The Lakota Residence occupies a spectacular 10-acre site in the hills above northwest Portland, Oregon. The residence consists of a main house of nearly 10,000 sf and a caretakers cottage/guest house of 1,200 sf over a shop/garage. Both have been sited to capture the four mountain Cascade panorama plus views to the city and the Columbia River gorge while maintaining an internal privacy. The buildings are set in a highly manicured and refined immediate site set within a largely forested environment complete with a variety of wildlife. Successful business people, the owners desired an elegant but "edgey" retreat that would accommodate an active social life while still functional as "mission control" for their construction materials business. There are days at a time when business is conducted from Lakota. The three-level main house has been benched into an edge of the site. Entry to the middle or main floor occurs from the south with the entry framing distant views to Mt. St. Helens and Mt. Rainier. Conceived as a ruin upon which a modernist house has been built, the radiused and largely opaque stone wall anchors a transparent steel and glass north elevation that consumes the view. Recreational spaces and garage occupy the lower floor while the upper houses sleeping areas at the west end and office functions to the east. Obsessive with their concern for detail, the owners were involved daily on site during the construction process. Much of the interiors were sketched on site and mocked up at full scale to test formal concepts. Eight years from site selection to move in, the Lakota Residence is a project of the old school process.

The tiles shown in the photographs below are classic distressed Black and White Italian Marble installed in the kitchen of a property in Bamber Bridge which is South of Preston. Some of the tiles had an issue with loose grout which I suspect was due to the suspended wooden floor and a small amount of movement had resulted in the grout cracking. Ideally more support would be needed under the floor to prevent this, in the meantime however I recommended removing the grout and replacing with a flexible grout product that could cope with the movement. The tiles also needed a clean, polish and reseal so it made sense to address the issue with the grout as part of the work. Working as a two-man team we started by cleaning the floor with a set of diamond burnishing pads starting with a coarse 400-grit, followed by 800 and 1500 grit. Water was used to lubricate the process and the floor was rinsed with water between pads with the fine slurry generated by the process extracted using a wet vacuum. These pads remove ingrained dirt and then slowly refine the appearance of the Marble building up its polished appearance in the process. The next step was to rake out all the grout which as discussed was compromised and needed replacing. We had to be very careful when removing the grout due to the electric heating mat under the floor, any damage to that would require ripping the floor up. With the old grout removed and the floor cleaned the floor was then grouted using Mapei Ultra-colour which is a flexible and fully waterproof grout more than suitable for this situation. Between us we managed to pack a lot into day one which was tough, however with the hardest tasks out of the way day two should be a lot easier. Day two started with an initial clean making sure to remove any excess grout smeared on the surface that can affect the look of the tile if not removed. This was followed by the application of the last of the set of burnishing pads which is a 3,000-grit pad that really brings up the polish on the marble. You only need a small amount of water sprayed onto the floor when applying this last pad so by late morning the floor was dry and ready for sealing. The customer wanted a better sheen appearance than they previously had, fortunately we find the Diamond burnishing pads do this well, they also tighten up the pores of the stone as well which means less sealer is needed. The floor was then sealed with Tile Doctor Colour Grow which is an impregnating sealer that improves colour and soaks into the stone occupying the pores and thereby preventing dirt from becoming ingrained. Once complete the floor looked great and the client was very happy. Sealers and Polish do wear down with use over time so before leaving I discussed our annual maintenance plan option which will ensure the appearance of the Marble floor always looks good. The plan involves returning once a year to further polish the floor with a high-grade burnishing pad and to add more sealer if required. We also discussed the use of Tile Doctor Stone Soap for regular cleaning, it is a pH neutral cleaner which is ideal for stone floors like Marble which are acid sensitive. We did a collected kitchen in this house in whites, greys and curly maple, It has curly maple and soapstone counter tops and sink, with heart pine floors. The exterior doors were a dark mahogany. It has a very Southern "Farm House" feel. The owners were very involved in the design of the house. My country kitchen looks really awesome in this more high end setting. This Terracotta tiled floor was installed in the kitchen of a cottage in the small village of Maidford near Towcester. The tiles were not looking their best and the owner of the property realised it was time to do something about it and contacted Tile Doctor to have the floor stripped and resealed. Stripping and Sealing tile and stone floors is our bread and butter so I was more than happy to pop round and survey the floor which was approximately 9m2. The grout had darkened with dirt and the previous tile sealer was failing so dirt was now getting ingrained in the Terracotta making it difficult to clean in places and leading to a patchy appearance. We discussed the work involved, my quote was accepted, and a date agreed for me to return and complete the work which would take two days, one to clean and one to seal. After tidying up the Kitchen and removing the