But that doesn’t always mean starting from scratch – because when something works, it works. At TKS Design Group, we believe in intentional design, not change for the sake of change. Especially when it comes to quality kitchen cabinets. Lead designer, Jennifer, was able to make the most of what worked in this space, while elevating the aesthetic to make the kitchen feel brand new. This kitchen is an example of just that. When the homeowners purchased the home in 2016, they made some initial updates. From painting to refinishing the floors, they began the process of making this house their own. When the time came to update the kitchen, they wanted to work with what they had to elevate the space, while also adding in the design details that were missing for them. Not every space or kitchen requires starting from scratch to make new. Sometimes the layout is just right, and the cabinets are in great shape. Instead, you can prioritize the aesthetic you seek within the scope of what you already have. That is exactly what this kitchen called for. The new statement island in slate was added to make space for the microwave drawer which wasn’t a part of the original layout. The bold tone of the island adds contrast against light perimeter cabinetry painted in Benjamin Moore White Dove. A custom hood accommodates a new blower for an upgraded cooking experience. Quartz countertops paired with a marble backsplash pull everything together. Elevated plumbing fixtures in a polished nickel finish add a subtle sheen and loads of elegance. This client cared a lot about the details of the design, but especially the light fixtures. When we understand what matters to our client, we can prioritize it as a part of our design and process.

Dennis and Joe have a large, light-filled house. New construction meant lofted space and open floor plans with traditional styling. Running a busy dental practice by day and engaged in a rich social life by night, this couple needed a professional to take the lead on making their house a home. That’s my cue! They wanted to take risks, and stay away from “matchy-matchy”. We gussied up a plain ol’ TV room and gave it a healthy dose of luxury. Our plan was initially inspired by an abstract painting hanging over their stone fireplace. We brought in their love of the outdoors to make things cozy and used family furniture whenever possible for nostalgia and comfort. I took their love for one-of-a-kind objects and started making a design plan, aiming to solve their biggest frustration: the family room. They had a tortured relationship with a “forgotten family room,” a great space that was spacious and bright, but not at all cozy or joyful, and certainly not “them.” I wanted to create a cozy space functional for everyday curling up with puppies and watching TV after dinner, yet chic enough for hosting the pre-dinner kitchen overflow and cocktails during parties. I went looking for contrasting textures and materials. I wanted to balance patterns and scale, and use non-traditional colors as neutrals to create an overall sense of “BAM!” Dennis and Joe loved the nod to the classics juxtaposed with new and different globally-inspired pieces. For this project our design aesthetic can be described as Middle Eastern/tribal meets mid-century modern. We played to their sensible side with proportion and balance, and stayed as far away from boring/bleh as we could. You could say this room was pretty successful...It was featured in DC Modern Luxury. (#nobigdeal, right?) From there we moved on to other spaces.. We added colorful pillows and sheer drapery to finish off their formal living room. We kept an inherited bedroom set from Dennis’ Mom and added color, draperies, and pillows to overhaul the guest bedroom. Their project was not a rip-and-replace, we weren’t starting from scratch with a blank piece of paper. Rather, our goal was to take what was already there and make it better, more like them. Weighing their options, our clients executed their purchase fully intending to hire us to immediately remodel this structure for them. Our first task was to open up this plan and give the house a fresh, contemporary look that emphasizes views toward Lake Washington and the Olympic Mountains in the distance. Our initial response was to recreate our favorite Great Room plan. This started with the elimination of a large, masonry fireplace awkwardly located in the middle of the plan and to then tear out all the walls. We then flipped the Kitchen and Dining Room and inserted a walk-in pantry between the Garage and new Kitchen location. While our clients' initial intention was to execute a simple Kitchen remodel, the project scope grew during the design phase. We convinced them that the original ill-conceived entry needed a make-over as well as both bathrooms on the main level. Now, instead of an entry sequence that looks like an afterthought, there is a formal court on axis with an entry art wall that arrests views before moving into the heart of the plan. The master suite was updated by sliding the wall between the bedroom and Great Room into the family area and then placing closets along this wall - in essence, using these closets as an acoustical buffer between the Master Suite and the Great Room. Moving these closets then freed up space for a 5-piece master bath, a more efficient hall bath and a stacking washer/dryer in a closet at the top of the stairs.

