The best features of this loft were formerly obscured by its worst. While the apartment has a rich history—it’s located in a former bike factory, it lacked a cohesive floor plan that allowed any substantive living space. A retired teacher rented out the loft for 10 years before an unexpected fire in a lower apartment necessitated a full building overhaul. He jumped at the chance to renovate the apartment and asked InSitu to design a remodel to improve how it functioned and elevate the interior. We created a plan that reorganizes the kitchen and dining spaces, integrates abundant storage, and weaves in an understated material palette that better highlights the space’s cool industrial character.

Dalston revamp: Hackney, London: 1000sqft Flat renovation and new dormer loft conversion. Beautiful materials, bespoke detailing and clever use of space exploit the maximum potential of this compact 1960’s 1st floor flat and roof space. Approval for the layout was achieved with the introduction of a sprinkler system allowing a new staircase to rise from the living room and form an under-stairs wardrobe space in the bedroom below, further allowing two new bedrooms, an en-suite, walk-in wardrobe and eves storage areas to be created in the loft space.

Our client’s foremost design priority was to create a space that is both glamorous and highly functional—equally suited to everyday living and to serve as a true stage for entertainment. At the core of the project was the restoration of the loft’s authentic character, thoughtfully reimagined to complement a refined industrial-chic aesthetic. The apartment’s previous incarnation leaned toward traditional design, with wainscoting, dropped ceilings, crown moldings, and concealed structural elements. In contrast, the new vision embraces the building’s industrial roots. Ceilings were opened to reveal the original structure, steel columns were exposed, and historic brick walls were uncovered, reintroducing a sense of honesty and architectural depth to the space. From the outset, the project involved close collaboration with a lighting specialist to transform what had been notably dark interiors: a layered lighting strategy was implemented, combining concealed architectural illumination with focused overhead accents. In the kitchen, salvaged industrial “X-Ray Shade” mercury-glass fixtures—originally designed for maximum reflectivity—introduce both character and warmth. Artist Cimone Berman was commissioned to create a series of bespoke mirrors for the space to further enhance the play of light. Each one-of-a-kind piece blends historical influences (reminiscent of aged material,) with contemporary artistic expression futher enhancing the sense of openness and luminosity throughout the loft while reinforcing the project’s balance between industrial authenticity and refined sophistication. This home is a bachelor’s dream, but it didn’t start that way. It began with a young man purchasing his first single-family home in Westlake Village. The house was dated from the late 1980s, dark, and closed off. In other words, it felt like a man cave — not a home. It needed a masculine makeover. He turned to his friend, who spoke highly of their experience with us. We had remodeled and designed their home, now known as the “Oak Park Soiree.” The result of this home’s new, open floorplan assured him we could provide the same flow and functionality to his own home. He put his trust in our hands, and the construction began. The entry of our client’s original home had no “wow factor.” As you walked in, you noticed a staircase enclosed by a wall, making the space feel bulky and uninviting. Our team elevated the entry by designing a new modern staircase with a see-through railing. We even took advantage of the area under the stairs by building a wine cellar underneath it… because wine not? Down the hall, the kitchen and family room used to be separated by a wall. The kitchen lacked countertop and storage space, and the family room had a high ceiling open to the second floor. This floorplan didn’t function well with our client’s lifestyle. He wanted one large space that allowed him to entertain family and friends while at the same time, not having to worry about noise traveling upstairs. Our architects crafted a new floorplan to make the kitchen, breakfast nook, and family room flow together as a great room. We removed the obstructing wall and enclosed the high ceiling above the family room by building a new loft space above. The kitchen area of the great room is now the heart of the home! Our client and his guests have plenty of space to gather around the oversized island with additional seating. The walls are surrounded by custom Crystal cabinetry, and the countertops glisten with Vadara quartz, providing ample cooking and storage space. To top it all off, we installed several new appliances, including a built-in fridge and coffee machine, a Miele 48-inch range, and a beautifully designed boxed ventilation hood with brass strapping and contrasting color. There is now an effortless transition from the kitchen to the family room, where your eyes are drawn to the newly centered, linear fireplace surrounded by floating shelves. Its backlighting spotlights the purposefully placed symmetrical décor inside it. Next to this focal point lies a LaCantina bi-fold door leading to the backyard’s sparkling new pool and additional outdoor living space. Not only does the wide door create a seamless transition to the outside, but it also brings an abundance of natural light into the home. Once in need of a masculine makeover, this home’s sexy black and gold finishes paired with additional space for wine and guests to have a good time make it a bachelor’s dream. The Broome Street Loft is a beautiful example of a classic Soho loft conversion. The design highlights its historic architecture of the space while integrating modern elements. The 14-foot-high tin ceiling, metal Corinthian columns and iconic brick wall are contrasted with clean lines and modern profiles, creating a captivating dialogue between the old and the new. The plan was completely revised: the bedroom was shifted to the side area to combine the living room and kitchen spaces into a larger, open plan space. The bathroom and laundry also shifted to a more efficient layout, which both widened the main living space and created the opportunity to add a new Powder Room. The high ceilings allowed for the creation of a new storage space above the laundry and bathroom, with a sleek, modern stair to provide access. The kitchen seamlessly blends modern detailing with a vintage style. An existing recess in the brick wall serves as a focal point for the relocated Kitchen with the addition of custom bronze, steel and glass shelves. The kitchen island anchors the space, and the knife-edge stone countertop and custom metal legs make it feel more like a table than a built-in piece. The bathroom features the brick wall which runs through the apartment, creating a uniquely Soho experience. The cove lighting throughout creates a bright interior space, and the white and grey tones of the tile provide a neutral counterpoint to the red brick.
