In the large space, we added framing detail to separate the room into a joined, but visually zoned room. This allowed us to have a separate area for the kids games and a space for gathering around the TV during a moving or while watching sports. We added a large ceiling light to lower the ceiling in the space as well as soffits to give more visual dimension to the room. The large interior window in the back leads to an office up the stairs. The outdoor living area utilizes bold radial lines to offer a sense of unobstructed openness along the panoramic riverside views. Special consideration was given to the design and engineering of the outdoor space to allow a massive 60-foot span between columns, resulting in an unparalleled view. Playful geometric shapes speak to an easy livability that belie the bold and glamorous design. The second floor deck provides seamless access from the guest bedrooms, office and exercise rooms. The use of glass railing and zero-edge doors carefully preserve the view. We packed all of the luxuries of a larger home into this compact urban apartment renovation. From the spaceous kitchen/living room to the sophisticated bathroom, this small home has it all. We removed walls to open up the kitchen into the large living and dining room, perfect for entertaining. The kitchen includes full size stainless steel appliances, porcelain floor tile, quartz countertops, a glass tile mosaic backsplash, and custom Shaker style island and cabinets in a white satin finish. Midway through the project we decided to install a new through the wall integrated heating and air-conditioning (PTAC) system incorporating the building steam system, which required building and architectural approval. By removing the window air conditioners, we completely improved the light and aesthetic. Tapping into the building's steam heat system also saves money. For another budget saver, we dressed up its factory metal cover by wrapping the baseboard around it.

The theater scope included both a projection system and a multi-TV video wall. The projection system is an Epson 1080p projector on a Stewart Cima motorized screen. To achieve the homeowner’s requirement to switch between one large video program and five smaller displays for sports viewing. The smaller displays are comprised of a 75” Samsung 4K smart TV flanked by two 50” Samsung 4K displays on each side for a total of 5 possible independent video programs. These smart TVs and the projection system video are managed through a Control4 touchscreen and video routing is achieved through an Atlona 4K HDMI switching system. Unlike the client’s 7.1 theater at his primary residence, the hunting lodge theater was to be a Dolby Atmos 7.1.2 system. The speaker system was to be a Bowers & Wilkins CT7 system for the main speakers and use CI600 series for surround and Atmos speakers. CT7 15” subwoofers with matched amplifier were selected to bring a level of bass response to the room that the client had not experienced in his primary residence. The CT speaker system and subwoofers were concealed with a false front wall and concealed behind acoustically transparent cloth. Some degree of wall treatment was required but the budget would not allow for a typical snap-track track installation or acoustical analysis. A one-inch absorption panel system was designed for the room and custom trim and room design allowed for stock size panels to be used with minimum custom cuts, allowing for a room to get some treatment in a budget that would normally afford none. Both the equipment rack and the projector are concealed in a storage room at the back of the theater. The projector is installed into a custom enclosure with a CAV designed and built port-glass window into the theater.

Integrated appliances serve to unify a relatively small kitchen. To the left of the built-in refrigerator is an appliance garage housing a small microwave oven. The minimal slide out range hood helps maintain a furniture-like aesthetic in this very visible kitchen.

The task, to transform it into a superior residence, initially seemed an absolute impossibility. But when the owners came across architect Mike Collier, they had found a partner who was to make the impossible possible. The tower, which had been empty for decades, underwent radical renovation work and was extended by a four-storey cube containing kitchen, dining and living room - connected by glazed tunnels and a lift shaft. The kitchen, realised by Enclosure Interiors in Tunbridge Wells, Kent, with furniture from LEICHT is the very heart of living in this new building. Shiny white matt-lacquered kitchen fronts (AVANCE-LR), tone-on-tone with the worktops, reflect the light in the room and thus create expanse and openness. The surface of the handle-less kitchen fronts has a horizontal relief embossing; depending on the light incidence, this results in a vitally structured surface. The free-standing preparation isle with its vertical side panels with a seamlessly integrated sink represents the transition between kitchen and living room. The fronts of the floor units facing the dining table were extended to the floor to do away with the plinth typical of most kitchens. Ceiling-high tall units on the wall provide plenty of storage space; the electrical appliances are integrated here invisible to the eye. Floor units on a high plinth which thus appear to be floating form the actual cooking centre within the kitchen, attached to the wall.
