This was a mid century duplex that we gut-renovated and converted into a single family home with an updated modern aesthetic.
The original house was a mix of styles: midcentury modern with Jeffersonian windows- a bit muddled! We worked with the owners to create a clean, unified aesthetic for an updated modern family home.
The scope of the work involved completely new systems (plumbing, electric and HVAC) and gut-renovating all three floors in phases that allowed the homeowners to remain in occupancy throughout the project!

Custom-built in the early eighties, this contemporary home was cloaked in all brown board siding with brown windows and a cumbersome street-facing carport. The current owners had raised their family there on property that borders serene conservation land. Now they were ready for a new, brighter exterior look that would include all new windows to take in the exquisite view, unobscured by the fog of failing window seals; new siding that wouldn’t be subject to woodpecker wear and tear; a refinished screen porch; a new garage to replace the undersized carport; and new entry access. On the interior, they wanted the new, fresh vibe to extend to the design of three renovated modern bathrooms.
In response, KHS proposed black-framed windows throughout in simpler configurations; fiber-cement (and PVC) exterior cladding in three textures to differentiate functions and features; a unifying light-gray and white palette teamed with clear-finished mahogany/sapele to carry across the exterior as well as the bathroom renovations; a stream-lined screen porch with cable rails; a new shed-roofed garage to resolve the exterior massing; and a new covered walkway entrance delivering those arriving into a repurposed interior space.
Once the overall design was resolved, the owners elected to complete the work in phases over several years. Phase 1 included renovating the powder room, guest bathroom, and primary bathroom, and refreshing the screen porch. See the reconceived modern bathrooms here on the KHS website. Next came constructing the new garage and entry, which on the interior included new floor tile and a new entry wall-paneling system to conceal electrical, solar, and security panels/controls. Phase III involved installing the rest of the new windows and completing the comprehensive new exterior cladding and palette to tie the earlier phases together. To cap it off, KHS worked with the owners to select new clean-lined furnishings for the living area in colors inspired by their coastal view.

We purchased this home that hadn't had much of an opportunity to have been revitalized throughout the years, therefore, had grown old and tired. We were excited at the vision of what it could be! Through a 5 month process we renovated and refurbished this home with updated bathrooms, kitchen, flooring, ceilings, and exterior work, and fully new windows and french door to create the indoor/outdoor living. Added on a new guest bathroom and laundry room, skylights, and elegant chandeliers and further updated the electrical, plumbing and A/C and heating units. The end product was magnificently elegant with a breathtaking kitchen, modern bathrooms, with a distinct contrast in flooring materials used that left an impressive impression for everyone that toured the property. The before and after pictures of the facade of the property were so contrasting that people who had previously seen pictures of the property or the property itself had a hard time recognizing it when driving by. This project was a huge success for our company and created the elevated energy for all that were involved, including the upliftment of the neighborhood.

All Weather teamed up with the Property Brothers and Queen of Broadway Idina Menzel on this week’s episode of HGTV’s hit show CELEBRTIY IOU. In the Idina Menzel’s Slam Dunk Reno episode, Idina pivots from her award-winning stage, film and music success to give back and surprise her good friend and son’s basketball coach James, by transforming his detached garage into a dedicated office and athletic retreat.
James Hunt founded Culture Run, a youth basketball program that gives kids the skills to succeed in both basketball and life. With IDINA MENZEL’S surprise renovation, James is one step closer to running a centralized training facility and headquarters where kids can drop by for counseling, basketball tips, and more.
When the PROPERTY BROTHERS meet up with Idina to demo the garage, they involve her in every step. Menzel gets her hands dirty by swinging a sledgehammer, operating an electric hand saw and removing storage bins. “I didn’t know they get as down and dirty as they do,” Menzel commented. “I also didn’t know they were gonna have me do so much!” Menzel also helped choose the tile, cabinets, hardware, flooring and the overall color palette.
All the effort was worthwhile because Menzel was able to surprise James with the basketball hangout and showstopping of his dreams. The newly dedicated office and athletic retreat features All Weather SERIES 7000 French Swing Doors and SERIES 5000 casement and fixed windows to allow natural light and fresh air in; a sleek kitchenette with an induction cooktop; a modern bathroom with a 7 1/2′ tall shower head for basketball players; a comfortable seating area for James to review film, meet with his players or simply relax; and a unique basketball themed wall mural.

Now in its third season, Celebrity IOU gives celebrities a chance to show their deepest gratitude to friends, family and mentors by giving them a surprise renovation courtesy of Drew and Jonathan Scott.

Our project involved a complete makeover of the kitchen and mudroom to suit the client's preferences. We installed new countertops, backsplash, sink, and faucet in the kitchen, along with a fresh coat of paint on the cabinets and new handles. Structural improvements included adding a new cabinet, exposed beams, and a support beam for stability. Hardwood floors were laid throughout the first floor, including the stairs, and custom-built-ins were incorporated into the mudroom design. Electrical and plumbing updates were carried out, along with additional touches like shiplap in the breakfast area and exposed beams in the family room, enhancing the overall appeal of the space.

