Our client wished to add color to their sun room. This Deep Cobalt chandelier looks absolutely brilliant, as the outside sun and internal light of the chandelier converge in a kaleidoscope of blue. Thyme & Place Design LLCWhen my client had to move from her company office to work at home, she set up in the dining room. Despite her best efforts, this was not the long-term solution she was looking for. My client realized she needed a dedicated space not on the main floor of the home. On one hand, having your office space right next to the kitchen is handy. On the other hand, it made separating work and home life was not that easy.
The house was a ranch. In essence, the basement would run entire length of the home. As we came down the steps, we entered a time capsule. The house was built in the 1950’s. The walls were covered with original knotty pine paneling. There was a wood burning fireplace and considering this was a basement, high ceilings. In addition, there was everything her family could not store at their own homes. As we wound though the space, I though “wow this has potential”, Eventually, after walking through the laundry room we came to a small nicely lit room. This would be the office.
My client looked at me and asked what I thought. Undoubtedly, I said, this can be a great workspace, but do you really want to walk through this basement and laundry to get here? Without reservation, my client said where do we start?
Once the design was in place, we started the renovation. The knotty pine paneling had to go. Specifically, to add some insulation and control the dampness and humidity. The laundry room wall was relocated to create a hallway to the office.
At the far end of the room, we designated a workout zone. Weights, mats, exercise bike and television are at the ready for morning or afternoon workouts. The space can be concealed by a folding screen for party time. Doors to an old closet under the stairs were relocated to the workout area for hidden storage. Now we had nice wall for a beautiful console and mirror for storage and serving during parties.
In order to add architectural details, we covered the old ugly support columns with simple recessed millwork panels. This detail created a visual division between the bar area and the seating area in front of the fireplace. The old red brick on the fireplace surround was replaced with stack stone. A mantle was made from reclaimed wood. Additional reclaimed wood floating shelves left and right of the fireplace provides decorative display while maintaining a rustic element balancing the copper end table and leather swivel rocker.
We found an amazing rug which tied all of the colors together further defining the gathering space. Russet and burnt orange became the accent color unifying each space. With a bit of whimsy, a rather unusual light fixture which looks like roots from a tree growing through the ceiling is a conversation piece.
The office space is quite and removed from the main part of the basement. There is a desk large enough for multiple screens, a small bookcase holding office supplies and a comfortable chair for conference calls. Because working from home requires many online meetings, we added a shiplap wall painted in Hale Navy to contrast with the orange fabric on the chair. We finished the décor with a painting from my client’s father. This is the background online visitors will see.
The last and best part of the renovation is the beautiful bar. My client is an avid collector of wine. She already had the EuroCave refrigerator, so I incorporated it into the design. The cabinets are painted Temptation Grey from Benjamin Moore. The counter tops are my favorite hard working quartzite Brown Fantasy. The backsplash is a combination of rustic wood and old tin ceiling like porcelain tiles. Together with the textures of the reclaimed wood and hide poofs balanced against the smooth finish of the cabinets, we created a comfortable luxury for relaxing.
There is ample storage for bottles, cans, glasses, and anything else you can think of for a great party. In addition to the wine storage, we incorporated a beverage refrigerator, an ice maker, and a sink. Floating shelves with integrated lighting illuminate the back bar. The raised height of the front bar provides the perfect wine tasting and paring spot. I especially love the pendant lights which look like wine glasses.
Finally, I selected carpet for the stairs and office. It is perfect for noise reduction. Meanwhile for the overall flooring, I specifically selected a high-performance vinyl plank floor. We often use this product as it is perfect to install on a concrete floor. It is soft to walk on, easy to clean and does not reduce the overall height of the space.

Storage was extremely important for this project because she wanted to go from keeping everything out in the open to have everything tucked away neatly, and who wouldn’t want this? So we went to work figuring out how to hide as much as possible but still keep things easy to access. The solution was two pullouts on either side of each vanity and a flush mount medicine cabinet above, so plenty of storage for each person.
We kept the layout pretty much the same, but just changed up the configuration of the cabinets. We added a storage cabinet by the toilet because there was plenty of room for that and converted the tub to a shower to make it easy to use the space long-term.
