Side Addition to Oak Hill Home After living in their Oak Hill home for several years, they decided that they needed a larger, multi-functional laundry room, a side entrance and mudroom that suited their busy lifestyles. A small powder room was a closet placed in the middle of the kitchen, while a tight laundry closet space overflowed into the kitchen. After meeting with Michael Nash Custom Kitchens, plans were drawn for a side addition to the right elevation of the home. This modification filled in an open space at end of driveway which helped boost the front elevation of this home. Covering it with matching brick facade made it appear as a seamless addition. The side entrance allows kids easy access to mudroom, for hang clothes in new lockers and storing used clothes in new large laundry room. This new state of the art, 10 feet by 12 feet laundry room is wrapped up with upscale cabinetry and a quartzite counter top. The garage entrance door was relocated into the new mudroom, with a large side closet allowing the old doorway to become a pantry for the kitchen, while the old powder room was converted into a walk-in pantry. A new adjacent powder room covered in plank looking porcelain tile was furnished with embedded black toilet tanks. A wall mounted custom vanity covered with stunning one-piece concrete and sink top and inlay mirror in stone covered black wall with gorgeous surround lighting. Smart use of intense and bold color tones, help improve this amazing side addition. Dark grey built-in lockers complementing slate finished in place stone floors created a continuous floor place with the adjacent kitchen flooring. Now this family are getting to enjoy every bit of the added space which makes life easier for all.

Terren Landscapes http://www.terrenlandscapes.com 2014 PLNA Awards for Landscape Excellence Winner Category: Residential $30,000-$60,000 Award Level: Silver Project Description: Our company was contracted to do a master plan for the family who was in desperate need of a rear yard renovation. The existing lawn area remained saturated throughout most of the year and the runoff from the neighboring property ran across their back yard, down the side of their property and all the way to the sidewalk in front of their house. The water was so intense that it had begun to cut through the back yard and erode the soil across the sidewalk and into the nearby storm drain. By identifying these drainage problems and discussing solutions with the homeowner, we were able to design and create the aesthetically pleasing and sustainable solution of a rain garden. The goal was to slow down storm water runoff, and catch pollution and sediment by creating a rain garden that acts as a filter prior to entering the storm drain, while enhancing the aesthetics of the property. The rain garden created was a shallow depression, 12 - 16" deep that collects rainfall runoff from all downspouts of the home and water collected into perforated pipes underneath the lawn area. The perforated pipe begins at the highest elevation in the yard and ends in the rain garden, the new lowest elevation that has been excavated down to an 8" depth. The perforated pipe captures the runoff water and allows the water to seep slowly back into the ground as it runs across the property and into the garden. The garden was lined with a geotextile filter fabric to aide in removing contaminants from the water, prevent migration of the stone in to the soil, and minimalize maintenance. A large variety of plant material was chosen, focusing mainly on native wetland species for their tolerance of our local soil types, moisture conditions and the habitat they provide for wildlife. The garden was abundant with native wildlife and was a sustainable ecosystem for birds and butterflies upon completion of the project. After planting, we arranged decorative stone throughout the garden to slow the flow of water and help prevent erosion. The combination of vegetative and stone surfaces provides temporary storage for runoff before the water either evaporates or infiltrates the soil. The surrounding beds throughout the property were also all amended with compost and replanted with plants that work in harmony with the rain garden. The front, side, and rear yards are a beautiful display of colors that bloom throughout the seasons and the plants throughout the entire property provide food and shelter for native wildlife. The rear yard that was once a muddy play space for the kids is now a dry lawn space that can be utilized by the family and their neighbors. Woodside, CA spa-sauna project is one of our favorites. From the very first moment we realized that meeting customers expectations would be very challenging due to limited timeline but worth of trying at the same time. It was one of the most intense projects which also was full of excitement as we were sure that final results would be exquisite and would make everyone happy. This sauna was designed and built from the ground up by TBS Construction's team. Goal was creating luxury spa like sauna which would be a personal in-house getaway for relaxation. Result is exceptional. We managed to meet the timeline, deliver quality and make homeowner happy. TBS Construction is proud being a creator of Atherton Luxury Spa-Sauna.

For more than a decade the owners of this property dreamed of replacing a well-worn trailer, parked by a previous owner onto a forested corner of the site, with a permanent structure that took advantage of breathtaking views across South Park basin. Accompanying a mutual friend nearly as long ago, the architect visited the site as a guest and years later could easily recall the inspiration inherent in the site. Ultimately dream and inspiration met to create this weekend retreat. With a mere 440 square feet planted in the ground, and just 1500 square feet combined across three levels, the design creates indoor and outdoor spaces to frame distant range views and protect inhabitants from the intense Colorado sun and evening chill with minimal impact on its surroundings. Accoya was used for all the superior decking and facades throughout the ‘Jungle House’ on Guarujá Beach. Accoya wood was also used for some of the interior paneling and room furniture as well as for unique MUXARABI joineries. This is a special type of joinery used by architects to enhance the aestetic design of a project as the joinery acts as a light filter providing varying projections of light throughout the day. The architect chose not to apply any colour, leaving Accoya in its natural grey state therefore complimenting the beautiful surroundings of the project. Accoya was also chosen due to its incredible durability to withstand Brazil’s intense heat and humidity. Nestled perfectly along a mountainside in the North Scottsdale Estancia Community, with views of Pinnacle Peak, and the Valley below, this landscape design honors the surrounding desert and the contemporary architecture of the home. A meandering driveway ascends the hillside to an auto court area where we placed mature cactus and yucca specimens. In the back, terracing was used to create interest and support from the intense hillside. We brought in mass boulders to retain the slope, while adding to the existing terrain. A succulent garden was placed in the terraced hillside using unique and rare species to enhance the surrounding native desert. A vertical fence of well casing rods was installed to preserve the view, while still securing the property. An infinity edge, glass tile pool is the perfect extension of the contemporary home.
