This project was the design and delivery of a flexible and fault-tolerant main equipment closet (MEC) housing an enterprise-class infrastructure that services a 20,000 square foot home, a vibrant business, and a world-class home theater. In Boca Theater and Automation’s experience, the three cornerstones of any successful project in South Florida involve clean power, proper management of heat, and ANSI/TIA certified copper and fiber terminations; enterprise-class systems add in redundancy where it matters. To achieve this level of performance, the MEC and all endpoints are powered by a RoseWater HUB20 system backed up by a large-scale generator. The MEC is cooled using a dedicated air conditioner with four backup 300CFM exhaust fans triggered by temperature sensors. Both systems send alerts monitoring key parameters such as heat, moisture, incoming power, battery health, and more. Every rack-mounted device can be individually rebooted using the custom-designed touch panel interface, or from sixty-four labeled buttons on the user side of the rack. BTA designed patch bays provide professional landing points for 11.7 miles of low voltage copper and fiber runs servicing the entire campus, and each termination was tested using a Fluke DSX8000 system following extended ANSI/TIA guidelines for 10GB permalink installations.

This one bedroom apartment is located in a converted loft building in the Flatiron District of Manhattan overlooking Madison Square, the start of Madison Avenue and the Empire State Building. The project involved a gut renovation interior fit-out including the replacement of the windows. In order to maximize natural light and open up views from the apartment, the layout is divided into three "layers" from enclosed to semi-open to open. The bedroom is set back as far as possible within the central layer so that the living room can occupy the entire width of the window wall. The bedroom was designed to be a flexible space that can be completely open to the living room and kitchen during the day, creating one large space, but enclosed at night. This is achieved with sliding and folding glass doors on two sides of the bedroom that can be partially or completely opened as required. The open plan kitchen is focused on a long island that acts as a food preparation area, workspace and can be extended to create a dining table projecting into the living room. The bathroom acts as a counterpoint to the light, open plan design of the rest of the apartment, with a sense of luxury provided by the finishes, the generous shower and bath and three separate lighting systems that can be used together or individually to define the mood of the space. The Mid-Levels of Hong Kong Island is one of the most prominent luxury residential areas. This project - Estoril Court in Mid-Levels Central is one of the rare heritage mansions in Hong Kong with a "thousand-year lease," comprising a total of 240 units. The young couple, with their two daughters, have settled here. For the wide experience husband, the most important aspect of a home is that it carries the "depth of love." His wife's preferences and the children's interests were frequently mentioned during this project. "I hope the design can break through conventions and avoid falling into the trap of popular but clichéd styles. Kyle and I resonate deeply on this point; we both pursue a 'more personal expression.' Family life should be relaxing, natural, and bringing joy to my family members." This residence features a square layout and excellent natural lighting, with a practicality rate of nearly 90%. However, its over 40-year-old structure poses numerous constraints on renovations. Adhering to the existing structure and the wisdom of geomancy, Karv One Design has re-examined the relationship among the landscape, windows, and functional flow within the home. They have integrated practicality, beauty, and self-expression into every corner, enhancing the happiness of living. Once stepping into the living room, you are greeted by Hong Kong's most spectacular vistas. The ever-changing scenery of Victoria Harbour, both day and night, the immense skyscrapers of different banks and commercial buildings and the panoramic views of the Peak are all within sight. The expansive dimensions of the living room are a response to the surrounding environment, providing ample space for family bonding and companionship, while also allowing the breathtaking skyline views to seamlessly integrate into daily life. Unlike traditional whole-house decoration, the design of Hong Kong homes emphasizes collage and customization. The minimalist aesthetic of the space corresponds to the luxurious craftsmanship and time costs involved. Elements such as natural stone, artistic paint, parquet flooring, wood veneer, and leather have all been meticulously coordinated in terms of color and proportion, while a significant amount of storage space has been cleverly concealed within the walls. The study room is deliberately positioned to one side of the living room, embracing the gentle stretch of sunlight. The arched iron partition, exuding a vintage flavor and traces of time, not only serves as a natural divider of space but also becomes a highlight of the interior decoration with its unique artistic form, creating a serene yet stylish atmosphere. It ensures privacy without compromising on openness, allowing the home owner to work in the study room while still keeping an eye on the children playing in the living room. Custom-made artisanal furniture offers a whole new expression of comfort and practicality to the space. The Giorgetti HUG armchair combines a sculptural sense of form with a flowing sense of shape. In the warm climate of Hong Kong, the fireplace rarely serves a practical purpose; it is designed to create a cozy atmosphere for family gatherings. During the winter Christmas season, it will be adorned with gifts wrapped in beautiful paper, serving as a nostalgic reminder of memories and expressions of love. The original open-plan layout of the master bedroom has been reconfigured and divided. The ultimate goal of the enclosed space is to provide comfort and ease of sleep. The pale green color is also carefully coordinated, focusing on creating a serene and pleasant atmosphere. The combination of "green," "wood," and "metal elements" is based on Feng Shui considerations, serving to stabilize and concentrate the energy flow. The children's room is simple yet cozy, where sunlight awakens the space and transparent glass windows bring in the ocean view. The palette of pale blue and white adds warmth and vitality to the space, inspiring children's boundless imagination about the unknown world and giving them the courage to see mountains, seas, and the world beyond. The unique, customized storage design is cleverly hidden within the space, blending handicraft and industrial design. Adorned with delicate textures such as rounded corners and layered elements, the craftsmanship is meticulous and exquisite, demonstrating exceptional ingenuity. It adds a sense of depth and artistry to the visual experience. The lighting system in the space brings more enjoyable experiences to "living as you desire." The smart system caters to various states of living scenarios at different times, as well as to the subtle needs of ambient temperature, brightness, and tactile atmosphere. Whether it's solo time or family moments, day or night, everyone has a comfortable place to be. The "Estoril Court" project is a full-service case that last for 12 months. We had hundreds of communications and exchanges with the home owner, and continuously coordinated and collaborated with the property management, on-site construction and installation workers, manufacturers, and various suppliers, striving for perfection in craftsmanship and meticulous attention to detail in execution. Finally, seeing the satisfied expressions of the home owner and their family, we felt that it was an ideal conveyance.

