This 1904 Key Victorian is steps from historic St. Augustine, Florida and sits on the water with breathtaking views of the harbor and St. Augustine Lighthouse. The clients wanted to expand their living space and create a separate guest house for visitors and family. We replaced a single-story garage to create a two-story guest house in keeping with the original Victorian architecture of the main house. This compact little house includes a full kitchen, sitting area, bath, two bedrooms, laundry, and a second story office space with deck. A first-floor porch with outdoor fireplace provides perfect shelter from the hot Florida sun or a place to cuddle on a cool evening, while watching boats and sea birds come and go. An outdoor shower, additional bathroom and decorative pergola complete the structure which seamlessly complements the original main house.
In the main house, a dark, cramped, inefficient kitchen was transformed into a cook's dream kitchen. Walls were opened up to create space and improve flow with the rest of the main house. New windows and transoms were added along with beautiful beam work to create an expansive sun-filled work area with beautiful water views of the St. Augustine inlet.

A collection of refreshing yet cozy bedrooms can be found throughout this home. With the wooden and stone architecture as the main accents, we adorned the rooms in lighter fabrics for a more contemporary feel. Upholstered furnishings and pops of green were also key to the sophisticated layering of textiles.

The composition of this facade is a perfect reincarnation of the key principles of Andrea Palladio, the Renaissance master. The proportions of the facade are based on the golden ratio; there is perfect symmetry between the two wings of the building; the first floor has arched windows complemented with rectangular windows in the second floor with slightly reduced dimensions; the sandstone trims mimic Palladio's own, albeit simplified and modernized. We planted cypress trees and oleanders on the flat roofs, which make the building appear wider and provide a relaxing vista from the second floor rooms.

“Youthfulness”, “history”, “craftsmanship” — these were the characteristics driving the design of this home. The homeowners wanted the space to have a casual elegance but they definitely didn’t want anything too precious so that their two dogs could comfortably roam free throughout the house. The key was to get new furnishings that had a vintage patina that way any new scrapes and overall wear-and-tear would easily blend in. Since one of the main features that the young couple wanted was “texture”, items in aged leather, woven jute and sisal, antiqued mirror fit the scheme perfectly.

This dated home has been massively transformed with modern additions, finishes and fixtures. A full turn key every surface touched. Created a new floor plan of the existing interior of the main house. We exposed the T&G ceilings and captured the height in most areas. The exterior hardscape, windows- siding-roof all new materials. The main building was re-space planned to add a glass dining area wine bar and then also extended to bridge to another existing building to become the main suite with a huge bedroom, main bath and main closet with high ceilings. In addition to the three bedrooms and two bathrooms that were reconfigured. Surrounding the main suite building are new decks and a new elevated pool. These decks then also connected the entire much larger home to the existing - yet transformed pool cottage. The lower level contains 3 garage areas and storage rooms. The sunset views -spectacular of Molokini and West Maui mountains.
