We worked with a corporation and their out-of-town architect on this residential condominium construction in Washington D.C. The company uses the apartment for executive housing and meetings. Its goal was to create a flexible space to be used for both purposes. We renovated the kitchen, two bathrooms, and one bedroom. The central focus is the sleek new open kitchen, though we worked on the entire 1200 square foot apartment. The client provided the architectural design for the kitchen and the rest of the apartment. The biggest layout changes were: *Removing the walls of the existing kitchen to create a dramatic open kitchen that runs all the way to the window on one side and an island with a waterfall countertop on the other side. *A layout that provided space for a large conference table *Closing off one door of the bedroom and creating a larger opening from the living room side and installing pocket doors These changes required extensive systems work throughout the apartment, including redoing all the ductwork, modifying the sprinkler system and relocating sprinkler heads to meet fire code. We didn’t run into any surprises with the systems because our team had investigated the structure in the pre-construction stage and cut holes in the drywall to locate the plumbing pipes, columns, and wiring. We had to turn and move the existing HVAC system so we could hide it in one of the kitchen cabinets. We built the structure that anchors one end of the kitchen. It hides a refrigerator (with flush panel doors), electrical panel, and writing for the flat screen television. A soffit above the kitchen hides all the ductwork, and is fitted with recessed lights and LED cove lighting above. The client supplied the kitchen cabinetry. The countertops are quartz by Caesarstone in Haze. We installed the flooring material on the base of one side of the island. Backsplash. The dramatic backsplash is made of thin sheets of porcelain. The 5 mm thick material by Fiandre comes in 5-foot by 10-foot sheets that comes in a continuous pattern or can be book-matched. A fabricator measured the layout and cuts for the wall outlets, cut the material and installed it. Our team delivered three sheets of the material up the stairwell of the building. Though they created a template of the material out of wood to make sure it would fit, the actual material was more rigid and it took them a while to maneuver it. The new wide opening at the end of the living room has pocket doors. We closed off the original hallway door to the bedroom. Michael K. Wilkinson

This couple purchased a second home as a respite from city living. Living primarily in downtown Chicago the couple desired a place to connect with nature. The home is located on 80 acres and is situated far back on a wooded lot with a pond, pool and a detached rec room. The home includes four bedrooms and one bunkroom along with five full baths. The home was stripped down to the studs, a total gut. Linc modified the exterior and created a modern look by removing the balconies on the exterior, removing the roof overhang, adding vertical siding and painting the structure black. The garage was converted into a detached rec room and a new pool was added complete with outdoor shower, concrete pavers, ipe wood wall and a limestone surround. Our busy Silicon Valley clients asked us to convert their tight-quartered 1960’s ranch house to a gracious family home that would meet their long term needs. Ease of living was paramount, both in functionality and in ordered design. The project was completed on a moderate budget.While retaining most of the structure of the existing house to avoid costly structural changes, we opened walls to improve the sight lines and flow of the house and bring in more light. We made small additions at the front and back bedrooms to gain space for the family and relatives. An existing underused patio area was improved with a simple outdoor kitchen and overhang to extend the living space to the outside. Costs were kept down with choices of modest materials. Everything was made to be functional. Ample storage has been built into the right places. The details of the kitchen were carefully worked out to accommodate all the wishes of the various cooks in the family. The house is set up to be easy to keep clean. Acoustic walls separate living from bedroom spaces so adults can enjoy time together while children sleep. The outdoor kitchen has easy access to the indoor kitchen and the garage, and its setup promotes socializing while cooking outdoors. A large part of the narrow back yard was previously unusable space due to a steep slope up to a neighbor’s higher fence. With a new retaining wall and some re-grading we took back more of the yard for the patio and play space on a new lawn. The remodeled house is a mix of contemporary and traditional elements. Cool colors have a calming effect. Traditional items such as prairie style windows, trellis, mosaic tiles, and Shaker style cabinets, break down the scale in an otherwise streamlined, contemporary design. A new gabled roof with a broad arch at the front of the house marks the entry and resolves a challenging form where the central entry is set back from walls on both sides. This house was a very small mid-century bungalow with previous additions that resulted in a large but chaotic layout. The owners wanted to convert the house to a super-efficient, and charming Craftsman-style, 6 bedroom home for their large family and work at home. We achieved the space needs by moving a few walls for a more efficient, organized layout, setting up spaces for overlapping uses, and making a small upstairs addition. Every bit of square footage was optimized to meet the goals of the project without making the house huge or adding unnecessary cost. Much thought was given to the entry sequence near the front door. A large flow-through mudroom with storage for each family member, and adjacent laundry, make it easy for children to be taught to keep their things organized and to contribute to household chores. A mail station and central home admin area at the mudroom help keep clutter down at other areas and minimize home management tasks. A garage door near the kitchen gives quick access to bulk items. The existing house had too much view to the street from the living room through large corner windows, and too little entry transition, to the extent that the family did not feel comfortable using the living room much without shades drawn. We raised the window sills and brought the new windows in from the corner of the house, allowing plenty of light while protecting privacy and a sense of enclosure in the living room. We enlarged the front porch to create a more graceful transition from the public to private space. We located the front door so that the circulation from entry into the house would allow for furnishing the living room with a sitting circle that is not intruded upon by people walking through the room. Sight lines through the living spaces were an important consideration in the design. The owners wanted discreet spaces for living room, kitchen, dining and family room, but also wanted the living spaces to feel connected and to be able to easily watch their children. Being able to see the children playing in the yard while getting things done inside the house was also important. While largely working with the existing structure, we opened walls and rearranged the use of spaces to make a series of connected living spaces with long views through them. The character of the remodeled house is a contemporary Craftsman with classic materials and cool, consistent colors. Set upon an oversized and highly sought-after creekside lot in Brentwood, this ​two story home and full guest home exude a casual, contemporary farmhouse style and vibe. The main residence boasts 5 bedrooms and 5.5 bathrooms, each ensuite with thoughtful touches that accentuate the home’s overall classic finishes. The master retreat opens to a large balcony overlooking the yard accented by mature bamboo and palms. Other features of the main house include European white oak floors, recessed lighting, built in speaker system, attached 2-car garage and a laundry room with 2 sets of state-of-the-art Samsung washers and dryers. The bedroom suite on the first floor enjoys its own entrance, making it ideal for guests. The open concept kitchen features Calacatta marble countertops, Wolf appliances, wine storage, dual sinks and dishwashers and a walk-in butler’s pantry. The loggia is accessed via La Cantina bi-fold doors that fully open for year-round alfresco dining on the terrace, complete with an outdoor fireplace. The wonderfully imagined yard contains a sparkling pool and spa and a crisp green lawn and lovely deck and patio areas. Step down further to find the detached guest home, which was recognized with a Decade Honor Award by the Los Angeles Chapter of the AIA in 2006, and, in fact, was a frequent haunt of Frank Gehry who inspired its cubist design. The guest house has a bedroom and bathroom, living area, a newly updated kitchen and is surrounded by lush landscaping that maximizes its creekside setting, creating a truly serene oasis.

