The Lincoln House is a residence in Rye Brook, NY. The project consisted of a complete gut renovation to a landmark home designed and built by architect Wilson Garces, a student of Mies van der Rohe, in 1961. The post and beam, mid-century modern house, had great bones and a super solid foundation integrated into the existing bedrock, but needed many updates in order to make it 21st-century modern and sustainable. All single pane glass panels were replaced with insulated units that consisted of two layers of tempered glass with low-e coating. New Runtal baseboard radiators were installed throughout the house along with ductless Mitsubishi City-Multi units, concealed in cabinetry, for air-conditioning and supplemental heat. All electrical systems were updated and LED recessed lighting was used to lower utility costs and create an overall general lighting, which was accented by warmer-toned sconces and pendants throughout. The roof was replaced and pitched to new interior roof drains, re-routed to irrigate newly planted ground cover. All insulation was replaced with spray-in foam to seal the house from air infiltration and to create a boundary to deter insects. Aside from making the house more sustainable, it was also made more modern by reconfiguring and updating all bathroom fixtures and finishes. The kitchen was expanded into the previous dining area to take advantage of the continuous views along the back of the house. All appliances were updated and a double chef sink was created to make cooking and cleaning more enjoyable. Wandering through the organic curves of this home eventually leads you to another gentle ramp leading to the very private and secluded Meditation Room, entered through a double shoji door and sporting a supple leather floor radiating around a large circular glass Floor Window. Here is the ideal place to sit and meditate while seeming to hover over the colorful reflecting koi pool just below. The glass meditation room walls slide open, revealing a special desert garden, while at night the gurgling water reflects dancing lights up through the glass floor into this lovely Zen Zone. "Blocking the intense summer sun was a prime objective here and was accomplished by clever site orientation, massive roof overhangs, super insulated exterior walls and roof, ultra high-efficiency water cooled A/C system and ample earth contact and below grade areas." There is a shady garden path with foot bridge crossing over a natural desert wash, leading to the detached Desert Office, actually set below the xeriscape desert garden by 30" while hidden below, completely underground and naturally cooled sits another six car garage. Gut remodel of old farmhouse kitchen (last updated in the 60's). We even had to level out floor joists, which in doing so came across a layer of plaster between two layers of subfloor. This recently purchased home in Baltimore near Morgan State University had original wood siding, which was rotting in some places, and had single pane wood windows that were leaking air and provided no insulation value. The project involved opening the ceiling on the ground floor of a 1930s duplex and replacing the plaster finish with a gypsum ceiling system. Aluminum electrical wiring was also replaced to conform to current standards, and the existing lighting was exchanged for new pot lights in all rooms. Once the ceilings were opened, an acoustic, soundproofing insulation system was installed to absorb interior noise from the second floor of the duplex. The soundproofing system consists of blown wool insulation, padded with a thin layer of air between it and the gypsum ceiling finish, along with the installation of resilient bars.

The homeowners knew it was time to update their siding and windows. With water damage setting in, and the wood trim splintering around the windows, a more energy efficient option would make a huge difference in the appearance and comfort level of the home. The existing siding was fading and also showing water damage with slight warping and very noticeable seams and nails. This Boulder, Colorado remodel by fuentesdesign demonstrates the possibility of renewal in American suburbs, and Passive House design principles. Once an inefficient single story 1,000 square-foot ranch house with a forced air furnace, has been transformed into a two-story, solar powered 2500 square-foot three bedroom home ready for the next generation. The new design for the home is modern with a sustainable theme, incorporating a palette of natural materials including; reclaimed wood finishes, FSC-certified pine Zola windows and doors, and natural earth and lime plasters that soften the interior and crisp contemporary exterior with a flavor of the west. A Ninety-percent efficient energy recovery fresh air ventilation system provides constant filtered fresh air to every room. The existing interior brick was removed and replaced with insulation. An unused small home office was transformed into haven in a suburban Texas home. For this space, function came first and the aesthetics were layered in. If a project does not meet its intended purpose, it is not successful. Incorporating the couples love of Argentina, bottle count, display appeal, case storage, and the ability to maintain a 55-degree environment were all design considerations. Specialized craftsman were hired to help with cooling, insulation, placement of the condenser, etc. An expert carpenter contributed his expert skills and knack for creating storage solutions. Strong beams were used to highlight the tiled ceiling and create an authentic grotto look. Pebble flooring adds to the Old World feel. Stone walls and herringbone ceiling lend an aged element. A medallion carefully selected from a little known source in Argentina is the centerpiece of the room; its pattern and color blends with the rest of the home’s decor and the inlaid glass tile adds shimmer. Double-paned iron and glass doors seal the room and create an entry of interest.

A run down traditional 1960's home in the heart of the san Fernando valley area is a common site for home buyers in the area. so, what can you do with it you ask? A LOT! is our answer. Most first-time home buyers are on a budget when they need to remodel and we know how to maximize it. The entire exterior of the house was redone with #stucco over layer, some nice bright color for the front door to pop out and a modern garage door is a good add. the back yard gained a huge 400sq. outdoor living space with Composite Decking from Cali Bamboo and a fantastic insulated patio made from aluminum. The pool was redone with dark color pebble-tech for better temperature capture and the 0 maintenance of the material. Inside we used water resistance wide planks European oak look-a-like laminated flooring. the floor is continues throughout the entire home (except the bathrooms of course ? ). A gray/white and a touch of earth tones for the wall colors to bring some brightness to the house. The center focal point of the house is the transitional farmhouse kitchen with real reclaimed wood floating shelves and custom-made island vegetables/fruits baskets on a full extension hardware. take a look at the clean and unique countertop cloudburst-concrete by caesarstone it has a "raw" finish texture. The master bathroom is made entirely from natural slate stone in different sizes, wall mounted modern vanity and a fantastic shower system by Signature Hardware. Guest bathroom was lightly remodeled as well with a new 66"x36" Mariposa tub by Kohler with a single piece quartz slab installed above it.