‘Curb appeal’ was part of our initial discussion, at the start of this whole house renovation project. This simple white house with green shutters needed a jump-start with new fiber cement siding, coat of paint, windows, extended roof overhangs, roof, side screen porch, front porch and mudroom entrance as well as a family room and kitchen addition at the rear. With two young daughters in tow, our clients were looking for high style décor grounded in practicality and function – namely for their foyer, living room, dining room, and den. Armed with a variety of inspiration from traditional to ultra-modern, they knew that they wanted their apartment’s interior design to look put together and thought through, but were short on a concise design direction. In comes Décor Aid interior designer Gabrielle G. to revive their stark home with inspired design. After their initial in-home consultation, Gabrielle honed in on key decorative touchstones the couple had interest in and compiled a list of must-haves as an aesthetic foundation for the home. Starting with fresh coats of pure white paint to liven up and brighten each room, Gabrielle took advantage of the apartments closed floor plan and gave each room it’s own design signature rather than having to ensure that everything flowed together – in turn, giving her more freedom. Save for a china cabinet and formal dining table, Gabrielle was tasked with sourcing furnishings and accessories and went for clean simplicity as the couple also expressed that they’d like to have pieces that can move with them as their family grows while also being conducive for family life. As you can see, the space is grounded with soothing neutrals so Gabrielle brought in pops of color and texture through accessories and abstract art for a sophisticated yet casual vibe. The end result boasts concise design and pulled together everyday glamor for this modern family home that our clients adore, and so do we.

This Limestone tiled floor installed in a kitchen and family room at a property in Wellingborough is a great example of how this material can lose its appearance without a regular maintenance plan in place. The customer called me as not only was she concerned that the floor had lost its lustre the grey grout had become very stained and almost black in heavy traffic areas, in fact my customer had originally asked about re-grouting but I was confident it could be cleaned. I provided a quote which they were happy to accept. The area was a nice wide 6 metre by 5 metre space and except for a few items of furniture that would need moving around there were relatively few obstacles. I reasoned the most efficient way to restore the polished appearance of the Limestone would be to use a set of diamond encrusted Burnishing Pads. These are fitted to a rotary machine and applied to the stone in sequence from coarse to smooth. It’s an effective process that cuts back the layer of dirt on the floor and then we build back up the polish. We started burnishing the Limestone with a coarse 400-grit pad fitted to a rotary machine and applied with a little water for lubrication. The coarse pad is very good at removing dirt and old sealers from stone and once completed the resultant surface water and loose dirt is removed using a wet vacuum. At this point I turned my attention to the badly stained grout lines, and applied a strong solution of Tile Doctor Pro-Clean which was scrubbed in along the grout lines using a stiff grout brush, this is necessary as the recessed nature of the grout makes it difficult for the rotary pads to reach it. I then repeated the burnishing process with the medium 800-grit pad and fine 1500-grit pad, the 800-grit pad removes any small surface scratches and the 1500-grit further refines the look of the Limestone slowly restoring its polished appearance. After the whole floor had been burnished in this way it was given a further rinse with water and the soil extracted as before. I then inspected the floor to see if more work would be needed. I was not fully happy with how some of the grout lines had responded, some were still slightly stained, and some marks were visible in the high traffic areas. I had already discussed on my initial visit with the client that this might be the case and it was agreed between us that should this be the case I would apply a Tile Doctor Grout Colourant in Light Grey to recolour all the grout lines and achieve a uniform finish. The stone and grout was still damp from cleaning and polishing, so I decided to leave the grout