Entryway - mediterranean entryway idea in Miami

photos by Pedro Marti This large light-filled open loft in the Tribeca neighborhood of New York City was purchased by a growing family to make into their family home. The loft, previously a lighting showroom, had been converted for residential use with the standard amenities but was entirely open and therefore needed to be reconfigured. One of the best attributes of this particular loft is its extremely large windows situated on all four sides due to the locations of neighboring buildings. This unusual condition allowed much of the rear of the space to be divided into 3 bedrooms/3 bathrooms, all of which had ample windows. The kitchen and the utilities were moved to the center of the space as they did not require as much natural lighting, leaving the entire front of the loft as an open dining/living area. The overall space was given a more modern feel while emphasizing it’s industrial character. The original tin ceiling was preserved throughout the loft with all new lighting run in orderly conduit beneath it, much of which is exposed light bulbs. In a play on the ceiling material the main wall opposite the kitchen was clad in unfinished, distressed tin panels creating a focal point in the home. Traditional baseboards and door casings were thrown out in lieu of blackened steel angle throughout the loft. Blackened steel was also used in combination with glass panels to create an enclosure for the office at the end of the main corridor; this allowed the light from the large window in the office to pass though while creating a private yet open space to work. The master suite features a large open bath with a sculptural freestanding tub all clad in a serene beige tile that has the feel of concrete. The kids bath is a fun play of large cobalt blue hexagon tile on the floor and rear wall of the tub juxtaposed with a bright white subway tile on the remaining walls. The kitchen features a long wall of floor to ceiling white and navy cabinetry with an adjacent 15 foot island of which half is a table for casual dining. Other interesting features of the loft are the industrial ladder up to the small elevated play area in the living room, the navy cabinetry and antique mirror clad dining niche, and the wallpapered powder room with antique mirror and blackened steel accessories.

This award-winning farmhouse style kitchen was part of a whole home remodeling and interior design project. The home is a historic home located in downtown Sanford. The clients wanted a classic farmhouse look. We used a blend of custom, vintage, and non-custom items to create the classic farmhouse style kitchen and dining nook.

Interior remodel of downtown warehouse loft. Designed for entertaining, the unit contains an open contemporary kitchen with an 18 ft. long island, professional golf simulator / theatre, and plenty of space for poker tables and arcade games. All utilitarian functions of the residence -- bathroom, powder room, laundry, and closet -- are all contained behind a curved steel wall that clearly defines the public and private spaces.

24'x30' Cape style garage with loft. This garage has a full dormer and 16' garage door. 12' ceiling on the first floor gives plenty of room for storage and projects.

Bathroom - contemporary bathroom idea in New York

A 2000 sq. ft. family home for four in the well-known Chelsea gallery district. This loft was developed through the renovation of two apartments and developed to be a more open space. Besides its interiors, the home’s star quality is its ability to capture light thanks to its oversized windows, soaring 11ft ceilings, and whitewash wood floors. To complement the lighting from the outside, the inside contains Flos and a Patricia Urquiola chandelier. The apartment’s unique detail is its media room or “treehouse” that towers over the entrance and the perfect place for kids to play and entertain guests—done in an American industrial chic style. Featured brands include: Dornbracht hardware, Flos, Artemide, and Tom Dixon lighting, Marmorino brick fireplace, Duravit fixtures, Robern medicine cabinets, Tadelak plaster walls, and a Patricia Urquiola chandelier.

Two-bedroom renovation in a 1920’s loft style building. A single large floating ceiling with perimeter cove lighting was built over the living and dining space to accentuate the extra tall ceiling height. The ceiling also serves to hide LED recessed lighting, speakers and sprinkler heads. Custom teak veneer doors are wrapped with blackened steel door jams and a blackened steel base reveal that match the extra-large aluminum windows. High gloss gray lacquer cabinetry was used in the kitchen as well as for the matching living room TV unit. In the kitchen, custom flush pivot doors on either end, built to look like part of the kitchen cabinetry, push open on one side reveal an office behind and on the other to reveal a rear hallway leading to a guest bathroom. White caesarstone countertops were used throughout with large porcelain tiles in the bathrooms. Engineered grey-washed rift and quartered white oak floors extend throughout.

With a listing price of just under $4 million, this gorgeous row home located near the Convention Center in Washington DC required a very specific look to attract the proper buyer. The home has been completely remodeled in a modern style with bamboo flooring and bamboo kitchen cabinetry so the furnishings and decor needed to be complimentary. Typically, transitional furnishings are used in staging across the board, however, for this property we wanted an urban loft, industrial look with heavy elements of reclaimed wood to create a city, hotel luxe style. As with all DC properties, this one is long and narrow but is completely open concept on each level, so continuity in color and design selections was critical. The row home had several open areas that needed a defined purpose such as a reception area, which includes a full bar service area, pub tables, stools and several comfortable seating areas for additional entertaining. It also boasts an in law suite with kitchen and living quarters as well as 3 outdoor spaces, which are highly sought after in the District.

In some ways, this room is so inviting it makes you think OMG I want to be in that room, and at the same time, it seems so perfect you almost don’t want to disturb it. So is this room for show or for function? “It’s both,” MaRae Simone says. Even though it’s so beautiful, sexy and perfect, it’s still designed to be livable and functional. The sofa comes with an extra dose of comfort. You’ll also notice from this room that MaRae loves to layer. Put rugs on top of rugs. Throws on top of throws. “I love the layering effect,” MaRae says. This coastal, contemporary Tiny Home features a warm yet industrial style kitchen with stainless steel counters and husky tool drawers with black cabinets. the silver metal counters are complimented by grey subway tiling as a backsplash against the warmth of the locally sourced curly mango wood windowsill ledge. I mango wood windowsill also acts as a pass-through window to an outdoor bar and seating area on the deck. Entertaining guests right from the kitchen essentially makes this a wet-bar. LED track lighting adds the right amount of accent lighting and brightness to the area. The window is actually a french door that is mirrored on the opposite side of the kitchen. This kitchen has 7-foot long stainless steel counters on either end. There are stainless steel outlet covers to match the industrial look. There are stained exposed beams adding a cozy and stylish feeling to the room. To the back end of the kitchen is a frosted glass pocket door leading to the bathroom. All shelving is made of Hawaiian locally sourced curly mango wood. A stainless steel fridge matches the rest of the style and is built-in to the staircase of this tiny home. Dish drying racks are hung on the wall to conserve space and reduce clutter.
