Featuring a sizeable seating and sleeping surface, Grand provides a design that is comfortable and impressive. It is fused with contemporary functionality as legs used to convert from sofa to bed have an ingenious lock mechanism and are neatly hidden under the seat when in sofa position. Reflecting the compact living trend, Grand’s multifunctional design easily accommodates three persons to sit, or two-person to rest. Its excess pocket spring comfort provides a pleasant comfort for sitting, resting and socializing. Fulfill the sofa arrangement with the D.E.L ottoman for a movable chaise lounge and temporary seat. The exquisite details of the stitched textile surfaces combined with the large padded armrests provide a design that combine modern elegance with contemporary functionality and longevity.

Our clients had significant damage to their finished basement from a city sewer line break at the street. Once mitigation and sanitation were complete, we worked with our clients to maximized the space by relocating the powder room and wet bar cabinetry and opening up the main living area. The basement now functions as a much wished for exercise area and hang out lounge. The wood shelves, concrete floors and barn door give the basement a modern feel. When the Gimbels department store chain closed in 1986, many of its selling floors were converted into luxury apartments, including those of this branch at 86th Street and Lexington Avenue. The retailer’s soaring ceilings allowed Axis Mundi to create bedroom mezzanine spaces overlooking the living and dining rooms. Defining them with translucent glass welcomed natural light while retaining privacy. Downstairs, spaces bleed one into another, their basic monochromatic black-and-white palette acting as a unifying leitmotif. Yet each space feels distinct, with its own programmatic purpose, a feat largely achieved by varying floor and wall treatments—a graphic tile pattern in the entry, a red wall in the hall leading to the master suite, a colorful area rug in the living room. In the retailer’s heyday, the then-common saying, “Would Macy’s tell Gimbels?” implied the strategies the competitors kept from each other to gain the upper hand. Here, a structure iconic in its day also conceals something: a handsome, wholly contemporary repurposing that represents just the sort of innovation that made Gimbels the celebrated name that it was.

Photography by Caryn B. Davis Located in the Cornfield Point area of Old Saybrook along Long Island Sound, this project brought a classic, yet forgotten beach house back to life. Through a little detective work and some creative ingenuity, we restored and enhanced the exterior to it’s former glory and transformed the interior to a highly efficient and functional home all the while uplifting its quaint cottage charm. On the exterior, we recreated a wonderful, airy front porch with cozy bench seats that look out to the water. The white cedar shingle siding is pre-bleached with a subtle flair at the bottom and a delicate break at mid-elevation. The asphalt shingles are not only beautifully matched with the siding, but offer superior reflective qualities to dissipate the heat of the summer sun. On the interior, we joined the front seasonal porch with the family room to form a larger, open living and dining space with paneled walls and ceilings anchored by the original round stone fireplace. In the rear, we carefully crafted a galley kitchen and laundry space with an adjacent first floor master suite. The diminutive house and property posed multiple practical and regulatory challenges which were overcome by a strong team effort, due diligence, and a commitment to the process. John R.
