A tea pot, being a vessel, is defined by the space it contains, it is not the tea pot that is important, but the space.
Crispin Sartwell
Located on a lake outside of Milwaukee, the Vessel House is the culmination of an intense 5 year collaboration with our client and multiple local craftsmen focused on the creation of a modern analogue to the Usonian Home.
As with most residential work, this home is a direct reflection of it’s owner, a highly educated art collector with a passion for music, fine furniture, and architecture. His interest in authenticity drove the material selections such as masonry, copper, and white oak, as well as the need for traditional methods of construction.
The initial diagram of the house involved a collection of embedded walls that emerge from the site and create spaces between them, which are covered with a series of floating rooves. The windows provide natural light on three sides of the house as a band of clerestories, transforming to a floor to ceiling ribbon of glass on the lakeside.
The Vessel House functions as a gallery for the owner’s art, motorcycles, Tiffany lamps, and vintage musical instruments – offering spaces to exhibit, store, and listen. These gallery nodes overlap with the typical house program of kitchen, dining, living, and bedroom, creating dynamic zones of transition and rooms that serve dual purposes allowing guests to relax in a museum setting.
Through it’s materiality, connection to nature, and open planning, the Vessel House continues many of the Usonian principles Wright advocated for.

Party Palace - Custom Ranch on Acreage in Ridgefield Washington by Cascade West Development Inc.
This family is very involved with their church and hosts community events weekly; so the need to access the kitchen, seating areas, dining and entryways with 100+ guests present was imperative. This prompted us and the homeowner to create extra square footage around these amenities. The kitchen also received the double island treatment. Allowing guests to be hosted at one of the larger islands (capable of seating 5-6) while hors d'oeuvres and refreshments can be prepared on the smaller more centrally located island, helped these happy hosts to staff and plan events accordingly. Placement of these rooms relative to each other in the floor plan was also key to keeping all of the excitement happening in one place, making regular events easy to monitor, easy to maintain and relatively easy to clean-up. Some other important features that made this house a party-palace were a hidden butler's pantry, multiple wetbars and prep spaces, sectional seating inside and out, and double dining nooks (formal and informal).

The effort to create an intimate estate with this Arts and Crafts residence involved extensive interaction with architects, engineers, and clients. Key program elements were strong connections to the house architecture within the landscape, formal entry, pool terracing w/ multiple entertaining spaces, and the creation of strong sightlines from the key house elements.
The front drive was carefully routed around existing mature trees that had specific tree preservation methods such as vertical mulching, root injections, and root pruning were undertaken as best management practices. The drive, bluestone chip and seal with a granite curb, brought the architecture into the landscape by playing off colors in the slate roof to further tie everything together. Also flanking the front drive, is a pseudo ha-ha wall that plays homage to its French/English roots.
Landscapes overall were kept relatively formal and simple in the front to blend with the architecture and allow the client to make use of annual bedding areas as they found appropriate. In the rear, most elements incorporated simple hedge rows, with accents at the corners. A key sightline from the rear turret across the pool was the main focus and centerline that most elements got their symmetry. With this view, it was deemed important to create a focal at the other end. A rear rose garden flanks either side of the pool house giving a strong focal point across the pool area.
The backyard had the space, but the overall topography and programming elements to create the specific outdoor rooms that the client was requesting, took extensive foresight and planning. The client was looking for spaces to relax in all months of the year, this was accomplished by upper patio spaces near the exterior fireplace and dining room for cooler months and an outdoor kitchen area closer to the pool for summer months.

This project in Blue Bell involved a thorough renovation, including plumbing upgrades in multiple bathrooms and the addition of a tiki bar in the existing garage. We facilitated various plumbing installations, such as running gas pipes and adding an exterior faucet. Within the garage, we transformed spaces into a movie room, a powder room, and a tiki bar, complete with custom features like shelving and a gas fireplace. We also tackled flooring, doors, trim, and windows throughout the property, ensuring a cohesive aesthetic. Bathroom renovations included custom glass shower doors and unique design elements like cedar accents. Exterior improvements, such as door replacements and deck construction, were also part of our scope. Throughout the project, we adhered to building codes, completed necessary insulation and fireblocking, and applied paint according to the owner's preferences.

Rooftopia continues to enjoy working with this client on multiple projects, starting with this lovely first collaboration. The clients goals were to use mostly black finishes with a pink statement dining chair! We developed the space with some existing project challenges so our first tasks involved modifications to the existing pergola and flooring tiles. We integrated a retractable fabric shade canopy and several up/down light fixtures into the new space. We designed, built and installed privacy screens made of faux greenery to block out unsightly views toward the alley. We added cedar screens for privacy and to act as a backdrop for an outdoor TV. We also customized and installed a lovely outdoor cabinet system with drawers and a built-in outdoor refrigerator. Their coffee table doubles as an ice bin to top off the overall party vibe!

