After the designer and client walked through ideas to improve flow of space, we decided to eliminate the existing 1/2 bath in the family room, and move the new bathroom into the existing laundry room. The full laundry room was finished to include new walls, ceilings, new plumbing, new Adura luxury vinyl tile flooring, beautiful shaker style cabinetry with beadboard panel, Glossy white Cultured marble countertops, a new Blanco composite sink, and Kohler Bellera faucet. In the new bathroom space, we continued the Adura luxury vinyl flooring. Finishes in the bathroom include Kohler Memoirs pedestal sink, Kohler Archer faucet, custom hex tile shower floor, subway tile walls, and custom frameless glass shower enclosure. Additional improvements were made to improve the health of the home including asbestos tile abatement, new drain tile and sump pump, new spray foam insulation, new glass block window, and a new Panasonic bathroom fan. We also decided to save and restore some original pieces in the home like their existing 5-panel doors and repurposing one salvaged door into a pocket door for the new bathroom. The homeowner completed the basement finish with new carpeting in the family room. The whole basement feels fresh, new, and has a great flow. They will enjoy their happy and healthy home for years to come.

This project’s owner originally contacted Sunspace because they needed to replace an outdated, leaking sunroom on their North Hampton, New Hampshire property. The aging sunroom was set on a fieldstone foundation that was beginning to show signs of wear in the uppermost layer. The client’s vision involved repurposing the ten foot by ten foot area taken up by the original sunroom structure in order to create the perfect space for a new home office. Sunspace Design stepped in to help make that vision a reality. We began the design process by carefully assessing what the client hoped to achieve. Working together, we soon realized that a glass conservatory would be the perfect replacement. Our custom conservatory design would allow great natural light into the home while providing structure for the desired office space. Because the client’s beautiful home featured a truly unique style, the principal challenge we faced was ensuring that the new conservatory would seamlessly blend with the surrounding architectural elements on the interior and exterior. We utilized large, Marvin casement windows and a hip design for the glass roof. The interior of the home featured an abundance of wood, so the conservatory design featured a wood interior stained to match. The end result of this collaborative process was a beautiful conservatory featured at the front of the client’s home. The new space authentically matches the original construction, the leaky sunroom is no longer a problem, and our client was left with a home office space that’s bright and airy. The large casements provide a great view of the exterior landscape and let in incredible levels of natural light. And because the space was outfitted with energy efficient glass, spray foam insulation, and radiant heating, this conservatory is a true four season glass space that our client will be able to enjoy throughout the year.

