Barbara and Gary's master bathroom had lost its spark. The colors were muted and monotonous, giving the room a tired feel. Functionality was another significant issue; the space was disjointed and inefficient. During the design phase, they collaborated with our in-house designer and one of the initial steps involved updating the color palette to infuse the design with a contemporary and quietness sense. The outdated cabinets were lacking in storage space, so we upgraded them to Solid Designer Series Corona Oyster Clear Alder cabinets, paired with Bianco Pearl Quartz countertops with a waterfall edge on the left side. The Jeffrey Alexander Boswell cabinet handles, coupled with the Delta Trinsic Widespread Faucets, infuse the space with a sense of elegance and vintage feel, completely transforming the room's overall feel. The old bathtub was no longer working, so they decided to add a large custom shower that included a wet area, pony wall, and dry-off area. They chose the Annie Selke Flora Coconut Milk Porcelain 18x18" tile to create a stunning wall. To craft a showstopper, we adorned the shower floor with Pebble Mosaic Warm Blend, achieving a breathtaking result. The remaining shower fixtures were impeccably selected to bring the dream shower to life. The first goal of this project was to address challenges with the home’s flooring and plumbing system. Additionally, the renovation of the guest and master bathrooms was required to meet the client’s preferences and enhance functionality. Ensuring that the new flooring and foundation repair solved the existing crack issue was a crucial aspect of the project. The remodel of the guest bathroom was aimed at making it more suitable for children’s use, while the overhaul of the master bathroom considered the overall style and functionality preferred by the client. Ultimately, the project aimed to enhance the aesthetic appeal and value of the client’s home while addressing the various renovation requirements.

This customer had just moved into a property in Chesham around eighteen months ago. During that time, they had completely renovated the property and in the process had pulled up the hallway carpet to discover a lovely Victorian tiled floor which appeared to be in good condition but very dirty. Period features like these can add a lot of value to a house these days and so they decided to investigate having it professionally cleaned and contacted me for a quote. Although I can give some indication of price over the phone you never know exactly what to expect so my preference is to visit the property a conduct a test clean. It’s a little trickier to do this now due to COVID-19 but using a combination of PPE, maximum ventilation and social distancing measures I was able to work on the floor. The tiles were in good order with no replacements needed so my focus would be removing carpet adhesive and ingrained dirt. The test went well, and I followed up with a quotation which was accepted, and a date arranged to do the work. I had worked out previously that the quickest was to deep clean the floor and remove the glue and any old seal was to apply Tile Doctor Remove and Go which as its name suggests is a coatings removed designed for Tiled floors. My method was to spray strong a dilution of Remove and Go onto the Victorian tiles and leave it to soak in for fifteen minutes. Then it was scrubbed in with a black scrubbing pad fitted to a rotary machine. The soil was rinsed off using a minimal of water and extracted with a wet vacuum. Once the floor had dried, I inspected the tiles and could see more work would be needed to get the white tiles really sparkling. For this I went over the floor using a 200-grit resurfacing pad using water to lubricate the process, I also used handheld burnishing blocks of different grits to do the edges. With this extra effort and another rinse with water to remove the soil the floor looked great, and so I left for the day so it could dry out ready for sealing. I came back the next day and started by taking moisture readings with a damp meter to ensure the tiles were dry and ready for sealing. This is important as you don’t want to apply sealer to a damp tile and old floors can suffer from damp issues due to the lack of a damp proof membrane. All was well with the floor, so I was able to move straight onto sealing which started with the application of a single coat of Tile Doctor Colour Grow. This is an impregnating sealer that soaks into the pores of the tile enhancing colour and adding protection. Once this had dried, I followed up with another seven coats of Tile Doctor Seal and Go which adds further protection and leaves a nice subtle sheen to the tiles. Sharifi-ha House Uncertainty and flexibility lie at the heart of the design concept in Sharifi-ha House. The sensational, spatial qualities of the interiors, as well as the formal configuration of its exterior, directly respond to the displacement of turning boxes that lead the building volume to become open or closed, obtaining introverted or extroverted character. These changes may occur according to changing seasons or functional scenarios of floor plans. Like many other urban plots, the land for this project had a noticeably narrow façade-width compared with its length. Consequently, our expertise in transforming a two-dimensional façade to a three-dimensional one became indispensable. Here, the openness /closure of the building volume is a reference to traditional Iranian houses, which would dynamically serve as seasonal modes of habitation by offering both a Zemestan-Neshin (winter living room) and Taabestan-Neshin (summer living room) to their residents. In summertime, Sharifi-ha House offers an open /transparent /perforated volume with wide, large terraces. In contrast, during Tehran’s cold, snowy winters the volume closes itself, offering minimal openings in total absence of those wide summer terraces. In this project, the challenges to the concepts of open/closed typology (introverted/extroverted character) led to an exciting spatial transformation of an ever-changing residential building. The House is distributed over seven floors: the two basement floors are allocated to family conviviality, fitness facilities, and wellness areas, while the ground floor hosts parking and housekeeping rooms. Public activities all happen on the first and second floors, and the family’s private life takes place on the third and fourth floors. The project consisted of four major parts; the fixed volume of the structure, the void, and the fixed volume and the mobile volume, respectively. When the turning boxes are closed, the building captures sunlight throughout the space of the central void, which also connects the two fixed volumes by suspended bridges. The house adapts to the functional needs of its residents. For instance, depending on whether there is a guest or not, the guest room (located on the second floor) can be reconfigured for different purposes. Similarly, home office and breakfast room (turning rooms on the first and third floors) can change the formality of their appearance according to their residents’ desire. In other words, there is always the possibility of having different seasonal or lighting scenarios, some of which have been already considered in the BMS program of the project. From the initial design steps, we noticed that three pine trees outside could be incorporated into the spaces of the interior. Now, in the open mode of the house, the trees are pleasantly captured by the window frames. Stepping back for about three meters from the permitted construction boundary line allowed us to provide splendid daylight for the basement floors by inserting a glass fountain. The fitness and wellness areas are accommodated between this fountain and the basement pool where reflective installations reverberate the water’s radiance all over the space. The applied manufacturing technique for the turning mechanism was in fact a simple one; the same method which is currently employed in turning theatrical scenes, turning the floor of car exhibitions, steel companies and the shipping industry in Iran. But as our client himself was into importing CNC and other similar industrial German machines, he preferred the structural system to be fabricated in Germany. In doing so, he could engage his employees in the manufacturing process and thus train them for future maintenance purposes. Details of the handrails and air-penetration controlling methods were major issues considered in developing the design of the turning boxes. Designing foldable handrails and refining the edges of the boxes happened to be our feasible solutions. Considering the specialties of this kind of architecture, the structural system was inevitably a customized one. After digitally modeling the structure, a series of SAP2000 analysis were undertaken to examine static/dynamic performance of the proposed system. Being partially moveable is the dominant feature of this structural assembly, which was contemplated throughout the fabrication process by the German manufacturer company. The main loads all rest on the beams of the living rooms. Due to the various configurations the turning boxes may take, the loading calculation has been estimated based on the largest possible loading value applied to the system. Additionally, in order to prevent structural deformation controlling the probable vibrations in the turning boxes was taken into account during the design/calculations of the structure. The house was titled Sharifi-ha House, in honor of traditional Iranian mansions.

