The design of this home was driven by the owners’ desire for a three-bedroom waterfront home that showcased the spectacular views and park-like setting. As nature lovers, they wanted their home to be organic, minimize any environmental impact on the sensitive site and embrace nature. This unique home is sited on a high ridge with a 45° slope to the water on the right and a deep ravine on the left. The five-acre site is completely wooded and tree preservation was a major emphasis. Very few trees were removed and special care was taken to protect the trees and environment throughout the project. To further minimize disturbance, grades were not changed and the home was designed to take full advantage of the site’s natural topography. Oak from the home site was re-purposed for the mantle, powder room counter and select furniture. The visually powerful twin pavilions were born from the need for level ground and parking on an otherwise challenging site. Fill dirt excavated from the main home provided the foundation. All structures are anchored with a natural stone base and exterior materials include timber framing, fir ceilings, shingle siding, a partial metal roof and corten steel walls. Stone, wood, metal and glass transition the exterior to the interior and large wood windows flood the home with light and showcase the setting. Interior finishes include reclaimed heart pine floors, Douglas fir trim, dry-stacked stone, rustic cherry cabinets and soapstone counters. Exterior spaces include a timber-framed porch, stone patio with fire pit and commanding views of the Occoquan reservoir. A second porch overlooks the ravine and a breezeway connects the garage to the home. Numerous energy-saving features have been incorporated, including LED lighting, on-demand gas water heating and special insulation. Smart technology helps manage and control the entire house. With a beautiful wine room chandelier. "Eric Flores was very helpful with hints and videos. The racks assembled quite well as the components' quality was very consistent. The nail gun really reduced assembly time. A nail would occasionally go slightly to the side due to wood grain and would have to be redone. This was probably less than one percent. Overall, I would give the kits a 9.5 /10.0. The room is 8'-10" x 11'- 8" with 2x6 wall studs, sprayed foam insulation, and an exterior "speak-easy" door. We are using a WhisperKool through-the-wall unit with a bottle probe holding 60 degrees F and 50% humidity. The fun part was the trip to Healdsburg (Sonoma County) to stock up on their local award winning Cabs, Zinns, PNs, & Chards."

It was showing its age, and was in need of general repairs and maintenance, and its energy, water, and indoor air quality performance was continuing to increase their ongoing cost of ownership. Robin loved the screen porch that looked out on their private and nicely landscaped back yard, but she wanted to be able to use it in the colder months of the year. She was unsatisfied with the kitchen and the mud room / laundry room, and the darkness of other living spaces. A previous water leak in the laundry room had resulted in a large patch of mold that had compromised flooring, wall board, and insulation and contributed to the homes reduced indoor air quality. The home lacked insulation in the crawl, and inadequate insulation in the attic. The single HVAC unit had been replaced a few years earlier with a more efficient unit, but with a single programmable thermostat control on the first floor and aging and un-insulated ducting, the second floor was often over-heated in the summer months. The original wood windows had begun to deteriorate and were drafty and inefficient, and the original wood-burning fireplace was an open conduit for escaping conditioned air as well as an inlet for wood-smoke smelling air being pulled into the home. The siding had been replaced a few years earlier with a cement-fiber product, but the exterior wood trim was compromised and beginning to look unsightly. Its original architecture had been altered over the years in ways that presented ongoing maintenance and durability issues, as well as disrupting the elegance of the original design. DOWNLOAD NOW   The Klimala’s and their three kids are no strangers to moving, this being their fifth house in the same town over the 20-year period they have lived there. “It must be the 7-year itch, because every seven years, we seem to find ourselves antsy for a new project or a new environment. I think part of it is being a designer, I see my own taste evolve and I want my environment to reflect that. Having easy access to wonderful tradesmen and a knowledge of the process makes it that much easier”. This time, Klimala’s fell in love with a somewhat unlikely candidate. The 1950’s ranch turned cape cod was a bit of a mutt, but it’s location 5 minutes from their design studio and backing up to the high school where their kids can roll out of bed and walk to school, coupled with the charm of its location on a private road and lush landscaping made it an appealing choice for them. “The bones of the house were really charming. It was typical 1,500 square foot ranch that at some point someone added a second floor to. Its sloped roofline and dormered bedrooms gave it some charm.” With the help of architect Maureen McHugh, Klimala’s gutted and reworked the layout to make the house work for them. An open concept kitchen and dining room allows for more frequent casual family dinners and dinner parties that linger. A dingy 3-season room off the back of the original house was insulated, given a vaulted ceiling with skylights and now opens up to the kitchen. This room now houses an 8’ raw edge white oak dining table and