The family farmhouse, lovingly named “Westwood,” was showing the wear one expects after serving a growing family for decades. One of our first collaborations was the light fixture that would grace the main two-story entry hall. HiiH Lights in Astoria, Oregon, was commissioned to bring “the function of light, the craft of paper, and the art of sculpture” to the home. Visiting the maker’s space – a massive barn on his coastal property – was such an inspiring adventure! Original work by the resident artist sets an ethereal tone in the space, and an antique bench handsomely blends the old with the new. A wall that divided the home’s living room and kitchen was removed, and the breezy and bright gathering room was born. Light walls, warm wood tones, cozy upholstery, clean lines and heritage elements create a welcoming atmosphere and invite lounging and conversation. The sun-drenched nook is the home’s main indoor dining area, with an extension table and sculpted chairs that are just right for family gatherings or morning rituals with the Sunday paper. The kitchen is a chef’s dream with every modern amenity, but its casual attitude is “let’s make a mess and eat!” The owner’s artwork graces the mantel over the new fireplace that was carved from a tree felled on the property, illustrating the thoughtful consideration of each element. The muted wool area rugs in the entryways and great room are hard-wearing for farm life, and the furniture’s classic lines, bold contrasting colors, deep seating and soft textures encourage cozy conversations or large group gatherings. The library is undoubtedly our favorite space in this home. Tucked in “speakeasy style” behind a hidden (wallpapered!) door in the moody wet bar, and drenched in deep green, the room offers a quiet retreat that hugs you in an embrace of books and family photos. The cozy settee nestled between the bookcases sits opposite a custom pair of modern cognac leather wing chairs. The area rug continues the storied look without the antique price tag with a piece from Loloi’s “Heritage Collection.” A little va-va-voom was requested for the powder bath and boy did we deliver! Custom wallpaper plays over original wainscotting and ceilings wrapped in more glorious green. The space evokes joy every time you open the door! A primary suite that would “transport us to another world” and be “classic yet modern, peaceful, collected and uncluttered” was a tall order. Our new furniture layout takes full advantage of the view of wine country hills and the Willamette River, welcomes fireside lounging, and serves as a calm respite for the lovely owners. I was contacted by a client in Kendal to see if I could help with their Black Flagstone basement floor. As you can see from the photographs it was in a bit of a state and the stone looked mostly White rather than Black. I carried out a site visit, to survey the floor and work out the best approach to restore its appearance. After testing a few different products and techniques I worked out an effective restoration plan and discussed this with the owner. Happy with my plan and costing’s we agreed a date to start the work. Being in the basement of the property had its challenges but it would mean we could work socially distanced from the owner. To restore the floors appearance, I started with a set of coarse wire (60 and 120 grit) brushes lubricated with Tile Doctor Remove and Go which is a strong coatings remover. I had considered using milling pads on the tiles to reveal a new surface underneath but that does involve the use of an expensive set of coarse pads and given it was a basement the owners didn’t feel the extra expense would be justified. The wire grits work well on rough stone floors when attached to a weighted buffing machine and we add some Tile Doctor Remove and Go to the mix. Once clean the floor was rinsed with water and the slurry extracted using an industrial wet vacuum. After cleaning the floor, it looked transformed, some pointing was required so we carried this out after the main clean. The stone was left to dry out for a few days before returning to apply a sealer. For this floor I felt Tile Doctor X-Tra seal would be the best product and applied two coats. I chose X-Tra seal for this job as it ticks a lot of boxes, it’s a breathable oil-based resin sealer which being breathable will allow moisture to rise through the floor. Old floors like this don’t have a damp proof membrane so it is important to choose a sealer that can allow the floor to breath and not let damp build up under the floor where it can reach out to the walls and cause rising damp. I also chose X-Tra Seal as it has a great ability to bring out the colour of the darker stone due to its high oil content, the oil will deter salts from forming if efflorescence is an issue. This is a unique property of this sealer as we never know if efflorescent salts are going to form or not so having this in place as a sealer is a great plus for a Tile Doctor, it is new to the market and is already proving popular on floors like this and for protecting external stone. If the tiles are smooth Tile Doctor X-Tra Seal adds a bit of a sheen to the appearance of the stone however this stone was very rough, so we didn’t manage a shine, but the customer was happy with the matt finish and the slightly honed effect. The floor looked great and much more appealing making the space more attractive and likely to be used. For aftercare I recommended Tile Doctor Neutral Tile Cleaner which will clean the floor without impacting the sealer which can be a problem with many of the stronger products you find in supermarkets. The Lakota Residence occupies a spectacular 10-acre site in the hills above northwest Portland, Oregon. The residence consists of a main house of nearly 10,000 sf and a caretakers cottage/guest house of 1,200 sf over a shop/garage. Both have been sited to capture the four mountain Cascade panorama plus views to the city and the Columbia River gorge while maintaining an internal privacy. The buildings are set in a highly manicured and refined immediate site set within a largely forested environment complete with a variety of wildlife. Successful business people, the owners desired an elegant but "edgey" retreat that would accommodate an active social life while still functional as "mission control" for their construction materials business. There are days at a time when business is conducted from Lakota. The three-level main house has been benched into an edge of the site. Entry to the middle or main floor occurs from the south with the entry framing distant views to Mt. St. Helens and Mt. Rainier. Conceived as a ruin upon which a modernist house has been built, the radiused and largely opaque stone wall anchors a transparent steel and glass north elevation that consumes the view. Recreational spaces and garage occupy the lower floor while the upper houses sleeping areas at the west end and office functions to the east. Obsessive with their concern for detail, the owners were involved daily on site during the construction process. Much of the interiors were sketched on site and mocked up at full scale to test formal concepts. Eight years from site selection to move in, the Lakota Residence is a project of the old school process.