An Ensuite Transformation in Richmond Hill This project showcases how we helped a wonderful retired couple in Richmond Hill transform their dated and dysfunctional master ensuite into a tranquil spa-like retreat. These lovely empty nesters, in their mid to late 70s, envisioned a space where they could truly relax and enjoy their time at home, especially when their family and grandkids came to visit. We were so honored to help them bring that vision to life. Understanding Their Needs: From our initial conversations, it was clear how much this couple valued comfort and tranquility. The existing ensuite, unfortunately, fell short of providing either. For the wife, the leaky deck-mount tub was a major disappointment, as she deeply cherished her long, hot baths. The husband, meanwhile, was eager to replace the outdated and cumbersome toilet/bidet combo with a modern, single-piece smart toilet – a desire for both convenience and a touch of modern luxury. The shower stall was cramped, dark, and plagued by mold, while the large double vanity, despite its size, lacked functional storage. It simply wasn't the relaxing oasis they deserved. Addressing Their Concerns: We understood that undertaking a renovation can be stressful, especially when you're not going to be on-site for much of the process. The transformed ensuite is a testament to the power of thoughtful design and meticulous execution. The space now features large-format, light-colored concrete-look porcelain tiles, creating a bright and airy feel. The sandstone-stained maple vanity, topped with a quartz countertop, serves as a beautiful focal point against the muted green walls. Matte black plumbing fixtures, hardware, and accessories add a touch of modern sophistication. The custom frameless shower glass enclosure enhances the spaciousness of the shower, while the smart toilet provides the ultimate in comfort and convenience. A Space to Cherish: The renovation has made a profound difference in this couple's daily lives. The wife can now indulge in her beloved long, hot baths in a truly tranquil setting. The husband enjoys the modern convenience of his new smart toilet. The spacious and bright walk-in shower is both beautiful and functional. Memorable Moments and Hiccups: ● Budget Adjustment: After finalizing the initial design, we worked closely with the clients to reselect the freestanding tub to ensure it aligned perfectly with their budget. ● Vanity Setback: The unexpected out-of-stock situation with the original vanity color required a quick and effective re-selection process, which ultimately led to an even better design outcome. This highlighted the importance of flexibility and collaboration during a renovation.

The owner of this house in Chaplefields near Coventry had bought this property as an investment and was keen to improve its appearance. As part of this work he had lifted the vinyl tiles in the hallway and discovered a lovely Edwardian tiled floor. Unfortunately, whoever had laid the Vinyl tiles had decided to use Tar as an adhesive and this had left a black mess all over the floor. Realising the potential value an original feature such as this could add to the property he was keen to restore the tiles but not so keen to deal with the Tar, so we were asked to deal with the problem and restore the floor as close to its original condition as possible. To get the tiles clean and remove the horrible tar I applied a strong dilution of Tile Doctor Remove and Go, which as its name suggest is great for removing coverings from tiles. I applied the Remove and Go with a mop, left it to soak in for a few minutes and then worked it in using a rotary machine fitted with a black scrubbing pad. The soil was extracted off the floor using a wet and dry vacuum and then the process repeated until I was happy all the tar was gone. I then gave the tiles an acid wash using Tile Doctor Acid Gel; this serves to break down alkaline mineral deposits such as cement and grout smears, it also counters any efflorescence problems which can be an issue with these old floors where no damp proof membrane has been installed. Finally, the floor was given a rinse with clean water and a steam clean to remove any trace of cleaning products and to neutralise the tiles in preparation for sealing. I left the floor to dry off overnight and returned to the property to seal the tiles the next day. To seal the tiles, I used three coats of Tile Doctor Seal and Go which is a water based sealer that leaves a subtle sheen finish and being water based doesn’t leave a smell as it dries. The sealer will provide durable protection going forward preventing dirt from becoming ingrained into the pores of the tile and ensuring it remains easy to clean and keeping its appearance for some time to come.
