!
I truly think that is how Design should be. Blending old and new, and a Designer listening to what makes the client happy.
Client: It was fun to be in style for a year or two, but it’s back to being the quirky lady. I started collecting in my teens and enjoy the hunt for new finds of all types. Cori helped me to enjoy my collections in a new and modern way! As always I had too many things. With her designer eye she taught me to blend the old and the new and to use different materials. Walk into the kitchen in this Poway / Rancho Bernardo, San Diego home and it's impossible to miss this gorgeous 2,000 bottle, custom wine cellar showpiece. Completed in 2018, the cellar is complete with custom walnut stained poplar wine racking, rolling ladder for out of reach bottles, and much, much more.
Against each window into the kitchen are floor to ceiling frames showcasing label out, metal racking to add a bit of modern flair. Two high reveal display rows circle the entire room, showcasing this homeowner's best bottles and designed to be angled perfectly to ensure the corks stay wet for long term storage.
An island in the middle of the room acts as a great spot to open and decant wines, and integrated into each side are custom pieces of cabinetry and room for side displayed large format bottles. Also integrated into the racking is a a small countertop and glass rack. LED lights flow throughout to highlight key features and make the whole cellar really pop.

The architecture makes a bold initial statement with moody, dark board-and-batten siding complemented by sharp gables, premium copper gutters, and a rugged heavy-timber front porch.

Through a collective dialogue between landscape, architecture and interior design, a new vision reimagines the disturbed site into a livable landscape, emblematic of our American West. The residence – an ensemble of structures designed in a modern ranch vernacular – is effortlessly unified through layered, interconnected outdoor gathering spaces and regional materials that elaborates upon the experience of moving between structures, heightening and renewing one’s sense of place. Upon entering the courtyard, one is immediately aware of seamless and unfolding relationships between architecture and landscape through a sophisticated, regional palette of natural stone, water, and plants. Set upon architectural focal points, two perpendicular sandstone paths descend into the space and converge upon a monolithic, hand-carved granite fountain. The design of the fountain is purposefully quiet, both in its detailing and operation. The feature includes a recessed interior, allowing water to become still before it reaches the surface, with lightly cleft sides, allowing the water to delicately bounce as it descends into the geometric lower granite basin. The landscape architect’s selection of various stone material extends the tones of the home’s granite walls and contextual surroundings into the garden, but also be detailed in a manner that balances rural and modern qualities. The majority of the paving is constructed of rectilinear gray sandstone with a natural finish and snapped edges, laid in a staggered running bond organization. Throughout the garden, thoughtful attention was also given to the configuration and layout of terraces, pathways, and steps. In doing so, this ensured that the edges of the terrace and its interface to other elements were designed so that no “leftover” stone paver pieces would be found. Within the central courtyard, split-faced stone stairs descend into a rectilinear plinth of lawn, punctuated by a carved granite fire pit. Leveraging the property’s existing topographic relief, a shallow infinity-edge dipping pool abstracts the transparent and cavity-like pools found throughout the Rocky Mountains. The design purposefully achieves the illusion of a larger water feature with the distant pond and offers a refreshing recreational element. Containing the infinity edge, a designed granite escarpment emerges from the meadow, juxtaposing the geometric water feature and providing informal seating ledges. The site’s prior use required the landscape architect to incorporate a highly technical and complex sub-surface structural system. The initial geotechnical report identified the building envelopes rested on 12 feet of man-placed fill. Assuming a 1 percent settlement, the team faced concerns that the terraces would settle up to 12 inches. In response, a grid of structural micro-piles provides the necessary foundation for the construction of terraces immediately outside of the architecture, under the water features and site walls. The solution enabled the crisp detailing and design resolution of the architectural structures to seamlessly connect with the horizontal stone terraces.

Recessed eyeball lighting with warm white LED bulbs were used to light the separate counter space areas. The recessed lighting over the island was partly prewired so they could be aligned evenly with the island counter space.
The vaulted ceiling presented an added challenge to centering the recessed lighting.
