In Oct 8,2015, USGBC honored a Brazilian Project with the First LEED FOR HOMES certificate of Brazil, awarded with a high Silver score, ((81.5 final ptos - 12.5( HSA) resulting 69 ptos)) due to green strategies applied in different areas of construction. This outstanding result could only be achieved with the collaboration of a well-integrated team of professionals, focused on unifying solutions suitable to all areas of construction, with materials that provide high efficiency and counted on an experienced and dedicated team, the support given by homeowner during entire process was essential to success of this project.
The owner, who embraced LEED concepts, found his incentive on his granddaughter, who must have the opportunity to grow in an environment with availability of all natural resources, and endeavored to gather the team and to find solutions that best fit each opportunity.
The consequence of this work was an exceptional residence, being an impressive showcase of green building strategies that have come together in a home. Alphaville Dom Pedro Residence, as the project was named, sets an example of quality and sustainability, achieving new standards required by condominium rules of construction in Campinas city, 80 miles from São Paulo, state's capital capital.
The construction was managed by LCP Engineering & Construction, using the innovative Ecogrid® technology, based on SCIP (Structured Concrete Insulated Panel) construction, which provided this home a high thermal-acoustic performance, reduction on waste generation during construction and minimal energy consumption. Furthermore, this project was planned to take full advantage of the sun’s potential, through the usage of solar and photovoltaic panels, designed to produce the energy needed to heat all water from house and pool, as well as generate part of the electricity consumed.
Being one of the most treasured resources, a special care was given by the project team to the water management system. Saving water plays a big role in this fascinating project: action was taken to allow all water used in showers, sinks and from the rain to be reused after the treatment through a natural process, phytoremediation by wetland, for irrigation and toilets. Also efficient faucets and showers that have a low flow rate were used. The irrigation and landscape design, fully done with native vegetation, demands a low amount of water to fuel the drip irrigation system implemented on 100% of the landscape area.
Separate zones of irrigation were installed according to watering needs, equipped with an automatic activation system, moisture sensor and pressure regulation devices, all programmed to minimize evaporation losses. Polypropylene Random Copolymer (PPR) pipes were used replacing the PVC as non-toxic material, guarantying the joints between pipes and fittings for total security system . Furthermore, a high degree of internal living quality was achieved minimizing the bacterial proliferation; mold, mildew and termite free due to the Ecogrid Technology.
All finishing used on this residence, like tiles, faucets, toilets have a high percentage of recycle materials, provided by local manufacturers, promoting the maturity of the local industries complying with the rating of the certification process.
This marvel project is extremely important to the national market, representing a significant milestone in the Latin in Brazilian Residential Building Sector, bringing the LEED for Homes certification and establishing sustainable parameters to future home builders for example:

Here we go thhen for sure all the fans, this is the nice and wonderful time for all of us to start watch into the rest about Person of Interest season 5, episode 12 online. Entitled as .exe, here's such a wonderful over view to explore more, As Reese and Shaw race to catch up with Finch, he infiltrates a maximum-security government facility in a desperate mission which could mean the end for not only Samaritan, but for himself and The Machine as well.
"Synecdoche" reminder looks fantastic, When Reese, Shaw and Fusco travel to Washington, D.C. to protect their next number, The President of the United States, the Machine classifies this threat as extremely relevant - in terms of national security - but Shaw is worried about the implications behind Samaritan's neglecting to intervene. The threat is neutralized, but the inner-governmental privacy-activist group with a mole in the U.S.S.S. has turned the full force of the Secret Service on Reese and Shaw.
The Machine has secretly enlisted Logan Pierce, Joey Durban and Harper Rose to secure a clever exit strategy, with each of whom camouflaging into various resourceful associations; when Reese and Fusco are extracted, they band together with Logan, Joey and Harper to discuss their enlistment by the Machine, what has happened and what is to come.
Harold, meanwhile, is grieving over the loss of Root, and reaches a conclusion that brings him to a highly-secured government facility in San Antonio, Texas with a weaponized virus capable of destroying Samaritan. Harold has become ready to go to any lengths, and Reese and Shaw prepare for their final battle.
Series over view, They are helped by NYPD Detectives Lionel Fusco, a corrupt officer whom Reese coerces into helping them, and Joss Carter, who in early episodes investigates Reese for his vigilante activities.
