As a conceptual urban infill project, the Wexley is designed for a narrow lot in the center of a city block. The 26’x48’ floor plan is divided into thirds from front to back and from left to right. In plan, the left third is reserved for circulation spaces and is reflected in elevation by a monolithic block wall in three shades of gray. Punching through this block wall, in three distinct parts, are the main levels windows for the stair tower, bathroom, and patio. The right two-thirds of the main level are reserved for the living room, kitchen, and dining room. At 16’ long, front to back, these three rooms align perfectly with the three-part block wall façade. It’s this interplay between plan and elevation that creates cohesion between each façade, no matter where it’s viewed. Given that this project would have neighbors on either side, great care was taken in crafting desirable vistas for the living, dining, and master bedroom. Upstairs, with a view to the street, the master bedroom has a pair of closets and a skillfully planned bathroom complete with soaker tub and separate tiled shower. A beach house inspired by its surroundings and elements. Doug fir accents salvaged from the original structure and a fireplace created from stones pulled from the beach. In this new build project, our objective was to create light and airy spaces and rooms that evoke warmth and coziness, including a main level floor plan that elicits open concept and separate spaces through architectural details. We love that our client felt inspired by minimal, clean and modern design elements that incorporate interest through movement in natural materials yet also adored traditional elements and beachside inspiration. By juxtaposing strong raw wood elements against soft linen curves and contrasting soft neutral colors against moody tones, we strove to create balance within the design. The space provides the perfect amount of richness and depth to ensure coastal vibes are respected not overwhelming. Bringing the outdoors in, through greenery and living plants, we created a soothing and natural ease about this family home.

**Featured in Home & Design Magazine! The inspiration for this unique project draws on the clients’ love of Paris and the city’s vibrant romanticism and mix of architectural styles. Our challenge was to elevate builder-grade finishes in a newly-constructed townhome to create an urban retreat with aged patina for this young couple. Soft industrial elements were layered over Old-World inspired details on nearly every surface for maximum impact. We added rustic wood ceilings and industrial beams to create drama, texture, and value throughout. A Parisian-inspired glass/iron wall divider relieves the open concept floor plan, creating a more intimate seating space. Oversized pendants of steel, blown glass, horsehair and faux horn provide soft illumination while drawing the eye upward to architectural ceiling details. Custom midnight blue built-ins create a library that frames the entry and study. The deep and dramatic color palette of paint and wallpaper that adorns the walls is a vibrant mix of cobalt, citron, teal and smoky lavender. Light pours into the rooms from the large windows, reflects off the oversized acid-wash mirror, and forms dramatic shadows on the walls, setting the mood for this home.

This home is situated on Candlewood Lake in an impressive location that allows for privacy and spectacular waterfront views. In addition to the main house there is an in ground pool and guest house surrounded by professionally designed gardens.

Designed with an open floor plan and layered outdoor spaces, the Onaway is a perfect cottage for narrow lakefront lots. The exterior features elements from both the Shingle and Craftsman architectural movements, creating a warm cottage feel. An open main level skillfully disguises this narrow home by using furniture arrangements and low built-ins to define each spaces’ perimeter. Every room has a view to each other as well as a view of the lake. The cottage feel of this home’s exterior is carried inside with a neutral, crisp white, and blue nautical themed palette. The kitchen features natural wood cabinetry and a long island capped by a pub height table with chairs. Above the garage, and separate from the main house, is a series of spaces for plenty of guests to spend the night. The symmetrical bunk room features custom staircases to the top bunks with drawers built in. The best views of the lakefront are found on the master bedrooms private deck, to the rear of the main house. The open floor plan continues downstairs with two large gathering spaces opening up to an outdoor covered patio complete with custom grill pit.

Set on a historic street in Logan Square, this brick foursquare home brims with carefully restored original character—lots of woodwork, stained glass, and even its century-old dining room light fixture. Our clients wanted to bring that same richness into their furnishings, creating a design forward family space that could stand up against two young boys and a pooch. Bold choices set the tone: a wallpapered dining room ceiling, a custom upholstered curved sofa, and a sculptural headboard in the primary bedroom. Thoughtful lighting, vintage and custom rugs, and that perfect amount of patina help bridge the gap between old and new. The result is a home that honors its bones while embracing a design forward spirit that doesn't feel too precious.

This brownstone renovation was a full gut project in every sense of the word. On top of installing new floors, a kitchen and bath renovation, and all the typical restoration and refinishing involved in a brownstone built in 1899, we also completely updated the exterior, constructed a balcony that was not originally there, and converted the space from a single-family home into an an owner’s triplex. A newly separated studio rental on the garden level offers the opportunity for supplemental income, an uncommon and welcome addition to a New York brownstone. A TRANSITIONAL GEM The result is a two-family brownstone that perfectly combines classic townhouse living with today’s modern needs, including SmartHome technology that we installed to control Bluetooth speakers, Nest thermostats, and the security system. The overall aesthetic goal was to pay homage to the historical periods the brownstone has lived through in a cohesive way that is the hallmark of modern transitional style. In the kitchen, white Shaker-style cabinetry, a subway tile backsplash, and marble rather than quartz countertops bring a classically upscale sensibility. To modernize the space further, we opened up the back wall to create floor-to-ceiling windows that are also doors, opening up into the newly built balcony. TIMELY TOUCHES This brownstone renovation included many quintessential elements, such as millwork like the ceiling medallions. We restored some and custom built others, perfectly recreating their original appearance. The heated master bathroom is now serene, with a walk-in shower featuring a subtly modern linear drain. A herringbone Carrera marble tiled floor and marble slab sink complete the scene. In the powder room, we embraced a contemporary look by pairing dark hexagonal floors with light chevron tiles, accented with dramatic navy blue wallpaper. With its clear-cut 1920s-style, we selected the wall sconce to reference one of the brownstone’s earlier eras. DESIGN DETAILS Natural oak herringbone floors we installed throughout the entire home bring a modern yet warm touch. We restored the wood-burning marble fireplace, which is fully functioning. An elegant staircase with a custom-crafted black wooden banister and white balusters winds up and down alongside a real brick interior wall that we restored and refinished. In this brownstone renovation, we were also able to create ceiling height, an unexpected yet aesthetically pleasing side benefit. When working on the joists and beams to level out the floors (a common issue in pre-war renovations) we added ceiling height in the main parlor floor by taking the second floor and raising the ceiling an entire foot. The end result is a main floor with stunning 9-foot ceilings.
