Set on conservation land in Wayland, Massachusetts, this residence became an exercise in continuity — a home where the boundary between inside and outside simply dissolves. The original mid-century bones of the house guided every design decision. Rather than erasing its character, we honored it and pushed it forward: warm white oak cabinetry echoes the birch and maple of the surrounding woodland; a deep forest-green herringbone tile backsplash mirrors the mineral hues of the river that runs alongside the property; sage green banquette upholstery nods to the lichen on old New England stone walls. Even the amber hand-blown pendant lights were chosen to cast the same honey warmth as the conservation land in late October. The result is a home that feels rooted — not in a passing trend, but in its own specific place on this earth. Modern in its sensibility, warm in its materials, and unmistakably shaped by the New England landscape that surrounds it. The Owners of a home that had been consumed by the moving dunes of Lake Michigan wanted a home that would not only stand the test of aesthetic time, but survive the vicissitudes of the environment. With the assistance of the Michigan Department of Environmental Quality as well as the consulting civil engineer and the City of Grand Haven Zoning Department, a soil stabilization site plan was developed based on raising the new home’s main floor elevation by almost three feet, implementing erosion studies, screen walls and planting indigenous, drought tolerant xeriscaping. The screen walls, as well as the low profile of the home and the use of sand trapping marrum beachgrass all help to create a wind shadow buffer around the home and reduce blowing sand erosion and accretion. The Owners wanted to minimize the stylistic baggage which consumes most “cottage” residences, and with the Architect created a home with simple lines focused on the view and the natural environment. Sustainable energy requirements on a budget directed the design decisions regarding the SIPs panel insulation, energy systems, roof shading, other insulation systems, lighting and detailing. Pool Waterfall The Pool Waterfall is constructed using Semco ‘Weathered Limestone’ with stone outcroppings and boulders placed in areas surrounding waterfall and back side of pool for more natural appearance. Landscaping was installed around the backside of the waterfalls to further naturalize the apperance and disguise the pool equipment. Front Stone Walkway Flagstone walkways and steps were installed in multiple areas around the home. The Main entrance to the home features a long spaced flagstone walkway with natural stone natural stone steps and landing area. Two separate side entrance’s to the home are also complete with natural stone steps and landing areas. Landing and step risers were finished with matching stucco. There are 97 leaf tile tiles in 1 m2. The product size is 9cmx15 cmx 1cm. The back side is matt-based and serrated, the front side is glazed and glossy polished. Leaf Çini ceramic tile features are a dimension that expresses the structure as a multi-colored color with the tile tiles decorations. - Material made of ceramic material. Tiles are converted into water and cleaning materials. - Decorating the leaf tile tile for many years. When a beloved hobby becomes more of a lifestyle, a custom home wine cellar room just makes sense. Steve Kotfis approached Wine Racks America in 2022 to start his custom built wine cellar in Pittsburgh because he not only collects wine, but enjoys making it too. Creating a home, one that spoke to his style and preservation needs, for his beloved collection was the ultimate goal. The challenge Steve and our design team faced with this Pittsburgh wine cellar was the size constraints the room entailed. The desired cellar space was 95” long, 55.5” wide and 95” tall. The hope was to create a functional storage system that could hold a good number of bottles for his ever growing wine collection. After a couple of rounds of revisions, he landed on a beautiful wine cellar featuring display row racks, lattice extenders, high-reveal rack with a diamond cube combo, an arch with a half-height case bin combo, polished off with base, extender and crown molding. Steve chose the base wood material pine finished with our custom WineSafe™water-based cherry stain and Wine-Safe™ satin finish. Not only did the final product come out stunning, he and the team were able to create a storage system with a 540 bottle capacity. Steve’s favorite aspect of his finished Pittsburgh wine cellar product is the design. Having previously worked with our cellar specialists to design his first wine cellar, Steve turned to Wine Racks America a second time to create his custom wine cellar for this unique space. Surrounded by vineyards, horse ranches, and open land, the home is in a great location that is reasonably close to town while retaining a secluded air. Our homeowners have enjoyed their country retreat for many years. They are blessed with a large extended family and love to host gatherings and entertain weekend guests. The only drawback to their gracious home was the drab and malfunctioning kitchen. First off, the cabinets were an out-dated whitewashed oak. Uggh! High ceilings were a plus feature that was negated by bizarrely stacked wall cabinets – making you think that maybe the original “designer” forgot about the 9 foot ceiling height. More likely, the original cabinets were stock items that didn’t come in the right size for the house. You can also see the lovely fluorescent light box tacked to the middle of the ceiling over the island. Why? Was there no thought to the style shown in the rest of the house? Secondly, the homeowners were fighting with a poor kitchen layout. The large built-in