This master bathroom is located on the basement slab level of their home, offering a sidewalk and patio for accessibility so creating a space that will be functional, as well as accessible in considering the future was necessary. Must have's: Ease of cleaning, accessibility, walk in bathroom, jetted tub, led partial moon mirror design, moody- contemporary feel. We created a walk in shower with large format tile for less grout along the full back wall with a subway tile feature to break up space between the vanity and the shower. This same subway theme, mixed from 3 tiles, was matched on the opposing tub wall with a mirrored niche and large format tile for continuity, and flow. The door was changed to a barndoor with a recessed mirror, this allows both function and provides a wide opening. The client can access the bathroom through either the hall or their master bathroom with a zero threshold entry into the bathroom and into the shower. The rounded niche mimics the rounded mirror. Custom dark stained and black wood set off this moody modern bathroom down to the exposed vanity bottle trap and plumb lines, with varying dimmers and lighting to set off this moody vibe. The homeowners were involved every step of the way, down to the custom quartzite countertop. Layout, space planning, design, rendering and plumbing provided by Angie Finton Designs. The amazing and wonderful styling decorations were completed by the homeowner.

Within the major layout change on the second floor, two much-needed storage closets were conveniently carved back to back; one accessible from the bathroom (crafted in a space behind the vanity wall, pictured above) and the other in the hallway at the top of the winding stairs. Because all ceiling beams were exposed, an access needed to be created to hide all the bathroom water and drain lines. Walking down two steps to enter the new bathroom became the avenue to meet the challenge of where to house the plumbing. Building up the floor and sandwiching all pipes between the floors was the best solution. The original pine floor boards were carefully lifted up and wisely set aside in the exact order they had been laid. Next, sheets of plywood were installed and the framework set up. The drain lines were run and the second layer of plywood fastened to the new framework. Once secured, the original pine boards were positioned back in place as their original order. One gentle step now eases you into this classic period bathroom with modern amenities, without a hint of the all the work involved to get it there.

For this project, we were hired to demo out a concrete patio and gravel area and install beautiful pavers for a great outdoor environment. This family is involved with the Boy Scouts so we installed a fire pit to facilitate great group gatherings. We also noticed they had an outdoor chess set that was sitting on a vinyl board so we recommended built a chess set into the paver patio to give a much nicer, long-lasting solution.

This designer’s ideal is homeowners with a clear vision, set priorities, and values that align seamlessly with ours. These clients, an accomplished artist and the owner of a generational hops growing farm, were collaborative and trusting from the start. They conscientiously selected a team of Architect (Green Hammer), General Contractor (Cellar Ridge) and ATIID for furnishings and finishing touches. Each firm was able to meticulously manage their leg of the project, while collaborating wholistically with each other and the homeowners. The family farmhouse, lovingly named “Westwood,” was showing the wear one expects after serving a growing family for decades. The owner’s dream was to revive, open up, and breathe modern life into each space, while respecting the home’s heritage. One of our first collaborations was the light fixture that would grace the main two-story entry hall. HiiH Lights in Astoria, Oregon, was commissioned to bring “the function of light, the craft of paper, and the art of sculpture” to the home. Visiting the maker’s space – a massive barn on his coastal property – was such an inspiring adventure! Original work by the resident artist sets an ethereal tone in the space, and an antique bench handsomely blends the old with the new. A wall that divided the home’s living room and kitchen was removed, and the breezy and bright gathering room was born. Light walls, warm wood tones, cozy upholstery, clean lines and heritage elements create a welcoming atmosphere and invite lounging and conversation. The sun-drenched nook is the home’s main indoor dining area, with an extension table and sculpted chairs that are just right for family gatherings or morning rituals with the Sunday paper. The kitchen is a chef’s dream with every modern amenity, but its casual attitude is “let’s make a mess and eat!” The owner’s artwork graces the mantel over the new fireplace that was carved from a tree felled on the property, illustrating the thoughtful consideration of each element. The muted wool area rugs in the entryways and great room are hard-wearing for farm life, and the furniture’s classic lines, bold contrasting colors, deep seating and soft textures encourage cozy conversations or large group gatherings. The library is undoubtedly our favorite space in this home. Tucked in “speakeasy style” behind a hidden (wallpapered!) door in the moody wet bar, and drenched in deep green, the room offers a quiet retreat that hugs you in an embrace of books and family photos. The cozy settee nestled between the bookcases sits opposite a custom pair of modern cognac leather wing chairs. The area rug continues the storied look without the antique price tag with a piece from Loloi’s “Heritage Collection.” A little va-va-voom was requested for the powder bath and boy did we deliver! Custom wallpaper plays over original wainscotting and ceilings wrapped in more glorious green. The space evokes joy every time you open the door! A primary suite that would “transport us to another world” and be “classic yet modern, peaceful, collected and uncluttered” was a tall order. Our new furniture layout takes full advantage of the view of wine country hills and the Willamette River, welcomes fireside lounging, and serves as a calm respite for the lovely owners. Westwood Farmhouse truly was inspired by family, genuine love for home and graciousness for all who enter.
