Nearby excursions include the historical town of Ronda - and the oldest bullring in Spain, the elegant city of Malaga, Seville, Marbella & jet-setting Puerto Banus, and the picturesque 'pueblo blanco' of Ojen. The client purchased this property with grand plans of renovating the entire place; from top to bottom, and from inside to outside. And while the inside canvas was very generous and even somewhat forgiving, the outside space would be anything but. We wanted to squeeze in as much seating space as possible in their limited courtyard area, without encroaching on the already compact-sized pool. The first and most obvious solution was to get rid of the trees and shrubs that separated this house from its zero-lot-line neighbor. With the addition of Lueder limestone slabs, this alone would free up nearly 120 additional square feet, which happened to be the perfect amount of space for a mobile gas fire pit and sectional sofa. And all of this would make for the perfect place to enjoy the afternoon sunset with the implementation of a custom-built metal pergola standing above it all. The next problem we saw was that around the patio area, there were too many levels of steps and stairs, which meant that it would have been difficult to have any sort of traditional furniture arrangement. Randy knew that it only made sense to bring in a wood deck that could be mated to the highest level of the patio, thus creating gaining the most continuous amount of flat space that the client was wanting. But even so, that flat space would be limited to a tight "L-shape" around the pool. And knowing this, the client decided that the larger space would be more valuable to them than the spa, so they opted to have a portion of the deck built over it in order to allow for a more generous amount of patio space. And with the edge of the patio/deck dropping off almost 2 feet to the waterline, it now created the perfect opportunity to have a visually compelling raised wall that could be adorned with different hues of plank-shaped tiles. From inside the pool, the varying shades of brown were a great accent to the wood deck that sat just above. However, the true visual crowning jewel of this project would end up being the raised back wall along the fence, fully encased in a large format, 24x24 slate grey tile, complete with a custom stainless steel, square-tube scupper bank, installed at just the right height to create the perfect amount of water noise. But Randy wasn't done just yet. With two entirely new entertaining areas opened up at opposite ends of the pool, the only thing left to do now was to connect them. Knowing that he nor the client wanted to eliminate any more water space, he decided to bring a new traffic pattern right into the pool by way of two "floating", Lueder limestone stepper pads. It would be a visually perfect union of both pool and walking spaces. The existing steps and walkways were then cut away and replaced with matching Lueder limestone caps and steppers. All remaining gaps were then filled with Mexican beach pebble, which helped to promote a very "zen-like" feel in this outdoor space. The interior of the pool was coated with Wet Edge Primerastone "Blue Pacific Coast" plaster, and lit up with Pentair GloBrite LED pool lights. In the end, the client ended up gaining the additional entertaining and seating space that they needed, and the updated, modern feel that they loved.

PBA designed the renovation of this two story, 1,800 square foot, Henderson’s Wharf penthouse condominium in the historic Fell’s Point community to take advantage of the breathtaking views of Baltimore’s Inner Harbor. The existing floor plan was configured with living spaces on the lower level, and bedrooms with terraces on the upper level: PBA inverted the layout by creating a generous foyer at the lower level entry with a stair leading to the living spaces on the upper level. The lower level was renovated for a master suite and guest bedroom, while the upper floor was converted to an open great room taking advantage of the breathtaking views of the Harbor (along with a powder room, office and laundry room). The project presented very difficult challenges since sanitary plumbing lines could not be relocated due to the unavailability of access from the unit below, so the design was forced to conform with existing lower level plumbing locations. In addition, PBA utilized computer aided design (BIM) to route ductwork throughout the unit due to extremely limited space.

Hillcrest Construction designed and executed a complete facelift for these West Chester clients’ master bathroom. The sink/toilet/shower layout stayed relatively unchanged due to the limitations of the small space, but major changes were slated for the overall functionality and aesthetic appeal. The bathroom was gutted completely, the wiring was updated, and minor plumbing alterations were completed for code compliance. Bathroom waterproofing was installed utilizing the state-of-the-industry Schluter substrate products, and the feature wall of the shower is tiled with a striking blue 12x12 tile set in a stacked pattern, which is a departure of color and layout from the staggered gray-tome wall tile and floor tile. The original bathroom lacked storage, and what little storage it had lacked practicality. The original 1’ wide by 4’ deep “reach-in closet” was abandoned and replaced with a custom cabinetry unit that featured six 30” drawers to hold a world of personal bathroom items which could pulled out for easy access. The upper cubbie was shallower at 13” and was sized right to hold a few spare towels without the towels being lost to an unreachable area. The custom furniture-style vanity, also built and finished at the Hillcrest custom shop facilitated a clutter-free countertop with its two deep drawers, one with a u-shaped cut out for the sink plumbing. Considering the relatively small size of the bathroom, and the vanity’s proximity to the toilet, the drawer design allows for greater access to the storage area as compared to a vanity door design that would only be accessed from the front. The custom niche in the shower serves and a consolidated home for soap, shampoo bottles, and all other shower accessories. Moen fixtures at the sink and in the shower and a Toto toilet complete the contemporary feel. The controls at the shower allow the user to easily switch between the fixed rain head, the hand shower, or both. And for a finishing touch, the client chose between a number for shower grate color and design options to complete their tailor-made sanctuary.