The City of Farmington is comprised of numerous historic structures that make up the Farmington Historic District. This Historic District surrounds the project site and played a huge role in the design and construction of the streetscape. While the plans look fascinating on paper, bringing the project to life became a challenge on its own – upon the initial layout of the site, we found that none of the existing buildings were square, so additional cutting would be required for the bricks abutting these structures and the curbs along the road. Another challenge faced during this project was after the demolition and removal of the existing concrete sidewalk. The demolition had caused damage to the face of the historic buildings, and required careful repairs. These unexpected repairs consisted of turning brick on end to cover blemishes, mortaring bricks on the buildings back into position, and re-cutting concrete sills. Throughout the project, the stacked diamond pattern involving two different color bricks proved to be a challenge as well. One brick laid out of position could alter the aesthetics of the project and would not be accepted. When working with clay bricks, the dimension tolerances are somewhat loose, which make it difficult to keep clean site-lines due to the carrying sized bricks. Furthermore, the different colored bricks used for this project were created by different manufactures, which amplified the dimension tolerance issue. Coordination with the project took careful planning and communication. The bricks specified were coming from two different states, one being California. With materials being shipped from across the continent, and tight deadline, managing logistics was key to insuring the success of this project. Further, all of the storefronts remained open during the course of the project, as did the road. This created tight working quarters, and required coordination with shop owners, and careful attention to pedestrians as they walked through the worksite to shop in the stores. For each storefront, the team had to strike the leveling layer up to the entrance, lay the brick pavers, and get past the door in a timely manner as not to interrupt the normal business operations. The tight deadline and unfavorable weather conditions caused the team to work 21 consecutive days to finish on schedule. Upon completion of the project, the new streetscape complimented the historic feel of the city and looked as if it was meant-to-be. The architect was happy with our workmanship, and pleased with the results.

Striking Modern Transformation: From Bungalow to Two-Story Home This image showcases the impressive transformation of a small bungalow into a modern two-story residence. The design cleverly integrates the original structure, retaining 50% of the existing exterior walls, while dramatically expanding both upwards and outwards. The lower level features a rich, dark brick facade, hinting at the original bungalow's footprint. Above, the new second story makes a bold architectural statement with a contrasting dark grey frame encasing large, geometric windows and warm wood paneling. This juxtaposition of materials and forms creates a visually dynamic and contemporary aesthetic. The conversion also involved underpinning the basement to maximize living space below grade and adding an extension to the back of the house, further expanding the home's square footage. The front entrance is marked by a sleek, light wood door, and concrete steps lead up from the driveway. A modern wooden fence encloses a small front yard with a patch of green grass. The owners of this 1930’s craftsman home in West Lafayette were ready to fall in love with their home all over again. To do so, they had to remove the giraffe-inspired flooring, dated wallpaper, and stucco soffits. The couple had also lived in Asia for 15 years as part of Perry’s work. Finding a place to live was a well-rehearsed exercise that figured into their system for settling in to a foreign country. But all that changed when Perry and Suzy decided to downsize to a new house in Austin. A friend told them about a spec house under construction, the project of a dream team of Austin-based design professionals that included builder Keith Husbands, architect Bob Wetmore of Cornerstone Architects, and interior designer Laura Britt and her staff. “We went to see it,” says Perry, “and loved it.” The couple quickly bought the framed-out 5,800-square-foot building. The fact that the two-story dwelling was near a golf course was a bonus for the two golfers, but the low-slung four-bedroom, four-bath house also backs up onto a nature preserve. “The land offered us great opportunity to nestle the house into the topography, giving us both privacy and stunning views,” says Wetmore, who had to negotiate his design for the native stone, stucco and metal house to fit onto the steeply sloping and oddly elongated lot. The Hill Country contemporary house stretches out just below the rim of the slope, comfortably settled into the topography courtesy of terraced landscaping that defines the front approach to the house. “We turned a negative into a positive,” says Wetmore about the difficult site. The rough-and-ready landscape accounts for the building’s quiet dynamics, which Wetmore chronicled with the roofline, a series of horizontal areas that correspond to transitional spaces inside, interrupted by a clerestory that caps the entry and living room. So when our clients decided to remodel, they knew they wanted to open up the space to accommodate large gatherings. Also important were ample storage and quality appliances that would hold up to the demands of cooking creative meals several nights a week. As is sometimes the case with remodeling, solving one problem can create another. Opening up the space involved removing a wall, which sacrificed critical square footage for cabinetry and appliances. We knew the wall needed to come down so we were challenged with making sure every available cabinet space in the kitchen was being utilized as thoughtfully and creatively as possible.