Designed for repeat clients, this Overland Park remodel focused on improving function, flow, and everyday livability across multiple spaces.
In the kitchen, the layout was refined to create a more open and efficient environment. An enlarged island now serves as a central hub for cooking, gathering, and daily use, while ceiling-height cabinetry maximizes storage and creates a clean, built-in aesthetic. New hardwood flooring ties the space together, adding warmth and continuity.
A key transformation involved reconfiguring the layout to better support storage needs. By relocating the laundry room door, a dedicated pantry was introduced, significantly improving organization and accessibility. The adjacent laundry room was also updated, along with the addition of custom cubbies to streamline daily routines.
For a bold contrast, the powder bath was reimagined as a moody, speakeasy-inspired space, bringing depth, character, and a memorable design moment to the home.
The result is a cohesive, thoughtfully redesigned interior that enhances how the family lives day to day, balancing function, storage, and distinctive style.

Working within the footprint of the former screened-in porch and the existing deck, the Bel Air Construction design team reimagined an expansive enclosed outdoor entertainment space with a full outdoor kitchen and multiple seating areas. The concept involved preserving and upgrading the existing screened-in porch and expanding the screened-in area to include what had been an open deck.

The deck features multiple elevations connected by both ramps and stairs, creating a seamless and inclusive outdoor space for students, staff, and visitors.
Custom-built benches were installed around the perimeter to provide ample seating and gathering areas. Special care was taken to preserve the school’s historic landscape, with the deck carefully designed and cut around existing mature trees—allowing these natural features to remain healthy while enhancing the overall outdoor environment.

The backyard in this Dunwoody, GA residence presented several challenges, including failing cinder block walls, unsafe steps, and an aging deck. These issues rendered the space largely unusable and created drainage problems, limiting both safety and functionality for the homeowners. Our team addressed these issues by removing all existing structures and undertaking a comprehensive rebuild. This involved regrading the area for proper drainage, constructing new retaining walls, and installing integrated steps for safe access throughout the yard. Multiple paver patios were also installed to create defined entertaining areas. The outcome is a safe and highly functional outdoor living space in Dunwoody. The new retaining walls provide essential structural support, the drainage system manages stormwater effectively, and the integrated patios and walkways offer inviting areas for recreation and access.

Southern Luxe LVP Installation – Multiple Rooms Renovation, Wake Forest, NC
This project involved a full flooring upgrade for a combat veteran in Wake Forest, North Carolina. The home’s previous flooring was a dark, low-quality vinyl plank that had suffered moisture damage, including a small section of rotted subfloor.
The Flooring Professionals replaced the damaged subfloor, resolved underlying leaks, and installed Southern Luxe Willow Series Luxury Vinyl Plank in “Pure Oak” throughout the kitchen, dining room, hallway, and bathroom/laundry room. The choice of LVP provided a warm, cohesive aesthetic while offering waterproof, scratch-resistant, and pet-proof performance.
As a veteran-owned company, we were proud to give back to a fellow veteran with a 20% Wounded Warrior Discount. The project successfully combined durability, beauty, and comfort, creating a bright, welcoming home for years to come.

At Muriel Ave. in Toronto, we undertook a comprehensive renovation project that focused primarily on the main floor, with additional updates to the flooring on the second floor. The main floor was transformed by removing walls to create a more open and spacious concept. This allowed for better flow and usability, enhancing the overall aesthetic and functional appeal of the home.
A significant part of the renovation involved enlarging the window opening above the kitchen counter and installing a new side door. Both features were fitted with specialized European black trim windows, adding a sleek, modern touch to the space. In the living area, we installed a beautiful, modern gas fireplace that serves as a focal point, providing both warmth and ambiance.
The staircase received a notable upgrade with new maple treads and a striking black aluminum railing complemented by glass panels, blending safety with contemporary design. One of the most distinctive features of this renovation is the full glass wall by the stairs, which extends to cover the opening to the basement. This not only adds a sense of openness but also allows natural light to permeate through multiple levels of the home.
The kitchen was redesigned into an L-shaped layout with an island, optimizing both functionality and aesthetics. The inclusion of a brick backsplash above the stove offers a rustic yet stylish contrast to the modern kitchen fixtures. The client also chose to retain the existing powder room off to the side of the kitchen, preserving a convenient and practical feature.
On the second floor, we replaced the flooring, ensuring a cohesive and modern look throughout the house. The final product of this renovation is truly stunning, showcasing an eclectic blend of new and old design elements. This project at Muriel Ave., located near the bustling intersection of Pape and Danforth, highlights our expertise and frequent work in this vibrant area. Our team is proud to deliver high-quality, customized renovations that enhance both the functionality and beauty of our clients’ homes.
