These Northern Virginia residents have owned this vacation home for about ten years. With retirement imminent, they decided to give the entire home an over-haul. With it’s great bones and amazing location, this seemed like a very sound investment for their future. Paola McDonald from Olamar Interiors had been working with the clients for the past three years, helping them to renovate their Sterling, VA condominium and their Moorefield, WV weekend home. It seemed fitting that they would also hire her to help them renovate this home as well. For this project we took the home down to the studs and practically rebuilt it. The renovation includes an addition to the basement level and main floor to create a new fitness room, additional guest bedroom and larger kitchen and dining area. It also included a renovation of the facade of the home. The exterior of the home was completely re-sided and painted, and we added the tall windows at the stairs. The lower entry deck was expanded and an upper deck was added just off the kitchen in order for the homeowner to keep his grill away from the strong ocean winds. A new deck was also added off of the master bedroom. New stainless steel railings were added to all the decks. We opened the homes stairwells, adding custom glass railings and new lighting to create a much more open feel and allow for natural light to flood the entire main living area. The original, tiny kitchen was expanded substantially, adding a large custom eat in bar, wine storage area and plenty of storage. We utilized Decora’s Marquis Cabinetry in an espresso finish to give the kitchen a very clean, contemporary feel. Carrara marble countertops paired with a grey quartz, single slap marble backsplash, and stainless appliances create a clean look. In the new dining area, a simple Modloft dining table was paired with a Regina Andrew bubbles chandelier and Jessica Charles dining chairs for a sophisticated feel accentuated perfectly by beachy colors and textures that tie in the beautiful views of the Ocean. A custom chandelier from John Pomp is the highlight of the family room, particularly at night when it is reminiscent to fireflies in the sky. A new custom designed, custom made sectional, cozy newly added Spark Modern Fires gas fireplace, custom rug by Julie Dasher and Lee Industries chairs create a cozy place to lounge and watch television after a long day at the beach. Guests feel like they are in a luxurious boutique hotel complete with spectacular views, comfortable Ann Gish linens and beautiful and unique lighting fixtures. All three full baths and the powder room received complete facelifts with new glass, marble and ceramic tiles, Decora cabinetry, new lighting fixtures, quartz countertops and unique features that make unique statements in each one. Phillip Jeffries mica wallpaper are used in the entryway and family room fireplace walls to add a sandy texture to each space. Phillip Jeffries grasscloth was added to the master bedroom accent wall to create a delicate feature. New flooring throughout includes gorgeous dark stained hardwood floors, ceramic tile and Karastan carpeting in the bedrooms. The crisp white and grey walls are accentuated throughout the home by beach inspired turquoises, navies and lime greens. A respectful renovation balances historical preservation and contemporary design. A historic log cabin, reimagined for a preservation-minded couple. Working with the architect, we thoughtfully swapped extraneous wood for panoramic windows and steel I-beams. The resulting interior feels simultaneously seamless and sophisticated, open and intimate. Layers of texture lend intrigue throughout: rustic timber walls complement the client’s contemporary art collection; plush upholstery softens such as a copious cobalt sectional soften minimalist lines of metal; cozy nooks, like one bridging the living room and master suite, invite relaxation. The master transforms the historic core of the cabin into a refuge defined by logs darkened to near black. Catering to keen chefs, we designed a gourmet kitchen as functional as it is flawless; opting out of a dining room in favor of a larger family area, the expansive kitchen island seats six. Every careful detail reflects the synergy we felt with this client and their respect for both history and design.

Fairfax Kitchen and Family Room Remodel

Our client felt the main floor of the home was too sectioned off and the kitchen too small. We designed a more open space by removing two load bearing walls, replacing them with engineered beams. We removed the patio door and replaced it with a single door and window to allow us to expand the foot print of the kitchen. When completed the main floor is much more open and light, the old formal living room is now a family room, the old family room is a sitting area and dining area, the kitchen is larger and more functional. A new “mudroom” was created to include a “drop zone”, bench, cubbies and pantry area. An old “wine” area was converted to be more of a butler’s pantry. The new cabinets are Tedd Wood Landmark in a white shaker style. Custom floating shelves were constructed for the corners and new bay window was installed. Finishing off the project, the powder room was remodeled, new doors on the hall closet and powder room, glass barn door leading to the basement a new entry door were installed. The main stair case was refinished along with the railing and the hardwood floors were refinished.

