The goal of this project was to upgrade the builder grade finishes and create an ergonomic space that had a contemporary feel. This bathroom transformed from a standard, builder grade bathroom to a contemporary urban oasis. This was one of my favorite projects, I know I say that about most of my projects but this one really took an amazing transformation. By removing the walls surrounding the shower and relocating the toilet it visually opened up the space. Creating a deeper shower allowed for the tub to be incorporated into the wet area. Adding a LED panel in the back of the shower gave the illusion of a depth and created a unique storage ledge. A custom vanity keeps a clean front with different storage options and linear limestone draws the eye towards the stacked stone accent wall. Using light flooring in the form of natural lime stone 12x24 tiles with a linear pattern, it really draws the eye down the length of the room which is what we needed. Then, breaking up the space a little with the stone pebble flooring in the shower, this client enjoyed his time living in Japan and wanted to incorporate some of the elements that he appreciated while living there. The dark stacked stone feature wall behind the tub is the perfect backdrop for the LED panel, giving the illusion of a window and also creates a cool storage shelf for the tub. A narrow, but tasteful, oval freestanding tub fit effortlessly in the back of the shower. With a sloped floor, ensuring no standing water either in the shower floor or behind the tub, every thought went into engineering this Atlanta bathroom to last the test of time. With now adequate space in the shower, there was space for adjacent shower heads controlled by Kohler digital valves. A hand wand was added for use and convenience of cleaning as well. On the vanity are semi-vessel sinks which give the appearance of vessel sinks, but with the added benefit of a deeper, rounded basin to avoid splashing. Wall mounted faucets add sophistication as well as less cleaning maintenance over time. The custom vanity is streamlined with drawers, doors and a pull out for a can or hamper. A wonderful project and equally wonderful client. I really enjoyed working with this client and the creative direction of this project. Photography by Patrick Ray With a footprint of just 450 square feet, this micro residence embodies minimalism and elegance through efficiency. Particular attention was paid to creating spaces that support multiple functions as well as innovative storage solutions. A mezzanine-level sleeping space looks down over the multi-use kitchen/living/dining space as well out to multiple view corridors on the site. To create a expansive feel, the lower living space utilizes a bifold door to maximize indoor-outdoor connectivity, opening to the patio, endless lap pool, and Boulder open space beyond. The home sits on a ¾ acre lot within the city limits and has over 100 trees, shrubs and grasses, providing privacy and meditation space. This compact home contains a fully-equipped kitchen, ¾ bath, office, sleeping loft and a subgrade storage area as well as detached carport.

This breathtaking project by transFORM is just part of a larger renovation led by Becky Shea Design that transformed the maisonette of a historical building into a home as stylish and elegant as its owners. Attention to detail was key in the configuration of the master closets and dressing rooms. The women’s master closet greatly elevated the aesthetic of the space with the inclusion of posh items like ostrich drawer faces, jewelry-like hardware, a dedicated shoe section, and glass doors. The boutique-inspired LED lighting system notably added a luxe look that’s both polished and functional. The clients found a house they loved for two reasons…location, location, location (first reason) and the exterior style was similar to a beloved childhood home. They came to LaMantia inquiring as to the possibilities for the first floor. Armed with the clients’ “wants and desires” LaMantia designers Jackie Prazak and Andy LaMantia went about redesigning most of the first floor into an open floor plan fit for the young family. LaMantia & Prazak found the key to providing the enlarged feeling was through the poorly designed existing home addition. The additional living space was difficult to access, thus providing no useful function to the home. Completely removing the original exterior walls of the home that blocked access into the addition was the first step in the plan. With the walls removed, the original walled-off space became a part of the home. Relocating the first floor Powder Room, revising the entry closet, removing the wall into the kitchen and resizing the Living Room all were key components to the final rebirth of the larger picture. To finalize the new kitchen space, it was suggested to raise the Bay window unit thus allowing the relocated sink location. With all the revisions, the Kitchen now could easily accommodate a stretched out “L” layout with a large seated Island and a separate desk area. With the final plans in place, the clients were amazed to find that within the existing walls of their newly purchased home they had gained so much extra use. And…the very last prize they gained was a dreamed of Mudroom!

Our client planned to spend more time in this home and wanted to increase its livability. The project was complicated by the strata-specified deadline for exterior work, the logistics of working in an occupied strata complex, and the need to minimize the impact on surrounding neighbours. By reducing the deck space, removing the hot tub, and moving out the dining room wall, we were able to add important livable space inside. Our homeowners were thrilled to have a larger kitchen. The additional 500 square feet of living space integrated seamlessly into the existing architecture. This award-winning home features reclaimed fir flooring (from the Stanley Park storm), and wood-cased sliding doors in the dining room, that allow full access to the outdoor balcony with its exquisite views. Green building products and processes were used extensively throughout the renovation, which resulted in a modern, highly-efficient, and beautiful home.

For this home we were hired to go beyond the kitchen and bathrooms and redesign the entire home. The "Before and After" photos really tell the story of how this house went from cramped, dark, & cluttered, to a cozy and functional home. We removed and repositioned walls to make for an open concept feel, making for a much larger kitchen with clever storage and a place to better entertain family & friends bringing in more natural lighting in the process. The final takeaway is a space that is up to date, open, and comfortable. This home is more comfortable than it has ever been and is now the gold standard of design in the Lynwood neighborhood.

The large-scale remodeling performed to create the Hill House entailed retrofitting the existing foundation to accommodate the engineering requirements for larger windows and lift-and-slide doors, and adding additional foundations for the screened porch. In addition, the main living area’s floor level was lowered in order to improve the view of the distant horizon while standing.

Our clients were working around the clock, so it was important to them to create a space that felt like a relaxing vacation in their home. They also wanted to make sure that the design felt fuller and larger than the limited space we were working with, since they are surrounded by fences on all sides. The rods and spa were custom made to fit their needs, the stand alone in-ground spa is about 18' above ground.
