Before the remodel this kitchen was dark but the cabinets were custom and the homeowner loved the floor plan. They just could not justify throwing them in a landfill because they did not like the color. We had the contractor paint the cabinets Benjamin Moore Everade Blue on the lowers and white on the uppers. While he had all the doors and drawers out they replaced the hinges and glides so that they would have soft-close cabinets.

I was contacted by a client in Kendal to see if I could help with their Black Flagstone basement floor. As you can see from the photographs it was in a bit of a state and the stone looked mostly White rather than Black. I carried out a site visit, to survey the floor and work out the best approach to restore its appearance. After testing a few different products and techniques I worked out an effective restoration plan and discussed this with the owner. Happy with my plan and costing’s we agreed a date to start the work. Being in the basement of the property had its challenges but it would mean we could work socially distanced from the owner. To restore the floors appearance, I started with a set of coarse wire (60 and 120 grit) brushes lubricated with Tile Doctor Remove and Go which is a strong coatings remover. I had considered using milling pads on the tiles to reveal a new surface underneath but that does involve the use of an expensive set of coarse pads and given it was a basement the owners didn’t feel the extra expense would be justified. The wire grits work well on rough stone floors when attached to a weighted buffing machine and we add some Tile Doctor Remove and Go to the mix. Once clean the floor was rinsed with water and the slurry extracted using an industrial wet vacuum. After cleaning the floor, it looked transformed, some pointing was required so we carried this out after the main clean. The stone was left to dry out for a few days before returning to apply a sealer. For this floor I felt Tile Doctor X-Tra seal would be the best product and applied two coats. I chose X-Tra seal for this job as it ticks a lot of boxes, it’s a breathable oil-based resin sealer which being breathable will allow moisture to rise through the floor. Old floors like this don’t have a damp proof membrane so it is important to choose a sealer that can allow the floor to breath and not let damp build up under the floor where it can reach out to the walls and cause rising damp. I also chose X-Tra Seal as it has a great ability to bring out the colour of the darker stone due to its high oil content, the oil will deter salts from forming if efflorescence is an issue. This is a unique property of this sealer as we never know if efflorescent salts are going to form or not so having this in place as a sealer is a great plus for a Tile Doctor, it is new to the market and is already proving popular on floors like this and for protecting external stone. If the tiles are smooth Tile Doctor X-Tra Seal adds a bit of a sheen to the appearance of the stone however this stone was very rough, so we didn’t manage a shine, but the customer was happy with the matt finish and the slightly honed effect. The floor looked great and much more appealing making the space more attractive and likely to be used. For aftercare I recommended Tile Doctor Neutral Tile Cleaner which will clean the floor without impacting the sealer which can be a problem with many of the stronger products you find in supermarkets. This desire to achieve curb appeal ended up giving the building it's distinctive shape and better justified the pulled back for for both floors.

Organically grown marigolds, from untreated seeds, produce edible flowers which can be used to decorate salads and vegetables (they have a slightly peppery taste). In addition, they repel tomato nematodes; however, only specific varieties of marigolds have this property. So this hard-working, beautiful flower amply justifies its presence in this space-limited balcony garden.

A customer from the Tunbridge Wells borough of Southborough got in touch with me regarding the renovation of their Sandstone Paved Drive and Patio. The paving surrounded the property and since all the facias had recently been renewed on the house the stone was letting the overall appearance of the property down. It had been sometime since the Sandstone had been cleaned and as you can see from the photos what was once a beautiful stone had now darkened and lost much of its natural colour. I went to the property to do a quick site visit to check what needed to be done. I worked out a quote for cleaning to the stone which was accepted and a convenient time to carry out the work was agreed. I have a very powerful high pressure cleaning system installed in my van which makes short work of cleaning stone and brick. Not only is it very effective at cleaning its designed as a closed system, so all the waste is extracted back to a large grey water tank in the van. Now you can use an everyday power washer to clean up external stone however they are not as powerful and so take much longer, also the result does not tend to be as good. It was a large area, so I approached the job in sections and started by pre-wetting the stone with water. Then I applied Tile Doctor Patio & Brick Driveway Cleaner which is a powerful outdoor cleaning solution formulated to power through patio blackspots, lichen, moss, and stains. This is a commercial product designed for professional use so if you are looking at using it yourself, please take care and use the right protection. The cleaner was left to soak into the really dirty areas whilst I focused on the cleaning the other parts of the drive and patio with the van mounted pressure washer. I was then able to return to the deeper stains later. Using a combination of the Tile Doctor Brick and Patio Cleaner along with our van mounted pressure cleaning system we were able to completely transform the properties kerb appeal. Applying a sealer now the Sandstone was clean would have improved the look of the stone further and made the patio easier to keep clean going forward; however, it was a very large area which would require a lot of sealer. Keen to keep the cost down it was agreed not to apply a sealer and instead they intend to do more regular cleaning. The patio did look in great condition following the deep cleaning and so difficult to justify at this stage. My customer was very happy with the transformed patio and the look of delight was clearly visible. It’s a great feeling when you have a happy customer and this was one of those jobs where their satisfaction was so uplifting, especially during these times. Michael Conlon South Kent TIle Doctor
