This organic modern design is built in an area known for having notable issues with ground movement. After speaking with the developer and reviewing the soil report with our Structural Engineer, we made our recommendations to the client. Since the budget for a full-blown pier and beam structure with void boxes under the pool was well beyond the comfort level of our client, they elected to have us utilize a float shell construction method. For this, we over-excavated the hole and placed a 12" layer of gravel beneath the shell of the pool. Drain lines lead from the deepest point under the pool down into a culvert, placed off to the side of the pool. A sump pump removes any excess water from the culvert as it accumulates. For the shell of the pool, we utilized a double matt of steel and increased the wall thickness to a minimum of 12". This gave added strength to withstand the volatile soil. The elements of fire, water, wood and stone were very important in creating the organic modern feel of this design. The layered effect along the back wall creates a visual stimulation across the length of the yard, without overwhelming the senses. Rather than creating walls only of hard materials, we used Ipe wood to create horizontal screen walls of a more organic nature. At either end, the raised wall and the fire feature are finished in a large-scale porcelain tile, with the look of stained concrete. Custom stainless steel scuppers, made by a local fabricator, create a soothing sound of falling water. The low wall at the center of the project is faced in natural ledgestone, and carries a color palette that set the tone for the entire project. Behind this wall and in front of one of the Ipe screens are three Desert Steel Giant Agave sculptures. The unique fire feature isn't quite a fire place, nor is it a fire pit. It is a linear fire burner, surrounded by a 4" thick cantilevered Leuder limestone hearth, with a backdrop wall of blue glazed clay tile. Although the pool was initially planned as a plaster pool, as the project began to take shape, the client elected to go all the way and finish it in a beautiful blue glass mosaic. Custom fabricated stainless steel cannon jets send a delicate arch of water over this deep blue, and draw attention to the three square wok planters on the far side of the yard. For the decking on this project, we elected to work with Mother Nature rather than against her. Two and a half inch thick concrete pavers, set on a bed of compacted, decomposed granite allow for movement around the pool that is easily fixed. If an area of deck moves around, we can simply lift the affected areas, re-level with DG bed, and re-set the pavers.

This modern pet bed was created for people with large dogs and tight spaces. This patent pending design is elegant when folded up during parties or gatherings and easily comes down for perfect pet comfort. In fact, it’s the wife’s style that initially inspired the design for the home on the 20th floor of a Brickell Key high-rise. “As soon as I saw her with a green leather jacket draped across her shoulders, I knew we would be doing something chic that was nothing like the typical all- white modern Miami aesthetic,” says designer Maite Granda of Robyn’s ensemble the first time they met. This Midcentury Modern Home was originally built in 1964. and was completely over-hauled and a seriously major renovation! We transformed 5 rooms into 1 great room and raised the ceiling by removing all the attic space. Initially, we wanted to keep the original terrazzo flooring throughout the house, but unfortunately we could not bring it back to life. This house is a 3200 sq. foot one story. We are still renovating, since this is my house...I will keep the pictures updated as we progress!

