The objective was to create a warm neutral space to later customize to a specific colour palate/preference of the end user for this new construction home being built to sell. A high-end contemporary feel was requested to attract buyers in the area. An impressive kitchen that exuded high class and made an impact on guests as they entered the home, without being overbearing. The space offers an appealing open floorplan conducive to entertaining with indoor-outdoor flow. Due to the spec nature of this house, the home had to remain appealing to the builder, while keeping a broad audience of potential buyers in mind. The challenge lay in creating a unique look, with visually interesting materials and finishes, while not being so unique that potential owners couldn’t envision making it their own. The focus on key elements elevates the look, while other features blend and offer support to these striking components. As the home was built for sale, profitability was important; materials were sourced at best value, while retaining high-end appeal. Adaptations to the home’s original design plan improve flow and usability within the kitchen-greatroom. The client desired a rich dark finish. The owners of this South Dublin period family home have relocated their kitchen to create a bright and bespoke new design – a total transformation from its predecessor. The bespoke 30mm solid wood cabinetry features stepped Shaker doors and solid oak internals. The cabinetry has been handpainted in Farrow & Ball French Grey, creating an elegant, calming space. The open shelving over the sink with the mirror finish is a key element of the design, which allows for the natural light to reflect around the room, giving views of the beautiful exposed brick feature from all angles. Aged brass handles complete the look.

Master Bedroom with Beautiful Lake Views- The furniture is clean in styling, the sitting are has a pair of large swivel circular chairs that can turn to face the water. The carpet is very plush and comfortable to walk on. The window treatments allow filtered light with traverse sheers and option of black out shades for full privacy. The metal artwork over the bed was the key element that brought the room together.

Grays add a softness to the design, whether as a primary color, shown in the kitchen here, or as a secondary color, often on an island. Gray is the perfect fit for the growing trend of Transitional design. The washed look and character of Peppercorn cherry paired with our Boardwalk door style creates a naturally calm and simple space. Designing with consistent horizontal sight lines, linear crown and a blended color palette are a few of the key elements to create a Transitional haven. Pairing gray toned finishes, such as stain and paint, allows you to showcase multiple textures and values for creating depth through a layered approach.

The Brief Create a WOW factor space, add glamour and fun and give the house a street side and garden side, both different. Our Solution This project was exciting from the start, the client wanted to entertain in a WOW factor space, have a panoramic view of the garden (which was to be landscaped), add bedrooms and a great master suite. We had some key elements to introduce such as an aquarium separating two rooms; double height spaces and a gloss kitchen, all of which manifest themselves in the completed scheme. Architecture is a process taking a schedule of areas, some key desires and needs, mixing the functionality and creating space. New spaces transform a house making it more valuable, giving it kerb appeal and making it feel like a different building. All of which happened at Ailsa Road.

The entire plumbing runs below the raised ledge at floor level, therefore the counter height had to be raised to accommodate the appliances. Final touches: we added some points of interest in the terracotta floor by inserting some motif tiles

The clients did not care for a tub in this bathroom, so we constructed a spacious full shower instead, with a niche and bench that is tiled in a beautiful sage green tile arranged in a vertical stack pattern. These colors and patterns fit in seamlessly with the Mid-Century Modern style! When designing the vanity, the clients opted for a more modern look by choosing a floating vanity, meaning the cabinets hang off the wall and do not touch the ground. The cabinet doors are a slab style, which means there is no paneling or decoration of any kind; which is another very modern touch. The vanity was made of maple wood and was finished in a warm golden stain. The vanity was topped with a stunning sparkling white flecked quartz with a 3-inch edge cap, which gives the illusion of a much thicker countertop. This bathroom also included a Japanese-style toilet, with features such as a seat warmer and bidet. To illuminate the space further, we installed two recessed can lights in addition to spectacular globe-shaped vanity lights- which is a key element in Mid-Century Modern design. Now, to finish out the space! We installed stunning marble-look hexagon tiles for the bathroom and shower floors and opted for striking champagne bronze fixtures to complete this Mid-Century Modern aesthetic.
