Mark Twain said it best, "If the world were to end today I'd move to Kentucky because they are 20 years behind everyone else." There is some truth to that because Kentuckians believe that 'if it aint broke dont fix it'. We designed and built Kentucky's first LEED Platinum Net Zero Energy Net Zero Water home in the private sector. We named the home 'My Green Kentucky Home' playing off the state song 'My Old Kentucky Home'. Our take on a home should have people and the planet in mind. We found LEED to be the best most credible third-party green certification program to address these important challenges today. The envelope of the home was designed to minimize energy losses and maximize inside comfort by using Insulated Concrete Form walls from the footers to the roof, spray foam and blown in cellulose in the attic, rigid foam beneath the Lower Level basement slab and triple-pane fully insulated casement windows. The home was oriented with the back facing south to maximize daylighting, passive heating in the winter and solar production. Our HVAC is geothermal with a storage tank to preheat domestic water. A fresh air system was installed in the return side of the HVAC system to filter and then mix with supply air to the home. All paints were zero VOC. The reclaimed KY horse farm fencing turned into beautiful hardwood floors was finished with a low VOC sealer. Carpets were low VOC and the 100% recycled padding was zero VOC. The custom cabinets for the kitchen and baths were made locally and built with FSC certified plywood with no added formaldehyde. The home collects 100% of the rainwater that hits the roof into a 3,300 gallon rainwater collection tank. The primary use of the collected water is to irrigate the lawns, landscaped beds and supply the hose bibs. When the tank is low it automatically shuts the tank valve and opens the city water valve to operate with city water pressure until the tank fills past a certain level, saving electricity and wear and tear on the pump. The cistern is designed to service all the homes domestic water needs when KY State Plumbing code will allow it in the future. All appliances are Energy Star and locally made by GE. The counter tops on all cabinets are recycled materials and durable without requiring sealers or maintenance. We went a step further for indoor air quality and installed AirRenew drywall by Certainteed which works like trees do in the environment by pulling in VOC's into the drywall and making it inert. The Florida Tile was made in Kentucky with recycled content. We monitor all utility usage per electrical circuit and monitor the amount of energy produced by the solar panels as well helping the owners make more informed decisions. The home was such a hit that it was the catalyst that sparked development in a dormant neighborhood of vacant lots. We had the home open for three months to the public where hundreds of folks toured it as it was laid out like an art museum. We had actual walls open all the way to the outside layer of ICF insulation where they saw the concrete and steel inside the walls. We also had the lower level basement slab cut open to show how we insulate beneath the concrete and how we drain and mitigate radon. It was a super inspirational project that made people think about people and the planet much differently than before. HNA Hardscape Project Award Winner Morrison Residence Roswell, GA PaverStone Construction The challenge with this project was the client’s large property had no real usable backyard for their large family. The property dropped off quickly starting at 30 ft out their back door. We used this fall in elevation to our advantage by creating a stunning vanishing edge swimming pool which gives the feeling of being in the mountains. The owners wanted a backyard oasis for entertainment and social functions. All the boxes were ticked off on this project. Spa and waterfall with stream, vanishing edge pool, and pool side bar with built in bar stools, beach entry, outdoor entertainment system, night lighting system, outdoor kitchen and fire pit. They even have a putting green and children’s play area. We used the grade changes to our advantage by designing three separate terrace levels surrounding the pool. The upper level contains the outdoor kitchen, fire pit and spa. The large second level includes the stream, beach entry and plenty of area for chase lounges and pool side activity, while the lower level takes advantage of the bar stools at the deep end and the cantilevered stone slab bar top.

This Maine residence reimagines the traditional coastal cottage, expanding its vernacular across more than 8,000 square feet of thoughtfully designed living space. Every room captures dramatic views of the rugged coastline, complemented by carefully curated fabrics and textures that echo the natural landscape. The grand foyer flows seamlessly into a formal living room and an intimate reading nook. At the heart of the home, a chef's kitchen opens to a custom walk-in pantry and a striking walnut bar. The first floor is completed by an elegant dining room and a four-seasons family room that blurs the boundary between interior and exterior. The primary suite features a custom fireplace crafted from locally sourced stone, while the primary bathroom frames unobstructed ocean vistas. The second floor also includes two guest bedrooms, a luxurious laundry room, and dedicated spaces for both homeowners—an art studio and a sophisticated lounge. The lower level reveals an unexpected delight: a two-lane bowling alley enhanced by custom-designed wallpaper, adding a playful counterpoint to the home's refined coastal elegance.

The backyard was small and uninviting until we transformed it into a comfortable and functional area for entertaining. The front yard was leveled and converted into a play area for two small children and two large dogs. The client is very allergic to bees, so plants were selected with great care.

