San Marino based clients were interested in developing a property that had been in their family for generations. This was an exciting proposition as it was one of the last surviving bayside double lots on the scenic Coronado peninsula in San Diego. They desired a holiday home that would be a gathering place for their large, close- knit family. Facing the Back Bay, overlooking downtown and the Bay Bridge, this property presented us with a unique opportunity to design a vacation home with a dual personality. One side faces a bustling harbor with a constant parade of yachts, cargo vessels and military ships while the other opens onto a deep, quiet contemplative garden. The home’s shingle-style influence carries on the historical Coronado tradition of clapboard and Craftsman bungalows built in the shadow of the great Hotel Del Coronado which was erected at the turn of the last century. In order to create an informal feel to the residence, we devised a concept that eliminated the need for a “front door”. Instead, one walks through the garden and enters the “Great Hall” through either one of two French doors flanking a walk-in stone fireplace. Both two-story bedroom wings bookend this central wood beam vaulted room which serves as the “heart of the home”, and opens to both views. Three sets of stairs are discretely tucked away inside the bedroom wings. In lieu of a formal dining room, the family convenes and dines around a beautiful table and banquette set into a circular window bay off the kitchen which overlooks the lights of the city beyond the harbor. Working with noted interior designer Betty Ann Marshall, we designed a unique kitchen that was inspired by the colors and textures of a fossil the couple found on a honeymoon trip to the quarries of Montana. We set that ancient fossil into a matte glass backsplash behind the professional cook’s stove. A warm library with walnut paneling and a bayed window seat affords a refuge for the family to read or play board games. The couple’s fine craft and folk art collection is on prominent display throughout the house and helps to set an intimate and whimsical tone. Another architectural feature devoted to family is the play room lit by a dramatic cupola which beacons the older grandchildren and their friends. Below the play room is a four car garage that allows the patriarch space to refurbish an antique fire truck, a mahogany launch boat and several vintage cars. Their jet skis and kayaks are housed in another garage designed for that purpose. Lattice covered skylights that allow dappled sunlight to bathe the loggia affords a comfortable refuge to watch the kids swim and gaze out upon the rushing water, the Coronado Bay Bridge and the romantic downtown San Diego skyline. Perched above the beautiful Delaware River in the historic village of New Hope, Bucks County, Pennsylvania sits this magnificent custom home designed by OMNIA Group Architects. According to Partner, Brian Mann,"This riverside property required a nuanced approach so that it could at once be both a part of this eclectic village streetscape and take advantage of the spectacular waterfront setting." Further complicating the study, the lot was narrow, it resides in the floodplain and the program required the Master Suite to be on the main level. To meet these demands, OMNIA dispensed with conventional historicist styles and created an open plan blended with traditional forms punctuated by vast rows of glass windows and doors to bring in the panoramic views of Lambertville, the bridge, the wooded opposite bank and the river. Mann adds, "Because I too live along the river, I have a special respect for its ever changing beauty - and I appreciate that riverfront structures have a responsibility to enhance the views from those on the water." Hence the riverside facade is as beautiful as the street facade. A sweeping front porch integrates the entry with the vibrant pedestrian streetscape. Low garden walls enclose a beautifully landscaped courtyard defining private space without turning its back on the street. Once inside, the natural setting explodes into view across the back of each of the main living spaces. For a home with so few walls, spaces feel surprisingly intimate and well defined. The foyer is elegant and features a free flowing curved stair that rises in a turret like enclosure dotted with windows that follow the ascending stairs like a sculpture. "Using changes in ceiling height, finish materials and lighting, we were able to define spaces without boxing spaces in" says Mann adding, "the dynamic horizontality of the river is echoed along the axis of the living space; the natural movement from kitchen to dining to living rooms following the current of the river." Service elements are concentrated along the front to create a visual and noise barrier from the street and buttress a calm hall that leads to the Master Suite. The master bedroom shares the views of the river, while the bath and closet program are set up for pure luxuriating. The second floor features a common loft area with a large balcony overlooking the water. Two children's suites flank the loft - each with their own exquisitely crafted baths and closets. Continuing the balance between street and river, an open air bell-tower sits above the entry porch to bring life and light to the street. Outdoor living was part of the program from the start. A covered porch with outdoor kitchen and dining and lounge area and a fireplace brings 3-season living to the river. And a lovely curved patio lounge surrounded by grand landscaping by LDG finishes the experience. OMNIA was able to bring their design talents to the finish materials too including cabinetry, lighting, fixtures, colors and furniture.