kickboards from underneath the kitchen units I set about working on cleaning and stripping the Terracotta floor of old sealers. To start I tested a small area with a strong dilution of Tile Doctor Wax Away. Wax was quite often used on Terracotta so I figured this product would be a good place to start. My suspicions were proved correct, and I found this to be the best product for removing the many layers of sealant on the floor. Wax Away is a new alkaline product by Tile Doctor and ideal for cleaning clay-based tiles such as Terracotta. With my sights set on the rest of the floor Wax Away was scrubbed into the tile using a 17” rotary floor scrubbing machine and a black scrubbing pad running on a slow speed which helps to reduce splashing. This activity soon brought the dirt off the floor and the soiled cleaning solution was removed using a wet vacuum and the floor was rinsed down with clean water. The cleaning process was repeated a couple of times until I was happy with the floor, a stiff hand brush was then used along the grout lines with a dilution of Tile Doctor Pro-Clean to clean up the grout. After rinsing and extracting the floor again the floor was inspected, and I noticed there were a few stubborn paint splashes on the tiles. I managed to remove these and these by spot treating the affected area with Tile Doctor Remove and Go and a steamer to lift the stain out of the clay tile. Once happy the floor was clean it was given a thorough rinse to neutralise it and remove any trace of cleaning products and then left it to dry. I allowed the floor to dry for several days before returning to seal the Terracotta using numerous coats of Tile Doctor Seal and Go which is an ideal sealer for Terracotta and provides durable stain protection together with a low sheen finish. Terracotta is by its nature very porous and so it’s not unknown for it to take up to nine coats of sealer, which can take some time to apply as like paint you have to wait until it’s dry before it will take the next coat. The customer was so impressed by the results I achieved in their kitchen they decided to go ahead and book me in to carry out this process throughout the whole of the ground floor which included lounge, study and hallway. These clients, an accomplished artist and the owner of a generational hops growing farm, were collaborative and trusting from the start. They conscientiously selected a team of Architect (Green Hammer), General Contractor (Cellar Ridge) and ATIID for furnishings and finishing touches. Each firm was able to meticulously manage their leg of the project, while collaborating wholistically with each other and the homeowners. The family farmhouse, lovingly named “Westwood,” was showing the wear one expects after serving a growing family for decades. The owner’s dream was to revive, open up, and breathe modern life into each space, while respecting the home’s heritage. One of our first collaborations was the light fixture that would grace the main two-story entry hall. HiiH Lights in Astoria, Oregon, was commissioned to bring “the function of light, the craft of paper, and the art of sculpture” to the home. Visiting the maker’s space – a massive barn on his coastal property – was such an inspiring adventure! Original work by the resident artist sets an ethereal tone in the space, and an antique bench handsomely blends the old with the new. A wall that divided the home’s living room and kitchen was removed, and the breezy and bright gathering room was born. Light walls, warm wood tones, cozy upholstery, clean lines and heritage elements create a welcoming atmosphere and invite lounging and conversation. The sun-drenched nook is the home’s main indoor dining area, with an extension table and sculpted chairs that are just right for family gatherings or morning rituals with the Sunday paper. The kitchen is a chef’s dream with every modern amenity, but its casual attitude is “let’s make a mess and eat!” The owner’s artwork graces the mantel over the new fireplace that was carved from a tree felled on the property, illustrating the thoughtful consideration of each element. The muted wool area rugs in the entryways and great room are hard-wearing for farm life, and the furniture’s classic lines, bold contrasting colors, deep seating and soft textures encourage cozy conversations or large group gatherings. The library is undoubtedly our favorite space in this home. Tucked in “speakeasy style” behind a hidden (wallpapered!) door in the moody wet bar, and drenched in deep green, the room offers a quiet retreat that hugs you in an embrace of books and family photos. The cozy settee nestled between the bookcases sits opposite a custom pair of modern cognac leather wing chairs. The area rug continues the storied look without the antique price tag with a piece from Loloi’s “Heritage Collection.” A little va-va-voom was requested for the powder bath and boy did we deliver! Custom wallpaper plays over original wainscotting and ceilings wrapped in more glorious green. The space evokes joy every time you open the door! A primary suite that would “transport us to another world” and be “classic yet modern, peaceful, collected and uncluttered” was a tall order. Our new furniture layout takes full advantage of the view of wine country hills and the Willamette River, welcomes fireside lounging, and serves as a calm respite for the lovely owners. Reimagining an Urban Classic Perched high above San Francisco’s Cow Hollow neighborhood, this meticulously reimagined residence represents a thoughtful transformation of a classic urban home into a contemporary, light-filled sanctuary. The project involved a comprehensive renovation paired with both vertical and horizontal expansion, dramatically increasing the home’s footprint while enhancing its relationship to sweeping views of the Bay, the Palace of Fine Arts, and the surrounding hillside neighborhoods. The design strategy focused on opening the home to light, air, and vistas—elements often constrained in the dense urban fabric of San Francisco.
