Many recent renovations had already taken place at this phenomenal old Tudor home. The kitchen redo was saved for last. Our mission, imposed by our client, was to create a jaw-dropping, ultra-functional space for family and friends to gather in for years to come. Naturally, the new kitchen would have to reflect the style of the home seamlessly. One challenge was to incorporate very large professional style appliances into the space while keeping the feel of a stately, yet warm home. Custom wood panels were designed for the refrigerator units to give a furniture feel. A copper hood was designed to bring in an old world element. Wood panels were applied to all other appliances – two dishwashers, a wine refrigerator, and a beverage refrigerator. An iron I-beam that separated the original kitchen from the butler’s pantry and back entry was covered in wood with chamfers to match the other ceiling beams in the home by a local woodworker. Due to the age of the home, the outside walls are concrete block. This necessitated chiseling troughs into the concrete for electrical wiring. Ceilings were studded randomly, so finding openings for recessed lighting was hit or miss. A large cluster of wiring and plumbing to the second floor had to be hidden behind cabinetry to the left of and above the refrigerators. HVAC wasn’t straight forward either. Toe kick heaters from the old kitchen had to be replaced with other sources. A propane tank had to be added to fuel the large dual fuel, double oven range. The homeowner wanted to add a walk-in pantry for extra storage, so space was taken from an existing exterior space. This created the need for extra insulation, supplemental heat and added lighting. Needless to say, mechanicals were a big challenge. Natural stone was added in backsplash areas to the ceiling to mimic the rectangular stone on the exterior of the home. Wood panels fill the backsplash areas under wall cabinets. Large chandeliers light the space. Open shelves at the wet bar/prep area offer convenient storage for grab and go service items. A built-in pantry with antique mirrored mullion doors hides a microwave, several other small appliances as well as dishes and food items. This pantry was tucked into an alcove for an added architectural element. Herringbone wood floors are classic and timeless. Wrought iron hardware and shelf brackets fit right in. Other metal accents are found in the new chandelier, barstools and the legs of the live edge coffee table. An open area under the staircase was enclosed with recessed shelving which gives a focal point to the dinette area. Recessed built-in cabinets near the fireplace store TV technology and accessories. The original tiled hearth was replaced by poured concrete with stone accents. A queen sleeper sofa from Edgecomb provides additional sleeping. Fabrics and upholstery throughout the condo were selected for durability and cleanability. Basic white laminate kitchen cabinets were replaced with beautiful dark stained wood. Floor tile is a wood-look porcelain from Daltile called Saddle Brook. Countertops in the kitchen and bathrooms are solid surface Corian Quartz (formerly called DuPont Zodiaq). Broadloom carpet is from Durkan. The first floor bedroom is Mona Vista pattern from Modesto Collection; all other carpet is Inviting Spaces pattern from Timeless Compositions. Walls are painted with Sherwin Williams 7647 Crushed Ice. The main floor bedroom has a custom headboard mounted on a feature wall with plaid wallcovering. A freestanding vanity with undermount sink was added to the alcove area, creating space for a larger walk-in tiled shower with custom bench. On both levels, backlit mirrors highlight the sink areas. The upstairs bath has a blue tile feature wall and vessel sink. A fiberglass bathtub surround was removed and replaced by a custom tiled shower. Vinyl wallcovering from D.L. Couch provides a focal point behind the king headboard in the loft bedroom. A twin sleeper chair adds an extra bed.

