A family tradition comes to life! After five years of making caramel corn from her home kitchen, Carmazzi knew it was finally time for a brick and mortar storefront. Once the perfect location was found, we demo-ed almost everything inside and began the process of designing their new kitchen and shop. Staying true to their branding, we incorporated cheery yellow, black, and white along with a fun popcorn theme and modern aesthetic. The yellow striped awning is the perfect compliment to the black window wall where popcorn is passed through fresh from the back… complete with a neon sign above! The marble quartz counters and board and batten front proudly display the popcorn where samples flow daily along with a waterfall end that’s ADA compliant. A reeded wood wrapped column on the far right encompasses needed shelving on the backside along with a prep sink. The shop features fun and lively yellow bookshelves that display popcorn bags and tins of all sorts, as well as their family history, and a favorite “what’s poppin” saying. The black swinging doors to the back reveal the kitchen where you’ll find them cheerfully making their “lil drops of sunshine” to share with all who enter (or order!) The secret family recipe from her grandparents continues to live on and has now been voted Sacramento’s favorite and number one dessert in 2024 as well as Best in Class and 1st Place at the CA State Fair. As we head into the backyard, you’ll see that this lake house estate resides along Lake Michigan, so we were mindful of the water backdrop, when designing the patio and landscape. The owners sure do enjoy their spectacular view of the lake from their bluestone terrace, accompanied by their brick fireplace, which reflects the brick of the home.

We gave this large kitchen a completely new look! We brought the style up-to-date and added in some much needed counter space and storage. We loved the quirky charm of the original design, so we made to sure to keep it's unique style very much a part of the new design through the use of mixed materials. Artisanal hand-made floating shelves (made out of old barn wood) along with the exposed wooden beams create a soft but powerful statement -- warm and earthy but strikingly trendy. The rich woods from the floating shelves and height-adjustable pull-out pantry contrast beautifully with the glistening glass cabinets, which offer the perfect place to show off their stunning glassware. By installing new countertops, cabinets, and a peninsula, we were able to drastically improve the amount of workspace. The peninsula offers a place to dine, work, or even use as a buffet - just the kind of functionality and versatility our clients were looking for. The marble backsplash and stainless steel work table add a subtle touch of modernism, that blends extremely well with the more rustic elements. Also, the stainless steel table was the perfect solution for a make-shift island since this older kitchen did not have the typical width that is needed to add a built-in island (plus, it can easily be moved to fit the needs of the homeowners!). Other features include a brand new exhaust fan, which wasn't included in the original design, and entire leveling of the new hardwood floors, which were previously sinking down almost a foot from one side of the space to the other. For our full gut renovation of this Manhattan loft penthouse, we partnered with architecture firm Todd Zwigard Architects. Many of our clients know us as experts in the full design-build approach, where we handle every aspect of the project. But in this case, architectural plans were already drawn, the full schedule was finished, and our clients needed a partner to execute on the architectural plans – enter Gallery. Construction management is as vital to a project as the design phase, so we’re happy to offer our expertise in this type of scenario. A DIFFERENT APPROACH Construction and design are often the face of most renovations, but the planning and follow-through are naturally just as necessary to make it all come together. The project itself was a fairly straightforward gut renovation of the loft. Everything was included: new floors, a new kitchen, new bathrooms, new lighting. Our task was to manage every aspect of the construction, ensuring that the planning work of Todd Zwigard Architects was executed to the exact vision imagined for this Manhattan loft renovation. CONTEMPORARY GOES ECLECTIC Although we didn’t contribute to the aesthetic of the interior design in this project, we did carry out the plans that brought it life. The tone was very modern, with some eclectic touches. The kitchen, featuring an island with a baby blue lacquered finish, blends contemporary clean lines into an industrial-tinged, almost futuristic aesthetic. Reclaimed wooden doors and art pieces collected throughout the years are an ode to the client's travels, an artistic touch from Todd Zwigard Architects. LET’S TALK Quality of work is of course important, but there are several components of construction management that are equally vital: communication; processes that make sure you're able to adhere to schedules; protocols with both safety and communication. You might say this is the nerding out of the construction process. It’s not often the face of a project, but it’s absolutely massive in terms of carrying out a successful renovation, whether it’s a penthouse loft in Manhattan, a condo in Prospect Heights, or a kitchen in a Brooklyn brownstone. Quality construction management is probably one of the biggest ways to separate professional contractors from those who aren’t. ART FROM CHAOS This was such a large project, so our ability to procure and source all the finishes and fixtures was hugely important to our clients. The sheer number of floors, tiles, and plumbing fixtures alone that need to be ordered, in addition to everything else, plus figuring out lead times, shipments, deliveries, and inspections. It can quickly become chaotic, but there’s an art to the planning and organization, and we’ve mastered it. The larger a project is, the more likely that havoc will rear its head. The antidote is not only really proper planning and construction management, as we achieved in this Manhattan loft penthouse renovation, but also a great working relationship with everyone else involved in the project: contractors, architect, and clients alike. A gorgeous white kitchen was in need of a slight facelift. We started on the cabinetry, installing functional, full-height cabinets throughout which also consisted of internal outlets for phones, media, etc., guaranteeing easy organization and a clutter-free home. The last addition to this client’s kitchen was the addition of a desk. We made sure the desk was sleek and practical, effortlessly matching the cabinets and equipped with plenty of storage. Kitchen - transitional kitchen idea in Boston

Children’s waiting room interior design project at Princeton University. I was beyond thrilled when contacted by a team of scientists ( psychologists and neurologists ) at Princeton University. This group of professors and graduate students from the Turk-Brown Laboratory are conducting research on the infant’s brain by using functional magnetic resonance imaging (or fMRI), to see how they learn, remember and think. My job was to turn a tiny 7’x10′ windowless study room into an inviting but not too “clinical” waiting room for the mothers or fathers and siblings of the babies being studied. We needed to ensure a comfortable place for parents to rock and feed their babies while waiting their turn to go back to the laboratory, as well as a place to change the babies if needed. We wanted to stock some shelves with good books and while the room looks complete, we’re still sourcing something interactive to mount to the wall to help entertain toddlers who want something more active than reading or building blocks. Since there are no windows, I wanted to bring the outdoors inside. Princeton University‘s colors are orange, gray and black and the history behind those colors is very interesting. It seems there are a lot of squirrels on campus and these colors were selected for the three colors of squirrels often seem scampering around the university grounds. The orange squirrels are now extinct, but the gray and black squirrels are abundant, as I found when touring the campus with my son on installation day. Therefore we wanted to reflect this history in the room and decided to paint silhouettes of squirrels in these three colors throughout the room. While the ceilings are 10′ high in this tiny room, they’re very drab and boring. Given that it’s a drop ceiling, we can’t paint it a fun color as I typically do in my nurseries and kids’ rooms. To distract from the ugly ceiling, I contacted My Custom Creation through their Etsy shop and commissioned them to create a custom butterfly mobile to suspend from the ceiling to create a swath of butterflies moving across the room. Their customer service was impeccable and the end product was exactly what we wanted! The flooring in the space was simply coated concrete so I decided to use Flor carpet tiles to give it warmth and a grass-like appeal. These tiles are super easy to install and can easily be removed without any residual on the floor. I’ll be using them more often for sure!