DOWNLOAD NOW   The Klimala’s and their three kids are no strangers to moving, this being their fifth house in the same town over the 20-year period they have lived there. “It must be the 7-year itch, because every seven years, we seem to find ourselves antsy for a new project or a new environment. I think part of it is being a designer, I see my own taste evolve and I want my environment to reflect that. Having easy access to wonderful tradesmen and a knowledge of the process makes it that much easier”. This time, Klimala’s fell in love with a somewhat unlikely candidate. The 1950’s ranch turned cape cod was a bit of a mutt, but it’s location 5 minutes from their design studio and backing up to the high school where their kids can roll out of bed and walk to school, coupled with the charm of its location on a private road and lush landscaping made it an appealing choice for them. “The bones of the house were really charming. It was typical 1,500 square foot ranch that at some point someone added a second floor to. Its sloped roofline and dormered bedrooms gave it some charm.” With the help of architect Maureen McHugh, Klimala’s gutted and reworked the layout to make the house work for them. An open concept kitchen and dining room allows for more frequent casual family dinners and dinner parties that linger. A dingy 3-season room off the back of the original house was insulated, given a vaulted ceiling with skylights and now opens up to the kitchen. This room now houses an 8’ raw edge white oak dining table and functions as an informal dining room. “One of the challenges with these mid-century homes is the 8’ ceilings. I had to have at least one room that had a higher ceiling so that’s how we did it” states Klimala. The kitchen features a 10’ island which houses a 5’0” Galley Sink. The Galley features two faucets, and double tiered rail system to which accessories such as cutting boards and stainless steel bowls can be added for ease of cooking. Across from the large sink is an induction cooktop. “My two teen daughters and I enjoy cooking, and the Galley and induction cooktop make it so easy.” A wall of tall cabinets features a full size refrigerator, freezer, double oven and built in coffeemaker. The area on the opposite end of the kitchen features a pantry with mirrored glass doors and a beverage center below. The rest of the first floor features an entry way, a living room with views to the front yard’s lush landscaping, a family room where the family hangs out to watch TV, a back entry from the garage with a laundry room and mudroom area, one of the home’s four bedrooms and a full bath. There is a double sided fireplace between the family room and living room. The home features pops of color from the living room’s peach grass cloth to purple painted wall in the family room. “I’m definitely a traditionalist at heart but because of the home’s Midcentury roots, I wanted to incorporate some of those elements into the furniture, lighting and accessories which also ended up being really fun. We are not formal people so I wanted a house that my kids would enjoy, have their friends over and feel comfortable.” The second floor houses the master bedroom suite, two of the kids’ bedrooms and a back room nicknamed “the library” because it has turned into a quiet get away area where the girls can study or take a break from the rest of the family. The area was originally unfinished attic, and because the home was short on closet space, this Jack and Jill area off the girls’ bedrooms houses two large walk-in closets and a small sitting area with a makeup vanity. “The girls really wanted to keep the exposed brick of the fireplace that runs up the through the space, so that’s what we did, and I think they feel like they are in their own little loft space in the city when they are up there” says Klimala. WINE CELLAR, 2010 NARI CAPITAL COTY FINALIST AWARD WINNER The homeowners wanted to include a wine cellar in their basement remodel, which also involved converting their basement into an adult game room and socializing space. Because they enjoyed visiting wineries and tasting wines, and were well on their way to having their own collection of fine wines, they decided to convert their old storage area into a wine cellar. The project includes several nice touches including the faux wine barrel painting on the overhead ceiling bulkhead. Wine racks are custom designed to fit the ceiling, offer different types of storage and a pleasing pattern. The wine tasting bar is decorated with the mural, and has a curved granite top and carved wooden arch that make it unique. The tile floor is bright and easy to clean, and resembles limestone. The wine cellar also touts a custom glass door motif and curved end storage shelving. The cellar has its own climate control, and the door has double paned glass with extra insulating strips around the edges to help keep the temperature constant between the cellar and the adjoining basement room.

This sun-lit breakfast area is made more dramatic with the custom marble and wood floor. The antique table and traditional chairs balance the modern light fixture. This 4-person hot tub is handcrafted from thick, solid Western Red Cedar, creating a strong and durable structure designed for long-term outdoor use in all climates. The solid cedar walls provide excellent structural strength and natural insulation, helping the tub perform reliably in both hot summer conditions and freezing winter temperatures. Western Red Cedar handles temperature changes and moisture exceptionally well, remaining stable where many common wood species would warp or deteriorate over time. The design of this home was driven by the owners’ desire for a three-bedroom waterfront home that showcased the spectacular views and park-like setting. As nature lovers, they wanted their home to be organic, minimize any environmental impact on the sensitive site and embrace nature. This unique home is sited on a high ridge with a 45° slope to the water on the right and a deep ravine on the left. The five-acre site is completely wooded and tree preservation was a major emphasis. Very few trees were removed and special care was taken to protect the trees and environment throughout the project. To further minimize disturbance, grades were not changed and the home was designed to take full advantage of the site’s natural topography. Oak from the home site was re-purposed for the mantle, powder room counter and select furniture. The visually powerful twin pavilions were born from the need for level ground and parking on an otherwise challenging site. Fill dirt excavated from the main home provided the foundation. All structures are anchored with a natural stone base and exterior materials include timber framing, fir ceilings, shingle siding, a partial metal roof and corten steel walls. Stone, wood, metal and glass transition the exterior to the interior and large wood windows flood the home with light and showcase the setting. Interior finishes include reclaimed heart pine floors, Douglas fir trim, dry-stacked stone, rustic cherry cabinets and soapstone counters. Exterior spaces include a timber-framed porch, stone patio with fire pit and commanding views of the Occoquan reservoir. A second porch overlooks the ravine and a breezeway connects the garage to the home. Numerous energy-saving features have been incorporated, including LED lighting, on-demand gas water heating and special insulation. Smart technology helps manage and control the entire house. We helped our clients to create a practical, modern and beautiful family home in Putney, South West London. The Brief The brief from our clients was to amalgamate an annex and original house building to create one practical family home. It was important the annex did not feel like an add-on, but rather as part of the original property. The Solution The design solution is to feature a series of new openings between the two buildings to provide subtle connections and routes between spaces throughout the house. The whole footprint was utilised and spaces were carefully arranged to maximise light and provide a more functional family home. Glass doors with steel frames were used in the hallway to open up sight-lines to the large rear garden and provide flexibility to the use of the space. The dining room features a hidden door into a secret lounge space that plays on the idea of there previously being a sense of separation. The Kitchen was made bespoke by Higham Furniture, a supplier we have worked with many times before and who are in our supplier directory. All the original external walls and ground floor construction have been insulated to exceed building regulation standards, creating a highly sustainable building. This is great for our clients carbon footprint and for keeping their running costs low. Externally, corner glazed full height sliding doors were added to provide a seamless transition between the lounge and garden. At roof level, a series of dormers were added to the master suite that help draw breathtaking views towards the London skyline. The rear garden was landscaped by Patios, Pots and Pergolas. The Result We are delighted with the outcome, which is a sustainable and functional single family home that responds well to our clients brief.