A master bedroom with rich color, texture and personality! With a colorful master bathroom that blends the perfect matte finish, semi-primitive blast of pattern with rich, saturated jewel tones and a little calacatta gold tile – determining the best fabrics and finishes for the master bedroom felt like a HUGE challenge. How do you stand up to something so fabulously unique and still create a soft respite for someone to slumber?! This bedroom was a small space with existing Vetrazzo floors and an entire wall dedicated to floor-to-ceiling fixed glass pane windows. Between the cracks in the plaster ceiling and the lacquered pink dresser we knew we had our work cut out. Saturated colors create a fairy tale bedroom Fast forward to finding the perfect, sumptuously soft evergreen mohair for the headboard and furry tuffets for the foot of the bed. Texture became the name of the game and a certain level of color variation had to tie through from selection to selection. Cladding the walls with a gilt woven cloth wall covering that also pulled a sort of skin-tone clay from detail found in the Vetrazzo flooring (OMG! so pretty!) and grounding everything with a sort of deco-inspired one-of-a-kind wool rug. The layers of unexpected style helped develop a more collected – less stylized – feeling overall. Then it was bye-bye to the pink lacquer! A local artisan worked on a faux finish for the custom dresser that the client had already invested in and we just gave it a refresh with a deep bronze finish. Originally built in 1990 the Heady Lakehouse began as a 2,800SF family retreat and now encompasses over 5,635SF. It is located on a steep yet welcoming lot overlooking a cove on Lake Hartwell that pulls you in through retaining walls wrapped with White Brick into a courtyard laid with concrete pavers in an Ashlar Pattern. This whole home renovation allowed us the opportunity to completely enhance the exterior of the home with all new LP Smartside painted with Amherst Gray with trim to match the Quaker new bone white windows for a subtle contrast. You enter the home under a vaulted tongue and groove white washed ceiling facing an entry door surrounded by White brick. Once inside you’re encompassed by an abundance of natural light flooding in from across the living area from the 9’ triple door with transom windows above. As you make your way into the living area the ceiling opens up to a coffered ceiling which plays off of the 42” fireplace that is situated perpendicular to the dining area. The open layout provides a view into the kitchen as well as the sunroom with floor to ceiling windows boasting panoramic views of the lake. Looking back you see the elegant touches to the kitchen with Quartzite tops, all brass hardware to match the lighting throughout, and a large 4’x8’ Santorini Blue painted island with turned legs to provide a note of color. The owner’s suite is situated separate to one side of the home allowing a quiet retreat for the homeowners. Details such as the nickel gap accented bed wall, brass wall mounted bed-side lamps, and a large triple window complete the bedroom. Access to the study through the master bedroom further enhances the idea of a private space for the owners to work. It’s bathroom features clean white vanities with Quartz counter tops, brass hardware and fixtures, an obscure glass enclosed shower with natural light, and a separate toilet room. The left side of the home received the largest addition which included a new over-sized 3 bay garage with a dog washing shower, a new side entry with stair to the upper and a new laundry room. Over these areas, the stair will lead you to two new guest suites featuring a Jack & Jill Bathroom and their own Lounging and Play Area. The focal point for entertainment is the lower level which features a bar and seating area. Opposite the bar you walk out on the concrete pavers to a covered outdoor kitchen feature a 48” grill, Large Big Green Egg smoker, 30” Diameter Evo Flat-top Grill, and a sink all surrounded by granite countertops that sit atop a white brick base with stainless steel access doors. The kitchen overlooks a 60” gas fire pit that sits adjacent to a custom gunite eight sided hot tub with travertine coping that looks out to the lake. This elegant and timeless approach to this 5,000SF three level addition and renovation allowed the owner to add multiple sleeping and entertainment areas while rejuvenating a beautiful lake front lot with subtle contrasting colors.

Inspiration for an eclectic family room remodel in Charlotte

In the hills of San Anselmo in Marin County, this 5,000 square foot existing multi-story home was enlarged to 6,000 square feet with a new dance studio addition with new master bedroom suite and sitting room for evening entertainment and morning coffee. Sited on a steep hillside one acre lot, the back yard was unusable. New concrete retaining walls and planters were designed to create outdoor play and lounging areas with stairs that cascade down the hill forming a wrap-around walkway. The goal was to make the new addition integrate the disparate design elements of the house and calm it down visually. The scope was not to change everything, just the rear façade and some of the side facades. The new addition is a long rectangular space inserted into the rear of the building with new up-swooping roof that ties everything together. Clad in red cedar, the exterior reflects the relaxed nature of the one acre wooded hillside site. Fleetwood windows and wood patterned tile complete the exterior color material palate. The sitting room overlooks a new patio area off of the children’s playroom and features a butt glazed corner window providing views filtered through a grove of bay laurel trees. Inside is a television viewing area with wetbar off to the side that can be closed off with a concealed pocket door to the master bedroom. The bedroom was situated to take advantage of these views of the rear yard and the bed faces a stone tile wall with recessed skylight above. The master bath, a driving force for the project, is large enough to allow both of them to occupy and use at the same time. The new dance studio and gym was inspired for their two daughters and has become a facility for the whole family. All glass, mirrors and space with cushioned wood sports flooring, views to the new level outdoor area and tree covered side yard make for a dramatic turnaround for a home with little play or usable outdoor space previously.
