Recently, In N Out Remodeling completed a stunning kitchen remodel in San Diego, featuring a custom-designed island. This project involved modernizing the entire space with high-quality materials, optimizing layout, and integrating top-of-the-line appliances. The centerpiece, a functional and stylish island, offers extra storage and seating, perfect for both cooking and entertaining. Our team's attention to detail and craftsmanship turned this kitchen into a beautiful, functional hub for the family.

In the prestigious Beverly Hills project, we embarked on a comprehensive renovation that involved a complete gutting and transformation of the house. By removing support walls within the kitchen area, we successfully created a spacious and open kitchen layout, optimizing functionality and visual appeal. Additionally, our team undertook the complete remodeling of five bathrooms and a powder room, ensuring a seamless blend of luxury and functionality. The installation of custom-made wood windows and elegant engineered floors throughout the entire house added a touch of sophistication and cohesiveness to the overall design.

Cozy and Colorful Beach House Remodel!
When you think funky little house by the beach – images like what you are about to see may not be what you would have anticipated. This furnishings project aimed to capture a colorful, fun, active space for a family who wanted to feel at home .Thus, creating casual and comfortable but not boring in the least. A little traveled, a lot of texture, and not much clutter!
From the start, the space was not much to write home about!
The common living areas were boxy with lower ceilings. Quirky ins and outs needed to be optimized. Overall, this project was a prime opportunity for us to really dig in. From treating each room top to bottom and finding the client’s mojo when it came to wallcoverings. Selecting funky lighting and the right mix and match of bold colors and more natural, organic textures.
We came in too late to get involved with the kitchen but helped the client with a few little accents and color choices. Thus, acting as a jumping off point for the large dining space featuring a beautiful (and resilient!) wooden trestle table. We created a mix of seating that offers a little funk, and the fun additional cabinet storage to each end which offered a hideaway. We loved that this vista had such opportunity for great lighting and art, also!
A Colorful, Cozy Living Room
We knew we needed a cozy, lower profile seating area but also some sort of great reading nook by the fireplace. With the large windows and the main entry just off this space, a traffic pattern was delianted that helped guide decisions with the furniture. A funky, nubbier woven fabric on the sectional that hinted towards mid-century modern. The irregular shaped, petrified wood coffee table. The bold statement and colors carried through in the wallcovering and area rug. Jumping to the fireplace area where you can lounge or read with those gorgeous cognac leather recliners. This space needed to feel separate and the same all at once. The balance of scale and colors really helped achieve this!
Can’t forget the bedrooms!
Of course we can’t get by without mentioning a little bedroom love, either.
In the master the overall designs dictated by a bold, saturated woven wood cloth on the headboard wall. We love the mix of color and pattern in here. The bold, sexier mood is 100% a byproduct of the level of rich colors and unusual combinations. Those bold hand-glazed ceramic lamps against those strict geo-pattern bed pillows – so good!
Our sweet tween bedroom that should grow with her for a good, long time. All in all, filled with original art and layered in a softer palette. There was a lot of matching in here at first, but once we convinced her to trust us she started to understand why adding in the unexpected hit of bright coral and spring green made everything sing!

The renovation project involved the elimination of a load-bearing wall to establish a spacious island and dining area that could accommodate a large gathering. A personalized bench was created to optimize space utilization for the clients. With the inclusion of built-in appliances, a wine fridge, and ample storage, this family now enjoys their ideal kitchen.

Ever heard some say “It has good bones?” Well, no one had ever said that about this house; it needed a major overhaul - “A TOTAL GUT.”
It’s saving grace was:
1. It’s enthusiastic new homeowners.
2. The expansive and gorgeous views of Okanagan Lake.
We were asked to assist our clients with big-picture-planning for their newest investment property.
Upon initial walk through of the home, it was immediately evident there were many previous ‘bandaid-type’ updates that it had gone through over the years.
This house was in prime need of an overhaul inside and out:
- multiple dropped Ceilings with layers of Plumbing add ons
- wall to wall Carpet
-a tired Bathtub directly inside the Master Bedroom
- a “dreaded” Corner Kitchen Sink
-multiple add ons involving three confusing front entry doors
Discovering what was previously done and the quandary of why these things were done is always so interesting to discover and can be very overwhelming for clients.
A big part of what we love most about Design is helping to propose new ideas to revitalize and improve all that has come before. It is one of the most challenging and rewarding parts of our work.
Our Renovation Strategy began in Layout Design for optimizing Interior & Exterior flow, moving into Concept & Style Planning, Millwork and Finish Selections.
We then created an ordered implementation sequence which would allow the homeowners to live on one floor while the other was being renovated Later they would move to the finished floor and renovate the remaining areas.
Once complete, the home quickly sold and we look forwards to assisting these happy investors on their next endeavour.

These young homeowners purchased the house from its original owner, who had meticulously
cared for it since overseeing its construction nearly 50 years ago.
While the home was in excellent condition, it needed updates to better suit the new owners'
lifestyle and growing family. The renovation involved moving a few walls and rearranging key
rooms to optimize the layout for an open, functional flow. A spacious island with seating was
added to enhance the kitchen's usability, along with well-thought-out cabinetry.
The final design reflects the homeowners' contemporary style while preserving the home's
original charm.

