Recently I visited a client in the town of Maidenhead, Berkshire who needed assistance restoring a very dirty pitted Limestone tiled floor which had suffered over the years due to poor maintenance choices. The pressures of a busy family life had, understandably, prevented my client from undertaking regular cleaning and the products and methods used for cleaning were by and large unsuitable for this type of natural stone. In addition, the pits in the tiles had been filled with grout; however, they were not flush to the tile and therefore a large amount of soil had collected in the pockets. The result was a Limestone tiled floor in considerably poor condition that was increasingly difficult to keep clean. My client had tried and tried to get the floor clean, using methods such as scrubbing with toothbrushes, steam cleaners, and mopping – but they weren’t getting anywhere! I explained to my client that steaming is, in fact, one of the worst cleaning systems to use on natural stone floors. Steam not only damages sealers, it also thins out greasy soils. Some of these soils are absorbed onto the domestic microfiber pads, however a lot of the soil becomes thinner allowing it to penetrate deeper into the pours of the stone and grout. This in itself starts the vicious circle to rapidly soiled and dirty tiles and grout. This happens because the grease soils magnetise dirt! My first task in the cleaning process was to mix a strong solution of Tile Doctor Pro-Clean, which is a high alkaline cleaner. This solution was applied liberally across the entire Limestone tiled floor and grout. It was allowed to dwell for 30-40 minutes, giving it time to seep into the stone to get underneath and lift the ingrained dirt to the surface. During this time, I scrubbed the grout lines using a specialist stiff grout brush. The Limestone tiles were then scrubbed with heavy mechanical rotary agitation machine. I then gave the floor a thorough rinse using the latest in cleaning and capture technology, which involves firing hot water at high pressure in a spinning motion across the floor, in effect blasting away the ingrained soils from the grout and pitting in the limestone. The high pressure is delivered from a system mounted inside my van which also contains waste tanks to capture the extracted soiled water. After being allowed to dry thoroughly for 24 hours, I returned to seal the floor with Tile Doctor Colour Grow which would have brought out the deep colours in the stone, however after discussing the options with the client it became clear that they wanted to keep the floor looking as light as possible so Tile Doctor Ultra Seal was applied. Ultra Seal is a natural look impregnating sealer that soaks into the pores of the stone and protects it from within. The floor now looks fantastic and the sealer should ensure it remains looking that way for some time to come and before leaving I made sure to provide my client with some professional maintenance advice. For this job I travelled to the town of Albrighton, which is actually the most easterly settlement in the whole of Shropshire. My client had an issue with their Marble tiled floor which was installed in the kitchen and hallway. They had dropped and broke a bottle of vinegar in the kitchen, and the substance unfortunately came in contact with the tiles. Since Marble is highly sensitive to acid, the vinegar (an acetic acid) had basically etched the surface of the tiles make it impossible clean chemically. Although the tiles were a nice, expensive Marble, the person who had first installed them had done a poor job, leaving lippage of up to 5mm in some areas, which would make work trickier. Undeterred I could see it would be possible to restore the floor using a combination of burnishing for the tiles and cleaning with a high alkaline product for the grout lines. I demonstrated this to my client on one tile which went well and I was then given the go ahead to restore the entire floor. My first task focused on cleaning the grout lines using a solution of Tile Doctor Pro-Clean worked in with a stiff grout brush. Pro-Clean is a high alkaline cleaner suitable for use on most types of natural stone floor. It helped to alleviate most of the grout staining caused by the vinegar, whilst also lifting out any ingrained dirt and muck, and this left the grout looking a lot cleaner. After cleaning the grout lines I was able to move on to burnishing the tiles. As previously mentioned, no chemical product would be able to have an effect on the damaged tiles, so I resolved to burnish them using a system of four diamond encrusted burnishing pads fitted to a rotary machine. Working first with a coarse burnishing pad, and moving through to medium, fine and very fine pads, lubricated with a little water, I was able to significantly reduce the appearance of the acid stains, while also giving the tiles a nice polished finish. Following the cleaning and burnishing processes I gave the tiles a good rinse to remove any remaining residue and then ensured the floor was completely dry before starting on the sealing. To seal the floor