This amazing historical home needed some modern convenience for guest who visited. These homeowners are world travelers and are inspired by the Asian Culture. They love the mission look, but also wanted to bring some elements from the Asian design to this bathroom they use for guest. They contracted Roeser Home Remodeling about their bathroom remodel. Flanked by two bedrooms, this bath has an entry from each adjoining room. It also has a large walk-in linen closet they wanted to keep- so storage was not an issue. Keeping the existing plumbing pretty much where it was became the best option for this bath with so many doorways. Falling in love with the Kohler freestanding white cast iron tub with base is where we began. We replaced the built-in tub with the free standing- however we did move the wall from underneath the tub forward to keep cleaning easy. The original archway was kept in place and tiled along its edge matching the wall tile. Floor tile 13” X 20” in Bronzed Beacon with Mapei Sahara grout was installed in a broken joint pattern. The wall tile was the same in a 13” X 13” tile with a matching marble niche for shower products. An 11 ¼” X 11 ½ ”Stainless Steel Stippled” ¾” accent strips centered on the tub gave an interesting focal point. Kohler’ Archer comfort height toilet with slow close seat in white was installed. Plumbing fixtures were from the Moen Voss series and had the simple curvatures of the Asian design. A Kohler white under mount lavatory sink sits beneath the beauty of a granite countertop in Arandi’s Dream with a Pencil Edge detail. The Countertop wrapped around the corner and topped a hidden radiator. An old lead glass window compliments the corner and added to the design. The Vanity is Wellborn’s Premier Line in the Landcaster Series- Cherry with a Nutmeg Java Finish touched on the couples Mission Styling and the hardware by Top Knobs ornamented the Vanity with an Asian Flair. The custom made cabinet with the same finishes houses the radiator and a brushed nickel screen allows the heating elements to come through. An Asian inspired light fixture over a simple beveled mirror completes the room. A brushed nickel curved shower rod adds privacy for bathing or protection for showering. Installing can lighting in the bathroom and above the tub area made an otherwise dark bathroom bright and an added dimmer can bring those cans to soothing, relaxing light. This master bathroom renovation in Frisco was completed for a repeat USI Design & Remodeling client as part of a larger first-floor transformation of the home. The original bathroom reflected a very typical North Texas layout of its era — dark stained cabinetry, granite countertops, compartmentalized vanities, a built-in tub adjoining a framed shower, and separated spaces that no longer aligned with how the homeowners wanted to live. As their aesthetic evolved toward a more transitional and contemporary direction, the goal became less about replacing finishes and more about redefining the experience of the room itself. The project needed to feel calmer, more architectural, and far more intentional in how the space functioned visually and emotionally. One of the most important changes was removing the original shower curb and pony wall in favor of a fully open curbless shower with ultra-clear ½-inch heavy glass. Achieving that look required recessing the slab, re-floating the shower floor toward a linear drain, and engineering the space so the room would read as visually uninterrupted from end to end. Throughout the project, many of the design decisions were rooted in restraint rather than excess. The oversized 24x48 Porcelanosa flooring carries very little shade variation, creating a quieter visual field, while the cabinetry was executed in rift-sawn white oak specifically because it produces a far more controlled and consistent finish outcome than more common cuts of wood. In luxury projects, consistency itself becomes part of the refinement. The floating vanity was designed more like custom furniture than traditional cabinetry, utilizing waterfall mitered edges and fully reworked plumbing locations so both homeowners could share in having generous functional countertop space. The original makeup station was repurposed into integrated storage with powered drawers and concealed organization for everyday items such as blow dryers and flat irons. Along the vanity wall, wall-mounted plumbing fixtures were paired with ribbed natural marble surfaces — a detail that required intentional planning long before construction began. Rather than allowing the ribbed material to terminate awkwardly behind the fixtures, the backsplash and stone transitions were specifically designed to resolve those conditions cleanly. Those are the types of details that distinguish highly coordinated design-build work from projects that simply assemble materials together. While the room contains a significant amount of luxury detailing — from the freestanding tub and geoprism marble focal wall to the custom rift-sawn white oak closet doors and elongated mirrors that leverage the 11-foot ceiling heights — the project was always guided by quiet luxury rather than visual competition. Even the water closet enclosure was handled with restraint through the use of a satin-etched glass door rather than another heavy solid opening. The intent throughout was to create a bathroom that feels restorative and serene rather than overdesigned. In our view, the best luxury spaces are the ones that feel composed long after the initial impression wears off.

The homeowners wanted the main floor bathroom renovation to mimic the 1930's esthetic of the rest of the home but with a fresh perspective. The centre piece is a classic cast iron claw foot tub. A pedestal sink was chosen for its small footprint and design simplicity. Polished chrome plumbing fixtures were selected for their timeless appeal. Cove moldings are simple yet elegant while the shapely glass knobs on the cabinets add a hint of glamour. A contrasting simple black chandelier draws the eye upward to appreciate the nine foot ceiling. Modern touches included adding dimmer switches and a heated floor, achieving the overall classic environment with a fresh new twist.
