Family room - craftsman family room idea in Salt Lake City

This house was a very small mid-century bungalow with previous additions that resulted in a large but chaotic layout. The owners wanted to convert the house to a super-efficient, and charming Craftsman-style, 6 bedroom home for their large family and work at home. We achieved the space needs by moving a few walls for a more efficient, organized layout, setting up spaces for overlapping uses, and making a small upstairs addition. Every bit of square footage was optimized to meet the goals of the project without making the house huge or adding unnecessary cost. Much thought was given to the entry sequence near the front door. A large flow-through mudroom with storage for each family member, and adjacent laundry, make it easy for children to be taught to keep their things organized and to contribute to household chores. A mail station and central home admin area at the mudroom help keep clutter down at other areas and minimize home management tasks. A garage door near the kitchen gives quick access to bulk items. The existing house had too much view to the street from the living room through large corner windows, and too little entry transition, to the extent that the family did not feel comfortable using the living room much without shades drawn. We raised the window sills and brought the new windows in from the corner of the house, allowing plenty of light while protecting privacy and a sense of enclosure in the living room. We enlarged the front porch to create a more graceful transition from the public to private space. We located the front door so that the circulation from entry into the house would allow for furnishing the living room with a sitting circle that is not intruded upon by people walking through the room. Sight lines through the living spaces were an important consideration in the design. The owners wanted discreet spaces for living room, kitchen, dining and family room, but also wanted the living spaces to feel connected and to be able to easily watch their children. Being able to see the children playing in the yard while getting things done inside the house was also important. While largely working with the existing structure, we opened walls and rearranged the use of spaces to make a series of connected living spaces with long views through them. The character of the remodeled house is a contemporary Craftsman with classic materials and cool, consistent colors. We added a large family room, kitchen and master suite which are all designed to feel surrounded by the garden, and to create good outdoor places, while not intruding too much into the garden. Sightlines through the house are an important driver of the design. High clerestory windows of several types give a sense of connection to the sky as well, and integrate with vaulted ceilings of various shapes. The house is a mix of styles and types of materials, full of color and whimsy. Saikley Architects worked closely with the clients to shape the space and to allow for the clients’ choices beautiful materials inside and outside. The house is heated by a radiant hydronic system.

The edges chamfered at an angle of 45° as well as the PEARL covering are made of an acrylic material around two millimetres thick. This allows light to enter the acrylic body, illuminating the material from within and creating a unique depth effect which particularly comes into its own with dark surfaces – the reason why PEARL is currently available in two colours. With this new programme, LEICHT is fulfilling the aesthetic desire for that extra special something in the modern kitchen. The shimmering mother-of-pearl effect is a novel eye-catcher and at the same time discreet enough not to intrude.

Our customer has a contemporary style home and wanted to introduce that same modern flair to their aesthetic improvements outside. They also wished to improve the resale value of their home by creating more curb appeal. Another important request was to select materials that would stand the test of time and would be low maintenance. We replaced old rotting railroad tie retaining walls and steps with new walls and steps that had a very elegant and sleek feel to them. These walls and steps were life time warrantied and offered a beautiful lighter contrast of color to the home’s dark wood façade. LED lighting was built into the new walls and steps to serve three purposes – provide beauty, provide a safety element and also deter potential intruders.

The impact of temperature drop on the chimney can impact the structure and functionality of the chimney. As we have been experiencing in Chicago winters, temperatures have gone from 50 degrees down to 21 degrees during the day, with temperatures falling even further at night. What can you do as a homeowner to watch for, and when to bring in a certified technician from Superior Chimney. External: Impact of Temperature Drop on the Chimney Anytime there is a rapid temperature change, it causes the bricks, stones and mortar to expand and contract. These durable materials are still susceptible to thermal shock, especially when it gets wet from ice, rain or melting snow. Because of the drastic change in temperatures, this can cause hairline cracks to begin, and if it goes unnoticed, larger cracks in the masonry will form. External: Freeze-Thaw Damage Mortar, bricks and stones are porous materials, meaning that air and water enter the materials. Sometimes, it leaves or dries out, and other times it stays longer. When the temperatures drop below 32 degrees, any of the trapped water freezes and then expands. This can cause small cracks to start, deterioration of the mortar or spalling which is the flaking of the bricks to occur. External: Ice Build Up on the Chimney Cap or Chimney Crown When temperatures are 50 degrees and it rains, water accumulates everywhere, including the highest point on your house, the chimney. The chimney cap and chimney crown are always exposed to the harshest elements. When it rains and temperatures drop during the day or night, freezing occurs and can create ice buildup. This can cause the chimney crown to crack or the chimney cap to loosen. Internal: Chimney Flue Lining The temperature swing also affects the chimney flue liner. Some chimney flue liners are made from clay. These are especially susceptible to crack forming from the swing in temperatures. But what also happens whether you have a gas or wood burning fireplace is the formation of condensation which can occur when there is fast cooling after the fire in the fireplace is put out or turned off. Bring out the Sun! Well, yes, the sunshine melts the ice and snow, but when temperatures go down at night, what remains wet, will refreeze again. The repeated process places stress on the masonry, bricks and stone. Chimney Inspections Work A chimney inspection can help with both safety and preserving the structure of the chimney. When a chimney technician conducts an inspection, they will search for cracks in the bricks and mortar, any spalling or deterioration from the thermal shock and freeze thaw cycle. These areas will be marked for repairs if it gets any worse and before it becomes too expensive to repair. We can’t forget the biggest intruder in the home: water. The chimney technician will also be checking for water leaks from the chimney flashing, the chimney crown, chimney cap or the efflorescence which is the white material that shows up on the chimney or fireplace.
