We believed that what was standing between our client and the kitchen of her dreams was a well thought out, creative design and a wall or two… Once outdated and worn, this 1830 antique kitchen was closed off from the family room and dining spaces. The newly re-configured kitchen with re-claimed wide-plank wood floors and restorations to wood cladding on the ceiling, beam and open corner shelving really warmed up the room and welcomes friends, neighbors and relatives. Wood bead board paneling around the island cabinetry along with mixed metals, tie in nicely with the stunning soapstone countertops with distinctive copper-colored veining, creating a beautiful vintage appeal. Styled to look like an old-fashioned stove, this steel range boasts modern conveniences such as dual-fuel (gas burners and electric oven) and a convection oven crowned by a custom steel hood adorned with rivets and metal trims. To enrich the vintage feel, a white farm-style fire clay apron sink was installed that also evokes a classic and time- honored feel. Although the process was daunting as it presented several challenges, it was a rewarding experience when the project was completed. The client purchased a mature, small, NAPA Valley vineyard to be their home and for personal enjoyment. Once they began converting their new "hobby" grapes into wine, they soon realized they needed a place to "age" their labors and a place to then enjoy them. They decided to design such a place within the confines of their home where they could entertain family and friends. The structure was modified to allow storage of more than 200 individual bottles, cases, and magnum size bottles. A cask room was added as was a well-appointed tasting room. The storage area is separated from the tasting and social area by a tempered glass doors and windows. The space to be converted was a challenge. No surface was plumb or level, therefore, the remodel involved interior walls, new floors and ceilings. Until these issues were addressed, the beautiful cabinet work, and a complete temperature and humidity control system to store, maintain, and enjoy the wine could not be started. The floors had to be floated out and chases with faux finishes provided for HVAC and electrical. Lighting in the tasting room is provided by a series of recessed and puck lights. The bar/counter area is highlighted by a custom, Tiffany style chandelier. Enough space was left in front of the bar to accommodate two serving tables for food and snacks, with plenty of room to move about the space. Discreetly hidden behind the bar is a large capacity cooler that can chill several bottles at once. The bar is capped with eight lineal feet of Calcutta Gold Marble and sports a brass foot rail. The bar has grape panels between Acanthus Corbels and the bottle storage cabinet areas are a unique blend of Acanthus overlays under precisely cut and mitered grape design crown molding over and around a cleverly designed bottle storage system. Traffic flow is achieved through the multiple points of entry through any of three pairs of 6' custom double doors which, when weather permitting, can remain open while entertaining. The host and hostess can attend food and beverage service from behind and around the bar through a separate doorway. The temperature controlled cask storage area is large enough for the clients' current needs, and can accommodate a larger number of casks should the need arise. The floor and walls of the cask room are designed for easy maintenance.. Both rooms are delightfully decorated with earthen tone faux finishes on walls, ceilings and floors reminiscent of a nonspecific European wine making region. This effect is extended to the soffits in the tasting room. A unique wine racking system is easily stored, providing even greater ability to maintain and move about the storage area.

Some of the aesthetic changes of this renovation involved removing the wallpaper and painting the walls a soft, neutral shade of gray. This change alone made a world of difference! The refreshed walls provided a beautiful backdrop against the rich, dark stain of the new cabinets and white granite counters. For the ‘Hers’ vanity, we filled in the sit-down vanity area with additional storage drawers, complete with electrical outlets inside – perfect for the hairdryer and styling tools. At the far end of the vanity, we installed a glass-front cabinet tower for more added storage. The aim of this project was to bring intimacy and versatility to a duplex backyard with the addition of a new patio, garden, shed, and fence, sourced from treated wood. This project involved removing the existing soil, landscaping, installing fences, building a patio and a shed. Custom-built in the early eighties, this contemporary home was cloaked in all brown board siding with brown windows and a cumbersome street-facing carport. The current owners had raised their family there on property that borders serene conservation land. Now they were ready for a new, brighter exterior look that would include all new windows to take in the exquisite view, unobscured by the fog of failing window seals; new siding that wouldn’t be subject to woodpecker wear and tear; a refinished screen porch; a new garage to replace the undersized carport; and new entry access. On the interior, they wanted the new, fresh vibe to extend to the design of three renovated modern bathrooms. In response, KHS proposed black-framed windows throughout in simpler configurations; fiber-cement (and PVC) exterior cladding in three textures to differentiate functions and features; a unifying light-gray and white palette teamed with clear-finished mahogany/sapele to carry across the exterior as well as the bathroom renovations; a stream-lined screen porch with cable rails; a new shed-roofed garage to resolve the exterior massing; and a new covered walkway entrance delivering those arriving into a repurposed interior space. Once the overall design was resolved, the owners elected to complete the work in phases over several years. Next came constructing the new garage and entry, which on the interior included new floor tile and a new entry wall-paneling system to conceal electrical, solar, and security panels/controls. Phase III involved installing the rest of the new windows and completing the comprehensive new exterior cladding and palette to tie the earlier phases together. To cap it off, KHS worked with the owners to select new clean-lined furnishings for the living area in colors inspired by their coastal view.