Inspiration for a modern exterior home remodel in Charlotte

2011 NARI CAPITAL COTY FINALIST AWARD WINNER This 1970’s split-level single-family home in an upscale Arlington neighborhood had been neglected for years. With his surrounding neighbors all doing major exterior and interior remodeling, however, the owner decided it was time to renovate his property as well. After several consultation meetings with the design team at Michael Nash Design, Build & Homes, he settled on an exterior layout to create an Art & Craft design for the home. It all got started by excavating the front and left side of the house and attaching a wrap-around stone porch. Key design attributes include a black metal roof, large tapered columns, blue and grey random style flag stone, beaded stain ceiling paneling and an octagonal seating area on the left side of this porch. The front porch has a wide stairway and another set of stairs leads to the back yard. All exterior walls of the home were modified with new headers to allow much larger custom-made windows, new front doors garage doors, and French side and back doors. A custom-designed mahogany front door with leaded glass provides more light and offers a wider entrance into the home’s living area. Design challenges included removing the entire face of the home and then adding new insulation, Tyvek and Hardiplank siding. The use of high-efficiency low-e windows makes the home air tight. The Arts & Crafts design touches include the front gable over the front porch, the prairie-style grill pattern on the windows and doors, the use of tapered columns sitting over stone columns and the leaded glass front door. Decorative exterior lighting provides the finishing touches to this look. Inside, custom woodwork, crown molding, custom glass cabinets and interior pillars carry the design. Upon entering the space, visitors face a large partition that separates the living area from a gourmet Arts & Crafts kitchen and dining room. The home’s signature space, the kitchen offers contrasting dark and light cherry cabinets. Wide plank hard wood floors, exotic granite counters and stainless steel professional-grade appliances make this a kitchen fit for any chef.

Our client, with whom we had worked on a number of projects over the years, enlisted our help in transforming her family’s beloved but deteriorating rustic summer retreat, built by her grandparents in the mid-1920’s, into a house that would be livable year-‘round. It had served the family well but needed to be renewed for the decades to come without losing the flavor and patina they were attached to. The house was designed by Ruth Adams, a rare female architect of the day, who also designed in a similar vein a nearby summer colony of Vassar faculty and alumnae. To make Treetop habitable throughout the year, the whole house had to be gutted and insulated. The raw homosote interior wall finishes were replaced with plaster, but all the wood trim was retained and reused, as were all old doors and hardware. The old single-glazed casement windows were restored, and removable storm panels fitted into the existing in-swinging screen frames. New windows were made to match the old ones where new windows were added. This approach was inherently sustainable, making the house energy-efficient while preserving most of the original fabric. Changes to the original design were as seamless as possible, compatible with and enhancing the old character. Some plan modifications were made, and some windows moved around. The existing cave-like recessed entry porch was enclosed as a new book-lined entry hall and a new entry porch added, using posts made from an oak tree on the site. The kitchen and bathrooms are entirely new but in the spirit of the place. All the bookshelves are new. A thoroughly ramshackle garage couldn’t be saved, and we replaced it with a new one built in a compatible style, with a studio above for our client, who is a writer.
