When designer Rachel Peterson of Simply Baths, Inc. first met this young, stylish couple at their house they had a small handful of items they knew they really wanted in their master bathroom: a freestanding tub, a chandelier, a larger shower and more counter space. But the truth was, the bath needed a major face-lift. The space was outdated and lacked personality. It certainly didn't reflect the homeowners and their elegant aesthetic. The combination of stone and wood tiles lends just enough of a rustic flair to bring a little bit of the outdoors in and while helping to balance some of the feminine elements in the room with simple masculine touches.

Small transitional detached guesthouse photo in Seattle

This farmhouse kitchen was designed for an active family that loves to entertain and likes to keep an eye on their menagerie of barnyard animals throughout the day. The pantry, behind the barn door, was carved out of a former cabinet space while the refrigerator was relocated to the former tiny pantry, after the two side fireplace was replaced with a once sided fireplace that now faces the family room. With the burning hazard eliminated, the island could be extended for much desired storage, prep space as well as a place for friends and family to perch while meal preparation is underway.

This is an apartment bathroom that lacks any light or window so I kept everything simple and mirrored the wall; earthtone marble mosaics and warm walnut with white caesarstone countertops help streamline and enlarge the space. The glass and mirror plays off light.

Before the gut remodel, these two adjacent spaces lacked the cool Midcentury style the homeowners craved The kitchen was our main focus, but dining room was also part of the design, because the rooms have such a strong relationship to each other. We consulted on furniture and lighting in that room, making sure the two light fixtures (one over the sink, the other over the dining table) didn't compete for attention. The harmony of the spaces was achieved by keeping to a neutral color palette and an emphasis on textural accents: the stone back splash, the woven rug, the voluminous light fixture, the table runner and so on. This expansive first floor takes luxury to the next level. A once dreary and dark kitchen, lacking in function, takes on a new look. Natural light floods through the kitchen with wall-to-wall windows, highlighting the gorgeous wood texture from the rift sawn white oak and walnut inset cabinets. A french La Corneau range provides a beautiful focal point, paired with layered designer lighting and various stones. A host’s dream space for entertaining with a hidden pantry, fully stocked with a chefs sink, dishwasher, and wall oven with ample storage for dry goods and small appliances. A morning brew or 5'oclock cocktail can be found in the fully loaded wet bar stocked with an integrated espresso maker, ice maker, refrigerator, freezer, wine cooler, and spirits collected from traveling the globe. This remodel consisted of a whole house transformation. We took this 3 bedroom dated home and turned it into a 5 bedroom award winning showpiece, all without an addition. By reworking the awkward floor plan and lowering the living room floor to be level with the rest of the house we were able to create additional space within the existing footprint of the home. What was once the small lack-luster master suite, is now 2 kids bedrooms that share a jack and jill bath. The master suite was relocated to the first floor, and the kitchen that was located right at the front door, is now located in the back of the home with great access to the patio overlooking the golf course. This great room is stunning! Tall wood windows and doors, exposed trusses and the private view make the room a perfect blank canvas. The room was lacking contrast, lighting, window treatments and functional furniture to make the space usable by the entire family. By creating custom furniture we maximized seating while keeping the furniture scale within proportion for the room. New carpet, beautiful herringbone fabric wallpaper and a very long console to house the children's toys rounds out this spectacular room. Lincoln Farmhouse LEED-H Platinum, Net-Positive Energy OVERVIEW. This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home. CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home. FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. The Away Room opens up to the Living Room for everyday use; it can be closed off with its oversized pocket door for secondary use as a guest bedroom with en suite bath. NET POSITIVE ENERGY. The all-electric home consumes 70% less energy than a code-built house, and with measured energy data produces 48% more energy annually than it consumes, making it a 'net positive' home. Thick walls and roofs lack thermal bridging, windows are high performance, triple-glazed, and a continuous air barrier yields minimal leakage (0.27ACH50) making the home among the tightest in the US. Systems include an air source heat pump, an energy recovery ventilator, and a 13.1kW photovoltaic system to offset consumption and support future electric cars. ACTUAL PERFORMANCE. -6.3 kBtu/sf/yr Energy Use Intensity (Actual monitored project data reported for the firm’s 2016 AIA 2030 Commitment. Average single family home is 52.0 kBtu/sf/yr.) o 10,900 kwh total consumption (8.5 kbtu/ft2 EUI) o 16,200 kwh total production o 5,300 kwh net surplus, equivalent to 15,000-25,000 electric car miles per year. 48% net positive. WATER EFFICIENCY. Plumbing fixtures and water closets consume a mere 60% of the federal standard, while high efficiency appliances such as the dishwasher and clothes washer also reduce consumption rates. FOOD PRODUCTION. After clearing all invasive species, apple, pear, peach and cherry trees were planted. Future plans include blueberry, raspberry and strawberry bushes, along with raised beds for vegetable gardening. The house also offers a below ground root cellar, built outside the home's thermal envelope, to gain the passive benefit of long term energy-free food storage. RESILIENCY. The home's ability to weather unforeseen challenges is predictable - it will fare well. The super-insulated envelope means during a winter storm with power outage, heat loss will be slow - taking days to drop to 60 degrees even with no heat source. During normal conditions, reduced energy consumption plus energy production means shelter from the burden of utility costs. Surplus production can power electric cars & appliances. The home exceeds snow & wind structural requirements, plus far surpasses standard construction for long term durability planning.