Modern Citi Group helped Andrew and Malabika in their renovation journey, as they sought to transform their 2,400 sq ft apartment in Sutton Place.
This comprehensive renovation project encompassed both architectural and construction components. On the architectural front, it involved a legal combination of the two units and layout adjustments to enhance the overall functionality, create an open floor plan and improve the flow of the residence. The construction aspect of the remodel included all areas of the home: the kitchen and dining room, the living room, three bedrooms, the master bathroom, a powder room, and an office/den.
Throughout the renovation process, the primary objective remained to modernize the apartment while ensuring it aligned with the family’s lifestyle and needs. The design challenge was to deliver the modern aesthetics and functionality while preserving some of the existing design features. The designers worked on several layouts and design visualizations so they had options. Finally, the choice was made and the family felt confident in their decision.
From the moment the permits were approved, our construction team set out to transform every corner of this space. During the building phase, we meticulously refinished floors, walls, and ceilings, replaced doors, and updated electrical and plumbing systems.
The main focus of the renovation was to create a seamless flow between the living room, formal dining room, and open kitchen. A stunning waterfall peninsula with pendant lighting, along with Statuario Nuvo Quartz countertop and backsplash, elevated the aesthetics. Matte white cabinetry was added to enhance functionality and storage in the newly remodeled kitchen.
The three bedrooms were elevated with refinished built-in wardrobes and custom closet solutions, adding both usability and elegance. The fully reconfigured master suite bathroom, included a linen closet, elegant Beckett double vanity, MSI Crystal Bianco wall and floor tile, and high-end Delta and Kohler fixtures.
In addition to the comprehensive renovation of the living spaces, we've also transformed the office/entertainment room with the same great attention to detail. Complete with a sleek wet bar featuring a wine fridge, Empira White countertop and backsplash, and a convenient adjacent laundry area with a renovated powder room.
In a matter of several months, Modern Citi Group has redefined luxury living through this meticulous remodel, ensuring every inch of the space reflects unparalleled sophistication, modern functionality, and the unique taste of its owners.

Sun Shore Construction transformed a dated master bathroom into a modern oasis. The project involved a complete demolition and the installation of a custom walk-in shower, new tiles, a vanity, and various other features. The result was a master bathroom that combined functionality with high-end design.

This huge covered patio in Houston offers a warm, dry, beautiful gathering space for friends and family!
The clients, Tim and Julie Burke of Spring, TX wanted something more waterproof than the small gazebo where they often entertained friends and family.
The Burkes asked for a large, shingled roof extension that matched the existing house.
We gave them an 800-square-foot covered patio with a gabled roof and a gorgeous tongue-and-groove wooden ceiling. The hip roof on one one side covers the existing outdoor kitchen and the outdoor bathroom the Burkes want to build themselves.
On the other side is a sloped roof creating a breezeway and sitting area between the patio and house.
We also installed the best permanent outdoor heating system we could find – Solaira quartz infrared heating units. Able to throw more heat further and more evenly than portable units, these electric-powered heaters can be installed up and out of sight. You don’t have to lug them around, refuel them with propane and worry about storing them. When you need them, all you need to do is a push a button!
When heat strikes, however – as it does for any covered patio in Houston – the Burkes can cool off with two industrial-sized outdoor ceiling fans.
Two TVs were also added to the existing outdoor kitchen. The Burkes started enjoying those right away, using them to watch the NCAA Final Four basketball championship with their family.
We also built an addition onto the outdoor kitchen island that houses an ice maker and extra seating. We also replaced the countertops with new granite.
Very few times do you actually get the service you expect,” reads the Houzz review of this covered patio by the clients, Tim and Julie Burke. “But in this case, it went further than we had ever previously experienced.”
The computer drawings, they add, really helped them and the homeowners’ association visualize how the project would look when final and all that would be involved: “They really listened to what we needed and so far, it has surpassed our expectations.”
They also appreciated the constant communication, quality workmanship, last-minute accommodations and tidying up at the end of the day.
“Overall, this has been a great experience, and we love our outdoor space!”

Located in a wooded setting which backs up to a golf course, The Woods is a vacation condo community in Canadian Lakes, Michigan. The owners asked us to create a comfortable modern design that would appeal to golfers and also families visiting relatives in the area. This complete renovation brought the design from 80's basic to rustic transitional. Colors and design elements echo the natural area surrounding the property.
SKP Design was involved in multiple aspects of this project. Our services included:
space planning for kitchen and both bathrooms
selecting finishes for walls, floors, trim, cabinets and countertops
reviewing construction details and electrical plans
specification of plumbing fixtures, appliances and accent lighting
furniture layout, specification and purchasing
fireplace design and stone selection
reviewing branding and signage ideas
In the great room, wrought iron accents are featured in a new staircase handrail system. Other metal accents are found in the new chandelier, barstools and the legs of the live edge coffee table. An open area under the staircase was enclosed with recessed shelving which gives a focal point to the dinette area. Recessed built-in cabinets near the fireplace store TV technology and accessories. The original tiled hearth was replaced by poured concrete with stone accents.
A queen sleeper sofa from Edgecomb provides additional sleeping. Fabrics and upholstery throughout the condo were selected for durability and cleanability.
Basic white laminate kitchen cabinets were replaced with beautiful dark stained wood. Floor tile is a wood-look porcelain from Daltile called Saddle Brook. Countertops in the kitchen and bathrooms are solid surface Corian Quartz (formerly called DuPont Zodiaq). Broadloom carpet is from Durkan. The first floor bedroom is Mona Vista pattern from Modesto Collection; all other carpet is Inviting Spaces pattern from Timeless Compositions. Walls are painted with Sherwin Williams 7647 Crushed Ice.
The main floor bedroom has a custom headboard mounted on a feature wall with plaid wallcovering. A freestanding vanity with undermount sink was added to the alcove area, creating space for a larger walk-in tiled shower with custom bench. On both levels, backlit mirrors highlight the sink areas. The upstairs bath has a blue tile feature wall and vessel sink.
A fiberglass bathtub surround was removed and replaced by a custom tiled shower. Vinyl wallcovering from D.L. Couch provides a focal point behind the king headboard in the loft bedroom. A twin sleeper chair adds an extra bed.