refrigerator and separate freezer were placed right in the main traffic flow from the hall, there was not enough counter space to the right of the sink, the dishwasher was crammed right next to the fridge, and a broom closet took up prime real estate next to the cook-top. Now, remember, guests are frequent in this home and often several people were trying to use the kitchen at one time. Cross traffic and outright pile-ups were inevitable as some folks gathered veggies from the fridge to sauté at the cook-top while others were rinsing used dishes for the dishwasher and still others were taking frozen items to the prep sink and then the microwave. Don’t get me started about the trash and recycling receptacles – complete inconvenience to all! So, our homeowners – the poor, benighted souls – were desperate for a remodel when they found San Luis Kitchen. On their first visit to our showroom, the couple fell in love with our French Country display. The display features soft white cabinets in a distressed cottage finish with a contrasting dark island and armoire; our homeowners were smitten. We knew everyone was up to the challenge and so we got right down to work. We visited their home and measured their kitchen. While we were there, we took stock of the house’s overall style and the homeowner’s décor. We asked what they liked best about their home, what worked well and what didn’t. We found that they loved their arched passageways, the trim details on their mantle and the soft curves of the posts at their stair rail. They also showed us many photos of kitchens that they liked – both from magazines and on-line. Using this information, we went back to the office and pulled together a design. We suggested swinging the refrigerator and freezer 90 degrees and setting them in place of the existing oven and hutch area. This brings them out of the traffic flow and into a comfortable relationship to the island counter. The fridge and freezer the homeowners chose were mismatched in width – we disguised the difference using custom detailing on the decorative panels. Deep storage cabinets above fill out the space. Moving the fridge/freezer gained lots of luxurious counter space to the right of the new farmhouse sink. We placed the broom closet near the hall and tucked the microwave behind closed cabinet doors (which tuck away when open) to the left of it. The beautiful existing wood floor insisted that the island remain in the same location, however we replaced it with luscious cherry cabinets in an antique burnished finish. The island retained its prep sink and gained a wine refrigerator and both a trash compactor and double bin recycling cabinet. A decorative pot rack now hangs in place of the ugly old fluorescent lights. The highlight of the new kitchen is the La Cornue range in a bright and bold blue! The homeowners traveled to a Bay area appliance showroom to see the ranges in person before purchasing to make sure that the ovens were of suitable size and that blue was truly the right color. The range was perfect, so it was purchased. The matching blue hood was created on site using a standard stainless hood as the base and painting a tapered drywall cover. To either side of the range we placed pullout base cabinets for oils and spices and such, each fronted with a turned post chosen to echo their stairway balusters. We also chose cabinet trim (crown, light rail and toe base) to harmonize with the homes existing details. We knew for sure that the completed kitchen was a success when the happy homeowners reported to us that over Thanksgiving they had five cooks working in the space with no conflict whatsoever. That’s a true complement to our design – Thank You!

The Main entrance to the home features a long spaced flagstone walkway with natural stone natural stone steps and landing area. Two separate side entrance’s to the home are also complete with natural stone steps and landing areas. Landing and step risers were finished with matching stucco. Cobblestone Walkways and Driveway Accents Other paths around the house are bordered with gray Belgium block cobble stone, lined with 3/8″ decorative pebble, with stone base and separation material beneath. Two belgium block driveway bands as well as linear belgium block driveway curbing along the flower bed edges at the driveway were installed in the front of the home. Landscape Lighting Also included in this project is the installation of the low voltage LED landscape lighting system. The Coastal Source system with vintage brass finish included path lights, uplights, and niche lights. Landscaping Landscape beds, plants and trees, and pine needle mulch were installed through out the property. There was also a significant amount of regrading and seeding done. Water retention Basins Two large underground water retention basins were installed on separate sides of the the property. Natural Stone outdoor Living Area This Natural Stone Outdoor living Area features tons of amazing natural stone work throughout the project. The installation features a natural stone pool deck, broken flagstone paths, entrance patio at pool house, and natural stone waterfall at pool. Pool deck, patio, and paths are constructed using full color irregular PA flagstone. Joints in flagstone patio were filled with Unilock ‘EZPro’ joint material. Spaces between stones in path have lawn installed. An additional broken flagstone patio area in back of home was also installed. Pool Waterfall The Pool Waterfall is constructed using Semco ‘Weathered Limestone’ with stone outcroppings and boulders placed in areas surrounding waterfall and back side of pool for more natural appearance. Landscaping was installed around the backside of the waterfalls to further naturalize the apperance and disguise the pool equipment.