Contemporary Kitchen Remodel With New Cabinets and Island

Our clients love to entertain, and they needed a kitchen to fit their style. They had a space with an odd shaped island and they could not visualize how to best redesign this to get a larger island without all the angles. They also had no pantry storage area in the kitchen which they really wanted. We used our Kitchen Solvers app to create a video walkthrough to showcase the design we came up with, which they loved. The kitchen had a window that looked out into another room that had been converted into a bar and entertainment space. We took out the window and enlarged the opening, creating a pass-through and serving area to the adjoining room. On one side of the kitchen, we created a long bar area with dual wine coolers that serves as the bar and another serving area. Glass upper cabinets with thick glass shelves were used to display their collection of glass vases and bowls. Inside the cabinet, lighting was added to highlight the collection and shine through the glass shelves. A large pantry cabinet was built between the refrigerator and ovens with an adjustable height rollout system in the lower section. The new cabinets are from our Kitchen Solvers Legacy Collection in a classic white. The hood was custom designed to be the focal point of the kitchen and the honey maple wood matches what we did with the island cabinets. For the counters, we did the island with a waterfall edge in a Sandgate quartz, while the perimeter counters were done in a Lakedale quartz. We also did a full height backsplash in the same Lakedale quartz. The entire kitchen has no visible light switches or electrical outlets. Can lights in the ceiling was added over the new island. Undercabinet lighting is in two zones, the bar area and the rest of the kitchen. Down facing “hockey puck” lighting was built over the passthrough and hidden in the custom trim work. The center drawer in the island has hidden outlets behind the drawer face. Just look at this amazing kitchen transformation!

Xeriscape and Prairiescape Design for Small Backyard

It was my pleasure working with the Nelson's to design their back yard into a park and prairie like setting. A small back yard, 2835 sq ft, appears to be much larger with walking paths that visit garden islands filled with xeric and native plants. The plants are small now but when they mature the landscape will be filled with color and textures that enhance the theme. PAEIZ 6 project is located in Tehran, at the intersection of 3 streets. There is a small green space in the northern part of the project. For this reason, the entrance of the complex was defined in this section to ensure easier access, and to be able to enjoy the desired view of the greenery from the lobby. The facade shell with its positive and negative horizontal levels is inspired from NAHAZ O NAKHIR (a kind of bricklaying method in Iranian historical architecture) so that the viewer can see different lights and shadows at each hour of the day. Among these shapes, Using plants also helps to avoid routine. choosing the combination of brick and stone, while having harmony with each other, has been done in order to respect the city and in order to accompany the surrounding buildings as much as possible. By designing windows like puzzles with different and various dimensions, in addition to being different from the common forms, has formed an integrated shape. Vertical access is placed in the middle of the eastern side so that the units can use as much natural light as possible, so that the division and common spaces are reduced to minimum. Stairs, elevators and corridors which are dividing the units with its transparent material led to maintaining the visual connection of the spaces and as a result, it appears larger. As our design mainstream, use of plants in the facade, lobby, basements, the lobby between units and interior design can be seen. The yard did not have enough space for landscaping as a result of having two ramps. In order to solve this challenge, The roof of the ramp is prepared to grow plants. The ground floor consists of two parts, the southern part is parking and the northern part is lobby. The lobby, while having seating and waiting areas, includes a guard post and security equipment, which is decorated with Fountain and plants. -1 and -2 levels are consisted of parking and storages, a gathering hall and a caretaker. The residential project with 5 floors, totally includes 15 three-bedroom residential units with 125 to 150 square meters. - The roof has various facilities such as bathroom, kitchen, barbeque, Jacuzzi, sunbathing area and seating and walking areas. Numerous seating spaces are located at scattered points due to the number of units and the possibility of simultaneous use. Walking paths through the gardens have defined a suitable space for walking. Due to the desirable view to the north (mountains in north of Tehran) and south (QEITARIEH Park), the walls of these two sides have been shortened with gaps, while the western wall overlooking the neighbor is surrounded by higher walls.