When we drove out to Mukilteo for our initial consultation, we immediately fell in love with this house. With its tall ceilings, eclectic mix of wood, glass and steel, and gorgeous view of the Puget Sound, we quickly nicknamed this project "The Mukilteo Gem". Our client, a cook and baker, did not like her existing kitchen. The main points of issue were short runs of available counter tops, lack of storage and shortage of light. So, we were called in to implement some big, bold ideas into a small footprint kitchen with big potential. We completely changed the layout of the room by creating a tall, built-in storage wall and a continuous u-shape counter top. Early in the project, we took inventory of every item our clients wanted to store in the kitchen and ensured that every spoon, gadget, or bowl would have a dedicated "home" in their new kitchen. The finishes were meticulously selected to ensure continuity throughout the house. We also played with the color scheme to achieve a bold yet natural feel.This kitchen is a prime example of how color can be used to both make a statement and project peace and balance simultaneously. While busy at work on our client's kitchen improvement, we also updated the entry and gave the homeowner a modern laundry room with triple the storage space they originally had. This beautiful North Vancouver home belongs to a nature-loving and health-conscious couple, Emma and Vince (names changed), their two young children, and their dog, Jasper. When they contacted us about renovating and furnishing their kitchen and family room, we walked in and saw a world of potential waiting to be uncovered. Before: Larkhall Crescent Home: Like many original North Vancouver homes, the interior was definitely dated. We encountered late ‘80s finishes in powder pink and teal green, old carpet, and a kitchen that wasn’t maximized to suit this family’s modern-day lifestyle. However, the size of the rooms offered us a ton of space with which to get creative. Knowing our clients’ love of cooking, need for work spaces (Emma and Vince both work remotely), and growing family, we developed a design concept that would increase usable space, optimize storage, and create intimacy in this large area. As for the style, we were inspired by their European roots, inventing a new and modern take on “Belgian Farmhouse” style. Now, the home is truly one-of-a-kind. After: Warm & Cozy Family Room: Fresh, bright, and comfortable, this living area has been transformed! We started with the fireplace as a focal point, selecting aged brick tiles for added texture and a crisp wood mantle. The taupe-coloured sectional infuses the room with visual warmth and serves the added purpose of separating the family room from the kitchen. Emma and Vince were also keen on using non-toxic materials in their home, and we were happy to oblige. To meet their needs, we sourced natural wood elements and sought out Canadian-made products - that adhere to high health standards - whenever possible. Look closer at the elements of this space, and you will find this stunning, honeycomb-patterned rug in earthy gold, beige, and charcoal tones. It’s plush to the touch and full of visual texture that brings this room’s colour palette together. We sourced these two-tone chairs with caning, petrified wood side table, black sconces, and botanical prints in greyscale from local artist, Heather Johnston. We topped off the space with this dark wood and rattan console that offers storage facing the kitchen and presents an opportunity to display cherished items. The result is a cozy lounging space brimming with comfort and functionality. It’s perfect for enjoying quality family time, or Emma can simply slide the coffee table away to make room for her morning yoga practice. Now, let’s turn around and give some attention to the kitchen. Do you remember what the original kitchen looked like? If not, scroll back up, because the transformation is shocking… Moody & Welcoming Kitchen for Healthy Living: This kitchen looks very different from how it started, right? Though we didn’t touch any walls, the kitchen has almost doubled in usable space! We created a long, extended island with storage, an outlet for small appliances, and seating for comfortable prep, after-school snacking, or mingling among friends. On the other side of the island, the family has even more storage and an integrated dishwasher within easy reach of the sink, perfect for quick clean-up. From this angle, you can also see the expansive custom Shaker cabinetry in white and the integrated double ovens. These facilitate their cooking experience and gave us the opportunity to add an additional surprise… A coffee garage station and more hidden storage! Keeping these items located along the perimeter allows them to be accessed by the family or their guests without someone getting under the cook’s feet. These are the little details that make everyday life easier and more enjoyable. Moving deeper into the kitchen, the seamless induction cooktop topped with a freestanding concealed hood fan commands attention in a soft yet prominent way. The natural wood accent mirrors the fireplace mantle, and the choice of off-black wood-grain cabinets not only continues our black-and-white colour palette but adds a sense of depth and contrast. The corner sink is located to the right and perfectly positioned with a view of their thriving backyard. To invite more of this family’s character into the space, we mixed metals for interest — matte black, dark pewter, and warm brass — and created open shelves in white oak for their plants and decor. You can also glimpse the tumbled edge of the backsplash tile, which echoes the rustic brick of the fireplace. It adds that farmhouse charm while still feeling timeless and sophisticated. Last but not least, we designed this dining banquette in the bay window (with integrated bench storage, of course), where the family can share a meal together, the kids can do homework, or Emma and Vince can work and enjoy a change of scenery from their offices. Like the other spaces in the home, it was designed to be beautiful, multi-functional, and long-lasting. This Brookfield Kitchen Remodel was initiated by the Owners desire to update her dated 1990's oak kitchen with a fresh new look. The once, u-shaped kitchen, was redesigned with a large island with granite countertop. A mix of white and dark stained custom cabinets brightened the space and gave personality to chef space. Quartz countertops on the perimeter coordinates with the grey glass subway backsplash. Glass Uppers finish the cabinetry off, providing a space for the Owner to display fun dish-ware. Additional customization is found in the message center with mail slots, charging station, cork board and dry erase boards.

After years of enjoying their backyard, the clients of this property enlisted our firm to improve the original landscape we had completed over ten years ago. Our goal was to update the patio and further develop their backyard by creating a garden with a variety of color and texture. Over time the existing patio had settled, plantings grew, and an existing Oak thrived. During the initial home and landscape construction our clients were particularly concerned about the health of the mature Oak located just off the home. Special care was given when the patio was first built. Precautions were again taken in working around the Oak as the existing patio was removed and replaced. Surrounding trees and shrubs had grown and enclosed the backyard limiting access. This required almost all work and transport of material to be done by hand. The old concrete paver patio was replaced with bluestone. Existing mortared limestone around the edges of the patio levels were cleaned and tuck-pointed. A new stoop was constructed with mortared limestone risers and bluestone treads. A built-in grill and fireplace further updated the backyard space. The fireplace was designed to follow the organic curve of the patio. Mortared limestone and bluestone material were repeated on all elements, tying them together. Along with the updated patio, many additions were made in transforming the modest backyard into a lush garden. Masses of annuals, ornamental grasses, and perennials along with mixed shrubs created sweeps of color and texture in front of a new arborvitae hedge and other existing trees and shrubs. After careful planning and execution the completed landscape gave our clients the updated landscape they desired. The completion of the project was a rewarding and fulfilling experience as we transformed a good past project into a fantastic new project.
