This four bedroom beach house in Washington's South Sound is all about growing up near the water's edge during summer's freedom from school. The owner's childhood was spent in a small cabin on this site with her parents and siblings. Now married and with children of her own, it was time to savor those childhood memories and create new ones in a house designed for generations to come. At 3,200 square feet, including a whimsical Crow's Nest, the new summer cabin is much larger than the original cabin. The home is still about family and fun though. Above the 600 square foot water toys filled garage, there is a 500 square foot bunk room for friends and family. The bunk room is connected to the main house by an upper bridge where built-in storage frames a window seat overlooking the property. Throughout the home are playful details drawing from the waterfront locale. Paddles are integrated into the stair railing, engineered flooring with a weathered look, marine cleats as hardware, a boardwalk to the main entry, and nautical lighting are found throughout the house. Designed for a large family, house plan 73327HS gives you 5 bedrooms on 2 floors, and an optional finished lower level with room for another bedroom and rec space. This designer’s ideal is homeowners with a clear vision, set priorities, and values that align seamlessly with ours. These clients, an accomplished artist and the owner of a generational hops growing farm, were collaborative and trusting from the start. They conscientiously selected a team of Architect (Green Hammer), General Contractor (Cellar Ridge) and ATIID for furnishings and finishing touches. Each firm was able to meticulously manage their leg of the project, while collaborating wholistically with each other and the homeowners. The family farmhouse, lovingly named “Westwood,” was showing the wear one expects after serving a growing family for decades. The owner’s dream was to revive, open up, and breathe modern life into each space, while respecting the home’s heritage. One of our first collaborations was the light fixture that would grace the main two-story entry hall. HiiH Lights in Astoria, Oregon, was commissioned to bring “the function of light, the craft of paper, and the art of sculpture” to the home. Visiting the maker’s space – a massive barn on his coastal property – was such an inspiring adventure! Original work by the resident artist sets an ethereal tone in the space, and an antique bench handsomely blends the old with the new. A wall that divided the home’s living room and kitchen was removed, and the breezy and bright gathering room was born. Light walls, warm wood tones, cozy upholstery, clean lines and heritage elements create a welcoming atmosphere and invite lounging and conversation. The sun-drenched nook is the home’s main indoor dining area, with an extension table and sculpted chairs that are just right for family gatherings or morning rituals with the Sunday paper. The kitchen is a chef’s dream with every modern amenity, but its casual attitude is “let’s make a mess and eat!” The owner’s artwork graces the mantel over the new fireplace that was carved from a tree felled on the property, illustrating the thoughtful consideration of each element. The muted wool area rugs in the entryways and great room are hard-wearing for farm life, and the furniture’s classic lines, bold contrasting colors, deep seating and soft textures encourage cozy conversations or large group gatherings. The library is undoubtedly our favorite space in this home. Tucked in “speakeasy style” behind a hidden (wallpapered!) door in the moody wet bar, and drenched in deep green, the room offers a quiet retreat that hugs you in an embrace of books and family photos. The cozy settee nestled between the bookcases sits opposite a custom pair of modern cognac leather wing chairs. The area rug continues the storied look without the antique price tag with a piece from Loloi’s “Heritage Collection.” A little va-va-voom was requested for the powder bath and boy did we deliver! Custom wallpaper plays over original wainscotting and ceilings wrapped in more glorious green. The space evokes joy every time you open the door! A primary suite that would “transport us to another world” and be “classic yet modern, peaceful, collected and uncluttered” was a tall order. Our new furniture layout takes full advantage of the view of wine country hills and the Willamette River, welcomes fireside lounging, and serves as a calm respite for the lovely owners. Westwood Farmhouse truly was inspired by family, genuine love for home and graciousness for all who enter. The Yin-Yang House is a net-zero energy single-family home in a quiet Venice, CA neighborhood. The design objective was to create a space for a large and growing family with several children, which would create a calm, relaxed and organized environment that emphasizes public family space. The home also serves as a place to entertain, and a welcoming space for teenagers as they seek social space with friends. The home is organized around a series of courtyards and other outdoor spaces that integrate with the interior of the house. Facing the street the house appears to be solid. However, behind the steel entry door is a courtyard, which reveals the indoor-outdoor nature of the house behind the solid exterior. From the entry courtyard, the entire space to the rear garden wall can be seen; the first clue of the home’s spatial connection between inside and out. These spaces are designed for entertainment, and the 40 foot sliding glass door to the living room enhances the harmonic relationship of the main room, allowing the owners to host many guests without the feeling of being overburdened. The tensions of the house’s exterior are subtly underscored by a 12-inch steel band that hews close to, but sometimes rises above or falls below the floor line of the second floor – a continuous loop moving inside and out like a pen that is never lifted from the page, but reinforces the intent to spatially weave together the indoors with the outside as a single space. Scale manipulation also plays a formal role in the design of the structure. From the rear, the house appears to be a single-story volume. The large master bedroom window and the outdoor steps are scaled to support this illusion. It is only when the steps are animated with people that one realizes the true scale of the house is two stories. The kitchen is the heart of the house, with an open working area that allows the owner, an accomplished chef, to converse with friends while cooking. Bedrooms are intentionally designed to be very small and simple; allowing for larger public spaces, emphasizing the family over individual domains. The breakfast room looks across an outdoor courtyard to the guest room/kids playroom, establishing a visual connection while defining the separation of uses. The children can play outdoors while under adult supervision from the dining area or the office, or do homework in the office while adults occupy the adjacent outdoor or indoor space. Many of the materials used, including the bamboo interior, composite stone and tile countertops and bathroom finishes are recycled, and reinforce the environmental DNA of the house, which also has a green roof. Blown-in cellulose insulation, radiant heating and a host of other sustainable features aids in the performance of the building’s heating and cooling. The active systems in the home include a 12 KW solar photovoltaic panel system, the largest such residential system available on the market. The solar panels also provide shade from the sun, preventing the house from becoming overheated. The owners have been in the home for over nine months and have yet to receive a power bill.