Reese arranges for Fusco to spy on Carter by becoming her partner, but Carter eventually becomes Reese's ally and drops her investigation on him. Nevertheless, for the entirety of season one neither Fusco nor Carter is aware that the other is also working with Finch and Reese and both detectives are kept in the dark about the Machine. Periodically, the team enlists the aid of Zoe Morgan, a professional "fixer" who applies her skills to particularly difficult tasks.
The series features several subplots. One significant story arc involves "HR", an organization of corrupt NYPD officers who are initially in league with budding mob boss Carl Elias and later with the Russian mafia; in earlier parts of this arc, Fusco is forced to go undercover. Another important story line revolves around Root, a psychopathic hacker who is determined to gain access to The Machine.
During season two, another organization of powerful business figures, Decima Technologies, is revealed to be attempting to gain access to the Machine. Carter vows vengeance against HR after they have her boyfriend, Detective Cal Beecher, murdered. Reese and Finch encounter Sameen Shaw, an ISA assassin, on the run after being betrayed by her employers.
Shaw learns about The Machine in the season two finale and subsequently becomes a member of Reese and Finch's team. In Season three, Carter delves deeper into her investigation of HR, eventually uncovering its leader; but she is killed. In his grief, Reese briefly leaves the team. The team also battles Vigilance, a violent anti-government organization devoted to securing people's privacy.

During the second half of season three, Decima Technologies starts to acquire hardware to bring to life a new artificial intelligence called Samaritan, using the codes from Harold's old college classmate, Arthur Claypool. In the season three finale, it is revealed that Vigilance was created by Decima to make them appear as domestic terrorists. This allowed Decima to obtain all the NSA feeds to make Samaritan operational. The Machine creates new identities for the Team so that they can fly beneath Samaritan's radar. With three children under the age of 5, our clients were starting to feel the confines of their Pacific Heights home when the expansive 1902 Italianate across the street went on the market. After learning the home had been recently remodeled, they jumped at the chance to purchase a move-in ready property. We worked with them to infuse the already refined, elegant living areas with subtle edginess and handcrafted details, and also helped them reimagine unused space to delight their little ones.
Elevated furnishings on the main floor complement the home’s existing high ceilings, modern brass bannisters and extensive walnut cabinetry. In the living room, sumptuous emerald upholstery on a velvet side chair balances the deep wood tones of the existing baby grand. Minimally and intentionally accessorized, the room feels formal but still retains a sharp edge—on the walls moody portraiture gets irreverent with a bold paint stroke, and on the the etagere, jagged crystals and metallic sculpture feel rugged and unapologetic. Throughout the main floor handcrafted, textured notes are everywhere—a nubby jute rug underlies inviting sofas in the family room and a half-moon mirror in the living room mixes geometric lines with flax-colored fringe.
On the home’s lower level, we repurposed an unused wine cellar into a well-stocked craft room, with a custom chalkboard, art-display area and thoughtful storage. In the adjoining space, we installed a custom climbing wall and filled the balance of the room with low sofas, plush area rugs, poufs and storage baskets, creating the perfect space for active play or a quiet reading session. The bold colors and playful attitudes apparent in these spaces are echoed upstairs in each of the children’s imaginative bedrooms.

How does a Newbie make an entry into the HOSPITALITY INDUSTRY.......???
Or, to be specific – HOW DOES ONE MAKE A HOTEL...... GET INTO THE HOTEL BUSINESS...???
Agreed, the business of teaching/learning of getting into this mammoth Industry is also BIG BUSINESS. Considering that almost each and every city in the country has several institutes/colleges/ and even University departments have jumped onto the band wagon of this reasonably popular academic course.
So when a long time friend from the neighbourhood wanted to start a new business/career on a family held plot in the hills – it smelled like a good opportunity. As a student of the University, he was also accidentally pushed into the “business” of running the University Cafeteria – which was on contract to some people. The student leaders (he was part of the Association) were dared to take over the Cafeteria and run it themselves if they had a problem with the then management.
Obviously, EGOS got hurt, and one doesn’t DARE a bunch of University leaders of the Student body running the roost.
So initial experience taught them supply chain management, financial acumen, human resource management, and of course – all about food. All components of running a ‘dicey operation’ such as a Student cafeteria in a volatile environment were experienced and the nut and bolts of the business learnt the hard way.
So it was full confidence and a positive gut feeling that this friend took that momentous decision. And the idea germinated.
Remember when we (almost the entire extended family from here in the plains + the rest from the hills) took off to Shimla to case the joint – to put mildly. Would’ve been summertime then – is all that I can remember.