colouring until the following day. On day two I started by grout recolouring all the grout lines, it’s a straight forward process but can be a little tedious where there is a lot of grout to cover. Once complete I allowed the grout colour to dry for a couple of hours before moving onto the next step. The last pad to be applied in the stone burnishing process is the very fine 3000-grit polishing pad which is applied dry to the tiles using a small amount of water sprayed onto the floor and leaves the stone dry and with a polished silk finish. The floor was then sealed using two coats of Tile Doctor Ultra Seal Sealant allowing the first coat to dry before applying the second. Ultra-Seal is an impregnating sealer that works by occupying the pores in the stone thereby preventing dirt from becoming ingrained there. It’s also a natural look sealer that doesn’t affect the appearance of the stone. My customer was very happy with the transformation of her floor and provided the feedback copies below. At first sight, this Victorian tiled pathway in Palmers Green, N13 did not appear to need too many repairs, with just a few obvious broken and loose tiles to be fixed. On closer inspection however it became clear it was in need of a deep clean and fresh seal. To start, we applied Tile Doctor Remove & Go across the entire length of the pathway to break down and strip off the old sealer and provide an initial clean. In the more stubborn and difficult to reach areas where we saw the buildup of efflorescence, we applied Tile Doctor Acid Gel to neutralise the alkaline salts. Acid Gel, as the name indicates, is a pH1 blend of Phosphoric and Hydrochloric acid in gel form, making it easier to apply to tricky areas, including sloped or vertical surfaces. Users should be aware not to use this type of product on acid-sensitive stone such as Limestone, as this can cause etching if left on too long. Once the dirt and efflorescence buildups had been dealt with, I focused my attention towards the tile repairs, quickly realising that the extent of damage was greater than initially thought. Firstly, the numerous loose and broken tiles were removed and individually cleaned in a similar way to the rest of the floor. We then repaired the sub base ready for the existing and newly sourced tiles to be re-laid, before leaving the floor to set and dry overnight. The next day, the pathway was grouted, before being sealed with Tile Doctor’s colour enhancing, impregnating sealer, Colour Grow to bring back the life and character to the Victorian tiles. I was also asked to renovate the Edwardian hallway tiles in the house so once finished with the pathway they were deep cleaned using a strong dilution of Tile Doctor Pro Clean. This also helped to break down the old sealers and waxes – followed by a careful cleaning of the grout lines using Tile Doctor Grout Clean Up in combination with 3m black pads and detail brushes. To ensure any pre existing sealer was completely removed, I followed up with a steam clean and left the tiles to dry overnight. Upon my return to the property the next day, I completed re-grouting in the necessary areas, before sealing the tiles with five coats of Tile Doctor Seal & Go, providing an aesthetically pleasing satin finish. Seal & Go is a topical, solvent-based sealer which forms a layer of durable protection on the surface of the tiles, protecting against dirt and stains. The hard work invested in restoring these two floors certainly paid off, as the client was exceptionally pleased with the results, going as far as to leave the following feedback: “I wanted to restore my tired Edwardian tiled hallway and was given Rob Voyce’s contact details. I was very impressed with Rob and his team; they were very professional and friendly. The photos on this page are of a Sandstone Kitchen floor at a house in the High Green suburb of Sheffield. The Sandstone tiles looked grubby and needed some love and attention. Our client was getting fed up trying to keep the stone clean, particularly around the kitchen area where cleaning didn’t seem to make much. You can see how dirty it had become on the before picture below, this is stark contrast to the middle of the of the kitchen where the portable kitchen island normally sits. I went to the property to get a better look at the problem floor and carried out a small test clean to see which products and methods would have the best impact. The patch came up really clean without much difficulty, so I was confident on being able to restore its appearance. It was clear to