functions as an informal dining room. “One of the challenges with these mid-century homes is the 8’ ceilings. I had to have at least one room that had a higher ceiling so that’s how we did it” states Klimala. The kitchen features a 10’ island which houses a 5’0” Galley Sink. The Galley features two faucets, and double tiered rail system to which accessories such as cutting boards and stainless steel bowls can be added for ease of cooking. Across from the large sink is an induction cooktop. “My two teen daughters and I enjoy cooking, and the Galley and induction cooktop make it so easy.” A wall of tall cabinets features a full size refrigerator, freezer, double oven and built in coffeemaker. The area on the opposite end of the kitchen features a pantry with mirrored glass doors and a beverage center below. The rest of the first floor features an entry way, a living room with views to the front yard’s lush landscaping, a family room where the family hangs out to watch TV, a back entry from the garage with a laundry room and mudroom area, one of the home’s four bedrooms and a full bath. There is a double sided fireplace between the family room and living room. The home features pops of color from the living room’s peach grass cloth to purple painted wall in the family room. “I’m definitely a traditionalist at heart but because of the home’s Midcentury roots, I wanted to incorporate some of those elements into the furniture, lighting and accessories which also ended up being really fun. We are not formal people so I wanted a house that my kids would enjoy, have their friends over and feel comfortable.” The second floor houses the master bedroom suite, two of the kids’ bedrooms and a back room nicknamed “the library” because it has turned into a quiet get away area where the girls can study or take a break from the rest of the family. The area was originally unfinished attic, and because the home was short on closet space, this Jack and Jill area off the girls’ bedrooms houses two large walk-in closets and a small sitting area with a makeup vanity. “The girls really wanted to keep the exposed brick of the fireplace that runs up the through the space, so that’s what we did, and I think they feel like they are in their own little loft space in the city when they are up there” says Klimala. Photo by Jim Raycroft When these homeowners first came to us in 2011, they had a list of major projects to adapt their Victorian home to the needs of their growing family. The first phase of work was a basement renovation to provide informal hang out space. The second was a garage. Finally they turned their attention to the master bedroom and bathroom. FROM BALCONY TO BATHROOM At one end of the suite was a cramped and outdated bathroom. At the other end was an underutilized, high-maintenance, exterior balcony. A leaky door to the balcony, as well as inadequate insulation and air-sealing and a poorly designed heating system, made the bedroom difficult to keep comfortable in the winter. We chose to capture the old balcony as indoor space and relocate the bathroom to that end of the master suite. This strategy not only gave us the opportunity to install much better insulation and good, tight windows, it created enough new floor area that we were able to include a large walk-in shower, separate vanities, a toilet room, and a make-up counter in the new master bathroom. ADAPTING AND UPDATING The project allowed us to find a prominent place for an old leaded glass window sash that the homeowners had been hanging onto for several years in anticipation of this project. The flow and layout of the master suite are now much better suited to a 21st century lifestyle. But best of all (to us, anyway), the homeowners report that the bathroom—where the old balcony had been—is now the most comfortable room in the house.

This project’s owner originally contacted Sunspace because they needed to replace an outdated, leaking sunroom on their North Hampton, New Hampshire property. The aging sunroom was set on a fieldstone foundation that was beginning to show signs of wear in the uppermost layer. The client’s vision involved repurposing the ten foot by ten foot area taken up by the original sunroom structure in order to create the perfect space for a new home office. Sunspace Design stepped in to help make that vision a reality. We began the design process by carefully assessing what the client hoped to achieve. Working together, we soon realized that a glass conservatory would be the perfect replacement. Our custom conservatory design would allow great natural light into the home while providing structure for the desired office space. Because the client’s beautiful home featured a truly unique style, the principal challenge we faced was ensuring that the new conservatory would seamlessly blend with the surrounding architectural elements on the interior and exterior. We utilized large, Marvin casement windows and a hip design for the glass roof. The interior of the home featured an abundance of wood, so the conservatory design featured a wood interior stained to match. The end result of this collaborative process was a beautiful conservatory featured at the front of the client’s home. The new space authentically matches the original construction, the leaky sunroom is no longer a problem, and our client was left with a home office space that’s bright and airy. The large casements provide a great view of the exterior landscape and let in incredible levels of natural light. And because the space was outfitted with energy efficient glass, spray foam insulation, and radiant heating, this conservatory is a true four season glass space that our client will be able to enjoy throughout the year.