The original wall beside the living and dining rooms featured a knee-high HVAC enclosure and limited access to the outdoors. By adding heated floors, the HVAC could be removed, and floor-to-ceiling sliding window walls could be installed for seamless integration of indoors and outdoors. The renovation of this mid-1980's Cape Elizabeth home was for a family with three young children. It focused on renovating three main areas: the kitchen, which was a dark and gloomy space with little natural light; the attic space over the garage, also very dark and limited in use by the existing roof shape; and the most-used entrance of the house: a mudroom connecting to the main house and providing access to the rooms over the garage. Other renovations included the master bathroom and 1st floor powder room. The newly-created space over the garage required a large gabled dormer on the driveway side, and long shed dormer on the backyard side of the former attic. In addition to being a playroom and media room, the new space also includes a large, sunny guest room , full bathroom. and special “perch” at the top of the stairs. The new mudroom includes custom storage cabinets and a special place for the family dog!

Inspiration for a contemporary outdoor patio shower remodel in New York

Located in, Summit Park, Park City UT lies one of the most efficient houses in the country. The Summit Haus – designed and built by Chris Price of PCD+B, is an exploration in design and construction of advanced high performance housing. Seeing a rising demand for sustainable housing along with rising Carbon emissions leading to global warming, this house strives to show that sensible, good design can create spaces adequate for today’s housing demands while adhering to strict standards. The house was designed to meet the very rigid Passiv House rating system – 90% more efficient than a typical home in the area. The house itself was intended to nestle neatly into the 45 degree sloped site and to take full advantage of the limited solar access and views. The views range from short, highly wooded views to a long corridor out towards the Uinta Mountain range towards the east. The house was designed and built based off Passiv Haus standards, and the framing and ventilation became critical elements to maintain such minimal energy requirements. Zola triple-pane, tilt-and-turn Thermo uPVC windows contribute substantially to the home’s energy efficiency, and takes advantage of the beautiful surrounding of the location, including forrest views from the deck off of the kitchen. Located along a country road, a half mile from the clear waters of Lake Michigan, we were hired to re-conceptualize an existing weekend cabin to allow long views of the adjacent farm field and create a separate area for the owners to escape their high school age children and many visitors! The site had tight building setbacks which limited expansion options, and to further our challenge, a 200 year old pin oak tree stood in the available building location. We designed a bedroom wing addition to the side of the cabin which freed up the existing cabin to become a great room with a wall of glass which looks out to the farm field and accesses a newly designed pea-gravel outdoor dining room. The addition steps around the existing tree, sitting on a specialized foundation we designed to minimize impact to the tree. The master suite is kept separate with ‘the pass’- a low ceiling link back to the main house. Painted board and batten siding, ribbons of windows, a low one-story metal roof with vaulted ceiling and no-nonsense detailing fits this modern cabin to the Michigan country-side. A great place to vacation. The perfect place to retire someday.

This 1960’s ranch in Fitchburg, MA had a kitchen with suspended cabinets and a very tiny work area. The suspended cabinets blocked the view of the large window looking at the backyard and made it difficult to visit with friends and family while working in the kitchen. The homeowners were interested in having a kitchen where their extended family and friends could come and enjoy “hanging out” in the kitchen. We removed the suspended cabinets and installed an island where 4 to 5 people could “hang out” and talk to the cooks while they prepare the meal. We also added seating under the window by putting a very practical window seat. The window seat has drawers below for easy access seasonal storage. We also made the cased opening to the dining room larger so when there is a very large gathering a couple of people can sit on stools looking into the kitchen. So now this once “small” kitchen with very limited seating can have several people visiting and yet not be bumping into those preparing the meals.