Santa Cruz, CA - This custom architectural garage door and gate project in the Northern California area was designed in a Spanish Colonial style and crafted by hand to capture that charming appeal of old world door craftsmanship found throughout Europe. The custom home was exquisitely built without sparing a single detail that would engulf the Spanish Colonial authentic architectural design. Beautiful, hand-selected terracotta roof tiles and white plastered walls just like in historical homes in Colonial Spain were used for this home construction, not to mention the wooden beam detailing particularly on the bay window above the garage. All these authentic Spanish Colonial architectural elements made this home the perfect backdrop for our custom Spanish Colonial Garage Doors and Gates.

Boasting views of the Museum of Natural History and Central Park, the Beaux Arts and French Renaissance style building built in 1900 was once home to a luxury hotel. Over the years multiple hotel rooms were combined into the larger apartment residences that exist today. The resulting units, while large in size, lacked the continuity of a single formed space. StudioLAB was presented with the challenge of re-designing the space to fit a modern family’s lifestyle today with the flexibility to adjust as they evolve into their tomorrow. Thus, the existing configuration was completely abandoned with new programmatic elements being relocated in each and every corner of the space. For clients that are big wine connoisseurs, the focal point of entry and circulation lies in a 400 bottle, custom built, blackened steel and glass, temperature controlled wine cabinet. The once enclosed living room was demolished to create one main entertaining space that includes a new dining area and open kitchen. Hafele bi-folding pocket door slides were used in the Living room wall unit to conceal the television, bar and display shelves when not in use. Posing as kitchen cabinetry, a hidden integrated door opens to reveal a guest bedroom with an en suite bathroom. Down the hallway of wide plank ebony stained walnut flooring, a compact powder room was built to house an original Paul Villinski installation of small butterflies cut from recycled aluminum cans, entitled Mistral. Continuing down the hall, and through one of the walnut veneered doors, is the shared kids bedroom where a custom-built bunk bed with integrated storage steps and desk was designed to allow for play space and a reading corner. The kids bathroom across the hall is decorated with custom Lego inspired hand cast concrete tiles and integrated pull-out footstools residing underneath the floating vanity. The master suite features a bio-ethanol fireplace wrapped in blackened steel and integrated into the Tabu veneered built-in. The spacious walk-in closet serves several purposes, which include housing the apartment’s new central HVAC system as well as a sleeping spot for the family’s dog. An integrated URC control system paired with Lutron Radio RA lighting keypads were installed to control the AV, HVAC, lighting and solar shades all by the use of smartphones.

The distinctive transitional exterior welcomes friends and family with interesting peaked rooflines, stone pillars, stucco details and a symmetrical bank of windows. A three-car garage and custom details throughout give this compact home the appeal and amenities of a much-larger design and are a nod to the Craftsman and Mediterranean designs that influenced this updated architectural gem. A custom wood entry with sidelights match the triple transom windows featured throughout the house and echo the trim and features seen in the spacious three-car garage. While concentrated on one main floor and a lower level, there is no shortage of living and entertaining space inside. The main level includes more than 2,100 square feet, with a roomy 31 by 18-foot living room and kitchen combination off the central foyer that’s perfect for hosting parties or family holidays. The left side of the floor plan includes a 10 by 14-foot dining room, a laundry and a guest bedroom with bath. To the right is the more private spaces, with a relaxing 11 by 10-foot study/office which leads to the master suite featuring a master bath, closet and 13 by 13-foot sleeping area with an attractive peaked ceiling. The walkout lower level offers another 1,500 square feet of living space, with a large family room, three additional family bedrooms and a shared bath.