Modern day conveniences were also installed, including a heated towel bar, a lower threshold cast iron shower pan with sliding barn door shower door and a flip down shower seat. The house is a classic 1950’s midcentury ranch so we chose materials that fit that bill, and that had a bit of a Scandinavian vibe, including light maple Shaker door cabinets, black hardware and lighting, and simple subway tile in the shower. Our client fell in love with the white Macauba quartzite countertops in our showroom, and we agree they bring a perfect earthy energy into her space.

ACRE landscape architecture + design studioA lovely yard that started as a long bowling alley of lawn. We wanted to create a more human scale in the lounge area without building too many visual barriers. The overall effect is splashes of woodland across a contemporary canvas.
Advance Design Studio, Ltd.Quinn and Paige, residents of this tired 1960’s tri-level home hated their kitchen. As a matter of fact, prior to making plans to renovate the first floor - they considered selling the home, but were reluctant because of its enviable location near the heart of downtown Barrington which was within walking distance to local stores and all their favorite places. So instead they contacted Advance Design Studio after hearing about them from a neighbor, to rescue their tired home and give it new life.
The very first plan was to remove the constricting walls surrounding the original kitchen, and open the expansive first floor living room and dining area to the new heart of the space; a stunning state of the art coastal designed kitchen. Exposing attractive beams in the vaulted ceiling created an interesting structural detail that suits the open plan and salutes the original architecture of the home, further emphasizing the height of the new space enjoyed now by the family as a great room.
The stage was set for the seaside feel of this kitchen by pairing crisp white painted maple cabinets with Dura Supreme’s one of kind hand weathered finish on the island in soft blue-green finish. But the authentic feeling of being on your favorite beach was supremely achieved by the matching of unique Mt. Claire marble on the island and the specialty Wareham acid washed stone on the perimeter counter tops. Pictures don’t do justice to the feel of this stone under your hand; its water-washed texture reminds instantly of summer vacations collecting rocks softly etched by hundreds of waves.
Stainless steel appliances and satin nickel hardware shine brightly against the backdrop of bright white subway tiles accentuated by subtle grey grout lines contributing to the nautical feel of this comfortable kitchen. Seeded glass door cabinetry reminiscent of beach grasses dress up the space just enough, and a proud 6” stacked crown molding extends above 36” wall cabinets into the expanse of the now taller space; balancing this kitchen nicely within its newly integrated home.
Features in this kitchen include a built in standard depth refrigerator, pull out spice racks, tall tray dividers and wood super Susan with double pull out trash and recycling. A cutlery divider holds sharp knives, and an angled cabinet was customized to hold a secret USB charging station. The bright white Kohler farm sink is graced by an elegant bridge faucet in brushed nickel. This now airy and spacious kitchen has room for guest and family to congregate around the large island, complete with stools and attractive hidden storage for seldom used entertainment pieces.
“I was sold when I saw the drawings. My designer nailed it, down to every last storage idea and coastal detail I envisioned, it was all in there. It was unbelievable how accurate her interpretation was of what was in my head; working with her made my kitchen renovation so easy, it’s as if she literally read my mind”, said Paige enthusiastically.
The woman of the house expressed upon completion not only her love for her fantastic new cooking space, but how renovating her kitchen has given new life to the entire home. Talk of moving has been relegated to the recycling bin, and instead the family is discussing plans to renovate the master bath now that they’ve decided to stay for the long term. Friends who visit the home do a double-take as they recognize the new space’s dramatic transformation from original cramped and closed spaces - to the now amazingly fresh open kitchen that has become the center of every gathering and family meal.

In this open concept plane, the family room, kitchen and dining area are all part of one great space, so you always feel like you're part of it all. High ceilings and light finishes keep things bright and airy and help bounce all the natural light flooding in from the large picture windows.
Can we talk about that view?! We opted for black window trim to frame off the view just like a piece of art. Forgoing wood trim around the windows keeps this look clean and modern and lends to this effect. We could look at it all day long.

What had been this client's long-term dream renovation became a reality, turning the nightmare of Harvey's wrath into one of the loveliest homes designed to date by MMI. We led the team to transform this home into a showplace. Our work included a complete redesign of her kitchen and family room, master bathroom, two powders, butler's pantry, and a large living room. MMI designed all millwork and cabinetry, adjusted the floor plans in various rooms, and assisted the client with all material specifications and furnishings selections. Returning these clients to their beautiful '"new" home is one of MMI's proudest moments!

