Designed to be a legacy and space where great family memories could be created, OBMI completed the master planning, landscape, interior design, and architecture of the holistic residential Longtail House project. A modern home wrapped in the classic Bermudian style, it’s comprised of 4 bedrooms with in-suite bathrooms including a master suite and a guest apartment. A Great Room combines all family social activity in one space, with an incorporated living room, dining room, and kitchen. Close by is the Library-Music Room, Media Room, Home Office, back of house kitchen support and laundry. Below the Great Room are the Game Room and the wine cellar, which can be observed from above through a glass floor. There is a large garage for vehicles and various sporting items. At the front of the house, overlooking the ocean is the infinity pool, spa, and gardens with endemic shoreline plants. The previous house on the property site was carefully disassembled and recycled as exemplified by the existing cedar wood floors, which were repurposed as entrance ceilings. Even garden plants were recycled where possible. The biggest challenge was during excavation. With a lot of hard rock present, it took several weeks to cut through. Once the foundation level was achieved, all work went smoothly. The house has a strong emphasis on respecting and nurturing the environment, with igloo nests situated at the edge of the cliffs for Longtail seabirds to repose. The layout was set so as to maximize the best sun orientation for the solar panels and for natural cooling from the offshore breezes to occur.

The outdoor gardens are xeriscaped to be water-friendly — one of many “green” features of the property, which also include reclaimed wood and rafters, walls plastered with earthen clay, hand-made clay tiles, geothermal heating and cooling, and double-paned windows and doors. No detail was overlooked during the three-year construction and design process, says Betty, who worked with architect Dale Dibello of New Braunfels, project manager Judy Ramsey of Utopia, designer Catrina Kendrick of Boerne, and countless other subcontractors and suppliers throughout the Hill Country and beyond. “All of the many details that made the project successful took major detailed lists and follow-through,” Betty says. “Just finding the hardware for the doors and windows with a rustic authentic design took major research.” In the thick of things with the Martins was Ramsey, with whom Betty became close friends during the building process. Having moved to Utopia at the age of 7, Ramsey is a near-native of the area who says that her rearing taught her “to treat people with respect and honesty” and to give 100 percent in all that she does. These character traits served her well during the Martin project. “When you take on a project of this magnitude out in the rural area of Utopia, you know without a doubt there are going to be some big challenges,” she says. “I realized after a few weeks with Mrs. Martin that this was not going to be your run-of-the-mill house. I knew there was going to be a ton of research because of all of the intricate details and specialty items the Martins wanted.” The first step was to address drainage and lay out the house accordingly. But despite the magnitude of the project and possibility of things going wrong, she insists that “God truly blessed” the entire process and says she is in awe of the dedication of the contractors, subcontractors and vendors, whom she calls “the cream of the crop.” Like Betty, Ramsey found the home’s remote location to be the biggest challenge. From the transport of supplies to the overseeing of workers, the intricacies of constructing the mammoth showstopper required extensive forethought and planning. And that’s before the interior design process even began.

This young family was ready for a new, fresh and updated look to their house. They wanted a totally different color scheme and vibe and needed it finished within 6 weeks to be ready for a party of 100+ people they were hosting. I was happy to help! Even though many items that were selected were on back order and needed to be replaced, they kept their spirits high after countless returns and exchanges. Although art was being framed a day before the party and decor was being installed at the last minute, we pulled it together and accomplished our goal of finishing on time! The easiest (and most cost effective!) way to change the feeling of a space is with color, so that’s what I did. I swapped out the tired burgundy/browns for a clean palette of blues and greys. In the family room, a new custom sectional in a neutral grey took place of the brown leatherette sofa. A blue accent chair was placed in the room to brighten that corner. Patterned drapes were hung for privacy and added texture. Colorful artwork and a Moroccan print area rug livened up the space. Many of the accessories and decor throughout the home were sourced at Home Goods, Target and Ikea. The only piece of furniture that was kept in the entire home was the dining table, chairs and bar stools. The head chairs were swapped out for swanky upholstered navy ones with a nail head trim. A custom cornice to match the chairs was installed in the kitchen to hide the existing roller shades. The bar stools were reupholstered in the same fabric and some throw pillows for the sofa were made in the navy velvet as well. A Z Gallerie chandelier and blue pendants were installed for a little added drama. The fireplace got a makeover with a fresh coat of white paint and tile mosaic. Their daughter wanted a beach theme bedroom, so that’s what she got! New blue walls, drapes and accessories brought the ocean to this room. Their son has taken a liking to super heroes and Legos. A red, blue and yellow color palette with bold stripes helped to create a fun, playful space for him to enjoy his Legos and super heroes. The master bedroom got a new look with updated furnishings and colorful, yet soothing, bedding. New drapes, an area rug and accessories help pull together this peaceful sanctuary. The bathroom got a makeover with a new vanity, tile mosaic back splash, new lighting and tile on the floor and shower.