and maximise the appearance I used Tile Doctor Colour Grow and Tile Doctor Shine powder. Colour Grow is an impregnating sealer that seeps into the pores of the stone intensifying and enhancing the natural shades and colours in the stone whilst also providing stain protection; Shine Powder on the other hand is a crystallising powder that is ground directly into the tiles to provide a high shine finish and durable surface protection. My client and her husband were really happy with the results and left the following message on the Tile Doctor Feedback system: “Jozsef was a charming young man in every respect, who worked very hard and achieved an amazing result. The tiles look better than the day they were laid. We are absolutely delighted with the work he has done and will recommend him to all our acquaintances. Ever notice how your iron fence looks worse every spring after another Chicago winter? That slow deterioration is not cosmetic - it is active metal failure that compounds every freeze-thaw cycle until replacement becomes the only option. Windy City Painters works with homeowners across the Chicago North Side and Near West Side to restore original iron fencing on greystones, two-flats, Victorian brownstones, and coach houses before that point is reached. PROJECT OVERVIEW This iron fence restoration involved a classic Chicago residential property with original wrought iron fencing showing surface rust across the majority of pickets, flaking previous paint coats, and localized deep pitting near the base rails. A structural check identified two loose pickets requiring welding before any surface preparation or coating began. Total linear footage fell in the mid-range for a standard Chicago residential lot. MATERIALS AND PRODUCTS Windy City Painters selected Ospho rust converter for chemically neutralizing active iron oxide before priming. Ospho reacts with rust to form a stable phosphate compound that stops corrosion progression rather than simply sealing over it. Sherwin-Williams DTM rust-inhibitive primer was applied to all bare and converted surfaces, followed by two finish coats of Rust-Oleum DTM in satin black. DTM - direct to metal - formulas provide corrosion inhibitors built into the coating matrix, which matters significantly in Chicago's climate. THE PROCESS Step 1 - Structural Assessment and Welding Coordination. Before any surface preparation begins, Windy City Painters inspects every picket and rail connection for structural integrity. Loose or cracked iron must be welded before coating. Paint applied over a compromised joint will fail within one season as movement continues to break the bond. On this project, two pickets were tack-welded by a coordinating welder before prep started. Step 2 - Wire Wheel Grinding and Needle Gun Descaling. All rusted sections were ground to bare or near-bare metal using wire wheel attachments and needle gun descaling tools. This step removes loose scale, flaking previous coatings, and surface contamination that would prevent primer adhesion. Skipping mechanical prep is the single most common reason iron fence paint fails prematurely on Chicago properties. Step 3 - Ospho Rust Converter Application. Ospho was brushed into all pitted and converted areas and allowed to cure fully. The phosphoric acid chemistry converts iron oxide into iron phosphate, arresting active rust and creating a surface that accepts primer more effectively than bare metal alone. Corroseal is an equivalent alternative used on projects with heavier pitting. Step 4 - DTM Primer and Finish Coat Application. Sherwin-Williams DTM rust-inhibitive primer was applied across all prepared surfaces. Two topcoats of Rust-Oleum DTM in satin black followed after full primer cure. DTM finish coats add a second corrosion-inhibiting layer and provide the UV and weather resistance needed for Chicago exterior iron work. CHICAGO-SPECIFIC CHALLENGES Chicago iron fencing faces conditions that accelerate corrosion faster than most US markets. Lake humidity keeps metal surface moisture elevated through much of the year. Road salt splash from winter maintenance reaches fencing along parkways and sidewalk edges, introducing chlorides that aggressively attack iron. Freeze-thaw cycles expand any rust pocket that has formed under paint, lifting coatings from the inside and creating the classic bubbled-paint appearance homeowners notice every spring. WHAT TO EXPECT LONG-TERM With Ospho conversion, DTM primer, and two DTM finish coats properly applied over mechanically prepared surfaces, most Chicago residential iron fences hold 5-8 years before needing significant touch-up. Annual visual inspection for any chips or bare spots, with immediate touch-up using Rust-Oleum DTM, extends that window considerably. PRO TIPS Tip 1 - Address any bare metal spot the same season you notice it. A pinhole of exposed iron becomes a rust bubble within one Chicago winter and a flaking section by the following spring. Tip 2 - Never paint over active rust without a converter step. Ospho or Corroseal is inexpensive insurance against a complete repaint two