me the original protective sealer had worn off and dirt had become ingrained in the pores of the stone where it was proving difficult to remove. My client was very encouraged by the test clean initial result and agreed to go ahead with the quote. We arranged a suitable time to carry out the work on a day when the family would be out of the way. I started by taping up the area to make sure the skirting and woodwork were protected from splashing. Once done a strong dilution of Tile Doctor Pro-Clean was sprayed onto Sandstone tile and grout. It was left to dwell for approximately ten minutes to help break down all the grime and dirt and was then worked into the stone using a rotary floor machine fitted with a stiff bristled brush. This method totally transformed the dull sandstone, the stunning sandstone colours started to leap out and I could see the stone was well on its way to being transformed. The floor was then rinsed several times with water and the now soiled cleaning solution carefully removed with an industrial wet vacuum. With the floor clean I inspected all the tiles and repeated the process until I was happy the floor was total clean. I should mention It’s not always this easy to clean a stone floor and quite often I find myself having to utilise all sorts of products and methods before I’m totally satisfied it’s as clean as it could possibly be. With the cleaning done I left the floor to dry out overnight aided with heaters and air blowers. I returned to seal the floor the next day checking first that the stone was dry with a damp meter. Leaving the blowers on overnight had helped and the readings I took from the floor confirmed it was now ready for sealing. Earlier I had discussed the different types of sealer available with my clients and they had chosen to have the floor sealed with Tile Doctor Seal & Go. This works really well on Sandstone, enhancing its appearance, improving colour and of course adding protection to the stone to prevent grime and dirt stuck in the pores of the stone. Several coats were applied until I could see if was fully sealed and the right level of finish had been achieved. Sealing a floor can take some time as you need to allow each coat to dry before applying the next. Once done the floor looked meticulously clean and the new sealer had added a lovely subtle sheen to the stone. My client was very please with the transformation and left the following feedback. ‘Very professional approach, friendly, and offered great advice throughout the job. Very pleased with the finish Cheers Matt we will see you again’ One of the problems we find with many homeowners is that for cleaning they use strong bleach-based cleaning product on their sealed tiles, and this actually strips off the sealer leaving the stone vulnerable to ingrained dirt. But that doesn’t always mean starting from scratch – because when something works, it works. At TKS Design Group, we believe in intentional design, not change for the sake of change. Especially when it comes to quality kitchen cabinets. Lead designer, Jennifer, was able to make the most of what worked in this space, while elevating the aesthetic to make the kitchen feel brand new. This kitchen is an example of just that. When the homeowners purchased the home in 2016, they made some initial updates. From painting to refinishing the floors, they began the process of making this house their own. When the time came to update the kitchen, they wanted to work with what they had to elevate the space, while also adding in the design details that were missing for them. Not every space or kitchen requires starting from scratch to make new. Sometimes the layout is just right, and the cabinets are in great shape. Instead, you can prioritize the aesthetic you seek within the scope of what you already have. That is exactly what this kitchen called for. The new statement island in slate was added to make space for the microwave drawer which wasn’t a part of the original layout. The bold tone of the island adds contrast against light perimeter cabinetry painted in Benjamin Moore White Dove. A custom hood accommodates a new blower for an upgraded cooking experience. Quartz countertops paired with a marble backsplash pull everything together. Elevated plumbing fixtures in a polished nickel finish add a subtle sheen and loads of elegance. This client cared a lot about the details of the design, but especially the light fixtures. When we understand what matters to our client, we can prioritize it as a part of our design and process.

