Our clients were looking to build an income property for use as a short term rental in their backyard. In order to keep maximize the available space on a limited footprint, we designed the ADU around a spiral staircase leading up to the loft bedroom. The vaulted ceiling gives the small space a much larger appearance. To provide privacy for both the renters and the homeowners, the ADU was set apart from the house with its own private entrance. The design of the ADU was done with local Pacific Northwest aesthetics in mind, including green exterior paint and a mixture of woodgrain and metal fixtures for the interior. Durability was a major concern for the homeowners. In order to minimize potential damages from renters, we selected quartz countertops and waterproof flooring. We also used a high-quality interior paint that will stand the test of time and clean easily. The end result of this project was exactly what the client was hoping for, and the rental consistently receives 5-star reviews on Airbnb.

Client prefers traditional furnishings and enjoys simple elegance without clutter. This bath reflects the organic nature of it owner’s personality and lifestyle with custom wood cabinetry and neutral earthy tones that evoke comfort and warmth. The soaking tub faces the window to provide a view of the nature filled yard while allowing one to unwind in the glow of the fireplace. Organized storage is optimized and the luxurious shower incorporates safety features for long term use.

This space has a 7.1 surround sound system with an 8' wide 16x9 screen. Two rows of motorized seats were specified for long term comfortable viewing. Problem: Homeowners had a leak in their smelly, damp basement Solution: Problem solved... and fresh, beautiful living spaces were created! "The homeowners called us to fix a leak in their basement... which turned out to be a backed up drain, caused by a crack in an obsolete drain tile, and two leaks in their foundation... it sort of snowballed," says Bryan Ogle, owner of Ogle Construction and Maintenance Services. With small children in the home, the couple decided to invest in solving the problem with a long- term solution. They wanted to make the basement safe and comfortable for their young family. After the drain tile was fixed, the entire area was reinsulated, and finished with new sheetrock, trim, carpet and lighting. The electrical system was updated and a new laundry room (with loads of storage), bedroom and family room were created in the space. What was once a damp, smelly basement (with a dehumidifier running constantly) is now a fresh, clean living space for the family to enjoy.

Client needed space to be MORE efficient to accommodate folding laundry, refrigerator for overflow food for guest and special occasions now that children are occasional visiting adults. This family home is still a hub for gatherings and client wants it to work for everyday and for special days when family comes together. Small spaces are the hardest to plan but, every inch is being used. There are features for hanging clothes, on a rod, on a drying rack, storing supplies to be readily accessible and some long term storage above the refrigerator. Heat in AZ, is of course an issue for keep things nice so, indoor storage with conditioned air is valued by all homeowners as important for keeping things in good condition. Set within a beautiful city neighborhood off West River Road, this 1940’s cottage was completely updated, remodeled and added to, resulting in a “new house” for the enjoyment of its long-term owners, who plans to remain in the home indefinitely. Each room in the house was restored and refreshed and new spaces were added including kitchen, family room, mudroom, guest bedroom and studio. A new detached garage was sited to provide a screen from the alley and to create a courtyard for a more private backyard. Careful consideration was given to the streetscape and neighboring houses on both the front and back elevations to assure that massing, new materials and exterior details complemented the existing house, street and neighborhood. room2improve worked with the clients in this Birmingham Michigan home for about a year. The client went room by room. The rugs and the armoire were existing, and the client wanted to incorporate them into a more eclectic and contemporary look. Through our consultation services, they achieved what they wanted without the long term commitments and service fees of some interior design firms. They wanted floor plans, art and accessory ideas, some new furnitures, wall colors, wallpaper ideas, and built-in ideas.

With an emphasis on creating a supportive environment that would alleviate long-term challenges, the new master suite included a large soaking tub and an oversized glass-enclosed shower with dual shower heads, built-in shelving, and bench seating. The old bathroom was also converted into a spacious walk-in closet, creating the ideal “his and hers” clothing areas and the new second-story space will be used as a home office.