years early. Tip 3 - Check picket bases at grade level every spring. Ground contact accelerates corrosion at the base faster than anywhere else on the fence. Catching it early keeps welding out of the equation. This beautiful contemporary kitchen was designed by Mariah from our Nashua, NH showroom. The design features a full-access slab door cabinet with granite & quartz countertops, an island with a waterfall countertop edge, an induction cooktop with a built-in ceiling vent, and an existing 10ft. window behind the sink. The original kitchen did not use the entire space, which was a main focus during the design process. Pushing the sink against the wall allowed for a bigger island and more space to move around within the kitchen. The homeowners originally wanted concrete countertops, but in the end decided on a more durable granite countertop that looked just like concrete! Special features in this kitchen include two mixer lift cabinets, under-cabinet lighting, a spice rack, double trash, roll out trays and floating shelves above the countertop. A vaulted ceiling carries a modern and casual kitchen and open living space with an overlook into a deep Californian canyon. Stacked cabinets with beaded and frosted glass inserts scale the large back wall, gracefully uplit with LED strip lighting. An open bookcase and ornamental hood delineate the cooking and desk space below. A single strip of smoked mirror stretches across the backsplash, blending seamlessly with the solid grey quart countertop underneath. Since the kitchen wall is the main focal point upon entering, all appliances are hidden from view in a stay lift cabinet next to the fridge. A dark wood stained island anchors the central space flow and three concrete pendant lights above shine down on the Blanco undermount sink and Statuario marble quartz countertop. The living space off to the side features flanking casework to match the island in a dark stained cherry with matching glass backplash.

My traditional home's kitchen/family room needed a face lift. The layout works for me so I was able to save money by not having to re-design it. It's currently in the process of being finished and will be updated accordingly. I wanted to finish out the oak hardwood floors that are in the rest of the first floor, that was my first priority. The second was to change out the lighting from builders grade fluorescent to recessed and a crystal chandelier over an expanded island. I wasn't in need of a desk area in the kitchen so a drybar was a must. A lady must have a place for her wine! I decided to use Kitchen Savers for the remodel and they've been amazing. I highly recommend them. I will be finishing out the paint, crown molding and backsplash on my own.

This beautiful contemporary kitchen was designed by Mariah from our Nashua, NH showroom. The design features a full-access slab door cabinet with granite & quartz countertops, an island with a waterfall countertop edge, an induction cooktop with a built-in ceiling vent, and an existing 10ft. window behind the sink. The original kitchen did not use the entire space, which was a main focus during the design process. Pushing the sink against the wall allowed for a bigger island and more space to move around within the kitchen. The homeowners originally wanted concrete countertops, but in the end decided on a more durable granite countertop that looked just like concrete! Special features in this kitchen include two mixer lift cabinets, under-cabinet lighting, a spice rack, double trash, roll out trays and floating shelves above the countertop. Mariah also designed a laundry room cabinetry unit, featuring JSI Designer Cabinetry & a butcher block top, and an entertainment center in this home. A classic Seattle craftsman home is reimagined and restored. We cherished the opportunity to help a young couple in Seattle develop a materials, fixtures and lighting package for their beloved home remodel. The master bathroom is layered with a mix of white and black marble hex mosaic floor tile, classic white offset brick pattern subway wall tile, and beautifully crafted wood wainscoting. Kohler's Artifacts plumbing trim collection brings fresh vintage style to the vanity and shower. An easy to care for quartz counter and backsplash adds a bright contrast to the a gorgeous providence blue custom vanity. The powder room which doubles as a guest bathroom is dressed in Pratt and Larson's ceramic mosaic floor tile and paired with a space saving pedestal sink by American Standard. Wall niches lined with white quartz are incorporated into both showers creating a dedicated place to store bathing amenities. The checkboard cork floor in the kitchen adds a FUN pop of personality. Custom mudroom cubbies and a built in eating nook were beautifully crafted and finished in a crisp white paint. Light fixtures by Rejuvenation bathe the room in beautiful period appropriate light. Clever storage hides small appliances and a stand mixer. This project was a labor of love for he homeowners who took an active part in the process and a joy for our team to be involved in!