Caught up with the ‘hill party’ at Shimla for further going towards the Naldhera Golf Course, where we were booked for lunch. The site was en route – a few strokes short, as ad people would put it, of the Golf Course...
On a hilltop called Baldeyan.
Anyway, after the family divisions of the land parcel ownership was settled, we (my friend and yours truly) spent some time at the site to figure out the way ahead. Ideas flew back and forth, including some number crunching – and just like that we zeroed in onto making a Resort Hotel. In the middle of a wild nowhere – with great views all around.
Shimla town visible at 7 o’clock (S/SW), and the snow capped peaks of the Upper Himalayas ranging from the North to the ESE (say 4 o’clock) the radio mast tower dead North, and the Craignano peak due South (that’s where Shimla’s water supply tanks are located}.
The location was a gift from heaven.
And the matter was settled – we all agreed that it was so......!!!!
So the next step – what kind of hotel do we plan for??? What kind of target customer, tariff, rooms, program...........and a thousand other questions befuddled us. I suggested going to a Hotel Consultant.
No ego!
So the both of us drove down to Delhi after zeroing in to the offices of Mr. AN Haksar (the recently retd Chairman of the ITC) – who had only recently set up this office. It hurt when we agreed to pay 1/2 a lakh as consultancy fees – in spite of me being the designated Architect for the job. But then.........cie la vie..........!!!!
Such is life!!!
We got into a quick learning curve of hotel industry terms, and practices. Of things like Occupancy rates, the ARR, peak season rates, and various depts. like F&B, Housekeeping, etc. But what the heck – we both were in our thirties.......!!!
And lapped up the learning without any fuss. And joyfully agreed when they said they’d do the hand holding for a while after the hotel started business.
Of course we’d agree – after all AN Haksar was the Chairman Emeritus of the ITC group – that super successful upstart in the Hotel Industry. With the Hotel Mughal Agra, the ITC Chola, the ITC Maurya, and the ITC Grand Kakatiya, amongst other successful Iconic properties under their belt.
I had already made up my mind on NOT DESTROYING THE ENVIRONMENT with a multi-floor frame structure that was standard pattern in the desecration of the hills. So a low rise low floor concept was a given. And that’s what we did – to achieve what we’d like to think of as the pioneer of hill resort hotel design character.........
We were already in competition with another resort being planned some distance away near Chail – another great resort hotel, and the game was on.
After getting sanctions and a starter loan from the HP SIDC, we borrowed money from family and friends, and – in a small Maruti 800 – took off for the site one summer morning. Also in the car back seat was my old mistri (now appointed thekedar) and his ‘brother mistri’......from their village in UP.
Stopped for a quick lunch immediately after crossing the Dhalli Tunnel, and the on to the site.
Now after throwing all tenets of site planning and architecture down the hill, one walked around to locate the point where we would start CONSTRUCTION OF THE RESORT HOTEL.
Took a few minutes (remember we were freshers in our thirties) and within the hour had laid out the foundation plan for the 1 st Block. Another added advantage – there were no site boundaries and no benchmarks to go by – excepting an old stone water tank used by the village below. And a few pipes going down from there.
Meanwhile left the contractor there in the wilderness for him to locate his construction huts, approach roads, material dump spaces, etc. No idea how he managed.
Within a month we were well into the making of the first ‘residential hut’ that one had envisaged. A block of four rooms – with outer rooms a bit larger with a separate dining space. And a vestibule as one entered. The toilets were located between the dining & bedroom spaces – and well ventilated. There was also an open lobby between the four rooms – giving safe access to all. And interesting approaches planned as per site conditions. With built in housekeeping stores, etc under the staircase landings. And space for 2-3 kilo-liters of water tanks
for the 8 rooms/suites per block.
One also planned for a central heating system – with insulated pipes servicing each block. A/C s were not even in our minds – but we were forced to install them later because of global warming and climate change. Neither were the ubiquitous ceiling fans - which are nowadays a must have in the towns of Shimla and Solan. Among other hill stations.....!!!
In fact one got insulated cavity walls made under duress...........a fact appreciated much later in life.
Incidentally, I think the cost of petrol was around Re. 8/50 or something those days, and it was easier on the pocket to drive up to the site beyond Shimla than stay over night in a hotel. And the Mandal Commission agitation had made us night birds on the highways to Shimla.
VP Singh was the PM, and globalisation of the economy had yet to take birth...........!!!!
The hotel had a soft opening in 1991, I think.
And the first customer stayed for a week. And then came back after a sort while to stay for a month. We felt vindicated.
And the Hotel has never looked back ever since.