1 Home Renovation an Introduction
A home renovation due to changes in family needs and space requirements can be a challenging, but also a rewarding experience. As a homeowner, gathering and coordinating resources and possibly help from professional consultants are required. Once the construction phase has started, patience, endurance and commitment to follow through are necessary. Despite the challenges, the rewards of a well-planned and successfully completed project are meaningful, adding aesthetic and economic value, also providing the opportunity to personalize a home, encompassing the function, comfort and aesthetics to accommodate individual taste and lifestyle.
A renovation of an existing home is a viable alternative to moving or building a new home, assuming that a home is structurally sound, the expenditure to enlarge or improve can be a cost effective alternative. A home possessing charm, style, historical significance, established landscaping or an exceptional location could be a significant motivation to consider purchasing another home with the intent to renovate.
The complexity of a project could be relatively simple, changing the use of a room, consolidating two rooms into one, or opening up a room to the outdoors. It could also be a more involved task requiring planning, design and construction documents to build a second floor addition, the addition of a new wing or completely gutting the interior. Some projects could be completed in a weekend’s work or more complex projects, using a “Master Plan”, a plan which provides overall guidance; a renovation can be accomplished all at once or divided into manageable projects over a period of time. With the home evolving gradually allowing the renovation to be planned, timed and tailored to meet individual needs and circumstances.
The due diligence phase should precede the decision to renovate whether it’s an existing home or a home that is purchased with the intent to renovate. The due diligence phase will reveal the factors affecting the nature and scope of the project or if a renovation makes sense.
Every renovation project is unique relative to personal requirements, architectural style & construction type. This guide will be helpful in developing an understanding of the preliminary groundwork required to realize a successful project. If properly planned, a home renovation project can be a positive and rewarding experience resulting in a comfortable, practical and an attractive living environment.
The first step of the planning process is documenting the goals and long-range plans referred to as the “Project Program”. This will dictate the nature, scope and feasibility of the project. Providing a guide to achieving defined goals, the timing or phasing of the project and budget required to achieve the desired end result.
2 Documenting Existing Conditions
Once the “Project Program”, has been established, the next step is to determine what there is to work with. This requires documenting the home’s floor plan and site elements which includes drawing an “as built” floor & site plan consisting of the existing exterior walls, interior rooms, doors, windows, etc. and surrounding site elements, landscape and other significant exterior features. Additionally understanding and noting on the “as built” plan, the structural, mechanical and electrical systems as necessary. Gathering the “existing condition” information defines what there is to work with, creating the framework from which to facilitate and organize the decision making process and develop effective “project program” solutions.
3 Evaluating Existing Conditions
The goals and long-range plans have been established, and the existing floor plan and site elements have been documented. Before developing design solutions, the next step is to evaluate existing conditions. The evaluation includes: a detailed analysis of the structural, mechanical and electrical systems, determining the condition of the house, noting functional and aesthetic deficiencies. At the same time recognizing the home’s strengths, assets and evaluating its relationship to its site. The remaining parameters will be defined by the local jurisdiction’s zoning regulations, these regulations will define the “envelope”, within which the proposed project will be required to fit:
•required front, side & rear yard setbacks
•maximum allowable lot coverage & height
The previous three steps have provided the necessary foundation to start the design phase. The consolidation of this information is manifested in the development of the “Master Plan” which will become the road map by which sound decision-making can be made as a home renovation evolves. Keeping the project, on a linear path, avoiding redundancies and back tracking, on time, within budget, concluding with a well crafted finished product. After all the “up front” research and documentation has been completed, the design phase of the project can now precede, with the creation of diagrammatic design drawings. Organizing interior spaces, taking into account the external elements, prevailing breezes, solar orientation, view, existing outdoor features, etc. Through the development of schematic sketches themes will emerge followed by design development drawings. Wise planning and renovation decisions can save money and time at the same time provide a well crafted finished project. The “Master Plan” provides a strategic path in the planning and decision making process leading to a successful and rewarding home renovation, which will add value and considerable enjoyment, for many years, living in a newly renovated home.

Klopf ArchitectureThe Roger Lee designed house from 1962 was purchased by the current homeowners in almost original condition, as the previous owners elected to defer most maintenance projects over the years. The clients were able to see beyond the dated materials and finishes, single-paned glass and uninsulated walls and they approached Klopf Architecture to help them expand and update the entire home, one the family could settle into and enjoy for years to come. It was important that the new designs were aligned with Lee's original intent not only because of the client's appreciation for mid-century modern architecture, but also because the house was deemed historical. The Stanford Real Estate Office requires a stringent design review which safeguards the integrity of the community, which Klopf Architecture was happy to oblige going into their updated designs.