Reimagined as a quiet retreat on a mixed-use Mission block, this former munitions depot was transformed into a single-family residence by reworking existing forms. A bunker-like concrete structure was cut in half to form a covered patio that opens onto a new central courtyard. The residence behind was remodeled around a large central kitchen, with a combination skylight/hatch providing ample light and roof access. The multiple structures are tied together by untreated cedar siding, intended to gradually fade to grey to match the existing concrete and corrugated steel.

We created the light shaft above the island, which allows light in through two new round windows. These openings used to be attic vents. The beams are reclaimed lumber. Lighting and pulls are from Rejuvenation.

A new interpretation of utilitarian farm structures. This mountain modern home sits in the foothills of North Carolina and brings a distinctly modern element to a rural working farm. It got its name because it was built to structurally support a series of hammocks that can be hung when the homeowners family comes for extended stays biannually. Klopf Architecture’s client, a family of four with young children, wanted to update their recently purchased home to meet their growing needs across generations. It was essential to maintain the mid-century modern style throughout the project but most importantly, they wanted more natural light brought into the dark kitchen and cramped bathrooms while creating a smoother connection between the kitchen, dining and family room. The kitchen was expanded into the dining area, using part of the original kitchen area as a butler's pantry. With the main kitchen brought out into an open space with new larger windows and two skylights the space became light, open, and airy. Custom cabinetry from Henrybuilt throughout the kitchen and butler's pantry brought functionality to the space. Removing the wall between the kitchen and dining room, and widening the opening from the dining room to the living room created a more open and natural flow between the spaces. New redwood siding was installed in the entry foyer to match the original siding in the family room so it felt original to the house and consistent between the spaces. Oak flooring was installed throughout the house enhancing the movement between the new kitchen and adjacent areas. The two original bathrooms felt dark and cramped so they were expanded and also feature larger windows, modern fixtures and new Heath tile throughout. Custom vanities also from Henrybuilt bring a unified look and feel from the kitchen into the new bathrooms. Designs included plans for a future in-law unit to accommodate the needs of an older generation. The house is much brighter, feels more unified with wider open site lines that provide the family with a better transition and seamless connection between spaces.
