What is an ADU: Accessory Dwelling Units: An accessory dwelling unit, usually just called an ADU, is a secondary housing unit on a single-family residential lot. The term “accessory dwelling unit” is a institutional-sounding name, but it’s the most commonly-used term across the country to describe this type of housing. While the full name is a mouthful, the shorthand “ADU” is better. ADUs vary in their physical form quite a bit, as there are detached ADU, attached ADU, second story ADU (above garage or work shop), addition ADU, internal ADU. IMPORTANT: There’s simply too few permitted ADUs to make a real difference in the housing stock. But, even if they aren’t going to solve all a city’s problems, they may help homeowners solve some of their problems. The whole home is not based on a design aesthetic, but rather how someone wants to feel in a space, specifically the feeling of being cozy, calm, and clean. This home is an interpretation of modern design without focusing on one specific genre; it boasts a midcentury master bedroom, stark and minimal bathrooms, an office that doubles as a music den, and modern open concept on the first floor. It’s the winner of the 2017 design award from the Austin Chapter of the American Institute of Architects and has been on the Tribeza Home Tour; in addition to being published in numerous magazines such as on the cover of Austin Home as well as Dwell Magazine, the cover of Seasonal Living Magazine, Tribeza, Rue Daily, HGTV, Hunker Home, and other international publications. Awarded by the Classical institute of art and architecture , the linnean house has a restrained and simple elevation of doors and windows. Nestled in the Forest Hills neighborhood of Washington, D.C., the Linnean House is classical in both plan and elevation throughout its award-winning house plans. The main mass, comprising of the most formal and public spaces, is a spatial triptych along a symmetrical main axis. Inside the luxury home, the limestone façade, simple but well-proportioned with classical elements, extends itself into both the entry portico and main foyer with consistent proportions and materiality. This introduction allows the flanking living and dining rooms to be perceived as separate pavilions, each equipped with eight equal-proportioned French doors symmetrical of the main axis. Beyond the classical spaces are two wings which lead to the master suite and a kitchen/family space, respectively. Both of which are situated to queue from the French door axis, a focal feature in the repeatedly published home design. At the entry foyer, the stark stone luxury architecture is warmed by two symmetrical wood armoire-like freestanding sculptural objects, a persistent theme throughout the luxury house. In the kitchen, for instance, stand four similar wood armoire objects at opposite corners that act as columns and help give this space a sense of boundary and enclosure. The master bath vanity, in similar fashion, is introduced as a central free-standing form anchoring itself as a notable presence in the space. Lastly, the wine room is designed as a series of free-standing heavy wood cavity walls spanned only by a hint of glass.

Located above the coast of Malibu, this two-story concrete and glass home is organized into a series of bands that hug the hillside and a central circulation spine. Living spaces are compressed between the retaining walls that hold back the earth and a series of glass facades facing the ocean and Santa Monica Bay. The name of the project stems from the physical and psychological protection provided by wearing reflective sunglasses. On the house the “glasses” allow for panoramic views of the ocean while also reflecting the landscape back onto the exterior face of the building. If you’ve decided that you want a natural looking wooden floor that is lacquer-free, then the likelihood is that you’ve chosen oil as your way of protecting your wood and making your floor look great at the same time. WOCA for wood flooring comes in various forms and is a great way of making sure that your wood is protected, but at the same time looks natural. A highly popular as well as effective way of treating wood floors, oils effectively penetrate into the wood and in some cases harden into the surface of the floor to stop damage and to maintain the wood in its optimum condition. WOCA Oil finish hardwood flooring has taken the United States market by in 2014 and shows no signs of slowing down in 2016 and now. Here are some of the most common questions we have regarding this type of finish which we will I’m to answer in today’s my blog: Is oil finish as durable as traditional factory urethane finishes with aluminum oxide? When it comes to durability, oil finish flooring tackles the issue with a completely different method. The penetrating oil serves as protection from moisture and wear while allowing the user to feel the wood grains in their bare feet. If compared directly to factory finished aluminum oxide finish, the oil finish flooring will not perform as well to abrasion and impact. However, the beauty of this finish is the fact that it will camouflage any scratches which will inevitably accumulate over time. Will this finish evaporate over time and will this be harmful for indoor air quality? Another concern for oil finished floors its effect on indoor air quality. For on-site applications, some varieties suggest several coats which typically require the residents to be out of the home due to mild odors. However, there are factory finished UV-cured or single coat applications which lessen the downtime. Despite the odors produced during the drying process, oil finish floors rank amongst the lowest for VOC (volatile organic compound) emissions. Certain brands even boast true zero VOC. This fact alone makes oil finished floors one of the best options for green building solutions. “WOCA products are certified by independent laboratories, the German Institute for Biological Building Materials, and are in accordance with DIN–Norm 53–160. For weekly cleaning, oiled floors use a special cleaner which contains an oil and soap mixture. After a period of 12-18 months some oil may evaporate causing the wood grains to appear dry. An additional layer of oil can be reapplied to keep the floor looking fresh. Although oil finished floors require more involvement in periodic maintenance in high traffic areas, this maintenance can be done much easier than the equivalent of an onsite sand and refinish. For this Wychwood Park complete bathroom rebuild, Carter Fox was hired to create a functional, accessible bathroom that did not look institutional or boring. We opened up the original powder room/tub room layout, removing the interior doors to allow adequate space to maneuver, and created a wheelchair-accessible curbless shower room with a second sink (re-purposing the original) at bench height.