As with many original mid-century modern homes, the house was scaled to the 1960s lifestyle where rooms were smaller and openings to views were limited and tightly framed. The original conditions defined the direction the family of four would take in updating the house and making it comfortable for their modern lifestyle. Klopf designed a full gut remodel and major addition to bring the house into the 21st century and provide the living area needed for the client's family. The newly expanded house added just about 1,100 sf to create an airy, comfortable and family friendly house, taking full advantage of the beautiful southwestern views that extend out to the hills beyond. The enclosed garage created an additional 240 sf of covered space for long-term storage.
A cracked swimming pool created an eyesore taking up a majority of the backyard landscape, so it was one of the first elements to go during the transformation. Working with Outer Space Landscape Architects, the family asked for a mix of relaxing outdoor patio spaces that eventually blend into the native landscaping, extending their views outward toward the natural greenery of the trees beyond their property. Filling in the old pool was a smart way to expand the living spaces outward. The orientation of the house was designed to enjoy the views, but the original architecture provided the first homeowners with mere glimpses of the landscape outside.
Klopf was able to broaden those views, continuing and extending on the original architecture to take full advantage of the unobstructed natural views across the rear facade of the house. Small horizontal openings in the primary bedroom and office were replaced with much taller windows that now follow the angled roof line upward, extending across almost all of the facade. We worked with Western Windows, whose designs included an oblique-shaped, operable casement that allowed our design to rise with the slope. A new corner office added to the primary suite, offers a bright and functional work-from-home solution that looks out at the distant views and added natural light from the expanded window configuration that now wraps around the corner.
The existing lower level was designed by Lee as a utilitarian space, serving as a wet pool room with a drain in the center of the floor, bathroom, laundry and storage areas. Without the need for a pool room, Klopf was able to convert the area into a much more comfortable and functional living space with a new family room and guest suite. The new spaces enjoy easy access to a new outdoor patio through floor to ceiling, full-width glass sliders.
Continuing along the rear facade, a previously exposed deck extending from the living room and hallway provided access to the backyard through a single set of stairs leading toward the side of the house which made sense when the pool was in place. The new deck was re-envisioned as an extension of the main living room and now serves as a second outdoor living room. A new slatted pergola above provides the homeowners welcome relief from the hot afternoon sun. A second set of stairs now creates a better connection to the redesigned lower level. Klopf was able to reconfigure the spaces, extending the living room outward toward the views, where the family now claims it as the heart of the home, spending a large majority of their time outdoors.
Back inside, the original wood-burning Malm fireplace was beautifully restored and a gas burner installed to comply with California's strict air standards. It now rests in front of a wall of Heath accent tiles where a dated red brick wall used to stand. A new taller window brings more light and views into the refreshed interior living room. The original glass doors opposite the fireplace were replaced by larger sliders that when fully opened, create a seamless transition to the new outdoor living area so the two spaces feel like one connected space. The original utilitarian kitchen was needlessly tucked into the far back corner and closed-off, out of sight from the living room, so the clients asked Klopf to open it up and expand the kitchen forward so it felt more connected. Today the much larger kitchen is connected to the living area where a short wall with a cutout offers a visual glimpse into the kitchen and a handy pass-through counter for serving guests. A new breakfast nook was also added to create another spot where the family can gather for casual meals. Just outside, a new built-in outdoor grill and prep area extends the kitchen outside and connects to a new outdoor dining spot nestled amongst the trees, taking advantage of the views out back.
Klopf was able to expand the other two bedrooms, add a new laundry room and half-bath and convert the carport to an enclosed garage to add more storage areas which was lost when the pool house was converted to the family and guest room.
To maintain a historical connection to the original designs, the exterior siding was repeated on all exterior walls, a full-height stained glass window at the front entryway restored, and an interior slatted screen element repeated outside at the exterior entry courtyard and over the new outdoor living room to create a shade trellis. The new house stands proudly and shines against it's new landscaping features, while respecting and expanding on the original intent of Roger Lee's designs epitomizing the comforts of indoor-outdoor living in Northern California.