When the weather begins to get colder, this can be a dangerous time for trees. There are many reasons how the cold and other elements during winter can harm your trees and surrounding landscape. This also means that there are many ways in which you can help prevent any unfortunate accidents due to the weather. Some of the most common reasons trees can get damaged from the cold weather are as follows: -Root damage -Extensive bark -Core chewing from pests We here at Five Star Tree Services want to provide you with the right information on how to help prevent winter tree damage. Root Damage Prevention Unlike the rest of the tree, which includes the stems, branches, and buds, the roots are the last part of the tree to go dormant for the winter. This means that they are more vulnerable when the weather takes a sharp cold turn. The reason this tends to happen is that the soil temperatures stay warmer than the air, hence why the branches go dormant first and the roots take longer. There are also a number of different things that dictate soil temperatures. For instance, dry soil gets colder quicker than sodden soil. Making it so that there is more ice present in sandy or dry soils, which is how it gets colder in temperature. If you want your soil temperatures to be higher, mulch and snow can help insulate the ground and keep it sheltered from the harsher elements. If you have recently planted a tree, the disturbed soil will now allow cold air to get at the roots, which will hinder any root development or even kill newly grown roots. How To Prevent For newly planted trees, you should cover the roots with 3-4 inches of wood mulch. The best thing to do is make a 6-inch circle surrounding the base of your tree but make sure to keep it away from the trunk. Doing this is going to help support the tree during the winter and help stop unusual roots from growing. Before you lay your mulch down, you should also be checking for holes or breaks in the soil and fill them in before laying your mulch down. In the fall and spring, the soil is continuously being defrosted and refreezing again. This makes the soil contract and expand and can hurt newly planted roots. It can also be enough to push them out of the ground completely! Making mulch even more important since it can provide more consistent temperatures in the soil. If you are experiencing a dry fall with little to no rain happening, you need to give your tree a really good watering before the ground starts to freeze. Doing this is going to lower the risk of your tree getting infiltrated by ice or frost. Pest Damage Prevention There are plenty of things that can harm your trees when the weather turns cold. Some of these other things include: -Sunscald -Dieback -Brown evergreen foliage -Salt damage But aside from weather related ailments, you also need to worry about the damage done by certain pests as well. This can include: -Mice -Hares -Voles -Deer These seemingly harmless animals are known to do major damage to plants during the winter when they are foraging on things like twigs, bark, stems, and leaves. They have even been known to completely eat bushes, right to the ground, and kill trees when they destroy their bark. One of the only ways to prevent animals from chewing on the bark is by building barriers around your trees in order to keep the pests from getting at them. Luckily, making these barriers isn’t as hard as you might be thinking. There are numerous potions for you to choose from that are easy to assemble and disassemble that you can find at your local garden center or landscaping stores. Tired of doing laundry in an unfinished rugged basement? These homeowner's were as well! They contacted Castle to help them with their basement planning and build for a finished laundry space and new bathroom with shower. After the designer and client walked through ideas to improve flow of space, we decided to eliminate the existing 1/2 bath in the family room, and move the new bathroom into the existing laundry room. The full laundry room was finished to include new walls, ceilings, new plumbing, new Adura luxury vinyl tile flooring, beautiful shaker style cabinetry with beadboard panel, Glossy white Cultured marble countertops, a new Blanco composite sink, and Kohler Bellera faucet. In the new bathroom space, we continued the Adura luxury vinyl flooring. Finishes in the bathroom include Kohler Memoirs pedestal sink, Kohler Archer faucet, custom hex tile shower floor, subway tile walls, and custom frameless glass shower enclosure. Additional improvements were made to improve the health of the home including asbestos tile abatement, new drain tile and sump pump, new spray foam insulation, new glass block window, and a new Panasonic bathroom fan. We also decided to save and restore some original pieces in the home like their existing 5-panel doors and repurposing one salvaged door into a pocket door for the new bathroom. The homeowner completed the basement finish with new carpeting in the family room. The whole basement feels fresh, new, and has a great flow. They will enjoy their happy and healthy home for years to come.