Coronado, CA The Alameda Residence is situated on a relatively large, yet unusually shaped lot for the beachside community of Coronado, California. The orientation of the “L” shaped main home and linear shaped guest house and covered patio create a large, open courtyard central to the plan. The majority of the spaces in the home are designed to engage the courtyard, lending a sense of openness and light to the home. The aesthetics take inspiration from the simple, clean lines of a traditional “A-frame” barn, intermixed with sleek, minimal detailing that gives the home a contemporary flair. The interior and exterior materials and colors reflect the bright, vibrant hues and textures of the seaside locale.

the design offers generous, flowing open spaces on the main level, which overlooks a small courtyard. The site’s woodland characteristics inspired the use of exterior stone. Accoya, a fast-growing softwood that is impervious to decay in the Houston humidity, was used for siding. Townhouse renovation in Brooklyn: We redesigned the rear end of the house as an expanded family kitchen with a back door to the deck. We also added a new connection from the entrance hall to the kitchen and fit a small powder room under the stairs. The old windows and doors were replaced with new, larger ones, and the entire kitchen was gutted and refitted with new cabinetry and a banquette dining area. The space was designed to take advantage of the bright southern exposure, with lots of white materials, grounded by the dark base cabinets. Photos by Maletz Design

A rare find in Bloomfield Township is new construction. This gem of a custom home not only featured a modern, open floorplan with great flow, it also had an 1,800 sq. ft. unfinished basement. When the homeowners of this beautiful house approached MainStreet Design Build, they understood the value of renovating the accessible, non-livable space—and recognized its unlimited potential. Their vision for their 1,800 sq. ft. finished basement included a lighter, brighter teen entertainment area—a space large enough for pool, ping pong, shuffle board and darts. It was also important to create an area for food and drink that did not look or feel like a bar. Although the basement was completely unfinished, it presented design challenges due to the angled location of the stairwell and existing plumbing. After 4 months of construction, MainStreet Design Build delivered—in spades! Details of this project include a beautiful modern fireplace wall with Peau de Beton concrete paneled tile surround and an oversized limestone mantel and hearth. Clearly a statement piece, this wall also features a Boulevard 60-inch Contemporary Vent-Free Linear Fireplace with reflective glass liner and crushed glass. Opposite the fireplace wall, is a beautiful custom room divider with bar stool seating that separates the living room space from the gaming area. Effectively blending this room in an open floorplan, MainStreet Design Build used Country Oak Wood Plank Vinyl flooring and painted the walls in a Benjamin Moore eggshell finish. The Kitchenette was designed using Dynasty semi-custom cabinetry, specifically a Renner door style with a Battleship Opaque finish; Top Knobs hardware in a brushed satin nickel finish; and beautiful Caesarstone Symphony Grey Quartz countertops. Tastefully coordinated with the rest of the décor is a modern Filament Chandelier in a bronze finish from Restoration Hardware, hung perfectly above the kitchenette table. A new ½ bath was tucked near the stairwell and designed using the same custom cabinetry and countertops as the kitchenette. It was finished in bold blue/gray paint and topped with Symphony Gray Caesarstone. Beautiful 3×12” Elemental Ice glass subway tile and stainless steel wall shelves adorn the back wall creating the illusion of light. The homeowners started by hiring an architect to develop a vision and plan for transforming their very traditional brick home into a contemporary family home full of modern updates. The Kitchen Studio of Glen Ellyn was hired to provide kitchen design expertise and to bring the vision to life. The bamboo cabinetry and white Ceasarstone countertops provide contrast that pops while the white oak floors and limestone tile bring warmth to the space. A large island houses a Galley Sink which provides a multi-functional work surface fantastic for summer entertaining. And speaking of summer entertaining, a new Nana Wall system — a large glass wall system that creates a large exterior opening and can literally be opened and closed with one finger – brings the outdoor in and creates a very unique flavor to the space. Matching bamboo cabinetry and panels were also installed in the adjoining family room, along with aluminum doors with frosted glass and a repeat of the limestone at the newly designed fireplace.
