This design blends the recent revival of mid-century aesthetics with the timelessness of a country farmhouse. Each façade features playfully arranged windows tucked under steeply pitched gables. Natural wood lapped siding emphasizes this home's more modern elements, while classic white board & batten covers the core of this house. A rustic stone water table wraps around the base and contours down into the rear view-out terrace.

Great room - large modern white floor great room idea with white walls and a two-sided fireplace

The client wanted a dramatic entryway that would not overpower this single-story design, and the designer complied with this unique portico. On this beautiful wooded site, the organic nature of Arts and Crafts style influences the design, taking it to the next level with an eyebrow-shaped pediment that resembles an upscale earthen dwelling. The shallower curve of the transom echoes the roofline. Paired columns on stone piers, brick accents, and a wood ceiling complete the picture.

The extensive renovation of this Colonial Revival influenced residence aimed to blend historic period details with modern amenities. Challenges for this project were that the existing front entry porch and side sunroom were structurally unsound with considerable settling, water damage and damage to the shingle roof structure. This necessitated the total demolition and rebuilding of these spaces, but with modern materials that resemble the existing characteristics of this residence. A new flat roof structure with ornamental railing systems were utilized in place of the original roof design.

HNA Hardscape Project Award Winner
Mahaz Project
Sand Point, Michigan
Esch Landscaping LLC
This 3,300 square feet project was constructed on the beach of Lake Huron in Michigan. The house and landscape began on an empty lot between two homes using interlocking concrete pavers.
The designer addressed elevations, proximity regulations with neighboring homes, and construction deadlines while working with clients living in another state. The owners required an outdoor kitchen, firepit, shower and sun bathing area, shade for comfort when entertaining guests and easy access to the beach.
The hardscape team met challenges by coordinating and sharing space with the home construction crews. This project began in March so the wind and weather caused difficult working conditions with site facing the open water.

Despite the billion-dollar views, premium homes are scant atop the Palisades. When the designer set out to create the perfect Palisades aerie, complete with a private pool, it proved to be quiet the undertaking. This property is situated just behind the cliff's edge with fantastic views, but equally as many challenges. After nearly three years of arduous renovations and improvements, it's now a sophisticated retreat with modern, industrial finishes throughout. Without a doubt, the crowning achievement of this spectacular renovation is the 10 foot by 12 foot stainless steel pool and hot tub situated on the roof.

This plan was designed for the move-up buyer, a family of stable size that wants a higher level of luxury without unnecessary space. A straightforward footprint saves construction dollars that can be allocated instead to the architectural details associated with upscale homes, while a perfectly executed layout provides elegant efficiency. The stone-and-shake façade features an appealing entry portico and unique shutter detailing that builds on the barn door trend.

When this former butcher shop became available for sale in 2012, the new owner saw an opportunity to restore the property, aiming to convert it into a beautiful townhome incorporating modern amenities and industrial finishes with an eye toward historic preservation. A key factor in that preservation was not only retaining the home's architectural storefront windows, a requirement due to the location within a Historic District, but also their careful repair and restoration.

This Brooklyn street-corner property had a storied past as a butcher’s shop and antiques store before being purchased by the designer's client. The client’s vision was to convert the property into a unique, modern industrial townhome. The first step in maximizing the building's interior livable space was the arduous task of excavating the basement. This resulted in a large recreation room area with a truly one-of-a-kind, oversized wine room accessible via a blackened steel sculptured doorway — a modern take on the traditional wine cave holding 688 bottles.

The unique feature of this contemporary space is that the first floor area is designed to be a working office and the second floor is a balcony library. The second floor space contains large walls of books stored on milled book shelves and cabinetry matching that of the first floor. Upon entering the front door, instead of walking into the home’s interior, you enter the lanai and view the home’s “Palm Court”. The palm court doubles as a putting green and opens to the home’s interiors on three sides. The home’s extensive indoor/outdoor floor plan, pool, lanais, rooftop terrace and outdoor amenities make this home the ultimate experience in luxury outdoor living. To facilitate the builder's desire to create a successful model home in this large site development with expansive natural preserves, this design creates a sense of presence far greater than its actual size. This was accomplished by a wide yet shallow layout that allows most rooms to look out to rear of home and preserve views beyond. Designed with a West Indies flavor, this thoroughly modern home's layout flows seamlessly from space to space. Each room is bright with lots of natural light, creating a home that takes fullest potential of this unique site.

2018 HNA Awards Honorable Mention - Combination of Hardscape Products - Commercial
Contractor: Monello Landscape Industries, LLC
Producer: Techo-Bloc
Designer: Joe Monello
The design featured ADA compliant sensory gardens and bistro tables for the residents. Additionally, an outdoor kitchen with a television and audio and lighting system was installed. Monello also incorporated two water features and different textured pavers along with pergolas, seat walls and a custom company logo.
The entire courtyard was installed to ICPI and NCMA guidelines. Monello also coordinated with multiple trades and specialists for their insight and knowledge of specific installation practices.
Monello decided to incorporate two different pavers, smooth pavers for wheelchairs and textures pavers for designated areas (kitchens, seating areas, sensory gardens). Raised planters at ADA height, featuring a centered three core-drilled basalt stones. Includes inlay and a color-complimented border.
The outdoor kitchen has a lowered granite section specifically for residents in wheelchairs. This section of the kitchen is also mirrored by the Techo Bloc Villagio paver border around this inlay. Additionally, the company extended the pergola runners to create more shade for the people sitting at the kitchen.
This featured area of the courtyard is located under a massive pergola. The central water feature creates a serene sitting environment and serves as an oasis in the center of this enclosed courtyard complete with the sounds of running water, beautiful plantings, and complementing lights.