Our project involved a meticulous overhaul of Grazie Restaurant, Main Play Ground and the Sky Terrace Restaurant, accompanied by thorough repairs and enhancements to the surrounding outdoor areas. The technical transformation included the replacement of outdated finishes, such as tiles, stones, and wood surfaces.
In Grazie Restaurant, we executed a technical upgrade, optimizing spatial layouts and functionality while replacing old finishes to modernize the interior. Simultaneously, the Sky Terrace Restaurant underwent a similar technical transformation, integrating structural modifications and modern design implementations to elevate the dining experience.

This extensive project involved both an addition and a full renovation of a beautiful 1920s Craftsman home. By adding 200 sqft of living space to the back of the house, we created a stunning primary bedroom complete with a walk-in closet and a luxurious bathroom. Originally a 2-bedroom, 1-bathroom house with a less-than-optimal layout, the reconfiguration resulted in a spacious 3-bedroom, 2-bathroom home, making better use of the available space.
The guest bathroom now features a tub surrounded by subway tiles and a marble herringbone floor. Elegant wainscoting paneling and subtle floral wallpaper add a touch of sophistication. The primary bathroom showcases a corner walk-in shower with Celine and Marin tiles from Bedrosians. A custom marble slab forms the shower dam, and the herringbone floor design enhances the luxurious feel. Classic brass fixtures and an arched mirror flanked by sconce lights add timeless elegance.
The primary bedroom boasts long, narrow windows that flood the room with natural light. In the nursery, a colorful wallpaper creates a cheerful and vibrant atmosphere. The entire home underwent a comprehensive upgrade, including a new roof, an energy-efficient HVAC system, and a complete overhaul of the plumbing.
Custom molding and casing details around doors and windows faithfully replicate the home's original 1920s design, showcasing exceptional finish carpentry skills. In the hallway, custom cabinets were created to conceal the laundry machines and provide convenient folding and storage space. The exterior addition required custom siding work to match the original siding and trim, preserving the home's historical character. Oak hardwood flooring was refinished and replaced where needed.
The overall design of this project is a testament to craftsmanship, featuring numerous custom details and intricate work that honor the home's original character while updating it to meet today's luxury standards. This Craftsman revival beautifully blends historical preservation with modern elegance, creating a timeless and inviting home.

The homeowner approached us with a clear vision: they wanted to extend the shade over their pool area. They loved spending time by the pool but found that the lack of shade limited their enjoyment during the hotter parts of the day.
At Southern Breeze Oasis, we understood their needs and were excited to help transform their outdoor space. We proposed a custom pergola designed specifically to provide ample shade over the pool area.
During the initial consultation, we discussed their preferences for materials, design, and functionality. We then conducted a site assessment to determine the optimal location and size for the pergola.
Our team developed a custom design for the pergola, incorporating the homeowner’s vision and our expertise.
The homeowner was involved in the selection of materials for their pergola. Our skilled craftsmen then constructed the pergola on-site, ensuring the structure was robust and met our high standards of quality.
Upon completion, we added the finishing touches, such as weather-resistant treatments, based on the homeowner’s preferences.
The result was a stunning, functional pergola that extended the shade near the pool area, just as the homeowner desired. It not only enhanced the aesthetics of their outdoor space but also provided a comfortable area for relaxation and entertainment.
At Southern Breeze Oasis, we take pride in transforming outdoor sanctuaries. We were thrilled to help this homeowner realize their vision and enhance their outdoor living experience.

A stunning walk-in shower with sleek glass doors was installed to give the bathroom a modern and luxurious look.
We used large-format tiles on the shower walls and flooring, creating a cohesive, stylish, and low-maintenance surface.
A built-in recessed niche with a custom tile shelf was added for practical storage while maintaining a clean and sophisticated design.
3. Vanity & Storage Enhancements
The old vanity was replaced with a sleek, modern vanity that provided ample storage and counter space.
We incorporated custom-built shelves on the left side of the vanity, offering additional storage without cluttering the design.
A lighted mirror was installed above the vanity, combining style and practicality while enhancing the overall lighting in the space.
4. Elegant Fixtures & Finishes
To add a touch of luxury, we installed gold-finished fixtures, including the showerhead, faucets, and cabinet handles, giving the bathroom a high-end, elegant feel.

Located in a beautiful spot within Wellesley, Massachusetts, Sunspace Design played a key role in introducing this architectural gem to a client’s home—a custom double hip skylight crowning a gorgeous room. The resulting construction offers fluid transitions between indoor and outdoor spaces within the home, and blends well with the existing architecture.
The skylight boasts solid mahogany framing with a robust steel sub-frame. Durability meets sophistication. We used a layer of insulated tempered glass atop heat-strengthened laminated safety glass, further enhanced with a PPG Solarban 70 coating, to ensure optimal thermal performance. The dual-sealed, argon gas-filled glass system is efficient and resilient against oft-challenging New England weather.
Collaborative effort was key to the project’s success. MASS Architect, with their skylight concept drawings, inspired the project’s genesis, while Sunspace prepared a full suite of engineered shop drawings to complement the concepts. The local general contractor's preliminary framing and structural curb preparation accelerated our team’s installation of the skylight. As the frame was assembled at the Sunspace Design shop and positioned above the room via crane operation, a swift two-day field installation saved time and expense for all involved.
At Sunspace Design we’re all about pairing natural light with refined architecture. This double hip skylight is a focal point in the new room that welcomes the sun’s radiance into the heart of the client’s home. We take pride in our role, from engineering to fabrication, careful transportation, and quality installation. Our projects are journeys where architectural ideas are transformed into tangible, breathtaking spaces that elevate the way we live and create memories.