Dennis and Joe have a large, light-filled house. New construction meant lofted space and open floor plans with traditional styling. Running a busy dental practice by day and engaged in a rich social life by night, this couple needed a professional to take the lead on making their house a home. That’s my cue! They wanted to take risks, and stay away from “matchy-matchy”. We gussied up a plain ol’ TV room and gave it a healthy dose of luxury. Our plan was initially inspired by an abstract painting hanging over their stone fireplace. We brought in their love of the outdoors to make things cozy and used family furniture whenever possible for nostalgia and comfort. I took their love for one-of-a-kind objects and started making a design plan, aiming to solve their biggest frustration: the family room. They had a tortured relationship with a “forgotten family room,” a great space that was spacious and bright, but not at all cozy or joyful, and certainly not “them.” I wanted to create a cozy space functional for everyday curling up with puppies and watching TV after dinner, yet chic enough for hosting the pre-dinner kitchen overflow and cocktails during parties. I went looking for contrasting textures and materials. I wanted to balance patterns and scale, and use non-traditional colors as neutrals to create an overall sense of “BAM!” Dennis and Joe loved the nod to the classics juxtaposed with new and different globally-inspired pieces. For this project our design aesthetic can be described as Middle Eastern/tribal meets mid-century modern. We played to their sensible side with proportion and balance, and stayed as far away from boring/bleh as we could. You could say this room was pretty successful...It was featured in DC Modern Luxury. (#nobigdeal, right?) From there we moved on to other spaces.. We added colorful pillows and sheer drapery to finish off their formal living room. We kept an inherited bedroom set from Dennis’ Mom and added color, draperies, and pillows to overhaul the guest bedroom. Their project was not a rip-and-replace, we weren’t starting from scratch with a blank piece of paper. Rather, our goal was to take what was already there and make it better, more like them. Using functionality first, we focused on giving the house a soothing, joyful aesthetic. We upped the chic factor by a gajillion and helped them find their ‘happy’ at home. Dennis and Joe have a large, light-filled house. New construction meant lofted space and open floor plans with traditional styling. Running a busy dental practice by day and engaged in a rich social life by night, this couple needed a professional to take the lead on making their house a home. That’s my cue! They wanted to take risks, and stay away from “matchy-matchy”. We gussied up a plain ol’ TV room and gave it a healthy dose of luxury. Our plan was initially inspired by an abstract painting hanging over their stone fireplace. We brought in their love of the outdoors to make things cozy and used family furniture whenever possible for nostalgia and comfort. I took their love for one-of-a-kind objects and started making a design plan, aiming to solve their biggest frustration: the family room. They had a tortured relationship with a “forgotten family room,” a great space that was spacious and bright, but not at all cozy or joyful, and certainly not “them.” I wanted to create a cozy space functional for everyday curling up with puppies and watching TV after dinner, yet chic enough for hosting the pre-dinner kitchen overflow and cocktails during parties. I went looking for contrasting textures and materials. I wanted to balance patterns and scale, and use non-traditional colors as neutrals to create an overall sense of “BAM!” Dennis and Joe loved the nod to the classics juxtaposed with new and different globally-inspired pieces. For this project our design aesthetic can be described as Middle Eastern/tribal meets mid-century modern. We played to their sensible side with proportion and balance, and stayed as far away from boring/bleh as we could. You could say this room was pretty successful...It was featured in DC Modern Luxury. (#nobigdeal, right?) From there we moved on to other spaces.. We added colorful pillows and sheer drapery to finish off their formal living room. We kept an inherited bedroom set from Dennis’ Mom and added color, draperies, and pillows to overhaul the guest bedroom. Their project was not a rip-and-replace, we weren’t starting from scratch with a blank piece of paper. Rather, our goal was to take what was already there and make it better, more like them. Using functionality first, we focused on giving the house a soothing, joyful aesthetic. We upped the chic factor by a gajillion and helped them find their ‘happy’ at home. The before picture below was actually taken after another cleaning company had come in to clean these Terracotta floor tiles for a client in the city of Oxford; well what can I say except they then called Tile Doctor. I started by doing a test on a small area and realised that I could strip the remaining sealer from the floor with a strong dilution of Tile Doctor Pro Clean which is also an effective cleaner and safe to use on stone and tiled floors. So I diluted Pro Clean with warm water and spread this on the floor leaving it to dwell for twenty minutes before scrubbing it in with a black pad fitted to my Rocky floor machine. This worked very well on the floor and the cleaning solution was soon dirty with the released soil which was removed using a wet vacuum and more water to rinse it away and dry the floor as much as possible. Satisfied that the floor was now as clean as it could be I left for the day and returned the next day to seal the floor, first checking that the tiles were dry and ready to be sealed. Sealing was done in two stages starting with an initial coat of Tile Doctor Colour Grow which is an impregnating sealer that adds life to the natural colours in the tiles and gives the floor a good base for the next sealer. The second stage was to apply a few coats of Tile Doctor Seal & Go which builds up a surface seal that leaves a nice sheen to the floor as requested by the customer.
