Transitional Farmhouse Kitchen

This Transitional Farmhouse Kitchen was completely remodeled and the home is nestled on the border of Pasadena and South Pasadena. Our goal was to keep the original charm of our client’s home while updating the kitchen in a way that was fresh and current. Our design inspiration began with a deep green soapstone counter top paired with creamy white cabinetry. Carrera marble subway tile for the backsplash is a luxurious splurge and adds classic elegance to the space. The stainless steel appliances and sink create a more transitional feel, while the shaker style cabinetry doors and schoolhouse light fixture are in keeping with the original style of the home. Tile flooring resembling concrete is clean and simple and seeded glass in the upper cabinet doors help make the space feel open and light. This kitchen has a hidden microwave and custom range hood design, as well as a new pantry area, for added storage. The pantry area features an appliance garage and deep-set counter top for multi-purpose use. These features add value to this small space. The finishing touches are polished nickel cabinet hardware, which add a vintage look and the cafe curtains are the handiwork of the homeowner. Rob Sanders Architects was asked to expand an 1856 CT farmhouse which had numerous additions, and to replace the 1920's garage with a separate but connected three-car garage and guest suite. The new garage structure includes a bedroom and bath for frequent long-term visitors as well as a Potting room for the owner's avid gardening interests. A covered porch overlooks the rear paddock, which is used for tent parties and barn dances. The garage is connected to the house by an arcaded covered breezeway, which angles to allow vehicle circulation between old stone farmwalls. The Breezeway opens to a new entry and Mudroom, which features brick and cherrywood floors. A new hallway is lined with wainscoating with a custom pattern taken from the antique trim of the house, and opens to a new kitchen with multiple workstations. The work island features a massive endgrain butcher block work surface, supported by repurposed sea creature finials the owners found in Asia. The kitchen opens to a remodeled Family Room with fieldstone fireplace. Upstairs, a new Master Bedroom suite extends the gable form of the original farmhouse, and has a roof deck to overlook the rear field. The residence incorporates flooring made from old-growth pine and cherry trees harvested, dried, and milled on site. Houston Bathroom Remodel - Long & Narrow, Black & White

This Houston bathroom features polished chrome and a black-and-white palette, lending plenty of glamour and visual drama. "We incorporated many of the latest bathroom design trends - like the metallic finish on the claw feet of the tub; crisp, bright whites and the oversized tiles on the shower wall," says Outdoor Homescapes' interior project designer, Lisha Maxey. "But the overall look is classic and elegant and will hold up well for years to come." As you can see from the "before" pictures, this 300-square foot, long, narrow space has come a long way from its outdated, wallpaper-bordered beginnings. "The client - a Houston woman who works as a physician's assistant - had absolutely no idea what to do with her bathroom - she just knew she wanted it updated," says Outdoor Homescapes of Houston owner Wayne Franks. "Lisha did a tremendous job helping this woman find her own personal style while keeping the project enjoyable and organized." Let's start the tour with the new, updated floors. Black-and-white Carrara marble mosaic tile has replaced the old 8-inch tiles. (All the tile, by the way, came from Floor & Décor. So did the granite countertop.) The walls, meanwhile, have gone from ho-hum beige to Agreeable Gray by Sherwin Williams. (The trim is Reflective White, also by Sherwin Williams.) Polished "Absolute Black" granite now gleams where the pink-and-gray marble countertops used to be; white vessel bowls have replaced the black undermount black sinks and the cabinets got an update with glass-and-chrome knobs and pulls (note the matching towel bars): The outdated black tub also had to go. In its place we put a doorless shower. Across from the shower sits a claw foot tub - a 66' inch Sanford cast iron model in black, with polished chrome Imperial feet. "The waincoting behind it and chandelier above it," notes Maxey, "adds an upscale, finished look and defines the tub area as a separate space." The shower wall features 6 x 18-inch tiles in a brick pattern - "White Ice" porcelain tile on top, "Absolute Black" granite on the bottom. A beautiful tile mosaic border - Bianco Carrara basketweave marble - serves as an accent ribbon between the two. Covering the shower floor - a classic white porcelain hexagon tile. Mounted above - a polished chrome European rainshower head. "As always, the client was able to look at - and make changes to - 3D renderings showing how the bathroom would look from every angle when done," says Franks. "Having that kind of control over the details has been crucial to our client satisfaction," says Franks. "And it's definitely paid off for us, in all our great reviews on Houzz and in our Best of Houzz awards for customer service." And now on to final details! Accents and décor from Restoration Hardware definitely put Maxey's designer touch on the space - the iron-and-wood French chandelier, polished chrome vanity lights and swivel mirrors definitely knocked this bathroom remodel out of the park!

In terms of high-impact, going with a dark wire-brush pattern is a sure way to quickly define a space. Never boring, this modern pattern will set the mood immediately. The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement. Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a “super” commercial spec of 28 mil (0.7 mm). For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors’ 10 year Commercial Warranty. Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating. SIZE MATTERS Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6” or 7” widths, and 36” or 48” lengths. For Modin, we designed our planks to be 9” wide, and 60” long. This extra large size allows our gorgeous designs to be fully expressed. DETAILS THAT COUNT We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks. Old Saybrook Cottage Renovation

Photography by Caryn B. Davis Located in the Cornfield Point area of Old Saybrook along Long Island Sound, this project brought a classic, yet forgotten beach house back to life. Through a little detective work and some creative ingenuity, we restored and enhanced the exterior to it’s former glory and transformed the interior to a highly efficient and functional home all the while uplifting its quaint cottage charm. On the exterior, we recreated a wonderful, airy front porch with cozy bench seats that look out to the water. The white cedar shingle siding is pre-bleached with a subtle flair at the bottom and a delicate break at mid-elevation. The asphalt shingles are not only beautifully matched with the siding, but offer superior reflective qualities to dissipate the heat of the summer sun. On the interior, we joined the front seasonal porch with the family room to form a larger, open living and dining space with paneled walls and ceilings anchored by the original round stone fireplace. In the rear, we carefully crafted a galley kitchen and laundry space with an adjacent first floor master suite. The diminutive house and property posed multiple practical and regulatory challenges which were overcome by a strong team effort, due diligence, and a commitment to the process. John R.
