The rear of the existing home faces west and the sun was too intense inside the back rooms of the house. The client needed to create a buffer for the sun and mosquitos, enlarge the study to accommodate two desks, and expand outdoor seating for dining and entertaining. We added an addition and an outdoor living area. The grade of the sloping ground caused the addition to appear extra-tall and the patio to feel quite elevated. This posed significant challenges. To instill a sense of security while perched high in the screened-in porch, the stone wall was constructed slightly higher along the base of the northern end. This wall had to be high enough to invoke security in the space, yet low enough to maintain a view of the pond while seated.

With the pergola frame mounted directly to the roof line, the outdoor space would have felt too confined. So, risers were added to elevate the pergola frame above the low roof line. With these risers installed, the pergola roof now soars to 10′-6″, which instills a spacious loft-like feeling to the patio. A customized super gutter that intuitively collected all the rain water running off the flat roof of the home and channeled it into the R-Blade’s hidden gutter system, was created to discharge excess water into a garden space outside the stem wall.

This colonial revival was constructed by a young developer in the 1990s – and it showed. The owners, for whom it was built, had included some lovely ornamental details, and the basic façade organization was pleasing, but it needed work to instill the charm that we love of the early 20th century original colonial revival style. We decided to overhaul the exterior. High-quality materials were used to last a lifetime, and fine detailing was added where it was missing. Hard-working efficient windows and doors were installed, and the desirable existing elements were salvaged, repaired as required, and replaced where better versions were available. Custom detailing was added to highlight special features, and to keep within budget, some elements were reworked rather than replaced. With fresh life breathed into it and a brilliant new hue, this colonial revival shines as brightly as any of its forebears.

This well used but dreary bathroom was ready for an update but this time, materials were selected that not only looked great but would stand the test of time. The large steam shower (6x6') was like a dark cave with one glass door allowing light. To create a brighter shower space and the feel of an even larger shower, the wall was removed and full glass panels now allowed full sunlight streaming into the shower which avoids the growth of mold and mildew in this newly brighter space which also expands the bathroom by showing all the spaces. Originally the dark shower was permeated with cracks in the marble marble material and bench seat so mold and mildew had a home. The designer specified Porcelain slabs for a carefree un-penetrable material that had fewer grouted seams and added luxury to the new bath. Although Quartz is a hard material and fine to use in a shower, it is not suggested for steam showers because there is some porosity. A free standing bench was fabricated from quartz which works well. A new free standing, hydrotherapy tub was installed allowing more free space around the tub area and instilling luxury with the use of beautiful marble for the walls and flooring. A lovely crystal chandelier emphasizes the height of the room and the lovely tall window.. Two smaller vanities were replaced by a larger U shaped vanity allotting two corner lazy susan cabinets for storing larger items. The center cabinet was used to store 3 laundry bins that roll out, one for towels and one for his and one for her delicates. Normally this space would be a makeup dressing table but since we were able to design a large one in her closet, she felt laundry bins were more needed in this bathroom. Instead of constructing a closet in the bathroom, the designer suggested an elegant glass front French Armoire to not encumber the space with a wall for the closet.The new bathroom is stunning and stops the heart on entering with all the luxurious amenities.

This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

Among the art-deco modernist architecture of the relaxed Penha de França neighborhood, just beyond the tourist path, an actor has acquired a home for peaceful retreat with family and friends. Extensive collaboration with the client rendered a space instilled with wrought-metal accents, vintage woods, and tropical plants, recalling the instruments of cinema’s southern California golden age and the natural landscape of southern Portugal. A modest hand-crafted bed is the backdrop of the master bedroom, flanked by modern Portugese wall lamps and nightstands with vintage flair. Generous apertures show changing seasonal foliage, while an adjacent contemporary reading chair relishes rays of afternoon sunlight throughout the year. In the guest room, extant closets were modified into a nook, accommodating a larger bed and slender nightstands. The majority of the wall between the hallway and living room was removed to establish a viewing axis through the apartment, accentuating and linking the cooking and dining spaces. Convivial meals are set on a custom-cut Estremoz marble slab atop a fabricated metal structure, supported by mid-century dining chairs, and illuminated by an enamel factory lamp. The living room doubles as a projection room; a floating bench topped with terracotta tiles conceals home electronics. A raw steel center table is surrounded by an inviting couch, a reupholstered armchair, and a classic Portuguese shelving system. The pantry was merged into a spacious galley kitchen with integrated appliances, allowing ample space for social cooking. Upper cabinets are eschewed in favor of floating shelves for openness, including dish drying and cookware hanging. “We could never have envisioned what could be” – Steiner Ranch Homeowner and Client It is an especially fulfilling Project for an Interior Designer when the outcome exceeds Client expectations, and imagination. This remodeling project required instilling modern sensibilities, openness, styles and textures into a dated house that was past its prime. Strategically, the goal was to tear down where it made sense without doing a complete teardown. Starting with the soul of the home, the kitchen, we expanded out room by room to create a cohesiveness and flow that invites, supports and provides the warmth and relaxation that only a home can. In the Kitchen, we started by removing the wooden beams and adding bright recessed lighting. We removed the old limestone accent wall and moved the sink and cooktop from the island on to the countertop – the key goal was to create room for the family to gather around the kitchen. We replaced all appliances with modern Energy Star ones, along with adding a wine rack. The first order of business for the Living Room was to brighten it up by adding more lighting and replacing an unused section with a glass door to the backyard. Multi-section windows were replaced with large no-split glass overlooking the backyard. Once more, the limestone accent was removed to create a clean, modern look. Replacing the dated wooden staircase with the clean lines of a metal, wire and wooded staircase added interest and freshness. An odd bend in the staircase was removed to clean things up. The Master Bedroom went from what looked like a motel room with green carpet and cheap blinds to an oasis of luxury and charm. A section of the wraparound doors were closed off to increase privacy, accentuate the best view from the bedroom and to add usable space. Artwork, rug, contemporary bed and other accent pieces brought together the seamless look across the home. The Master Bathroom remodel started by replacing the standard windows with a single glass pane that enhanced the view of the outdoors. The dated shower was replaced by a walk-in shower and soaking tub to create the ultimate at-home spa experience. Lighted LED mirrors frame His & Hers sinks and bathe them in a soft light. The flooring was upgraded throughout the house to reflect the contemporary color scheme. Each of the smaller bedrooms were similarly upgraded to match the clean and modern décor of the rest of the house. After such a transformation inside, it was only appropriate that the exterior needed an upgrade as well. All of the legacy limestone accents were replaced by stucco and the color scheme extended from the interior of the house to the gorgeous wrap around balconies, trim, garage doors etc. to complete the inside outside transformation.