Retro Cobalt Kitchen

These clients are your typical, plant-loving millennials who, slowly and on a budget, are bringing a unique vision for their home to life. Color, while important to every homeowner, was clearly important to these homeowners. With one homeowner being an artist with an affinity for pink, the couple went through a gamut of cabinet color options including olive, teal, navy, and mustard. Assisted by interior designer Erinn Farrell, they landed on a custom paint color – Benjamin Moore’s Evening Blue – for the cabinetry, complemented by clear Alder in a natural stain. The retro, Mid-Mod Squares tile backsplash in custom colors from Mercury Mosaics gives a nod to the original style of the home built in the 1950's. The overall layout of the kitchen didn't change much, but the pantry and baking center on the refrigerator wall are new features that provide much needed storage. The main living area, however, did go through some major changes. The wall separating the kitchen and dining room came down, and the small doorway connecting the dining and living rooms was transformed into a larger arch. The original wood floors (found beneath not one, but two layers of linoleum) received a fresh stain. The homeowners also knocked down the wall that sectioned off the stairs and built a slatted wood partition themselves. It was originally going to be a reeded wall, but they added the boxes for extra support, giving it more character in the end. At Revival House we love a unique, bold project. However, the fact that these clients love the new kitchen and can’t believe they get to use it every day is the best compliment!

Master Bedroom Remodel- From Weird to Wow

When dreaming about the perfect master suite remodel, there are two important ingredients that are always in the mix– the closet space and the master bath. Too often, existing homes will have small closets and baths in the master suite leaving homeowners frustrated and ultimately unsatisfied. At Thompson Remodeling, we have seen our share of strange configurations, but that’s part of the fun. We enjoy the challenge of reconfiguring space to make it work better for our clients. In this recent master suite remodel, the existing floor plan had a small bath with vanities located in the bedroom not the bath, two reach-in closets, and a massive closet with a vaulted ceiling and skylight. Now, who doesn’t love a great big closet? But this one was roughly 11’x 14’ – big enough to be a bedroom! To start, we decided to get rid of the two reach-in closets to make the main section of the bedroom larger, a gain of 66 square feet. In the massive closet space we designed a spacious bathroom and dressing area. With a window and skylight already in place, there is a ton of natural light. Next, we swapped the original bath space out for a closet. The flow of this master bedroom is so much better now! Before, you would walk in to the room and be facing a double vanity sink. Now, there’s a small entryway that leads to a much more open and inviting space. The homeowners wanted an organic feel to the space and we used an existing corner fireplace to set the tone. Cream, muted grays and taupes are mixed with natural and weathered woods throughout. We replaced glass block with a barn door made of reclaimed wood. This creates a beautiful focal point in the room. In the bathroom, quartz countertops are accented with a stone mosaic backsplash. Maple cabinets with a java finish are a rich offset to the lighter wood vanity mirror and heated ceramic floor. We think this new master suite remodel is stunning! What a major improvement in the functionality of the entire space.

Yaletown Penthouse - Living Room

Acting as a blank canvas, this compact Yaletown condo and its gutsy homeowners welcomed our kaleidoscopic creative vision and gave us free reign to funk up their otherwise drab pad. Colorless Ikea sofas and blank walls were traded for ultra luxe, Palm-Springs-inspired statement pieces. Wallpaper, painted pattern and foil treatments were used to give each of the tight spaces more 'larger-than-life' personality. In a city surrounded yearly with grey, rain-filled clouds and towers of glass, the overarching goal for the home was building upon a foundation of fun! In curating the home's collection of eccentric art and accessories, nothing was off limits. Each piece was handpicked from up-and-coming artists' online shops, local boutiques and galleries. The custom velvet, feather-filled sectional and its many pillows was used to make the space as much for lounging as it is for looking. Since completion, the globe-trotting duo have continued to add to their newly designed abode - both true converts to the notion that sometimes more is definitely more.