This is a new construction free-standing custom greenhouse and garage features a fully finished interior space with plenty of natural light, a storage loft, and added amenities like an electric kiln and EV charger. This huge covered patio in Houston offers a warm, dry, beautiful gathering space for friends and family! The clients, Tim and Julie Burke of Spring, TX wanted something more waterproof than the small gazebo where they often entertained friends and family. The Burkes asked for a large, shingled roof extension that matched the existing house. We gave them an 800-square-foot covered patio with a gabled roof and a gorgeous tongue-and-groove wooden ceiling. The hip roof on one one side covers the existing outdoor kitchen and the outdoor bathroom the Burkes want to build themselves. On the other side is a sloped roof creating a breezeway and sitting area between the patio and house. We also installed the best permanent outdoor heating system we could find – Solaira quartz infrared heating units. Able to throw more heat further and more evenly than portable units, these electric-powered heaters can be installed up and out of sight. You don’t have to lug them around, refuel them with propane and worry about storing them. When you need them, all you need to do is a push a button! When heat strikes, however – as it does for any covered patio in Houston – the Burkes can cool off with two industrial-sized outdoor ceiling fans. Two TVs were also added to the existing outdoor kitchen. The Burkes started enjoying those right away, using them to watch the NCAA Final Four basketball championship with their family. We also built an addition onto the outdoor kitchen island that houses an ice maker and extra seating. We also replaced the countertops with new granite. Very few times do you actually get the service you expect,” reads the Houzz review of this covered patio by the clients, Tim and Julie Burke. “But in this case, it went further than we had ever previously experienced.” The computer drawings, they add, really helped them and the homeowners’ association visualize how the project would look when final and all that would be involved: “They really listened to what we needed and so far, it has surpassed our expectations.” They also appreciated the constant communication, quality workmanship, last-minute accommodations and tidying up at the end of the day. “Overall, this has been a great experience, and we love our outdoor space!”

The tiles shown in the photographs below are classic distressed Black and White Italian Marble installed in the kitchen of a property in Bamber Bridge which is South of Preston. Some of the tiles had an issue with loose grout which I suspect was due to the suspended wooden floor and a small amount of movement had resulted in the grout cracking. Ideally more support would be needed under the floor to prevent this, in the meantime however I recommended removing the grout and replacing with a flexible grout product that could cope with the movement. The tiles also needed a clean, polish and reseal so it made sense to address the issue with the grout as part of the work. Working as a two-man team we started by cleaning the floor with a set of diamond burnishing pads starting with a coarse 400-grit, followed by 800 and 1500 grit. Water was used to lubricate the process and the floor was rinsed with water between pads with the fine slurry generated by the process extracted using a wet vacuum. These pads remove ingrained dirt and then slowly refine the appearance of the Marble building up its polished appearance in the process. The next step was to rake out all the grout which as discussed was compromised and needed replacing. We had to be very careful when removing the grout due to the electric heating mat under the floor, any damage to that would require ripping the floor up. With the old grout removed and the floor cleaned the floor was then grouted using Mapei Ultra-colour which is a flexible and fully waterproof grout more than suitable for this situation. Between us we managed to pack a lot into day one which was tough, however with the hardest tasks out of the way day two should be a lot easier. Day two started with an initial clean making sure to remove any excess grout smeared on the surface that can affect the look of the tile if not removed. This was followed by the application of the last of the set of burnishing pads which is a 3,000-grit pad that really brings up the polish on the marble. You only need a small amount of water sprayed onto the floor when applying this last pad so by late morning the floor was dry and ready for sealing. The customer wanted a better sheen appearance than they previously had, fortunately we find the Diamond burnishing pads do this well, they also tighten up the pores of the stone as well which means less sealer is needed. The floor was then sealed with Tile Doctor Colour Grow which is an impregnating sealer that improves colour and soaks into the stone occupying the pores and thereby preventing dirt from becoming ingrained. Once complete the floor looked great and the client was very happy. Sealers and Polish do wear down with use over time so before leaving I discussed our annual maintenance plan option which will ensure the appearance of the Marble floor always looks good. The plan involves returning once a year to further polish the floor with a high-grade burnishing pad and to add more sealer if required. We also discussed the use of Tile Doctor Stone Soap for regular cleaning, it is a pH neutral cleaner which is ideal for stone floors like Marble which are acid sensitive. Middlefork was retained to update and revitalize this North Shore home to a family of six. The primary goal of this project was to update and expand the home's small, eat-in kitchen. The existing space was gutted and a 1,500-square-foot addition was built to house a gourmet kitchen, connected breakfast room, fireside seating, butler's pantry, and a small office. The family desired nice, timeless spaces that were also durable and family-friendly. As such, great consideration was given to the interior finishes. The 10' kitchen island, for instance, is a solid slab of white velvet quartzite, selected for its ability to withstand mustard, ketchup and finger-paint. There are shorter, walnut extensions off either end of the island that support the children's involvement in meal preparation and crafts. Low-maintenance Atlantic Blue Stone was selected for the perimeter counters. The scope of this phase grew to include re-trimming the front façade and entry to emphasize the Georgian detailing of the home. In addition, the balance of the first floor was gutted; existing plumbing and electrical systems were updated; all windows were replaced; two powder rooms were updated; a low-voltage distribution system for HDTV and audio was added; and, the interior of the home was re-trimmed. This 1890 rowhouse had been renovated over time, most recently in the 70s. Our clients wanted to renovate every floor. The floors and walls were out of level, and most of the systems were old. We gutted the structure to the studs, leveled and reframed the walls and floors, added insulation and updated the plumbing, electrical and HVAC. Once the structural and systems work was complete, our crew installed a new expanded kitchen, updated all the bathrooms, and updated the basement. Reconfiguring the first floor plan involved taking down the wall between the kitchen and dining room to create one large entertaining space. To bring more natural light and provide sight lines from the front to the back of the rowhouse, we added new windows to the back wall and moved the opening to the other side as a full-light door.