The wallcovering is comprised of wood pulp from sustainably managed forests. It has a double layer, featuring a top layer that is laser cut to reveal hints of metallic foil below, which adds a flickering glimmer to the space, like an explosion of stars in the night. The natural selenite art is such a stunner, providing a subtle glimmer as it catches the light from different angles.

**Featured in Home & Design Magazine! The inspiration for this unique project draws on the clients’ love of Paris and the city’s vibrant romanticism and mix of architectural styles. Our challenge was to elevate builder-grade finishes in a newly-constructed townhome to create an urban retreat with aged patina for this young couple. Soft industrial elements were layered over Old-World inspired details on nearly every surface for maximum impact. We added rustic wood ceilings and industrial beams to create drama, texture, and value throughout. A Parisian-inspired glass/iron wall divider relieves the open concept floor plan, creating a more intimate seating space. Oversized pendants of steel, blown glass, horsehair and faux horn provide soft illumination while drawing the eye upward to architectural ceiling details. Custom midnight blue built-ins create a library that frames the entry and study. The deep and dramatic color palette of paint and wallpaper that adorns the walls is a vibrant mix of cobalt, citron, teal and smoky lavender. Light pours into the rooms from the large windows, reflects off the oversized acid-wash mirror, and forms dramatic shadows on the walls, setting the mood for this home.

This cabin is nestled in a cove of Clamshell Lake. The clients wanted a home that felt intimate, but that also had the opportunity to expand, allowing them to graciously host their large set of family and friends. On the lake-facing side of the house, a slate and natural stone firepit with Adirondack chairs creates an intimate outdoor gathering space.

The owners requested a Private Resort that catered to their love for entertaining friends and family, a place where 2 people would feel just as comfortable as 42. Located on the western edge of a Wisconsin lake, the site provides a range of natural ecosystems from forest to prairie to water, allowing the building to have a more complex relationship with the lake - not merely creating large unencumbered views in that direction. The gently sloping site to the lake is atypical in many ways to most lakeside lots - as its main trajectory is not directly to the lake views - allowing for focus to be pushed in other directions such as a courtyard and into a nearby forest. The biggest challenge was accommodating the large scale gathering spaces, while not overwhelming the natural setting with a single massive structure. Our solution was found in breaking down the scale of the project into digestible pieces and organizing them in a Camp-like collection of elements: - Main Lodge: Providing the proper entry to the Camp and a Mess Hall - Bunk House: A communal sleeping area and social space. - Party Barn: An entertainment facility that opens directly on to a swimming pool & outdoor room. - Guest Cottages: A series of smaller guest quarters. - Private Quarters: The owners private space that directly links to the Main Lodge. These elements are joined by a series green roof connectors, that merge with the landscape and allow the out buildings to retain their own identity. This Camp feel was further magnified through the materiality - specifically the use of Doug Fir, creating a modern Northwoods setting that is warm and inviting. The use of local limestone and poured concrete walls ground the buildings to the sloping site and serve as a cradle for the wood volumes that rest gently on them. The connections between these materials provided an opportunity to add a delicate reading to the spaces and re-enforce the camp aesthetic. The oscillation between large communal spaces and private, intimate zones is explored on the interior and in the outdoor rooms. From the large courtyard to the private balcony - accommodating a variety of opportunities to engage the landscape was at the heart of the concept. Mathew and his team at Cummings Architects have a knack for being able to see the perfect vision for a property. They specialize in identifying a building’s missing elements and crafting designs that simultaneously encompass the large scale, master plan and the myriad details that make a home special. For this Winchester home, the vision included a variety of complementary projects that all came together into a single architectural composition. Starting with the exterior, the single-lane driveway was extended and a new carriage garage that was designed to blend with the overall context of the existing home. In addition to covered parking, this building also provides valuable new storage areas accessible via large, double doors that lead into a connected work area. For the interior of the house, new moldings on bay windows, window seats, and two paneled fireplaces with mantles dress up previously nondescript rooms. The family room was extended to the rear of the house and opened up with the addition of generously sized, wall-to-wall windows that served to brighten the space and blur the boundary between interior and exterior. The family room, with its intimate sitting area, cozy fireplace, and charming breakfast table (the best spot to enjoy a sunlit start to the day) has become one of the family’s favorite rooms, offering comfort and light throughout the day. In the kitchen, the layout was simplified and changes were made to allow more light into the rear of the home via a connected deck with elongated steps that lead to the yard and a blue-stone patio that’s perfect for entertaining smaller, more intimate groups. From driveway to family room and back out into the yard, each detail in this beautiful design complements all the other concepts and details so that the entire plan comes together into a unified vision for a spectacular home.
